Above and beyond; per usual. This is the second time we have worked with Mike Murgatroy on financing for our mortgage, and I would never consider working with anyone else. He is extremely patient, honest and hardworking. Sometimes I feel like my questions are a little silly because I'm not a financial expert, but he always takes the time to explain everything to a T. He really has gone to great lengths to protect my interests and watches details like a hawk. He helped us to refinance a home that is underwater and made the whole process very painless. Guaranteed Rate was a pleasure to work with. I was impressed with Guaranteed Rate from my first inquiry request. Not only did they respond quickly, but they gave me the most informative overlook of the application & approval process. They educated us on multiple ideas/concerns that we had which ended up saving us money and didn't make us feel like any of our questions were silly. We searched a few different mortgage lenders and Guaranteed Rate beat the competition easily and came through with their quoted rate. Their commitment to making sure we were satisfied floored both my husband and I. In addition, we really appreciated that they provided us pre-approval letters last minute on a Friday night without a whole lot of notice on our end. Guaranteed Rate was clear in their instructions of what we needed to do/provide to get our loan approved. At the end of it all we actually felt that the loan process had been so easy we must have missed something! We had the final HUD 4 days before closing and the estimated closing costs were only off by $25! Not only were we satisfied with the closing process, our agent appreciated how well Guaranteed Rate handled our papers. While our purchase was in Oregon and they are in Florida, it did not make one bit of difference as his entire team was available to us and our agents.

Provided mortgage servicing. Initial contact went well. Advised I wanted to get 2 separate mortgages at the same time- understand this is out of the norm and more complicated a process. Process took nearly 2 months before being advised it would be to difficult to do both at the same time and would have to complete one then the other. Lack of communication also left me with expectations that were not met. A good credit was provided for delay in processing.

Our experience was very positive. Andrew helped us get a good rate and great closing terms (no cost to us). Overall, the process was easy and relatively quick. We did have a few glitches along the way but we are very happy with the company and highly recommend them.

We wanted to combine a conventional fixed and HELOC loan. We qualify for the HARP loan but our house has been designated as under water by the bank, though we pay high property taxes. We were unsure how to proceed. I spoke with Andrew Fishman of Mike Murgatroy Guaranteed Rates. Andrew analyzed our options and suggested a plan that would bring us the best benefits. He walked us through a step-by-step process that will help us achieve our financial goals. He outlined several tasks that would have to be completed before we could begin the process. This is the second time we've used Mike and it went amazing - smoother than we could have expected! Mike was very responsive and helpful when reviewing mortgage options for my son. He followed up promptly when called or emailed. My son did not end up buying a place so we never completed the entire mortgage application process, but I am confident that it would have gone smoothly as Mike is very thorough and has high standards.

The refinance went very well. I had been looking for well over a year to find a company that would re-fi me. I have excellent credit and employment history, but my house is underwater and I do not meet the requirements for HARP/HAMP. I was just looking to get a competitive interest rate. I thought I was s*** out of luck, and I was starting to resent home ownership, but Guaranteed Rate (GR) was able to do a refi and they offered a handful of benefits that others did not. Although all (3) of my credit scores were above 800, my bank (Wells Fargo) would not refi me after being a customer 20+ years and being in their top 3% of customers. My present mortgage holder, PNC was no help and just assumed I was trying to default (they suck--avoid them like the plague). GR offered a competitive interest rate, took my refi with less than 20% equity and let me make a one-time PMI payment upfront. All combined I saved about $400 a month. Not only is this a financial savings, but a big "peace of mind" improvement. I was initially a little unsure about doing the process remotely, but it went smooth and I only had to FAX one document, which was my fault because I didn't have a complete tax filing to submit electronically. Closing was done with a local title company and the Title person was friendly and professional and commented that GR's materials were thorough. I would also note that the GR reps that I worked with: Michael Murgatroy, Andrew Fishman and Connie Barnwell were very responsive. I was actually travelling for work during the bulk of the paper work process and was able to do quite a bit away from home. I don't think I ever waited more than 12 hours to get a response on anything. I can't say the same for my local bank or mortgage company. In short, I would highly recommend GR.

Mike analyzed all options for me based on conventional vs. VA lending and came up with the best strategy to pay off both my mortgages with no closing costs. With the lender credits he passed on to me, he beat the other lenders I spoke with by $5,000! Mike isn't looking to grab every last nickle, which is why he can be so much less expensive. That approach is why I will use him for ever whenever i want to lock in lower rates. The process was smooth as glass. Mike and I came up with the plan together, and his team worked seamlessley to get me through closing. The process took only a matter of weeks because they pay attention and keep plugging away. They will go as quickly as you can provide the info they need. I can't praise these guys enough. You will not find a more honest and cost appropriate option to refi or purchase with.

Had a bad experience trying to refinance through a bank but had never used an independent lender. Found Mike and Guaranteed Rate on Angies List and was impressed with the reviews. Mike and his team were fantastic - very personable, fairly easy process and I felt as if they were really on my side to match the best financing solution to my goals. This was a very different experience than the adversarial attitude of the bank. Even when we hit a bump, everyone on the team worked together to overcome it. Andrew, Connie, Monica, Jim and of course Mike - were a pleasure to work with. I would highly recommend them!

We ended up not using them only because of extenuating circumstances. They are a great team and very knowledgeable.

So far so good! I am refinancing my deed restricted home in colorado and with that comes challenges. Andrew with Guaranteed Rate Mortgages has been very responsive and helpful. We have not closed the deal yet but we are well on our way.

