Mike was great at follow-up. He even offered advice when I told him the rates I was comparing. He told me without bias to go with a rate that was offered by another company. I would recommend him to anyone looking for mortgage or refi advice.

Overall the experience was great. I was a bit hesitated in the beginning as they are not anywhere near the property or myself. I was making a bet. I had another local company referred by my realtor but their closing cost is quite high (though I have to say I didn't really conduct an apple-to-apple comparison because the local one quoted me on a different term loan, my hunch is they charge more). Guraranteed Rate does have an attractive closing cost and I'm going with it based on all the positive reviews I saw here. Note: Michael is the team's head who I believe oversees the operations but I work with Peter Doucette mostly on everything and he is very professional and responsive. To sum up, the PROS are: Cost - like I said, they have very competitive closing cost (at least based on the one other comparison I've made against). Speed - from the 1st day (8/26) I contacted them, to officially submit an online application (9/2) to close (9/30) - the lead time is amazing (already included a 2nd appraisal in between also). Convenience - because of where I am (China) and where they are (Florida), there's major time difference (12 hours). I need to communicate mostly via email and at critical times, phone. I still found it pretty painless (especially I also have a great realtor to help the coordination on the groud of the property area with the others in the process). I am relatively high-maintenance and like ongoing status update (just to make sure!) so I do make an effort to proactively ask for updates which I do get timely and satisfatory progress. The CONS: (not a whole lot) Lack of details fee estimate - I am not sure if it's because of the lead time but I wasn't provided with the full good faith estimate sheet that I can use to make full comparison with the other quote I got at the time I need to make the decision. I did get a quote on the loan origination fee and rate (on the day I lock). I feel that without the full GFE statement, it's hard for someone not very savy like me to feel comfortable with the comparison. Though I believe it turns out I did get a good deal in a very short timeframe, I wish this is something they could provide to whoever feels the needs to have, to make them feel complete comfort. Overall I thought it was a pleasant experience. I have to say Peter's professionalism and customer service is exceptional. I would definitely recommend Michael and Peter to my friends.

The interest rate and overall cost that he was able to obtain was much better than anything available from my local banks and better than anything else I could find. Michael locked in the best possible rate at the perfect time He was very prompt on all phases of the process He was flexible about the closing date and adjusted the paperwork to reflect our buyer's ammendment to extend the closing He was able to get a larger lender credit that anticipated and promised He has an amazing support staff who are professional, friendly and very efficient Michael or other staff were always available to answer any question in a timely manner. Even though Michael was in a different state from the home we were purchasing, there was no negative effect whatsoever, everything was handled on the phone and was very convenient.

Reviewed my life circumstances in relation to getting a re-finance. Discussed all the relevant information needed to refinance, which I provided in an online application. I was told that I would be contacted in a few days after review of the information. I was not able to use the provider's services, which the provider knew before following up to inform me of why I could not refinance, when I would be able to and the applicable circumstances to me. My experience with Guaranteed Rate was better than what I could have hoped for. I have basically given up on searching all the internet mortgage companies and the frustration of the whole ordeal. Soon as I thought I found a decent company online, I would end up finding pages of complaints along with some good reviews. Then came across this company on Angie's with perfect "A" rating and no complaints, plus also a local company for me. Spoke with Peter, Mike and the team at Guaranteed got the ball rolling and was able to get my new loan closed within weeks. My old mortgage company couldn't even get a approval within the time for me. Peter and the Team was very responsive to any question I had, quickly responded by email or phone. Very responsive to phone/e-mail communication They locked you in at a great time and were able to float the interest rate down without having to ask Delivered on all promises (combined both my first and second mortgage to a 15yr fixed and all fees were as discussed) Didn?t matter that we never met in person. All communication via e-mail, phone and fax went worked well.

I found Michael Murgatroy and his team at Guaranteed Rate on here and they had such wonderful reviews. I was a bit nervous since they were out of state but reached out anyway. They pre-approved me for my home loan and walked me through every step of the way while informing me of a local office if I felt more comfortable going that route and face to face with another team. I am glad that I decided to trust them even if there was distance. It was a truly a great experience and with me being a first time home buyer I had no idea what to expect. The entire team was always able to answer my questions and Michael was there every step of the way as well. I closed on my house in about 30 days and couldn't be happier. They got me a great rate at little to no cost. I recommend them to anyone in need of a home loan even if you are not near their office.

Mike and Jason were very prompt in returning messages. They processed my paperwork quickly and were able to offer me a good rate. My personal bank was able to offer me a rate discount and a credit to closing costs, so in the end I did not end up using Mike and his team. But they were very professional, prompt, and courteous. I was introduced by our seller's realtor to Mike while going under contract on a home purchase in Georgia. From the start, Mike was highly encouraging, highly informative, and highly responsive to our needs as first time homebuyers. Their incentives and programs were competitive with the big banks and we feel very comfortable that we chose the absolute best. We are scheduled for a closing at the end of the month and there is a possibility that we'll close early....which is virtually unheard of when dealing with a lender. Great to work with. Andrew Fishman took our application and was very easy to get in touch with. He patiently answered all of our questions and kept us updated with the progress of the loan. Be prepared for lots of paperwork although that might be the nature of the mortgage industry these days. The process from "Approved" to "Scheduling a Closing Date" took a while but eventually happened. I would have liked to have been updated a bit more during this part but when I emailed asking for updates, Andrew responded quickly. I would happily work with them again and recommend their services.

In a nutshell, everything went very well. We were under a real time crunch. We were buying a house for my son and daughter-in-law to rent from us and they needed to be in by early August. We didn't find a house until mid July, so we had less than a month to close. On top of that, the house was in Iowa, we were in Missouri and my contact at Guaranteed was in Florida! We found a house, got all of the paperwork rolling and everything moved along well until the inspection turned up some signfiicant issues. Guaranteed Rate was able to get us approved within two weeks, so we were good to go, but we couldn't come to terms with the seller and had to find another house. Thankfully, we did, and just closed (on an even better house!) on August 26. We were able to arrange to do the entire closing by overnight mail, saving us about ten hours of driving and me a day of vacation. We decided to use Guaranteed Rate based on the price, but will definitely go back to them because of their service. Getting a mortgage is always a bit stressful - kind of like passing a final exam for a required course - but the folks at Guaranteed Rate kept us informed and made things go as smoothly as possible. I would definitely recommend them to anyone looking for a mortgage, whether for a primary residence or for investment property.

Everything went smoothly. The one hiccup, according to the closing agent, was that the settlement statement had to be redone at the last minute, which postponed the closing by a few hours.

From the minute first contact was made, Mike and Peter were extremely willing to take the time and answer all the questions I had regarding the mortgage application process. I believe in total, Peter probably spend anywhere from 3-4 hours on the phone and through email addressing questions and "what ifs" I had about the process. Of course I also obtained a second estimate from Wells Fargo. Their interest rate was the same, but the closing credits that they provided could in no way compare to Guaranteed Rate and the experience was substantially smoother (speaking from past experience with Wells Fargo). I always felt as if I was an important customer with Guaranteed Rate, and not just another number to meet a quota. If you are concerned about them being in a different location than you, please don't. Everything was done very smoothly over secure email and telephone. He took time out of his day to essentially just give me advice which is awesome. So impressive that I intend on bringing them my business when I refinance my investment property

I have contacted LOTS of banks and mortgage providers recently and none were anywhere near as helpful and professional as Mike. I hope to be able to use him at some point in the future and would certainly suggest him to any friends looking for a mortgage.
