Wow! Finding Mr. Bender is exactly why I joined and follow Angie's List. He performed a detailed home inspection and found various issues that another home inspector (more expensive) had not found. He and his team are thorough, detailed and take the time to show you any and all issues he may find. He is extremely knowledgeable but still able to explain complex construction issues to a lay person with ease. He was at the property longer than expected, provided us with the report quickly and was also available to discuss it afterwards. His responsiveness was right on- always answers the phone and quick on emails. He also performed a wind mitigation inspection for us which was accurate and very detailed. Mr. Bender's hard work allowed us to renegotiate terms with the seller and secure a purchase price that was representative of the condition of the house.

The only problem was a small scheduling/appointment time hiccup that was more than adequately adjusted and corrected. We live in Tennessee and were trying to buy a house in Lakeland FL. Mr. Bender was always quickly responsive to my emails and phone calls. He made the arrangements with the seller for a time to do the inspection. He got me the inspection results almost immediately, within about a day. His was the most detailed and thorough home inspection report I've seen (we have purchase a few houses over the last fifteen years). Each finding was documented with a full explanation and, in most cases, with pictures. He covered the entire house, attic to crawl space, plus the small out-building. Through his findings, we discovered serious problems because of the house's age. Using his report, we have a legitimate reason to negotiate our way out of our contract. Mr. Bender's report showed a potential fire hazard with the electrical system as well as potential plumbing problems, issues so severe that no insurance company would write a standard policy on the property, I shared the report with the seller. He was very impressed with it, and, he said, a bit embarrassed. He said the report was so comprehensive that he would probably use Bay Home Inspections if he buys a house in the area. We were very satisfied with this company, would use them again if needed, and would highly recommend them.

Wonderful! We decided to go with them again, because of their professionalism and attention to detail. This home was built in 1900, and had some major concerns for us because of it being an older home. However, knowing what type of work ethic they (Micheal and Jenn) have we are more at ease with knowing what we are getting ourselves into after our closing date. They go above and beyond with their detailed/ user friendly reporting, and take the time to explain everything they find of minor concern to major concern in detail with us at the end of the inspection. Michael and crew were prompt courteous and well prepared. They did a very complete job inspecting the house, did not rush and were very knowledgeable. They answered all my questions, explained any deficiencies they found in layman's terms and sent me an awesome report with pictures when finished. Highly recommended!

Michael was prompt, professional and very, very thorough. He uncovered issues which made us decide against purchasing the condo. They typically promise a full written report within two business days, but since we needed to seek advice from other professionals for problem areas he uncovered (that the seller did not disclose) such as a mold specialist and HVAC technician (while still within our "Right to Inspect"period) they got us our report the same day. The report was very detailed with lots of photos. Had we decided to go ahead with the purchase he gave us suggestions for areas of concern and repairs. Well deserving of their numerous A reviews.

We very strongly recommend Michael Bender to anyone. You won't find better. We couldn't not be more pleased with his work. His inspections report was very thorough including pictures that helped us to really understand his findings. His report gave us a strong since of what we are facing if we purchase this home. The amount of detail was amazing but also his knowledge is as well. In a conversation with him after we received the report, he helped us to see the big picture of the situation as well as the details. He was generous with his time and patient with all my questions about houses in Florida since we aren't from the area. He was delightful to work with, punctual, pleasant, a great communicator, and the service was a great value. We feel we are much better able to make an important decision because we used Bay Home Inspections!

If you've found Bay Home Inspections don't bother searching any further. I doubt you will find a more professional and competent team. Michael did an unbelievably through inspection of the outside of my house including the crawl space while Jennifer Lynn worked on the inside and the attic. Incredibly the written report was made available to me the same evening. Michael seems to understand just how important customer service is to the success of a company because his customer service skills are beyond reproach. Not only was he available before the service, but he contiues to be very responsive after. Top to bottom this is an A+ company, and I could not be more satisfied. Thank you!

The whole process went well from scheduling to completion. Michael Bender is extremely knowledgeable,with excellent credentials and extensive experience in his field. He, with his assistant, Jen, evaluated my house and then took the time to show me his findings and explain their significance. He also e-mailed his report to me, documented with photos, on the same day.The builders of my new house were behind schedule and Michael, despite his busy schedule, offered to return for a second look to complete the inspection. I was impressed by his professionalism and honesty. It was very informative and extremely reassuring to hear his findings and suggestions. I would recommend Michael Bender (Bay Home Inspections) highly and I would certainly call upon him again in the future.

Getting an appointment wasn't a problem. They were on time, pleasant, professional, helpful and answered all of my questions. Overall it was a pleasant experience.

Michael was very professional and forthright, He introduced the steps he was going to take, asked for questions, acknowledgement and agreement, then executed a very thorough inspection. We reviewed his key concerns, and he added excellent commentary and observations from his vast building experience. He was consistently focused on providing a fair assessment, while providing advice on areas for improvement beyond the inspection. Finally, the report was issued within hours significantly exceeding our expectations.

Michael went above and beyond! With the detailed inspection report and most importantly pictures he took over 3 years ago in addition to the structural inspection, it helped both buyers and sellers to fully understand the issues and keep the deal together as we just closed on the house last week! Michael with Bay Home Inspections is absolutely amazing! Before we even hired him, he took a lot of time to explain via a phone call what work he would do, how a home inspection is processed, etc. I was impressed with the amount of time he took & his level of detail and professionalism. Then, the day of the inspection, he was on time (early, even!!), super detailed, and talked through the notations of his report. He also took the time to explain extended answers on some of my questions. I never felt rushed and he made me feel empowered by allowing me time to really explore all the pieces of the report and the home so we could make a confident offer to the sellers. I purchased this house with my fiancé while deployed overseas in Afghanistan. I had Mike do a home inspection which was extremely detailed along with great pictures which were very helpful. He is one of the easiest guys to do business with and I would recommend him to anyone without a second thought.

