I had a buyers home inspection done on a home that I am purchasing. Michael, the owner, was very gracious in squeezing me in for a last minute inspection. I am settling this Friday and inquired this past Friday to have the inspection done. He was able to schedule me for today. His team, of 3, were here about 2 hours and they went through EVERYTHING. They were very knowledgeable, respectful and extremely neat. No insulation dropped on the floor or muddy footprints ANYWHERE. They wore booties while they were in the house. Great job.

My wife and I were THOROUGHLY impressed and pleased with Mr. Bender's inspection. He was recommended through Angie's List and we liked what we read about him and his work. The reviews we read looked completely positive. After having received the inspection report, we are of the opinion that Mr. Bender far outperforms expectations. The detailed quality of his work leaves nothing more to be needed or wanted. His quick and approachable communications further increased our confidence and comfort working with him. This was especially important for us because of the house being more than 75 years old. It is also important for anyone reading this to know that we have never met Mr. Bender or anyone he works with (or anyone else that knows him as far as we are aware). We currently live in a different state than Mr. Bender and contracted his services via phone and email. The reviews of Mr. Bender do not sufficiently characterize his professionalism, helpfulness, and comprehensively detailed work. After reading Mr. Bender's inspection report, my wife and I knew all issues with the house and also had more than enough information to start planning how to prioritize our budget for repairs to the property. I'll finish this review to increase the chances of it being read in its entirety. If we need anything inspected in the state of Florida, we will only contact Mr. Bender.

I called Michael Bender the morning of November 1, 2014 to see if he was able to do an inspection on our new metal roof for purposes of providing a Wind & Mitigation Report for our homeowner's insurance company. He was knowledgeable with regard to what I needed and it so happened he was able to perform these services the same day. I consider Mr. Bender one of those professionals who goes over and beyond the call of duty regarding whatever task you ask him to perform. What I mean by that is he not only prepared the report, took pictures, inspected the roof in detail and e-mail be the report before 5:00 p.m. that same day, he looked into other areas where we might be able to save as well. He has a very professional side to him and I have to say it was refreshing to see that type of professionalsm. To top it off - the cost for this service was cheaper than any I had come across when I started looking for an inspector. If we ever have to use Bay Home Inspections, LLC we will but he will be the first one we recommend to anyone who may need his services.

Michael was very accommodating and was able to schedule an appointment quickly. Michael emailed me the day of the appointment to let me know that he may be late due to traffic (approximately an hour before the appointment time), he ended up arriving within a few minutes of the appointment time. Even though he made it on time, he gave me warning that he could be late and demonstrated that he values his customers' time. The inspection ended up taking about 4 hours with a crew of two that worked continuously during the time on property (8 full man-hours spent on the inspection). After the initial inspection, the inspectors walked me through the property pointing out their findings in an informative out-brief. The inspection was thorough and included a lot of nice to know tips on maintaining the house and possible minor issues not within the scope of a written home inspection report. The pool hardware was set up a little unconventionally and unlabeled. The report covered major items and suggested we contact a pool specialist for a more detailed look at the pool. -I felt I got my money's worth out of the pool inspection (it was pretty thorough but he didn't know what he didn't know) and appreciate that he communicated to me where his expertise ended with respect to this particular pool. -The subsequent third-party pool inspection did not turn up any items Michael had not already reported. The written report was transmitted in a timely manner (via a website) and documented the findings well. While booking the inspection, I requested a wind-mitigation report. Michael advised that he would let me know if I could get credit and would only provide the report and charge for it if it would result in insurance discounts. As it turned out, there were some credits available and I purchased the report. I appreciate that he would have forgone the fee if it would not be advantageous to me. I had a follow up question after the report asking if he had checked something that wasn't written up (given the exception reporting of a home inspection report, I didn't expect everything good to be written up and just expected a yes or no answer to confirm that it was checked). He went back to the property on his own and rechecked the item prior to responding to my simple question. Based on my experience, Michael is professional, courteous, knowledgeable and I would happily recommend his home inspection services.

Hired company to conduct an inspection on a 2400 sq ft home being considered for purchase. Michael and his assistant arrived on time and conducted the inspection over the course of 2.5+ hours. After conducting the inspection, the pair walked me room-by-room through the house, pointing out their findings along the way, answering any questions that I had. The formal report was received that evening and clearly documented their findings, often times being supported by photographs. I was very pleased with this company and would recommend if you are needing a home inspection.

Jennifer did the inside, and Michael covered the outside. They were prompt, professional, and very competent. I went around with Jennifer on the inside, and she explained everything as she went. Michael took me around the exterior of the house and explained what he found and, more importantly, how to correct it. He also gave me a referral to someone else, which I appreciated. His report was very detailed and included pictures. They're anal and obsessive (both GOOD qualities) about their work, which means I won't have any unexpected surprises when I list my house.

This is the second time I have used Bay Home Inspections for a buyer's inspection and I would never use anyone else. I first used them in July because I heard that they were very good, but they exceeded all my expectations. They found a number of items that caused me to cancel the sale. When I put an offer on a different property earlier this month, there was no question who I would use! Michael and his assistant showed up right on time and searched every detail of the house. I was nervous about buying a house as it is probably the largest purchase I will ever make, but it really set my mind at ease knowing every detail of the house. They don't miss anything at all! As a direct result of the inspection, the sellers even agreed to fix some items and adjust the sales price. I called Michael after the repairs were done to go out and re-inspect those items. He called my agent to set up a time to go out to the property. I was anticipating another fee for the extra inspection, but they did it free of charge! I was completely (and pleasantly) surprised. They did so much work above and beyond what would be expected. It's rare to find a business this hard-working and honest. They are worth every penny, and more!

