Guaranteed Rate under-promised and OVER-DELIVERED!!! Michael Murgatroy and Peter Doucette are outstanding Loan Officers. They answered all my questions and were always available. Service was outstanding and exceeded my expectations. I live in Kansas and was a bit hesitant that Guaranteed Rate was in Florida. My Realtor pushed me to use a local lender but I am so glad that I ignored that advice and stuck with Guaranteed Rate. Despite a small increase in mortgage rates before I locked in, Guaranteed Rate honored the initial rate and also gave me an option to take advantage of lender paid PMI as I had 5% down on a conventional loan. The actual lender fees were less than initially discussed and disclosed on the Good Faith Estimate. Connie Barnwell was the processor and she had my loan package to the title company three days before actual closing, which reduced my stress level. The uploading of documents was easy and saved me time/energy as I didn't have to travel anywhere. I plan to utilize Guaranteed Rate for future lending needs and will recommend to friends and family.

Michael and his team at Guaranteed Lending worked with me for weeks while I shopped around to find the best deal for a new home loan. They never pressured me or gave me incorrect information, even if it was not beneficial to them. In the end, I went with Michael because he was able to offer the best deal, but it was the experience and helpfulness that will get me to use them again and recommend them to all my friends. He always kept his word and never went back on any offer he made me, and they closed on time. What more could you ask for? Simply the best lender experience I have ever had.

Mike and his team are wonderful. I have used them for three home purchases now in three different states over a period spanning more than a decade and it has always been a wonderful experience. He and his team are extremely responsive. I had a unique situation where I needed a document and they went the extra mile to find me someone that could physically go into a court house across the country and get it for me. This was above and beyond! Their system makes upload of all the documents you need to submit very easy and secure. I always know I am going to get the best rate at the best fee (and this time it was no fee so you can't beat that)! HIGHLY RECOMMEND!

Please note - I am an active real estate agent in Franklin TN - this is my perspective from both a personal and professional standpoint. I was introduced to Mike via a client of mine who swears by the referrals he uses from Angieslist. After Mike did a tremendous job for them in April 2014 on his home purchase I sent him a financing referral. The job he and his team did in closing a VA loan in under 30 days (with 2 days to spare as it happens!) is testament to the level of organization, knowledge and communication between all team members. As an agent I have often steered away from out of state lenders because they aren't available when crunch time comes and there is a problem. Mike has TOTALLY changed that opinion and I am actively sending more business his way. I like to think I have a better mortgage brain than most agents when it comes to problem resolution but I've found that Mike really gets stuck into the details to get things done the right way, the first time. As we all know, the difference really is in the details and I cannot endorse Mike strongly enough from that perspective.

I purchased a condo that was a Short Sale property, paying cash up front and then seeking a mortgage after closing on the property. My bank of nearly 30 years was approached prior to closing to arrange financing after the sale. I was seeking a mortgage of $125,000 on a property that I paid $200,000 for and have had other loans with this bank over the years. My highest credit score was 822. The bank would not lend me money, after being a great customer all of these years, because the bank had a policy of not financing a cash deal until 6 months after the closing. Not willing to wait, I connected with Mike, whom I knew previously, via Angie's List. Mike, and his team, got me the financing that I wanted, at a great rate. thru Fannie Mae, without having to wait. We used Mike Murgatroy at Guranteed Rate this year to mortgage our home and were very pleased. I was hesitant at first since there isn't a local office in TX but this was a non-issue. Everything was done in a timely manner and his staff was very proficient and professional. The best part is we saved thousands on our closing costs with a reputable company. No smoke and mirrors. Where most closing costs are 2.5% to 5% of the sale price, we paid less than 1% in all costs.

The staff was very helpful, prompt, and professional. We got a great interest rate on the refinance, and Guaranteed Rate provided a lender credit to cover the closing costs. Probably the most time consuming portion of the process was the gathering of documents by us. Guaranteed Rate staff made it relatively painless by listing exactly what was needed, and providing an easy and safe on-line method of transferring and signing the documentation. The entire process was completed within a month.

