We purchased a house that had about 1100 sq ft of original (1950s) terrazzo under vinyl tile. We contacted about 4 different vendors on the costs and time associated with trying to restore the terrazzo. We got prices as low as $2000. Frank's was on the higher end but the level of detail that was associated was a magnitude higher. We even reached out to a restorer in tampa who recommended Frank for the south florida area. he entire process took about 4 weeks due to the nature of the work that needed to be done. The first week was just removing the existing tile and glue. The second week was peroxide treatment. The last two weeks were polishing, filling holes and more polishing and sealing. Due to some schedule conflicts, his team wasn't able to work all of the last two weeks but frank kept his communication with me and brought his guys in on weekends to make up the time. When all was said and done, we were amazed with the level of restoration. Frank did warn us when we started that restoration isn't always perfect (and staining due to the glue may be and issue). The 1 week of peroxide definitely helped. If you are considering doing a restoration, i recommend you look at your options and definitely contact Frank to have an idea of cost and time associated with the work. Be prepared to expect that the restoration WILL take time. This isn't a 1-3 day job. To do it right, you have to spend the time. Also, the grinding and polishing generates lots of dust. Franks guys put plastic up all around the walls to protect the walls and clean up very well but dust is dust. We were lucky that we did the floors first and so we hired a cleaning crew afterwards to wipe down the walls and shelves afterwards. We also sealed the ducts and AC so the dust would not get in there at the recommendation of franks team. You can also consider putting in one of those industrial room dust vacuums as an added factor. Overall, we are very happy with the results. We've been living in our home for 3 months now and get compliments from all our friends and family and the terrazzo floor feels GREAT on the feet.

Frank and his team were wonderful to work with from the beginning and our floors are amazing! We started with tiled floors and about 3 inches of thin set; our job was quite large and Frank did an amazing job from the beginning, guiding us through the process, timelines and manaing our expectations. He was very honest in possible blemishes in the floors (e.g., ghosting), provided some suggested solutions, and was very patient and understanding with our many questions. In the end, we are extremely happy with the outcome and with the overall experience of working with Frank and his team. From the first interaction Frank was punctual in his response; it was never difficult to get in touch with him for any reason. The job remained on track, finishing at the time he originally projected, the price was more than fair, and the result is beautiful! Frank is very easy to work with, and he honestly wants us to be happy with the best floors possible. For example, after the job was complete, Frank offered to come back and polish our floors following some subsequent quite dirty/dusty jobs, so the floors would be perfect when all of the house projects are complete. Frank is authentically passionate about his art. It is easy to see that he loves terrazzo and gets excited about the job, process and delivering the best result possible. His enthusiasm for his trade and art is really quite inspiring, and it makes us as homeowners comfortable knowing that our floors are in the best hands possible. From our research, Frank's process for terrazzo restoration will lead to nicely finished floors for years. Some of our neighbors went with other (cheaper) options, but they have an odd residue a few years later. We are very happy we researched the best techniques for terrazzo restoration and didn't only shop on price. As we quicly learned, terrzzo restoration is a difficult and quite artistic process, and for the work that Frank does in his restoration proceess, his price is quite reasonable and fair. Overall, Frank has been one of the best service providers we have worked with, delivering wonderful customer service and a beautiful outcome that we will enjoy for years to come.

I called to set up an estimate, Frank said his #1 guy was out of town but he would send someone over. When he arrived he didnt have a camera and was underqualified for the project. I called Frank and said this man had no idea what he was doing, Frank agreed and said he said he would send his #1 guy to which he did. This guy was great, had a camera, was qualified and gave me an estimate on the spot, which included everything, all repairs and cracks and all holes, etc. I explained that it seemed very expeensive, he said to reach out to Frank to discuss price.I did, Frank said he would re-work the quote Because I didn't need such extensive work on an area that was just poured concrete, He said he would do a different process on that spot that would look great and be much less expensive. I said GREAT! Frank said he would get back to me with a new quote.This took several weeks and after numerous calls, I mentioned I was going to leave a review on Angie's List . AFTER I said I was going to leave a review, I then heard from Frank on May 31st. NOW, this second quote, which was supposed to be less expensive Because we were doing less work on a specific area was less expensive, EXCEPT that Frank Now added ADDITIONAL costs for each Crack and Hole that was INCLUDED in the first estimate. I wrote to Frank and asked WHY he was including this, when all the holes and cracks had been determined in the first estimate? Simple question..... WELL, To this day, I have NOT heard back from Frank.I have called and e-mailed him several times. He is ignoring me completely. This is really quite bad because he strung me along for MONTHS and just dropped me when I was asking legitimate questions. I turned away other companies because of Frank and now I am having to start the process all over again. This RUINED all of my renovation plans. Thanks so much Frank!

First off, the workers and Frank were very nice. They were courteous and respectful of our house even though it looked like a war zone! Unfortunately things fell apart quite quickly. They went at our floor very aggressively only to find that once they were 50% of the way in that this should not have been the way to go. Pieces of the floor were coming up due to the grinding process and yet we kept being told that they had to continue on the same track as there was no way back. After all kinds of collateral damage was done with the floor they asked if we wanted to do a peroxide treatment to the floor. When this was suggested we asked why this wasn't the case from the very beginning, there was no logical explanation as to why this was not tried in the first place. At the end of the day we have floors that are not what we expected with a patch that we have to keep hidden. I was just so happy to get them done and gone that I figured I would live with the floor the way it is even if it's dull, has areas that are not the best, etc. I had always dreamed of having terrazzo in my house so I'm willing to live with collateral damage but I would definitely NOT recommend them to anyone. One thing that they were good at was patching small holes. They had a gentleman that wasn't part of their "crew" come and do that.
Description of Work: They removed tile and carpet that were covering a terrazzo floor, ground the terrazzo and "Sort of" polished the floor.