OVERALL The overall process went very well, though longer than anticipated. We hit a major snag due to the government shutdown, and I would say 90% of the problem was not Guaranreed Rate's fault. GR was extremely responsive, my rate at closing was lower than promised, lender credits offset all but $141 of GR's fees and the closing was a breeze...I was very pleased with Guaranteed Rate! CONTACTS My main contact was Andrew Fishman, he was excellent and went above and beyond in all my interactions with him. He was prompt in getting things done and answered his phone every time I called during normal business hours, which is increasingly rare these days. Andrew was incredibly helpful (he even looked up some info while I was gathering documentation to lessen the burden) and patiently answered my many questions. Just before closing he emailed me the highlights on my closing docs, which was extremely helpful! Andrew said there was a team behind the scenes that were a big part in the process and helped him get the job done, though I didn't speak to them, they seemed to work wonderfully with Andrew. My secondary contact was Connie Barnwell and we communicated mostly via email and voicemail messages. We connected once or twice on the phone and she offered to contact my accountant when I had an issue doing so. Since I found Andrew to be more responsive, I dealt with him more often. Monica (I forget her last name) was my contact to set up closing. We had a little back and forth with scheduling date/time and she was very responsive and pleasant. GR sent Barry (a notary) to my home for the closing. Barry was very helpful, pleasant and efficient. He said he would get the docs submitted that day so that I would receive my cash out payment the next day via overnight express delivery and that is exactly what happened... at no extra charge. TIMELINE My first date of contact was September 16, online application completed September 19, after requests for various documents I signed off on the official application September 27, then more documentation was required by their underwriting department (which is where the government shutdown issue came into play) so we closed finally on November 12th, which was one week after my rate lock was set to expire- though they extended that deadline due to the shut down. SNAG GR underwriting dept required verification of my tax returns using fed form 4506t (this is standard procedure), but the IRS was closed due to the government shut down. Guaranteed Rate allowed a letter from my accountant for verification due to this issue, but my accountant was reluctant- though eventually came through. This wasted weeks of time, again, due mostly to the government and my accountant...but perhaps a week of that was on GR. I was not in a rush to close & since GR extended the rate lock (without my asking) there was no problem. OTHER GR requested that I mention how I felt doing business with a company that was not local. I had no problem with this at all. I don't think that a local company would do better. I own 3 properties, have mortgages that were refinanced on all three and GR was the most responsive lender I have dealt with by far. I will warn that my particular loan required an overwhelming amount of documentation, but I understand that the new laws are very strict and also that my refi was not typical since it was a non-owner occupied multi family.

The team was very professional. The process was a bit long (about a month and a half to two months), but they told us it would be. In the end we brought less to the table and had a lower rate than they originally quoted us. It was a nice surprise.

Mike's experience in structuring loans was extremely helpful. Our offer on a home was accepted, but during the inspection we learned it needed a new roof. The seller's were prepared to walk away because they didn't think we could get a loan without the lender getting involved and slowing the process. Mike explained to the seller's how we could structure the loan to meet everyone's goals. It saved the deal and we got the home we wanted. Mike also stepped into a financial adviser role for us. We told Mike we wanted to put 20% down on our mortgage in order to avoid PMI, but Mike listened to our goals and understood that we wanted to make a lot of immediate improvements to the home. He explained how putting 10% down made more sense for us. Its proved to be sage financial advice. Mike also timed our rate lock perfectly, and was able to exercise a float down provision to lower our rate by .25% at closing. Mike has a great network of professionals. He referred us to an expert insurance agent who navigated us through the process of getting insurance when the roof and electrical issues had to be repaired. Throughout the process Mike and his team delivered exceptional service. They were always available to answer our questions.

We are relocating from Washington to Texas and needed a Pre-Approval Letter to even begin negotiating for a new home. We had gone to several loan companies that were recommended by builders and agents, but felt they did not have our best interest in mind. I decided to check Angie's List. This is my first time, and, definitely, not my last time, to use Angie's service or to use Guaranteed Rate. Our credit score was borderline and we could not have companies keep requesting credit reports. It is October 2013 and we will not close until April or May 2014. We needed to get the house started so that we could concentrate on selling the home in Redmond, WA. Andrew actually listen and understood where our credit strength lied and was able to secure a Pre-Approval Loan. The loan took off pressure to sell our home in WA and gave us options to secure a better loan; if needed, when it's time to close. I was very leary of using this company, but it worked out very well. I knew of their high rankings on Angies' List, but my realtor didn't like that they were out of state and essentially "an internet loan". After competivly shopping them against local brokers in Boise, the Guaranteed Rate team still had a better quote and, after speaking with them several times, I felt that it was worth a go. Turns out no concern was necessary... they're definetly a professional orgainzastion and much larger than I originally thought. My package was handled professionally by several of Mike's team members; the loan closed ahead of time and I'll definetly use them again. This is my 7th home purchase and I'm no stranger to mortgage loans and brokers. Mike's team gets the nod from me.

Advised best product by asking me all my short and long term goals?dropped my current rate by almost 1.5% 3. TIMED lock perfectly before rates jumped to over 4% on program I proceeded with. 4. Everything handled by phone, email, Fed Ex?didn?t matter they were not local. Don?t cost yourself thousands by limiting yourself to local lenders (would have costed myself over 250/month if I stuck with local lender) 5. Mike was in constant communications and insured everything and everyone performed to his standards.

My wife bought a 780 square foot condo in 2005 before we met, right before the market crashed. 3 kids later and we were bursting at the seams. We tried to sell but we owed about what it was worth and could not sell without draining our bank account and leaving ourselves with no deposit for a new home. Guaranteed Rate turned our nightmare into our dreams and I can't overstate how great the experience was. Bravo!!
