Having Bay Home Inspections perform this work for me was a very positive experience. When I called, Michael was able to give me an appointment within a couple of days and he and his partner, Jennifer, arrived promptly at the time we had set. They were both very polite and professional as they went about their work. They were very careful of my home and its furnishings. Michael pointed out a problem to me that was not a part of the inspection, but it was a safety issue that he thought I should be made aware of. Jennifer was the one who went up into the attic to inspect the trusses and "nail pattern" of the roof. (I have had at least two other male workers in the past refuse to go into the attic because of the lack of space.) She had complimentary comments to make about previous work done by a roofing crew. That, in itself, was a joy to hear -- one conscientious worker recognizing and complimenting another's work. Michael again went above and beyond when he rushed me the reports that very afternoon because he knew of the pressure I was under to get my insurance policy written. I would definitely hire Bay Home Inspections again and I will recommend them to friends who are in need of home inspections.

The service was prompt, professional, and the report supplied online with clear photos and explanations of all problems. Email and phone communication were very satisfactory and follow up was appreciated. We would definitely recommend Bay Home Inspections and so glad to have found them on Angie's List.

Mike and his partner were very professional, but friendly. He had told me ahead of time how he would proceed and what I could expect during and after the inspection. They did exactly what he described, plus examining the areas about which I needed some answers. Their pricing was very competitive, according to my realtor. That made me feel really positive about my decision to use Bay Home.

Both Mike and Jennifer (owners) helped us determine the state of the home we are considering for purchase. They were on time, charged a reasonable price for their services and provided a clear, concise report (pictures included). It took about three hours overall with a walk-thru of their findings. Takes about 2 days for their report to be completed. Will also help us to prioritize what needs immediate attention vs. what can wait - as well as with various insurance discounts. Would definitely recommend them.

I had called Michael because I was having a problem with my previous home inspector releasing the four point inspection, which I needed for insurance purposes. I was going to make sure I used someone from Angie's list and pay for another four point and add a wind mitigation. Michael was so patient and helpful and wanted to accomodate me even though I lived in another county from him. He took the time to explain what should be done, what was needed, and why. He was unhappy on my behalf because my other inspector wasn't very professional. He didn't mind that I ended up calling him a few times to ask more questions. I managed to get the four point from my other inspector, so I decided to cancel with Michael for the moment. Even though I did not actually hire Michael at this time, I felt so relieved to be able to speak with someone who was willing to take the time and explain things thoroughly. He didn't have to take the time to help me without being assured of compensation, but he did. I will probably need some inspection work in the future and will not hesitate to call Michael to do it.

Was punctual and finished in a timely manner. Went well- no complaints.

Michael and Jennifer arrived on time and worked non-stop. This is the 3rd home we've purchased and Bay Home Inspections report is the best home inspection we've paid for. Both our realtor and the seller's realtor were present and thought the inspection was much more detailed than they typically see. After Michael and Jennifer completed their work, they took a long time to walk us around the home not only pointing out the larger concerns, but also the small concerns (like near-invisible crack in grout near the bottom of shower tile). Incredibly meticulous and methodical -- which is exactly what we wanted. The pricing is very competitive and we are very happy with the quality. Our inspection was yesterday and we had our web-enabled home inspection by 2pm today. We were impressed by how much time they spent in the attic. It is very hot (of course) during this time of year, much less the attic, and Jennifer was up there for much of the time and saw every corner and really gave it a thorough review with photos.

We could not be more pleased with Mr. Bender and his services. He is professional, knowledgeable, and above all, thorough. He an his assistant meticulously inspected our new home and noticed the smallest details that we never would have. He took the time to explain everything and answer questions, and even provided a lot of good maintenance tips. He was able to get the official report to us very quickly, and was able to help us on short notice when we realized we needed a roof certification on our current home. I will not hesitate to use this company for all future services...well worth it!!

From the outset, Michael was exceptionally professional and prompt in all communications. He arrived exactly on time for the home inspection appointment and went about his work with experienced knowledge and close examination of all aspects of the property. He spent nearly 4 hours (large house) and willingly explained all aspects of his findings. Within 48 hours he produced a highly detailed report encompassing all aspects of the inspection, including photos, along with recommendations for each and every finding. While it was a very hot day (late May in Florida), Michael maintained his ever-present positive attitude and can-do spirit. I am particularly picky of whom I hire to do anything (I always use Angies List) and Michael did not let me down. He is an outstanding professional and I would not hesitate to strongly recommend him to everyone who requires a pre-purchase home inspection!! Thanks Michael for the superb job! By the way, I closed on the house last week and we are very happy with the purchase (the sellers corrected the major issues found by Michael prior to closing)!