The inspection went extremely well. The inspectors are professional, attentive to every detail, and affordable. I have used them in the past for two other homes that I was under contract to purchase. Most recently, they inspected a condo that I may purchase. They turned around the report quickly so that I would have time to digest it during the inspection period. They always provide great service and I have recommended them to others.

The inspection was done on the day promised. The inspection was completed in a timely manner. This could result in a reduction in my insurance costs. The insurance company described my home incorrectly on the policy. I urge everyone to check your policy for errors.

Bay Home Inspections did an impeccable job with our buyers home inspection. From the moment they arrived on time, they delivered a level of service that consistently exceeded our expectations. The level of detail Michael and his team put into the inspection as well as the report they delivered was impressive. Not only did he deliver the inspection report the same day, but the structure of the report was very easy to read and explained all of their findings. Michael was so prompt that he arrived 2 hours early and had inspected the complete exterior of the home before we even arrived. He was very professional and friendly and easy to talk to. He ask us to hold all of our questions till he completes his inspection. After he was done he went over every part of the house explaining what he saw and where we had current problems and possible upcoming problems. He took photos of these areas as an addional reference. We then received our completed report pictures included by 9pm the same day.!!!!!!!!. In todays world this kind of service is hard to find...We would highly recommend him.

We are in the process of moving from North Carolina to Florida. Life in Florida seems to have it's own idiosyncrasies, many of which I am not familiar with. When it came time to look for an inspector, I of course came to Angie's list. Looking through there reviews, Bay Home Inspections was head and shoulders over the competition. I couldn't find a single bad review, so I reached out to Mr. Bender immediately. Communicating with them was painless, emails were responded to promptly and completely. His pricing was spelled out from the very beginning so there were no surprises. They made scheduling a breeze. All of this is great -- but of course, the rubber really hits the road when it comes to inspection time. Again, at inspection time, I couldn't have been happier. First and foremost, Mr. and Mrs. Bender are just nice people. They put you at ease right away - with their warm and friendly personalities. Buying a house is stressful enough, so it was nice to be greeted by smiling faces and jovial attitudes. They work a little differently than previous inspectors I've had -- they complete their inspection first and THEN take you around. So we arrived about an hour after they started and soon they were ready to go over our findings. We were pretty luck, the house we are buying had very few deficiencies and none of them are major. They still took the time to walk through the house with us and show us what they found and all the issues they identified. Because so few deficiencies were identified my report was turned around LIGHTENING fast. No surprises in the report, they had both taken the time to explain everything. They have also taken a couple phone calls from me and email or two from me AFTER the inspection was done. Mr. Bender was more than willing to continue to offer advice after the work was completed. I can't say enough good about these two and I would ABSOLUTELY hire them again and highly recommend them.

Mr. Bender was extremely polite and professional. He is very knowledgeable about all areas. We were buying a foreclosure, which is an "as-is" purchase so we wanted to get a very good inspection. My father is knowledgeable in many areas as he has experience as a licensed electrician and he accompanied Mr Bender for the inspection and was very impressed with the inspection. We were provided the inspection report with many photos very soon after the inspection. We were first time home buyers and we cannot say enough about how great of an experience he made this for us! Mike Bender and Jennifer Lynn (bay home Inspections), were consumate professionals. The are the perfect team for this business. Ms Jennifer is able to get in the attic and small crawl spaces; checking ducting, plumming and elctrical: getting pictures of everything both good and bad. Mike also gets gets photos of everything structural, roofing and on/around the grounds. The inspection took them about 3+ hours, then they walk through the entire estate with you, identifying both the good and bad. They don't stop there, they tell you the importance of the findings, and will give you cost effective, detailed ideas on how to fix or improve the issue. Not stopping there, if something is good they can tell you how to improve the it make it last longer if applicable. They never talk over your head, and treat you with complete dignity and respect. The Inspection report is timely, detailed and absolutely perfect. It comes with pictures and descriptions of every finding and was emailed and available for me to download first thing the next morning. They told me within two buisiness days but it took less than 24 hours before I had a perfect .pdf file. Exceptional! Best EVER!!! Thank You

Inspection went very well. They were punctual and very professional. We had a deadline for completing a home inspection based on an offer we made on the home. Mr.Bender was able to schedule us in order to meet our deadline. They were very thorough explaining everything they found in the house and provided some possible causes of some the issues found and recommendations for further inspection. They then provided a detailed report and a summary of the same report within a day of the inspection. The report was easy to read and understandable and was a detailed reiteration of everything they had already explained. Our son had a home inspection done by another company and I was concerned about the quality of the inspection we may receive. I reviewed Angie's List and Bay Home Inspections was highly rated and so I selected them. They did not disappoint. They were very approachable, knowledgeable and straight forward during their inspection and assessment. They went beyond our expectations and I would not hesitate to recommend them or use them again.

iMichael is AMAZINGLY thorough, professional, nice, knowledgeable. He pointed out a dozen other issues not covered in a typical inspection that would add to my angst as a new homeowner. Due to his thorough evaluation, I walked away from a home that would have met my needs, but given me tons of issues over the next year or two. As a single mom, I don't need any extra activities on my calendar! My search continues and Michael is the ONLY guy for the JOB!

I highly recommend them, especially if purchasing an older home with a crawl space like mine. The inspection was thorough. The inspectors took their time walking us through and explaining detail by detail. Michael turned around the report within hours and charged only $55 for the wind mitigation report. A friend who recently used another inspector was jealous of the deal Michael gave me. Don't think twice about using these guys. I'm glad I did.