A week before we went out of the country we managed to find a home that we actually wanted to make an offer on. I would'nt recommend ever doing this again, but with a lot of great people helping us we managed to get the house. Michael Bender was a crucial part in this as he came out promptly and delivered a very detailed report. We left the next day and had not even cut him a check. He still performed the work and we happily paid him upon our return. We appreciate his responsiveness and his patience.

He scheduled it promptly. We put a check in the mail. He showed up early. He did the inspection. We had the report lightning fast. Later I needed to re-contact him to get a proof of payment for the closing documents on the house transaction; we had it within a business day.

Inspection was very thorough and professional. Both inspectors were very willing to answer all questions during the course of the inspection. Inspection report was clear, concise and very detailed.

Michael was very professional from the get go. We had to get him on a short notice and he had no appointments but alerted us of an opening the minute he had one, he was prompt and quick to respond via email and phone and did an absolutely fantastic job in inspecting our home. He made sure he was available anytime of the week for a call, and turned around and gave us our report in a couple of hours. His inspection was scheduled after our walk through and he found things in areas where we'd have never looked.. needless to say the builder is going to be busy the next few weeks.. The home inspectors communicated very well, confirming the date and time and then confirming when they were on way. They were punctual and professional as they inspected the plumbing, roof, A/C and electrical. They even noted an issue that needed addressing but did not affect the inspection. The report was thorough and included the pictures needed by the insurance company and I received it the same day! I will use them again and would not hesitate to recommend them to others.

I was in the process of buying a new home. Bay Home Inspections provided an extremely thorough and professional inspection. I could not be happier with the service they provided! They probably saved me thousands of dollars.

(Part 1) As this was an out of country purchase for us (Canadians purchasing a vacation property in Florida) and we didn't know anyone in Florida, we decided to get a membership to Angie's List and we hired Michael Bender of Bay Home Inspections due to the fact that he had the highest number of positive reviews. Michael was very busy at the time of our inquiry and thankfully, he was able to work our very tight deadline into his schedule. We were extra dependent on Michael to be our eyes and ears and he came through for us providing a very detailed report outlining the condition of the house and a thorough list of what repairs were necessary. Michael is very polite, professional and knowledgeable. He was always in communication with us and he always responded to our e-mails and phone calls promptly. We would definitely hire Michael again. We highly recommend Michael Bender of Bay Home Inspections to anyone in need of a home inspection. Hire him quickly, as he is very well regarded and he books up fast.

(Part 2) We re-hired Michael Bender of Bay Home Inspections to return to the property that we were purchasing on the closing day. As we live in Canada and this is a vacation property for us, it didn't make sense financially to fly down to Florida just to do the closing inspection. Upon completion of our original home inspection, Michael Bender provided us with a detailed report of the condition of the house and a list of repairs that were needed. We presented a list of the repairs for the sellers to complete and they agreed to complete some of them. The sellers left the agreed upon repairs to the last minute, the weekend before closing, and the communication between ourselves, the real estate agents and the sellers was extremely poor. We didn't feel at all comfortable with how things were going so we contacted Michael Bender and thankfully, he was able to fit us into his schedule for a re-inspection of our newly purchased property on the closing day. On closing day, Michael Bender showed up, to the surprise of the real estate agents, and upon going through the list of agreed upon repairs, he determined that only a small number of repairs from the list had actually been completed and that the rest of the agreed upon repairs were completely ignored. Not only that, but Michael also observed several deep gouges were made to the hardwood floors by the seller's moving company. Thanks to Michael's re-inspection, we had legal grounds to hold back money from the purchase price. After some back and forth with the sellers, we were able to recover $4,300 from the hold back to replace the damaged hardwood floors and to complete the remainder of the agreed upon repairs from the list. If it weren't for Michael's re-inspection, we would have been out $4,300. Michael's $150 re-inspection fee was a very small amount of money to pay for what we got in the end and it was worth every penny. We would highly recommend not only hiring Michael Bender to do your home inspection but also re-hiring Michael to return and do a re-inspection for any home inspection that returned results of needing repairs. Unfortunately, as we learned with dealing with the sellers and the real estate agents, you can't trust them because they are only looking out for their own best interests but you can certainly trust Michael Bender as he is working for you and looking out for your best interests. Michael and his wife were great! They did our home inspection for our new purchase. Buying a home built in 1966 made me a bit nervous but they went over every detail. They walked us through after their inspection explaining everything, then the next day the gave us a detailed typed summary. It included all their recommendations and had photos of everything. They are very friendly and quick to respond to whatever you need. Which we later needed a 4 point and then got it done a day after we requested it without having to come back out. They were top notch I only can say the best about them. We didn't shop around for prices but their report and walk through was SO detailed I would spend it again in a heart beat. Michael and Jennifer have got to be the most professional and best home inspectors in town. I brought my general contractor father and architect uncle with me to the inspection for backup and both of them came away extremely impressed with their knowledge and thoroughness. Both took business cards to recommend Bay Home to friends. Michael and Jennifer checked every visible inch of the property including every inch of a very tight crawl space. Less than 5 hours later we received a fully digital report including numerous photographs. Bottom line is that these people are honest top notch professionals.