I liked that their inspection was very thorough and there were two people on site. They were happy to take the time to explain the need of the buyer and everything about the home inspection versus just writing it up in a paper. They were happy to explain each and everything as they went through the home. They took a lot of time and exceeded my expectations. I would tell other members that they were competitively priced, willing to go above and beyond and the follow-up was great. They followed up with me on multiple occasions after the service. I also used them for a second service and they were very prompt and quick.

This is the best $295 I've spent in a long, long time. I needed this inspection on fairly short notice. Michael and his wife (who assists) arrived on time, ready to work, got right to it, did everything they said they would. Went over everything with me before leaving & offered suggestions I had not considered that will improve the functionality of the home. I knew there were some problems with the house, but they identified numerous issues that will have to be addressed before dealing with the obvious ones, in order to avoid even costlier repairs later. The final report, with numerous photographs, was available online sooner than promised. The report is incredibly easy to read and understand (even for someone who can't hit a nail with a hammer! ) All in all it was a very educational experience for me and I cannot stress how professional and helpful they were. If you're buying a house, especially an older house, you will more than get your money's worth by having a full inspection done by a QUALIFIED professional. Michael exceeded my expectations, and that is a rare thing.

My overall rating for him will be very high. He was very professional, very knowledgeable and communicative. He gave me a great deal of helpful information and advice about the house. He did a very thorough job. He spent two or three hours with his assistant and documented things and did photo documentation. He was just extremely helpful.

Within days I had a precise detailed written home inspection, that included detailed pictures of all areas that were in question. This enabled the sellers and myself to identify exactly where any issues were. My realtor was so impressed with the written report-- he said he will give out this companies name as one he recommends!

We found Bay Home Inspections on Angie's list and decided to use them because we read good reports on the company. We wanted to go with a company that wasn't working with the seller of the home, so as to get an unbiased inspection. We filled out an online request for a buyer's inspection and Michael responded within a few hours. He was very professional and set us up an appointment quickly. He and his wife arrived promptly on the day of the inspection and were extremely thorough and friendly. They performed the inspection and then gave us a walk-through to explain everything they found. We feel that their findings were both fair and complete. Not only did they point out things that they thought might be problematic, they also provided us with suggestions on how to remedy those problem areas and pointed out the positive aspects of the home as it compares to others they have inspected. The price we paid for the service we received was well below what we would have expected to pay. They said we will receive our written report online within two working days. We would highly recommend this company to anyone needing a home inspection.

Michael and his staff were professional, polite, and EXTREMELY thorough when they conducted my 4-point home inspection and roof inspection. I was a first-time home buyer and was pretty intimidated about buying an older (1942) home in South Tampa. I'm glad I chose Bay Home Inspection because I'm confident that Mike really cares about providing a prospective home buyer with a realistic, thorough inspection. Mike pulled no punches, told me the good, the bad, and gave me ideas about temporary solutions for minor problems that will work until I can get them fixed the right way. He explained everything in ways I could understand it, and when he discovered some major problems with the electrical system, he gave me his assessment, but told me I should pay an electrician to come give his expert assessment. I'm glad that I did... I ended up finding out that the house would require a complete re-wire. The significant expense of a home re-wire put me in an advantageous position for re-negotiating both the purchase price of the home and closing costs. Using Mike's services also enabled me to avoid bringing out another inspector for the roof. It cost a little bit more, I want to say $65, but less than what it would likely have cost me to bring out a different inspector. The roof inspection was thorough and the photographic report he provided will end up saving me EVEN MORE MONEY on my insurance.

There wasn't anything that I really liked or disliked. I would probably use them in the future.

The owner (Michael) and his employee where punctual, detailed, informative and took time to explain everything. I also received a call three days after the inspection with information on the home that wasn't available at the time of inspection. They had called to get information through a friend in public records.thie performance of this Company was well worth the money. A rare deal these days.

