Michael and Jen are a rare find. It is hard to come by honest, hard-working, trustworthy people these days. When we bought our new home, Michael called my husband to tell him that he was also inspecting the new home of our house's previous owners. He wanted to let us know in case we thought there was a conflict of interest. We were surprised that he took the extra step to tell us because if he hadn't, we wouldn't have known anyhow. Because of his honesty, we offered the job to him anyway. About a year later, we had a mysterious sugar crystal-like substance appear all over our coffee table again and again. We called Michael and Jen out again. They meticulously sought out what could be causing the problem. They found out it was our 2 year old waving around her Minnie Mouse pull-ups causing the drying crystals to fall out. This year we called them out for a thumping sound in our attic. Again, they carefully checked our attic for critters or structural issues. Michael and Jen are knowledgeable, honest, and they love what they do. This is why we have called them back several times. They have my highest recommendation.

Thank you for this outstanding review! We initially inspected a very large and complex property for this client, but on the way to the assignment we realized that we had inspected a potential purchase for the owner of the subject property only one day prior. In our eyes, contact with the sellers at sometime in the past indicates a potential conflict of interest since we were now working for the buyers of their property. We did notify this client of our perceived conflict and they felt that we should move forward due to our honesty. We inspected the house for them and were called out at other times thereafter to look at unrelated concerns that manifested themselves over time. We were called out one time to identify a potential source of some mysterious crystals that kept appearing, mostly in the living area and coffee/end tables. After much consideration and head scratching, we were able to figure out that the crystals were the filling of pull-up diapers and were deposited by the child waving the diapers around. We all shared a good laugh, we waved the service call fee and moved about our business. We appreciate every client, this one included. We are very appreciative of this positive and detailed review and look forward to assisting with whatever pops up next.

Description of Work: We used Bay Home Inspections for multiple home inspections. Michael found major structural issues with homes that claimed to be move-in ready. Many of our reviews indicate that our client(s) declined to purchase a home after reviewing our published results, returning to the market to find a parcel that may be better suited to their personal needs. Our evaluations are very thorough, often consuming 2-3 times the industry standard for time on site in the process of effecting the physical portion of the inspection. I singled out the term "effecting the physical portion of the report" because much of our work is done off-site. "Off-site" duties are beyond the scope of our SOP as defined by The Florida Department of State, but we consider these duties to be an important part of every assignment. Some examples of these duties include interviewing the neighbors to gather information that may not be published, research of the property appraisers office file(s), reviewing tax records, studying permit history, viewing satellite photos (present and past) and other sources of information that help us to deliver a very complete finished product. Our goal is not to over-exaggerate deficiencies in an attempt to protect ourselves, drive down the asking price, or any other actions aside from presenting an accurate and detailed report of our findings. Our goal is to gather as much information as feasibly possible and present that information in a written report that best serves the client. We are happy to have accomplished our mission yet again despite having discouraged the client from purchasing this particular parcel. We very much appreciate this wonderful review and we eagerly anticipate the opportunity to assist this client as needed in the future.

That said, every review holds a lot of weight with us understanding that most people do not review a product or service unless they were either very happy or very dissatisfied. In our perception, that means that many positive reviews indicate that our clientele feels that they were taken care of to the highest degree possible. We inspected several beach homes for this client, and unfortunately continued to find significant concerns at home after home. We dealt with flooding issues, moisture intrusion and significant structural concerns resulting from do-it-yourself additions and renovations. The client finally stopped calling with potential candidates and took the time to post this very kind review for us, so we are inclined to believe that the final property (much cleaner than the rest) must have been a winner in the eyes of the client. I requested Bay Home Inspections, LLC for a buyers home inspection. Two days after Michael and Jennifer-Lynn were ready for inspection. On that date, Michael Bender and Jennifer inspected the house from top to bottom. I loved the passion they placed upon their work. This team is highly motivated and pay attention to details. At the end, they brief me on the condition of the house. I even learned a few things myself. They drew a clear picture of the condition of the house. For the report, I received an email from the company which included an internet link to access it. The report was impressive which also include pictures. Michael and Jennifer gave me the assurance I needed from the very start. I will hire them again soon.