Mike and his team were incredible. We were working with another local lender (Pacific Residential Mtg) who basically pulled a bate and switch on us by not locking our rate at the rate he'd quoted. He wasted a full week of our time to close and although we were short on time, Mike's team agreed to help us. From the moment will filled out the online application which was crazy easy, Mike's team was in virtual constant contact with us. We got a call within hours of filling out the online application - over the weekend! Mike talked us through the whole process and provided a simple to understand, incredibly clear quote on rates, lender fees and credits and explained to us in plain English what options we had so that we could make a very smart and informed decision on which loan to go with. Given our decision to switch lenders when we did, our real estate agent was nervous about the fact that Mike's team wasn't local. This actually worked to our advantage I found. Mike's team was up and working (on east coast time) before we came online here on the west coast. His entire team was incredibly responsive and we closed in record time (faster than we've ever done with any other lender). I couldn't recommend Mike's team more highly. Our title company also noted at close what a great deal we were getting and that other lenders couldn't touch the rate and fees that Guaranteed Rate offers. He also noted that Mike's team is easier to work with than the local Guaranteed Rate office! The process was so easy - we used docusign and a secure website to transfer sensitive documents. And if we missed anything, we got a call - not days later - but almost immediately telling us what was still needed. Connie on their team was just amazingly fast. Do not hesitate to use them for your next mortgage.

This was the second mortgage with Mike and the guaranteed rate team and, once again, they did not disappoint! Mike is a straight up honest guy and his staff are all extremely punctual and responsive. The application and quoting process was really quick and painless and their website is really neat. I could log on anytime and get a real-time status update on my loan. Everything worked like clock work and they had my re-fi finished in a couple of short weeks. We were able to cut our mortgage term in half with only a minor change in monthly payments!

In fact, there was a bit of a "hiccup" at the closing table (the other side was arguing certain closing costs/credits) - and thanks to Andrew's advice, I actually saved 3,000.00 - something that my real estate attorney could not even figure out. Initially, I was concerned about their being located in another state, but the automatic application support process made things as if they were right around the corner. Not living in the same state I was initially concerned, but had a better and easier experience with Andrew than folks locally. The service was explained well at the beginning and I feel I was treated as a beloved family member. I will use them again!

Mike and his team and very professional and efficient. Best prices for home loans. We've worked with Mike several times. He always gets it done. He works with agents and title companies across the country. We're in Oregon while he's in Florida. He is mindful of time zone differences and always gets the loan done on time. We have also referred friends to Mike. We will continue to use him and refer our friends.

I have a lot of faith in the reviews on Angie's List. So I decided to see what was offered in the form of home loans. I found Guaranteed Rate and decided to make application to be pre-approval for a home loan as I was looking for a new home. I like having the pre-approval in hand when I find a house. I believe it makes my offer stronger. My first response came from Mike Murgatroy who was so personal and answered all my questions via email or phone promptly. We completed the application and were pre-approved for a home loan then started shopping for a home in earnest. With each question I received a quick response and I felt like I was a member of the family because of the thoughtful responses. Ultimately, my direct contact was Andrew Fishman. I can't say enough about Andrew. He responded so quickly to every question and concern. The absolute best thing he did for us came on a Saturday morning. We made our offer on Friday night and the seller had a question about our pre-approval on Saturday morning. They wanted to actually speak with someone from the mortgage company to verify something. I sent an email to Andrew explaining what we needed. Andrew called me from his personal cell. He was at some kind of family gathering. Nonetheless, he called the seller's realtor and provided the information to them that they needed. Then....they accepted our offer! There is something more to it, though. Andrew called us and responded in such a way that indicated he personally cared about the outcome. It was great. I have to say a word about Connie Barnwell. In order to complete a loan application there are a million (literally) papers to fill out or documents to send. Connie and I emailed each other endlessly until it was done. This company makes sure and certain all is verified and backed up before they send anything out to be approved. Although that is great, it's also kind of annoying to keep getting requests for "one more thing". Ug! It was tedious. Even though I was a little frustrated with the detail work, Connie hung in there with me and got the job done. We need the detail people like Connie to make sure everything comes out right. I appreciated her tenacity. All staff cared about how things came our for us and I appreciated it. I would use them again except that I never plan to move again! Thanks Mike, Andrew, Connie and all. You made a difficult process happen for us.
