Mr. and Mrs. Bender arrived a few minutes after 9 a.m. The rain of the morning and accidents along the route held them up a few minutes but they had called to let me know. This was fine with me. They were very apologetic. Mrs. Bender performed the inspection on the inside of my home and Mr. Bender performed the inspection on the outside. They were most thorough. Every light, plug, flooring, faucet, door, window, fan, attic, insulation, heating, a/c.....everything was turned on and inspected. The same with the outside, roof, garage, water heater, paint on the house, outside faucets, and more I cannot remember. I was very impressed. They were both very knowledgeable. Before they left they went over what they had found and showed me, if I wanted, what they were talking about. This was done orally and 2 days later I received a written inspection summary with photographs. I was told whether an item was a minor defect, or a hazard or whether just to monitor it. I am very pleased with their inspection and would definitely use them again! And would absolutely recommend them to anyone who needed a home inspection. I am not selling my home but wanted an expert's opinion of the condition of my home and if I needed to do any major work. I received an Angie's List discount and a senior discount. And luckily I arranged this before their prices had gone up. They are worth every penny and worth their list prices.

I would hire no other team! From the first phone call I could ascertain the competence, integrity and expertise the Benders provided. They easily spent more than three hours combing the property making notes, taking pictures and compiling evidence and facts for their report. They went through first, then they walked us through every aspect of their report and findings. Not only were we impressed with their professionalism, but their candor, honesty and realistic take of the physical and mechanical issues of the property. We have had to work with several contractors and vendors in the process of "fixing" our home, by far the Benders have stood out as punctual, honest and a available for us before, during and after the inspection. They gave us their professional work, but more than that, they gave us peace of mind. We knew what we were in for and the extent of the issues and of those things we didn't and don't need to worry about. For us, this was a most comforting aspect of their service. I e used a lot of people on Angie's list here in Florida and previously in Los Angeles. The Benders by far exceeded expectations with more than satisfactory service. There are a lot of trades-people out there and sometimes it is very difficult to sift through and feel confident about ones choice. Let me put to rest any apprehension you might have. oh, I realized I left out a most important part...COMMUNICATION! Several times, I find myself calling to confirm an appointment or a start time with trades people, some of them don't return calls or show up, it's ridiculous. These folks are the benchmark for service. You will not be disappointed. Wishing them and you the best on future projects.

Michael and his wife were an amazing team. They arrived on time (called me because they arrived a little early and wanted to see if they can start- THIS IS AWESOME!!). They did a very thorough job ? searched everything and was able to get us a complete picture including the attic and on top of my steep roof. They have competitive pricing and we received a detailed report very fast. They were very polite and professional; we would definitely use them again if we bought a house in the future. We would also recommend them to anyone without hesitation!

WOW!!! And wow again! By far, this is the best home inspection I've ever had done. Michael and Jen were punctual and professional throughout. Michael worked the home exterior, while Jen worked the interior and the attic area. No inch of the home was missed. When inside the home, they wore disposable booties. After the inspection, Jen walked us through the interior of the home and pointed out her findings. In addition, she gave pointers and other valuable information on how to properly maintain the home and how to perform small repairs. Despite having owned 8 homes in my lifetime, I learned things I didn't know! Afterwards, Michael walked us around the exterior to point out his findings. Again, giving advice and showing us things that should be done to properly maintain the home in this Florida environment (for us transplants!). Another neat thing is that the report will be issued as a PDF and will be online for 120 days at it's own unique URL, making it easy to download and to share with other parties that need the information. It is obvious that Michael and Jen know their stuff. They are also very detailed and demonstrate a high ethical standard. As icing on the cake, Jen has a sense of humor that can't be beat! If I ever buy another home in this area, I won't hesitate to contact Bay Home Inspections again. In fact, I wouldn't use anybody else!

After finding Michael and his company on Angie's list, I immediately noticed the vast number of positive reviews. After getting the inspection done it was apparent why. They were thorough, patient, professional, and identified every issue with a house we are purchasing. My awesome experience with this company started when I contacted them to get a sense of how thoroughly they conducted their inspections. He walked me through every step of their process and gave me confidence that they would be extremely thorough. When Michael and his wife arrived, they immediately got down to business and literally checked every nook and cranny. Michaels wife did the interior inspection. She impressed me with her thoroughness by doing ceiling checks with lights on and off which identified a previous leak that we would not have seen if the visual exam had been done with just the lights on. She even got under the refrigerator to check for maintenance and and make recommendations. She was able to get way back into the small areas of the attic to check insulation around the eaves as well as check the drywall for any occurrence of Chinese drywall. As she found issues, she would explain them thoroughly and make recommendations on how to fix. Michael's outside and major system inspections were just as thorough. He walked every inch of the roof to try and identify problems. Additionally, he put the ac and furnace through their paces to ensure they worked properly. After his inspection, he walked me through the issues he had identified, gave me recommendations on how to repair and properly maintain the systems and the exterior of the house. He patiently answered all my questions concerning the pool and proper maintenance. Their final report, which comes in the form of your own website that can be downloaded as a PDF, was just as impressive and thorough and included everything we had discussed and more. When buying a house, you want to know everything about....the good, the bad, and the ugly. Michael and his wife went above and beyond in their inspection to find every issue. I HIGHLY recommend them and will most definitely use them for future home purchases.