I requested Bay Home Inspections, LLC for a home inspection. Michael Bender received my message and called me to coordinate the date and time. We agreed for services two days after. On that date, Michael Bender and his wife reached the appointed address on time. They introduced themselves and started working. While Michael inspected the outside, his wife took care of the inside. I loved the passion they placed upon their work. This family owned business is high in motivation and great attention to details. At the end of the inspection I listen to their findings. What I didn’t understand they explained. They drew a clear picture of the condition of the house. I also received a web report and PDF containing the details and pictures. We do not like to deliver negative news, but it goes with the territory and is sometimes necessary. This client located a replacement parcel which we also evaluated. The findings were far more positive on the second home. We pray that this was the right home for this client and that the transaction closed as intended. Multiple inspections can be stressful to the client, but far less stressful than purchasing a money pit. Thank you so much for this review! We inspected two homes for these wonderful people. The first home house looked solid and serviceable at first glance but after several hours on site we ascertained that this home was poorly cared for overall. Although no major deficiencies were identified, a very long list of deferred maintenance, minor repairs and aging components was identified, along with some electrical curiosities. A long list of small items and deferred maintenance can be equal to or worse than a major deficiencies such as need for a new roof, etc.. In this case, the client moved on to a second choice. The second house was 40 years older than the first option, but was in better condition and better suited to the clients personal needs. These were wonderful people to work with and we were happy to have also developed a personal relationship with them in the course of our business dealings. We are happy to have served these people, and even happier to have met or exceeded their expectations. Thanks again for this wonderful review!

The news was generally good, with minor roofing and electrical issues identified. We also provided this client with a moderately sized list regarding recommended upgrades, maintenance and/or repair so as to keep this parcel up-to-date and in serviceable condition. When homes reach the 10-15 year marker, we often find signs of deferred maintenance. When we provide our inspection report, we provide not only identification of deficient items, but also information regarding maintenance and upkeep so as to prevent future concerns. Thank you so much for posting this review on our behalf! This property was a newer home (2011) of which many people may have decided to forgo inspection due to the age of the house. Despite the age of the home we found significant concerns including grounds and grading, defective stucco and moisture intrusion problems. These concerns equate to major problems cents moisture intrusion can lead to premature deterioration of building materials and/or growth of mold/mildew and other allergens. We also uncovered many smaller items requiring attention. We are very grateful for this review and will always be here as a resource for this client in the future.

Exceptional Good. I was into a contract forcing me to inspect in 10 days, however, nothing is ready. Inspectors are there, earlier than me, and inspected the unit. when I arrived, they came out, tell me the honest opinion that the house is not ready for inspection. The builder should work for us, instead of forcing us to follow them. It is a sloppy job, as the finished floor was not protected by paper and carpet is not protected by plastic sheet. There are holes all over the receptacles, and drywall, which is not necessary. Add all these together, the construction is not as professional as it supposed to be. Because of this, they should have charged me $75 for the service call, but they think it will not be fair, as it is not my fault, it is the builder and the realtors. They kindly waived my fee, knowing likely the realtor and the builder will excuse themselves from it. I think Michael and the lady is the best home inspectors I have met (I have met quite a few of them), and I am very happy with them and knowing them will give me the best, non-biased opinion should the future needs coming up.

Thank you very much for this review. This inspection was targeted for a new-construction townhouse. The builder forced this client to inspect a newly constructed townhouse within a bracketed time period that was not in alignment with proper completion status. Newly constructed property should be inspected when they builder is completely finished (with the exception of phase inspections that are performed throughout the construction process) so as to afford the inspector the ability to inspect everything involved including fit and finish. Builders often force a buyer to have the inspection performed before they are completely finished, thereby preventing the inspector from fully evaluating their work. In this case, air-conditioning components, electrical components, some flooring and a host of other projects were incomplete when we arrived. We advised the client to refuse the mandated scheduling for inspection until this unit was closer to completion. This property was such a mess that we even waved our fee to the buyer because we felt so bad for the situation. We are thankful for the review and await further contact from this client to inspect this unit or, perhaps another.

The inspector showed up early and was knowledgeable, thorough, and professional. There was an issue with our real estate agent not showing up on time to let the inspector in, but our inspector was very courteous and respectful about it. The inspector confirmed our suspicion that the roof needed replacement and the AC was well past its expected service life. They also informed us of numerous other details that needed repair/improvement and took the time to explain the issues and answer all our questions. We got the report within only a few hours, which was way faster than I expected. The report was detailed with pictures and covered all the things we had talked about previously and more. I would absolutely use them again.