Michael and his wife arrived promptly at the scheduled time of our appointment. He brought with him a licensed roofing contractor to assist with the inspection. After a thorough inspection of the roof, they identified all the problem areas, and Michael discussed the situation with us at length. He provided us recommendations on the repairs and also noted several other areas of concern, most notably insufficient attic venting, and several areas with exposed nail heads. He quickly turned around a report for us to use in our negotiations with the original builder. Michaels services were absolutely worthwhile and it was money well spent. I would highly recommend him and would absolutely use his services again.

I was purchasing a short sale and called Bay Home Inspections after reading other good reviews on AL before the bank approved. Michael talked me out of getting the inspection at that time and said I should wait for wait for the bank just in case something went wrong. In this economy it is hard to turn down business but I really respected his honesty and ethics. Once the bank approved our offer we only had a short time to close and Michael performed our inspection and turned out his report and in a very timely fashion. He arrived an hour before scheduled and had the exterior inspection done before I got there. His report was very detail, easy to read, and contained digital pictures to illustrate any defects. He also included suggestions on some of the items. I also enjoy that he keeps his records digitally and that I can pull my report off line when ever I request it. I used Angie's list to get the name of three different home inspection companies, all of which I called or submitted an online form to on a Saturday evening. I was antsy to get the inspection done, but didn't expect to hear from anyone until Monday, seeing as I contacted them all while they were closed. To my surprise, Michael Bender from Bay Home Inspections called me the very next morning on his way to church! I had barely submitted the form more than 12 hours before he contacted me, and yet he was actually apologizing for not getting to me sooner, saying his business is very customer-oriented.That's for sure! His prices seemed better than the ones I had heard, plus he said the wind mitigation would only be $55 ( as opposed to $100), since he'd already be on-site. I appreciated his honesty when talking to me about prices, and it was very easy to make an appointment as well. For the most part, they do 2 inspections/day , one in the morning and one in the afternoon, so you can just pick one of those time frames, and they'll go do their thing. Since the inspection takes several hours, Michael called me when they were approaching the end so that I could could head to the house for him to explain all of his findings. Michael's wife works with him (as he explained, she's tiny, so she get's to inspect all of the small spaces like attics, crawl spaces,etc. lucky gal!), and the two of them were professional, friendly and laid-back. They went over almost every detail with us, from the outside to the inside and everything in between, and what's better is that Michael can tell you exactly how to fix any issues as he goes. To tell you the truth, I learned quite a lot! Michael promised to have the report finished by Thursday at the latest (the inspection was done on Tuesday), but I had it in my inbox the very next day. <--Instead of a hard copy, he writes up each report as its own website, basically meaning it has its own URL address. That eliminates an extra day of waiting for the mail to come, and it can be accessed anytime after that. I forgot how long he said they keep the report up, but it almost doesn't matter because you can print it out, and if you need to access it years down the road, just give him a call and he'll make the link active again. The inspection report was complete with helpful icons for determining the severity and priority of each issue as well as pictures (complete with arrows!) of the main concerns. The wind mitigation report was separate and was mailed as a hard copy, and it had pictures with it also. Michael won't even process your payment/deposit your check until he has delivered all services promised AND double checked with you to make sure everything was up to your expectations. All-in-all, I would highly recommend Michael Bender and Bay Home Inspections to anyone and will definitely use them again, if the situation comes up. After dealing with the wide variety of people you're forced to deal with throughout the home-buying process, Michael and his wife were a very refreshing change! Thorough, honest, considerate, prompt, and just plain good at what they do. **Tips** - Definitely take a notebook with you when you go to meet them because you'll want to take note of the issues so that you can be thinking about them before you receive your actual report. Also, like I mentioned before, if you listen up & ask questions, Michael can tell you exactly how to fix almost anything & that information is invaluable! - As a first time homebuyer, until about a month ago I had no idea what a wind mitigation survey was or if it was worth it, but I would HIGHLY recommend getting one!! Michael can probably tell you if he thinks it would be worth it in your specific case, but in mine, I knew the roof was post-2002 (it's either post-2002 or post-2001 roofs that have the extra wind safety features) which I kept hearing could save me a lot on my insurance. In the end, I am saving over $500/year on my insurance just because of the newer roof!! DEFINITELY worth it.

I have bought and sold several homes over the years and have had an inspection with all but builder (new construction) purchases. Michael spent over four hours on site and produced the most thorough inspection report I have ever seen. I would highly recommend his services to anyone considering a home purchase. A+++++++++
