tl;dr: this is who you’ll want to inspect the house you’re planning to live in because money literally can’t buy you a better home inspection review: If you’re in the market to buy a house, first good luck and second, you need a good inspector. There is absolutely nobody else in the world that I would want to inspect a potential property than Michael and Jennifer-Lynn. They’re both incredible at what they do, and it’s inconceivable that there’s anybody else out there that can match the service they provide. They’re that good. They are not the cheapest of the bunch, but their inspections are still affordable. The price is well worth it though because no one will match the value of their service (& if you’re buying a house to live in, the inspection is not where you want to cut corners). If you can schedule them, I would not miss out on an opportunity to work with them. Here’s why. Normally with a house inspection, somebody will come out and spend a couple of hours (maybe 3-4, if you’re lucky) checking this-and-that before showing you a few noteworthy details if you’re there and then write a report. With Bay Home Inspections, however, you aren’t paying for a normal house inspection. What you’re paying for is to have two people (!) with a background in construction and historical renovations come out to the house you want to buy and look through it with a fine-tooth comb for like 6-8 hours. The math here is easy. We hired them to inspect two houses for us in Tampa. With the first house, I got to see first-hand that Michael wasn’t kidding when he said that he had a big background in construction. Every single one of these 5-star reviews will illustrate that these guys are exceptionally skilled and thorough in their inspections. What I want the readers of this review to understand is that they’re also really good teachers who went way above and beyond in making sure that my fiancé and I understood everything that they were telling us. They’re seriously two of the kindest and most communicative professionals that I’ve ever met. For each inspection, they not only showed up early, but also stayed late. After they finished their inspections, they spent a lot of time with us to make sure that we knew (& understood) everything they did about each house. We knew just about everything that was wrong with each property, along with some of the good things that they had going for them. Trust me when I say that it is very empowering to be this well-informed about a house you’re trying to buy while still within the inspection period. When inspecting a house in Ybor for us, Michael also gave us a neat overview of the neighborhood’s history and fun facts unique to the bungalows in that area. For both houses that we got inspected, we got a full report emailed to us within a day or two. The format of each report was a website full of pictures and long descriptions about everything they found, with nothing being vague or ambiguous. The website that they use to host the report gives you the option to export and download it in .pdf format, so you can save it locally on your computer and/or print it. For the house we’re buying, we printed a copy (61 pages!) and stuck it in a binder just in case we ever need to refer to it for something. You can tell that they’re passionate about helping people through the work that they do and how they do it. Finding people that go this far above and beyond is incredibly rare and they’re a gem. If you’re buying your first house, you aren’t just getting a house inspection from these guys—you’re also getting something much more valuable. Michael told us after each inspection that he would always be available to us as a resource if we ever had any questions about the house. It legitimately feels like I now have a family member who is a mechanic and will always answer the phone whenever I call or text with car repair questions. Except this isn’t a car…it’s the most expensive thing that I’ve ever bought and am accountable for. Knowing that there’s somebody my fiancé and I can call for miscellaneous questions about the house or advice is a peace of mind I never knew existed. I sincerely hope that I won’t have to go through this whole house-buying process anytime soon, but if and/or when I do, I’ll know who to call.

Excellent work. This is the second time I've used this company and am still amazed at the value, professionalism, and quality of the services provided. I didn't realize the house had/needed a crawl space inspection and Michael was able to adjust their schedule and fit it in. I say 'their' because it's a team inspection. Two inspectors for the price of what most companies charge for 1. The report included photos and explanations of what needed to be done, which helps me to plan expenses and manage my budget. You cannot choose a better company, or nicer people to work with.

Outstanding. Most inspections have a single inspector. With Bay Home Inspections you get a team. Michael and Jennifer Lynn inspected the house from top to bottom. And while it was a beautiful home several items needed to be addressed within a 2-3 year time frame (roof, exterior painting, etc.). Their insight empowered me to understand the true price of the home I was considering and was useful in the negotiation process. Professionally/technically I would rate them 100 out of 100. They are also very nice and took the time to make sure I understood everything they identified. The value of the service I received was exceptional. I can see why they are the top Home Inspection service on Angi (nationwide) and why they are in such high demand.