Really felt fortunate to have found this company via Angie's List. They were prompt, efficient, thorough, and patient. The builder was amazingly rude and unprofessional but Michael and JenniferLynn managed the entire 3 hours in 90+ degree temperatures with grace and humor. Michael turned our report around the same day knowing we were under a time crunch. We would definitely recommend Bay Home Inspections. We were truly blessed to have had their advocacy and support. We didn't expect to have any major issues, but it is nice to have fresh eyes and the benefit of their experience. Both individuals went above and beyond on our behalf to help us not only understand the handful of items that needed to be addressed but to also understand the many good things about the house.

Thank you for reviewing our services. Every review is received with great appreciation. This was a new construction inspection, so most people expect everything to be perfect and in place. Unfortunately that is not always the case. A builder is at the mercy of his/her sub contractors and the subcontracting firm is at the mercy of how any particular tradesman (or tradeswoman) feels on any given day. In this case we uncovered some electrical issues, small concerns with gaps in the exterior building envelope and minor air conditioning concerns. We also marked plenty of cosmetic issues with marking tape as a courtesy to the client. We are very happy to have met this client's expectations and pray for many years of happiness in their new home.

Mike and Jennifer-Lynn arrived on time and ready to start before I arrived. They were both talkative and friendly and that made it a lot easier to get through the process. The whole inspection took about 2.5 hours and Mike took the time to explain everything to me, as did Jennifer-Lynn. I don't buy homes very often. So, it was comforting to have someone explain things to me in layman's terms. They ended up finding things that I wouldn't have found on my own and so it was money well spent. My home hasn't closed yet. If it falls thru, and I end up finding another, I will definitely hire Mike and Jen again. I highly recommend them to anyone needing a home inspection.

After spending 5-6 man-hours (2.5-3 hours with two people) we uncovered many concerns, some of them expensive. Significant issues were found with the swimming pool, roof and some other areas. This, coupled with a large list of deferred maintenance and repair recommendations definitely altered the presumed value of the building. We are happy to have assisted this client and to have painted a clear and concise picture of the house for her. We will be here for her in the future regardless of whether she moves forward with this purchase and has questions in the future or if she requires our services again due unsatisfactory negotiations on the first parcel. The inspectors (there were two of them) determined that the roof was still leaking and that the repairs were substandard. They provided a very detailed report with explanations of the problems, as well as pictures. This detailed documentation will be very helpful when I discuss the repairs with the HOA. The inspectors were very professional and easy to work with, and were able to answer all of my questions. I would definitely hire them again.
Description of Work: I have a townhouse and have had recurring problems with roof leaks. The Home Owners Association hired a company to fix the roof, and I hired Bay Home Inspections to inspect the roof to see if the repairs were adequate. They inspected the repairs by going onto the roof as well as into the attic. They provided a detailed written report with pictures.

Thank you for this review. Our primary business model is to inspect residential and commercial properties for the purpose of purchasing real estate. We also perform many other functions such as providing Roof Condition Eligibility Certificates, Wind mitigation inspection and report, insurance for point reports, etc. Among our money duties we also offer services defined as "service calls". Sometimes people just need a professional opinion from a qualified individual that stands nothing to gain from the outcome, such as hiring a roofing company for a roof evaluation. In this case, this gentleman has the unfortunate circumstance of living in a townhouse where the roof is the responsibility of the homeowners association. The association hired a contractor to fix a roof condition above this unit, but the leak continued. To my knowledge, the roofing company arrived twice and still failed to fully address the concern. Our evaluation revealed substandard/incomplete work, active leaks and potential for mold growth in the attic. These items are the responsibility of the homeowner, since the association owns only the roof but takes no responsibility for actions related to a leak. The roofing company studio ground and said the repair was complete. Our report, complete with narratives and many photos marked with arrows/circles painted a completely different story. This client was able to take our report directly to the association and, to my knowledge, resolve the issue. We were happy to have assisted this client and will always be there for them in the future. Thanks again for the detailed review!

The home inspection process can be confusing and overwhelming for first time home buyers such as my husband and I. Bay Home Inspections was spectacular to work with. They were able to schedule us immediately. Once they were done inspecting, they walked through the home with us and went through their findings. They were very informative and patient to answer all of our questions. The inspection was held on a Friday, The NEXT day (Saturday) we had the report in our inboxes. Michael and his wife are the absolute best. I would not chose another company for your home inspection.