First of all you want to hear about the DO'S and DON'TS - Do hire Bay Home Inspections first and I will use the word won't instead of don't - you won't be sorry. I cannot say enough on how pleased I was with the job Michael's team did for my new home. His pricing was quite a bit less than others but he did say he was due for a small increase to bring him up to what everyone else charges for this type of service. Even so I am sure he will still be the BEST MAN in town to call for a home inspection. I know I will use him again if I needed to without any doubt! I am recommending him to all my friends that need a home inspection. Michael did say this job he did for me would be at least two hours long with two professionals but it did take them a little longer because his team marked every imperfection (where paint was missing, areas that was not sanded before being painted, etc.) which he did say that most home inspection companies do NOT do that type of process but I think with so many other people on the premises including myself, my realtor, the construction manager of the builder, my son and his wife-to-be we probably kept them from finishing up sooner. Quality Service and High Standards! We received exceptional service from Bay Home Inspections. We couldn?t be happier with the service we received. We found them on Angie?s list when we were looking for a home to purchase in the Tampa area and after the inspection we could easily see why they were consistently rated so highly. Their team of two people spent well over three hours inspecting every inch of our home. Working methodically, they throughly checked the interior and exterior of the home. As homeowners, we greatly appreciated their attention to detail, evidenced by them crawling through the attic and walking the roof (some companies will not walk on top of the rood and rather will use binoculars to conduct an inspection). When they found something of concern, they carefully explained it to us, answered any questions we had, and even suggested ways to possibly solve the deficiency. The report they produced was back to us quickly (it was delivered the next day) and contained pictures of everything they found along with a categorization for quick reference as to what needed to be fixed immediately, what would be a major and/or costly repair, and what could potentially pose a safety hazard. Throughout the inspection, they patiently showed us where all of the important parts of the home were (e.g. main water valves, fuse boxes, etc.) and how to operate them. We trust their assessment and inspection. In fact, we used them twice for two separate homes that we considered purchasing. The home inspection that I received was excellent! From the time I called the company in panic mode in need of a home inspection to purchase my very first home I was put at ease immediately by the inspector on the other end of the phone. Mr. Bender explained in detail everything that I needed to know about having an inspection completed. He was very knowledgeable about the inspection process, and was able to answer all of the many questions that I had from the past year of homework I did in the past year in anticipation of this day. In all my life I have never written a review on Amazon, Angie's list or anywhere else, but this provider went the extra mile so much, I was called to write a review as a way of saying thank you. Both members of the team SO proffesional that you trusted them as soon as you met them. They have a presence about them. They were patient and kind while explaining everything unknown to new home buyer. They educated us all on moisture, plumbing pin holes, termites, drywall on garage walls, drainage and how we might fix it, roof ages, air condtioning, windows, wind mitigations and what we could do to lower our insurance. As Michael showed pictures of the attic on the computer to the guys, his wife answered concerns I had in a comfortable, patient and educated way. We received the inspection report the night it was done!!! Michael continued to give us advice even after the inspection and told us to email him if we have any more questions. When I told him he was a Godly person he told me he just treats people as he would like to be treated himself. Kinda sounds like Godly to you, doesn't it? These are Godly people, treating all of God's children with that divine love.

What a professional business, from the very first phone call to the inspection it could not have been handled any better Michael set up my inspection for 9:00 am they were on time ,did everything they said would be done. I was told to meet them there when the inspection was complete we went over every item one by one explained how it should be repaired and if it was a major concern . From the time I first called Bay Home Inspections Michael was extremely friendly and was able to fit us in on such short notice when another client moved their inspection date. He responded to my e-mails right away and was willing to contact the project manager of our new home when he was on the way so he could be let in. When I got to the home Michael was doing the exterior and his wife was doing the interior. She called me over after every room to explain why she taped off the things she did. Michael explained to me why he taped off what he did when he was done outside. They were very cautious and wore booties from the time they entered our home until the moment they left. He said I would have the report within 24-48 hours. He knew we were doing our walk through the next day and a little after midnight I had a full report with images that I was able to take with me when we went for our walk through. We will hire them again when we are in our home about 10-11 months to make sure everything is still good before our 1 year warranty is up! Thank you so much Bay Home Inspections!