We hired Bay Home Inspections twice to inspect the properties we were interested in buying. The owners of the company, Mr. Mike Bender and his wife (Jennifer) did our inspection. One thing that stood out during our interaction with Mike and Jennifer was that they really enjoy what they do which showed in the quality of their work. They did a thorough inspection of the property and explained to us all the findings. Mike took care of the outside aspects and Jennifer did the inside. Their inspection report was very thorough with lot of pictures indicating the various issues/features of the home with detailed and informative explanations. After reviewing the report, we felt it like a reference guide to our home which we could refer to often for the many years we will be owning the house. Even after buying the house, whenever we reached out to him with questions regarding the information in the report, Mike took the time to provide the needed clarification. He was also gracious to discuss mitigation options for some of the issues as well as provided us with additional recommendations (from his experience) that helped us save money, on some of the eventual fixes we had to do. Mike and Jennifer were extremely sincere and professional in their service. I recommend Bay Home Inspections & Mike Bender without any reservation and would hire them again without any hesitation.

I am so happy that I went with Bay Home Inspections! From the beginning, Mike answered every call and email. I was able to schedule my buyer's inspection within days of initially contacting Mike. He showed up day of and conducted a very thorough inspection of the home. Once he was done, he walked me through his findings and showed me how to turn on and off some of the main valves/switches. Believe it or not, I received my FULL report that same night!!!!! The report was very detailed and reminded me of things I would have forgotten to get from the sellers at closing!

FANTASTIC! We found Bay Home Inspections through Angie's List as we do for most contractors and service providers. The firm had a high number of "A" ratings on Angie's List and will have another "A" rating there from me when I finish this review! Mr. Bender, the principal owner of Bay Home Inspections, called me immediately after my inquiry and explained the service to be provided and the fee. In that call, he emphasized his desire to provide exemplary service in a timely manner. Mr. Bender certainly lived up to both of those standards. We requested a home inspection and were able to obtain an appointment time that was within only a few days of our initial contact. Mr. Bender explained that the inspection would take a few hours and offered to call us a short time before he expected to be done so that we would not have to wait around the home during the entire inspection. Though he did not know it at the time, I had recently had foot surgery and greatly appreciated his thoughtfulness about the amount of time we would need to spend at the inspection. The inspection was extremely thorough, and Mr. Bender took the time to explain the "highlights" of his findings while we were there. He promised to have the full report to us within two business days. The inspection date was on a Friday afternoon so we expected the report by the following Tuesday. His email with the full report was received before we went to bed on the day of the inspection. Being in a service business myself, I admire other companies who hold the same philosophy I've had -- "UNDER-promise; OVER-deliver!" The report included one detailed section (30 pages) with several photos identifying all areas of concern. Each concern was "graded" as to its severity, clearly indicating items that were safety issues, items that were recommended for immediate repair or replacement, items that were routine maintenance issues, etc. The report also included a 7-page summary ordered by level of concern. Throughout the process, Mr. Bender was polite, professional, personable, and highly detail-oriented. Though we hope the home we are considering purchasing is the last we may buy, if we were ever to need another home inspection, Bay Home Inspections will be our choice! Considering the time and effort he put into our project, I think he was UNDERPAID. p.s. I am quick to provide reviews for service companies with whom I an unhappy but equally quick to provide positive reviews like this for companies that exceed my expectations. A job well done, Mr. Bender, you should be proud of the work you do!

Michael and Jennifer were extraordinarily detailed in their inspection and very helpful in walking us through the home, explaining the findings, and offering suggestions on how to address and prioritize issues. We had a short inspection period and they were able to produce our complete report extremely quickly, allowing us to address the important issues with the sellers and go into this purchase well informed. I have dealt with two other home inspectors in the past. This was truly at a different level. I heartily recommend Bay Home Inspections.

As a previous homeowner but first-time prospective buyer of a manufactured home, I am so glad I waited a week for Michael Bender with Bay Homes Inspections to become available to do our inspection. I was nervous about purchasing a manufactured home, and wanted to be sure I chose an inspector who knew what he was doing. Michael was so worth the wait!! He arrived to the house early and then spent over four hours going through the house from top to bottom, inside and out. When through, he gave me a preliminary report on his findings, answered my many questions and walked me through the house to point out items of concern. I received his written report of the inspection by the end of the same day. He was a pleasure to meet and I would gladly use his services again. I highly recommend him to anyone looking to have a home inspected.

Issues that were found as the inspection was being done or pointed out to me and explain in layman‘s terms the situation. The day after the inspection I received an email link to the report. it went great, because of michael and jennifer we opted out of the first home we were going to purchase. if it weren't for their great inspection of the home, we would of been faced with some big issues. we found another home and hired them again to inspect it. they did a great job both times i can't say enough about the 2 of them. they got us the report the same day! love u guys!

He listened very carefully to my situation and although he could have come out and charged me, he instead, gave me the name of a reputable structural engineer to answer my questions. He was very kind in being honest in allowing me to skip him, the middle man, because he could tell he would have referred me to him in the end. He didn't have to do that.