Thank you, we very much appreciate every review- this one included! We enjoyed working for this family, having inspected a total of two houses for them. Although it is our prayer that every house is in perfect working order so as to relieve the buyer from adding stress to an already stressful transaction, sometimes the news is less than perfect. Our findings for the first parcel that we were contracted to evaluate included a fairly typical list of recommended repairs and noted deficiencies. Our task as a state licensed home inspection contractor is limited to "observe and report", but never to diagnose. We are also on site to provide our findings based on a snapshot in time, evaluating and reporting on the condition of the home at that particular moment. Researching a the history of the house is well beyond our scope of duties. We always strive, however, to provide the the highest possible comprehensive overview of any given property. As a result, we do much due diligence/research on a given parcel prior to arrival. This research normally includes an overview of past satellite photos to determine if trees have been present in the past (but removed) that may have compromised foundational or plumbing components of the building. It also includes trail of ownership history so as to help us determine if this house has been flipped one or more times in the past thereby putting us on high alert of potential renovations that may have been performed in a substandard manner. Lastly, we try to research permit activity to determine if a previous homeowner has skirted the permit process so as to allow them to perform repairs that may be substandard. During our research of the first parcel for this family we happened upon previous foundation stabilization issues. Although no physical evidence was present on the day of the inspection, this house had undergone significant stabilization in the past. This must be reported on disclosure forms when the new buyer sells this house at sometime in the future, thereby affecting the value at the time of sale. Also create suspicion of the current foundational status, which is always unknown since it is an underground concern. Given this information, the family decided to pass on the first house and hired us to evaluate another. We have not been contacted to inspect a third property, so I guess the second one was "the one". We are happy to have met or exceeded this client's needs and expectations and also happy to have alerted them from the potential disaster of a house with foundational issues. As indicated under the provider service description, the inspection was a marvel of professionalism, seamless teamwork, and efficiency. Michael went so far as to research the permit history on the property - a task that is far beyond the scope of any standard home inspection - and discovered one expired permit (which would've delayed our closing, per the title company) as well as failures by the previous owner or their service provider to secure permits for other projects. Moreover, Michael and Jennifer were able to discern and identify slab-related moisture issues, and to recommend appropriate consultants that were integral to informing our decision whether to purchase or pass (for the record, we purchased). Beyond that, the Benders were available for and responsive to post-inspection questions and follow-ups to an astounding degree, even returning text messages while on a well-deserved Memorial Day vacation. Best of all, Michael has a great wit, and having accidentally left a pressure-test valve behind on an outside spigot, has endured a series of mock-ransom demand photos and messages, which begs the question: how often is it that you hire a service professional these days that not only does the job requested with immediacy and accuracy, but becomes a friend in the process? Jennifer, too, is a wonderful human being: I still re-tell her quote to me about her father's sage advice, "If you're going to be stupid, you'd better be tough" (after which, she said, her father would pat her on the head and tell her how tough she was ... an obvious joke, because she's a sharp as a tack). Jennifer explores attics and roofs with the thoroughness of a surgeon, while many other home inspectors won't even bother, or will just give a passing glance. I'd love to include a copy of their report to demonstrate the return-on-investment from securing their services, but at 47 pages, it would be prohibitive and unwieldy. Safe to say, however, that the organization and user-friendly format of their report enabled us to quickly prioritize our approach to repairs and improvements, afforded us considerable negotiating leverage, and ensured we weren't "buying someone else's problem" - something that can easily occur when "re-modelers" simply mask over issues or hide problem areas. Home inspections are non-invasive, of course - inspectors can only report on what they can observe, and provide insight and intuition, but cannot go into walls or otherwise penetrate the structure, which makes experience all the more valuable of a commodity when choosing a home inspector. In summation, I am as pleased as it possible to be with Bay Home Inspections LLC, and Michael and Jennifer Bender. It is increasingly rare in this modern world to find quality service providers in any arena, rather than people out to make a quick buck. Description of Work: Bay Home Inspections LLC - or more specifically, Lord Michael Bender and Lady Jennifer Bender (okay, I added the titles, but they've earned them) performed a comprehensive home inspection, including four-point wind mitigation report, on a home on which we were negotiating purchase in Tampa, FL. As per their standard operating procedure, Michael and Jennifer Bender (the company owners and operators) absolutely aced the inspection and went far above and beyond the call of duty in the breadth, scope and detail of their report, not to mention the astoundingly quick turnaround time (we literally had the report in our hands that evening). As humble and good-humored as they are professional, the Benders are as far from the "check the box" sort of inspectors as Michelangelo was from a house-painter, to the extent that Jennifer spotted a single nail protruding from the roof on a 2,700 sq-ft house and included a photograph and description of potential leak issues the nail could cause if not repaired. Their home inspection reports are masterpieces: coded with easy-to-understand graphics that indicate the nature and severity of the problem, accompanied by thorough written observations and recommendations, and replete with useful and informative photographs. If you're getting the impression that I have great admiration for the Benders - who my fiancee and I had previously hired to do pre-sale inspection reports on our homes - you're absolutely correct. I am in resolute awe of them as inspectors and individuals, and I only wish house-buying was something I regularly did so I could continue to engage their services. I contacted Michael Bender at Bay Home Inspections, after reading reviews here on Angie's List, and doing some searching about his company. The "A" reviews are so true! Michael and Jennifer-Lynn did a fantastic job! They did one of the most thorough home inspections that I have witnessed over the years and I have purchased several, houses and condos. Michael was extremely pleasant on the phone and was able to work with my time frame, even giving me the option to get the inspection earlier if a person who was supposed to get in touch with him canceled -- which luckily for me, they did. Michael and Jennifer-Lynn arrived promptly, introduced themselves and chit chatted briefly, then let us know what they would be doing and got straight to work, estimating that the job would take 6-8 hours for such a large home. It was wonderful working with these two people who were so personable and had such a great sense of humor! They periodically would let us know how it was going, or what they were working on, as they passed through the area we were hanging out in during the inspection process. We tried to stay out of their way and let them do their job, as we could see how detail oriented they were and were trying to focus on the work. I also knew it was going to take a long time, but I didn't mind at all since I knew how important this was, and I knew they wanted to make sure everything was covered., plus I could easily amuse myself while they were busy. When the inspection was done, each of them took turns showing us the few issues that came up here and there, and letting us know the best and easiest way to deal with some small things that could be taken care of by us with very minimal to no cost. They pointed out things about the house that hadn't even crossed my mind, and I have gone through this process many times. And it was so great to hear their easy fixes and recommendations to deal with now before any future issues came up in the house. Overall, they did a fantastic job! I was so impressed with how thorough and detail oriented they were and really enjoyed chatting with both of them during the whole process. When it came time to write the check, despite getting all the pricing ahead of time, it still kind of shocked me at how extremely reasonable -- aka cheap -- the cost was for this process. The amount of time and detail they spend on inspecting homes is incredibly valuable for the amount you pay. I highly recommend Bay Home Inspections ---Michael and Jennifer-Lynn --- They are amazing people and amazing inspectors!!