We have had a number of home inspections over the years, but none can compare to the one provided by Bay Home Inspections - Michael Bender and his wife. Despite his busy schedule and being on the road most of the day, Michael contacted me the same evening I had emailed him through Angie's List. We talked about what type of inspection we were looking for - basically a "condition" inspection as we are preparing to sell our home and wanted to be proactive about any possible repairs that might be needed. Michael and his wife arrived on time (even a bit early) and explained how they would proceed with the inspection. They spent a good 3+ hours going over our enter house - top to bottom. Mrs. Bender handles the interior and the crawl space above the garage. Michael did a thorough inspection of our exterior, driveway, roof, structure etc. Every outlet was tested, every faucet was run, every sink tested to be sure it drained properly. We have lived in the home for 14 1/2 years and did not notice some of the things that were pointed out in the inspection. Some were cosmetic, some were something to "keep an eye on." What I was most impressed with was after the inspection, Michael walked us through and around the entire house giving us hints and advice about what they had found. I have never experienced this before - all other home inspectors I have utilized will inspect the home and then say they will email the report in a few days. They never take the time to right then and there go over some of the issues. I was very impressed by this one-on-one explanation. As busy as they are, Bay Home Inspections sent me their (very thorough) report that same evening. The information in the report is presented in a very logical and clear-cut way - with an icon that explains whether the item is a safety issue, repair/maintain, monitor, evaluate, etc. We are building a new home and intend to contact Bay Home Inspections to the inspection on that home as well.

Michael and his wife completed a thorough inspection, going above and beyond, even pointing out aesthetic flaws in the build. They discovered a number of items that I would not have noticed. They maintained their professionalism through less than ideal circumstances, and provided me the inspection report the same day, so that I could present the issues to the builder in the limited time frame allotted to us. They have followed up with me regarding the inspection and offered additional assistance going forward. I will not hesitate to contact Bay Home Inspection when I am ready to purchase another home.

He is great. He took his time with me as English is not my first language, he went over all the details of the inspection and made everything very clear to me. Summary: Thorough, knowledgeable, extremely responsive, and consistently go above-and-beyond the call of duty in terms of the quality of their work and the information they provide to the customer! First-time home-buyers, and our first inspection with Bay Home Inspections: we recommend their services to others without reservation! Michael and Jennifer Lynn were extremely thorough and knowledgeable with their home inspection, catching many issues throughout the home we ultimately purchased -- things ranging from missing knobs on the washer hookups, to a non-functioning hot water heater and unterminated live wires in the crawlspace. They also took the time to walk through the house with me, pointing out problems, and teaching me about the home. For example, they taught me about the wood used to construct the home, explained proper versus improper plumbing of sink drains throughout the home, showed me where the main water shut-off valves were located, and described which repairs were DIY projects versus items requiring professional attention. Aside from going above-and-beyond during our inspection, Michael also went beyond the call of duty throughout the remainder of our home-buying process. He stayed in contact with us while he was on vacation the week following our inspection, and remained a consummate profession (despite our own transaction agent as well as our seller's representation giving him the run-around when he asked for confirmation of repairs being made) even through THREE return visits to the property, all of which were scheduled at the last minute. We ultimately closed on the property last week, and Michael has continued to provide us with recommendations for other professionals, all of whom have proved exceptional, and he just sent us an e-mail 4 days ago following up on permitting searches he initiated with our city. As first-time homebuyers, we have been extremely grateful for Michael's patience and professionalism throughout this lengthy ordeal, and for the education he and Jennifer Lynn have provided at every step of the process.

I first contacted this provider by phone to get an estimate of what it would cost and services that could be rendered. While I left a voice-mail, I was contacted very promptly with a call back (which I feel is very professional). Over the phone we discussed the home that I was needing inspected due to a purchase contract, all areas of inspection that he would be doing (he does the 4-point and wind mitigation while there for the home inspection and will let you know if it's worth the extra cost to have him draw up the paperwork for you), any discounts that may apply to my situation (active duty military) and the date that services would be rendered (very flexible with you). The rest of our communication was by email, which was all courteous, and I had no issues with response time when asking a question. We even had a discussion on changing the time of the inspection through email and all flowed nicely. He was prompt to the home for inspection and did a very thorough job. The best part was the quick turnaround time for the home inspection report (which again was very thorough with detailed photos and descriptions)! If I had to have another home inspected, Bay Homes Inspections LLC would be the first number I call to set it up. They are fast, courteous, respond in a timely manner and very professional. Michael and Jennifer did an awesome job. I would definitely use them again and recommend to a friend. This was the second inspection they performed for us. I called on a Friday night, around 10 pm to request an inspection for the following week, not expecting to hear from him until Monday, and not expecting to get an appointment within my desired time frame (they have a steady flow of work). Michael returned my call on Saturday around noon, since he recognized my name from the previous job, and was able to schedule me for Tuesday morning! Michael and Jennifer arrived early, yet waited until the scheduled time to begin the inspection in order to avoid disturbing the current owner. They thoroughly inspected the interior and exterior of the home, just as on the first inspection, taking about 2 hours to inspect the home. Then, they walked us through the home and pointed out many small issues, as well as one bigger issue. The walk-through itself took about an hour, and they patiently answered all questions, as well as gave us pointers on maintenance. They also let us know that the roof qualifies for a wind mitigation insurance discount, and told us to request the report once we are sure we will close on the house. They provided the online inspection report with photos and comments on all items that same night! The online report is well-organized, the link can be forwarded, and the report can be easily converted to PDF. Michael also answered all questions I emailed him over the next few days, responding to each email within just a few hours. We could not be happier with their services. I found Bay Home Inspections on Angie's List and absolutely recommend them to anyone needing a home inspection.
