from day one it was smooth sailing. with over a million dollars at stake and the possibility of a law suit filed by the buyer, I didn't know where to turn. That's when I found Open Permit Services and Jack Wolf. In less than 3 weeks, I had a valid permit in hand, and engineers letter for the city of Miami Beach, and a final inspection. a copy of the inspection hangs in my new residence. i am convinced that without Open Permit Services, I would have lost the buyer and possibly defaulted on my mortgage. not only did Jack Wolf do everything he promised, he went out of his way to call me every day with an update. thanks to Jack and Open Permit Services, I'm enjoying my retirement, and things couldn't be better.

See above. It went well and the company was great.
Description of Work: I had a building code violation of an expired permit for the istalllations of huricane shutters which were installed by another contractor about 15 years earlier. To cure that violation, the city required a lot of documentaion which I didn't have. Mr. Wolf, who is the owner of Open Permit Services, told me how and where to locate that paperwork. After I did and presented it to the city they asked for more things which couldn't be retrieved from Broward County's building department. So, I called Mr. Wolf again and hired his company to take over the entire project. He located what was being required and hired his most reliable sub contractors to correct the non-compliant issues which caused the shutter installation to fail the Final Inspection. He corrected the installation, cleaned, lubricated, and serviced all the shutters and then called for more inspections. Eventually, we were able to close that expired permit. After the shutter issue was solved, he helped me with my homeowner's insurance mitigation inspections to 'legalize' my garage door and other exterior doors in order to prove to the insurance that those components were 'Product Approved' which ultimately lowed my insurance premium. I can't thank him enough for the dedication he showed. He stayed on even after the shutter matter was resolved and saved me a lot of money on my insurance. Thank you Open Permit Services.

Contracted with Open Permit Services owner, Jack Wolf, in April 2011. Paid $3000 deposit. Had to postpone the work to 2012 because of tenant issues. Although he had almost a year, I was told in January the work couldn't start on schedule because there was a permit issue, so kept a window in February open. I had told Jack I wanted to meet with the contractor to tell them where to put the furniture and make sure they weren't trashing working appliances, etc. I also wanted to know if our hot water heater was alright or not because we believed the previous homeowner had been allowed to install and keep it because he was a custom builder who did everything to code. However, despite his reassurances that he would find out what needed to be done with the hot water heater, he never found out. Then, because Jack didn't know or told me the wrong date on purpose, and didn't follow up with my request for the contractor to contact me directly, I wasted a trip from Ft. Lauderdale to Key West to meet them but they didn't show up. Instead, I took out the large furniture, washer, dryer, wall hangings, etc. The only thing I didn't move were plumbing fixtures, hot water heater, and the wall and window ACs. The demolition contractor came a week later, on a day when I couldn't make it because I was behind work from the previous week. Sure enough, they trashed everything that wasn't already taken out. Except the AC that worked and they left the unworking one outside on the ground with the hot water heater. I got there the next day and was shocked. I talked to Jack and he got them to return the AC. He wanted the next $3000 before calling for inspection. We paid that to get it done because the permit time limit was expiring and we had tenants coming. But we also needed hot water and the floor tiles fixed. I called Monroe County and was told the hot water heater was not part of the demolition and could be re-installed. So we hired and paid $500 for another plumber, electrician & handyman to re-install it, and deducted it from the last $2500 payment to Jack. But he told the demolition contractor he couldn't pay them in full because all we had paid was $2899. They weren't sure if they were going to be paid anything so they contacted us and threatened to put a lien on our house. They forwarded a copy of their contract with Jack to us and it was only for $3430. We could have $4570 by contracting directly ourselves! Our contract with Jack was non-specific as to what work would actually be done, and trying to get specific later on did not yield any benefit.... And we still have to fix the tile.
Description of Work: Remove (they call it demolish) interior walls, plumbing, appliances & furniture from a ground floor rental suite. And get electrical & plumbing to comply with flood zone requirements.

I believe [member name removed] greatest complaint is that curing the violation at her rental income/vacation property in the Florida Keys took longer than she expected. From my point of view it took much longer than expected which created a serious burden on us as well. When we were prepared to start the work, it was scheduled and rescheduled several times over the course of of the 'cure' because she would give us a very short window of opportunity in which to perform the intended task. Specifically, as an example, on most ocassions she would allow us from the time one renter would leave (Saturday morning for example) untill another would arrive (Sunday afternoon for example) to do some of the work required. My contractors could not, and should not, have been required to work under such circumstances. And for that reason, several sub-contractors eventually backed out of the project. In the Florida keys, it is very difficult to get tradesmen to work on weekends when they are more accustomed to relaxing at home or on their boats or partaking in some other recreational activity such as Scuba diving. While [member name removed] is a lovely person, who was trying to bring her property into compliance, she must accept the fact that it was under her ownership/watch that the violations were created in the first place and that she put rental income/profit before the cure. Eventually, she gave us a period of several uninterupted days to do the work, which we did, and cure her violation.