Well…, just,... WOW! We are always humbled when a client takes the time to write a book about their experiences with our company. Although this is a newer home, it is nearly 9000 ft.² under roof and comes complete with a boat dock, seawall, infinity pool, spa and, yes, an elevator. Despite being a newer home, this was a project where an older home had been removed from the property, so the grounds, grading and seawall represented an era past. We went over this property with a fine tooth comb and despite identifying a handful of deficiencies, we found this structure and related amenities to be generally sound and free of significant defect. We always like to provide good news to the client, but that is not always the case. This was a win-win, where we were able to deliver good news and make everyone happy. Wow! I cannot express enough how amazing Michael was at performing our home inspection. He and his assistant spent 7 hours combing through every corner and crevice of the home, including digging through the crawl space. He is an amazing professional who obviously has a passion for what he does. He then spent a lot of time going through and explaining everything he found in the inspection to make sure that I was fully aware of his findings. I would wholeheartedly recommend him to anyone needing a home inspection. I was a bit nervous about purchasing such an old home, but after Michael's thorough review and assessment, I feel much more comfortable about moving forward. He is a great professional, and I hope that we will have the pleasure of working with him again in the future. A+ all around!!!

Thank you for this shining review. Evaluation of structures that are at, near or beyond the century mark presents a specific set of challenges. As stated by this client, myself and my assistant were on site for approximately 7-8 hours. Although this was not well received by the sellers team, we do not depart from a property until the evaluation is completed to our standards, regardless of the time span. This moderately sized home was 104 years old, with a swimming pool and crawlspace under the building. I spent approximately one hour and 20 minutes in the crawlspace under the building. Proper evaluation of the crawlspace required tunneling and trenching through the soil in areas where adequate clearance was not present to allow access. This process revealed significant deficiencies with the structure that were notated and fully documented with photographic proof. This gives the client traction in the negotiation process so as to seek concession/reparations for significant issues. We were happy to have represented this client through their transaction to a degree that met or exceeded their expectations. It went well, everything was accomplished that was set out to be, he did a GREAT report after, he went above in beyond, he made sure me as a customer understood what was going on the entire time. He and his team chose to point out all the cosmetic walls that needed to be fixed as well before the house was closed on. He did that part as extra! HE AND HIS TEAM WENT ABOVE AND BEYOND, VERY THOROUGH HOME INSPECTION!

We were able to identify leaks in the exterior building envelope, minor plumbing leaks, exterior cracking, broken sills, one or more electrical concerns and other items that are not expected and a newly constructed house. Home builders are not typically pleased to see a private inspector arrived to critique their work, but we remain steadfast in protecting our clientele, new home or not. Would definitely Rehire or Recommend to friends and family! Just wanted to get that out of the way before the review gets cut off and you have to click 'read more'. I am a First Time Home Buyer and new to the entire process. However, as daunting as it felt, I ended up being rather comfortable with the experience. Michael and his wife Jennifer are very knowledgeable, courteous, respectful and very understanding. The major issue he found with my house was the roof and fortunately, the seller ended up being present during the inspection. The seller seeing everything that Michael pointed out was confident he could fix the problems and to help me even further, Michael went above and beyond to get my inspection report done the same day to mitigate any time constraints I might have. At the end of the inspection, Michael not only explained every problem he found, but went over the different methods to go about fixing them. Again, I'm new to the home buying process, but I don't believe what I saw was standard. I think Michael and Jen are awesome at what they do and will go above and beyond for their clients. If I'd recommend them to my family, then I'd surely recommend them to everyone else. I

This house appeared to be in very good condition at first glance, but after a little digging it was revealed significant repairs were necessary, perhaps even a new roof. We typically prefer having as few people as possible on site during our evaluation so as to allow us to be as focused as possible, but in this case the realtor reached out to the seller and had them come by to review our findings while we were still on site. Although this should have been accomplished at a later date and time, using the written report, we were happy to physically reveal our findings to the seller so as to provide credibility on behalf of our client (buyer). We were happy to have served this client and will always be there for him in the future if any questions arise regarding this report or any other subject, related or not. We pray for many years of blessings for this client in their new home.

Thank you for posting this review. Aside from identifying a host of deficiencies, leaks, conducive conditions for termites and other wood destroying organisms, our research also revealed that this house was being taxed on a swimming pool that was not present. The property appraiser posted this house as a masonry structure, and the seller also represented this building to be masonry. Upon closer examination, we revealed that as much of 60% of this building was comprised of wood frame. The seller was stunned and the purchaser was certainly taken aback, having been unaware of this fact despite inhabiting the house for many years. Since wood frame houses have a lower value than masonry structures, the tax base should also be lowered regarding this fact. We strive to go above and beyond being a run-of-the-mill company that specializes in identifying simple deficiencies. Although our task is a snapshot in time, we take the time to research a property including permit history, ownership history (trying to determine if the property has been flipped one or more times), satellite photos, etc. We do not rely on official records as is clearly detailed in this response. We were happy to have met or exceeded this client's expectations and were honored to have served them!

YOU WILL BE HAPPY....GUARANTEED :)) Michael and his assistant are professional, knowledgeable, just a simply awesome duo! I was almost giddy that I had found an inspector that met everything on my checklist. Michael is licensed through DBPR (Florida Department of Business and Professional Regulation, and InterNACHI (International Association of Certified Home Inspectors. He has received countless positive reviews on Angie's list and other comparable websites; and although he's not a member, he's never received a negative complaint with the Better Business Bureau. Finally, as a plus to my personal list, his business is a Christian family owned business! With all those pluses, I knew my parents were in great hands. From the first phone call, I could tell that Michael knew what he was doing. He did what I call a "reverse confirmation" were he ask that you email him to include the date and time of your appointment. I'm sure this is to reduce any miscommunication...great idea! On the day of the appointment, my parents arrived towards the end of the inspection. Based on their account, they were extremely impressed with how Michael conducted his walk through. My dad, a former home builder himself, said that he was quiet impressed with how meticulous the home had been inspected. For it being just the two of them (Michael and assistant), nothing was overlooked!! My parents did not feel rushed at all. Michael offered great suggestions and explanations. Many with cost savings in mind! Mom and dad said that the conversation was like speaking to a trusted friend. In the end, we received a very timely and specific report (WITHIN HOURS OF THE INSPECTION)!! Everything that was stated at the walk through was included in the final inspection. Overall, I would absolutely use Michael again and again!! He's A+++++!!

This is the second time we have used Bay Home inspections, and could not be happier. Michael and his wife do great work, are very honest, and thorough. I called Michael on a Friday needing an inspection on Monday and he was able to work me into his schedule. He promised my inspection report within 48 hours and I had it in under 16 hours from the time he finished at 5:30pm. Bay Home is definitely a company I would recommend to anyone needing an inspection. I want to say that honesty is very important when hiring any company, and I learned first hand dealing with Michael and his wife. Michael over charged me by $10 on our first inspection, and called me within 30 minutes of leaving the residence. He said he would make it right and put a check in the mail. Two days later a check for $20 was in my mailbox with a written apology for the mistake. Michael and his wife are outstanding and honest people and are highly recommended.

We very much appreciate this wonderful review! As this customer stated, I accidentally overcharged them $10 at the conclusion of the evaluation. I did the math in my head hastily and made an honest mistake. I felt bad about it, but as the client stated I made it right as quickly as possible. We treat people in the same manner that we would wish to be treated if the tables were turned. This client also mentioned that we were able to schedule them quickly and turn the report around in record time. Unfortunately, expediency of scheduling is not typically our strong point. One catch 22 in business is that if you conduct business in such a manner as to be in demand, your availability becomes limited. Although I can not create more hours in a day so as to allow me to accommodate more people, I can do things such as staying late at the office to expedite the report delivery ahead of schedule to try and accommodate for our sometimes less than desirable scheduling options. The client also indicated that they had used us on more than one occasion. There is no stronger indication of meeting a client's needs then repeat business. We thank you very much for taking the time to highlight these characteristics of our operating procedures for other Angie's list members to see and use in their decision making process as they choose an inspection firm to meet their needs. Complex properties require us to move a little slower and spend additional time with the client. In this case, the client was also against a very tight time deadline. We did what was necessary to fit them into our schedule and to generate the report well ahead of schedule so as to meet their needs. We were happy to have evaluated this property for the client, and also to teach them how to use the property such as identifying locations of electrical service main(s), plumbing mains, separations of systems between the mother-in-law apartment and main house, etc.. We feel that our job is not done until the client has not only been made aware of deficiencies that have been identified also educated on maintenance, use of major systems, etc. We are happy to have met this clients needs and grateful for this wonderful review.

This is the ONLY home inspection company you'll need to call, and the only home inspectors I'll ever use!! I've used them twice and could not be happier. Punctual, extremely thorough, a high level of expertise, and all around good people. They'll give you their absolute honest assessment and opinions based on what they've seen...and don't sugar coat anything. They give you exactly what you'd expect when making the largest purchase of your life. From foundation to roof, electrical to plumbing, you will know exactly what you're walking into. After their inspection is over, Michael and Jenn will walk you through and around your new home to go over all findings. They will also explain how things work around the property if your are unsure. Due to scheduling conflicts on my end, our inspection landed on the last eligible day to be completed, which was a Friday. Michael knew this and went out of his way to complete the written report the next day (Saturday morning) and had it to me by 10am! Both I and my realtor were very impressed. The report was every bit as thorough as the inspection and detailed everything needed to provide a contingency list to the sellers. Due to the reports thoroughness, the seller was more than happy to oblige in the completion of all contingencies! I never refer anyone unless I am 100% confident of their abilities. This is the first and only review I have ever completed for any sub or contractor. Bay Home Inspections has absolutely earned the review and my business / referrals.