NOTE: This review is being submitted by house owner Barry Lindelof. Roommate of Angie account owner. 1. Tile removal guys never showed the first day and never called. Found out they were not going to show that day after talking to owner twice. 2. Tile guys showed up the second day at 10:30AM after being told they would show at 9:00AM. Tiles were carelessly removed at the bedroom entrance ways - no thresholds established between terrazzo and tile at bedroom entrances. Noticed damaged wall plate and plug under living room front window. Advised owner of threshold issues at bedroom doors and the broken wall plate and plug. He said crew would work on the thresholds when they come to grind. 3. First grind delayed for a day due to schedule backlog. 4. Checked house after first day of grinding. Noticed crew left back patio light on. Advised by owner crew would return the following Thursday as the peroxide on the floor needed to be left on for 6 days. 4. Following Thursday no one showed. Called owner. He said grinder is broken and needs a part. Stated they would be there the next day in the afternoon (Friday afternoon) or maybe Saturday. Informed owner of my expectations as far as schedule and that I needed to be back in the house Tuesday morning. He felt there would be no problem with meeting that schedule. 5. The next day, Friday, called owner to see what the day's schedule is. Owner informed me they would be showing up the next day. I again reiterated my expectations to owner that I needed to be back in the house Tuesday morning. Owner again confirmed the job would be completed to meet that schedule. 6. Saturday, called owner at 9:33AM to find out when the crew would be arriving. I was told they were on the way. Crew arrived at 11:45AM. I arrived shortly there after to find one worker sitting on my back patio eating his lunch out of a container. I did notice a smell of cooked food emanating from carport area with kitchen door open but didn't think much of it after seeing worker eating lunch on back patio. Was told they were late due to a tire issue with trailer. I inspected the floors and noticed that the linen closet door closed. Called owner and reminded him that the floor estimate included the linen closet and that the tile guys did remove the tiles in the linen closet. Also, reminded owner of bedroom threshold issues and sent photos to owner. 7. Discovered slit in plastic covering kitchen cabinets right in front of the microwave oven. Confirmed with other workers that 1 team member made use of my microwave/convection bake oven. Informed team that there were metal items in that oven and did that member remove those pans before using appliance? Informed owner of this finding and stated that if there are issues with the oven, we are going to have problems as the oven is only 3 months old. No comment from owner. 8. Team finished up floor Monday night at 10:30PM. Team did the best they could fixing the thresholds. No 2 bedroom thresholds have the same placement. 1 bedroom is done correctly and the other 2 bedrooms the thresholds are behind the doors. My room is the worse. The threshold is about an inch or two behind the door. 9. Evaluated floors next day when moving back in. Now that it was light out I noticed lots of white spots on the floor - particularly near the walls and quite a few pits/holes with nothing in it. The white spots had a chalky feel and was a different texture from the rest of floor. Told owner it looked like someone had splattered paint on my floors. Owner said he would stop by later in the afternoon to look at the floor. Also informed owner that the tile removing guys missed several tile base board tiles. Owner arrived after 8:00PM when it was dark. Owner looked at white marks under dining room light and said he would return Saturday morning and try using dye on these spots. Also pointed out to owner an overlook nail head and some larger holes that should have been fixed as holes. I said all these white spots really stick out when the spot is in the middle of a large colored stone. Owner said he would take care of those Saturday . . Overall: The company did improve the floors that Saturday to make them more presentable. I do appreciate that. Nonetheless, entirely to many schedule problems and carelessness with this restore as stated above. Final comment: There was also lots of construction dust in every inch of the house that I am still cleaning up. I was aware everything would have construction dust on it but did not think the bedrooms would have as much as they did since the doors were closed. It was like the doors were wide open during the restore. I had splattered white cement, I guess skim coat, on my bedroom dresser and bed near the bedroom door. Unless the house is completely void of furniture and closet items, this will be my last terrazzo floor restore. I will definitely be tiling the bedroom floors.
Description of Work: Removed existing tile in livingroom, diningroom, hallway, linen closet, and 1 bathroom. Restored terrazzo floors in those locations.

Frank has a palpable love for his work--which is a rare find these days. In talking to him and seeing him work, you can tell he loves his job and takes pride in his work. The result is noticeable with a finished product that is near perfection at a fair price. I will definitely be using him again in the future to finish the restoration of terrazzo in my house.

It was a pleasure to restore such a work of art and I was even amazed on how the restoration came out. We had to do all aspects of the job by hand using hand grinding machines, dremel tools, diamond discs and sand paper by hand. I not only thought the restoration came out amazing but [removed member names] his mother were amazing. [removed member name] invited me to there house warming party and I thought that was very kind. I had to miss the party since I was working but was very touched by the gesture. I wish [removed member name] success in his career and blessing upon him, his family and his new house. It has a retro moder feel where he is restoring the terrazzo and putting in modern touches that make you feel your living in an island off on your own away from the rest of the world. Frank and his team took multiple calls from my wife and me and was very patient in explaining all the options. He is extremely good at describing all different approaches they could take, describing the methodologies, what to expect of the process, timing, presenting pros and cons, likely outcomes, etc. You'll become as passionate about terrazzo as he is - and knowleagable enough to impress / baffle your friends at work and dinner engagements with your terrazzo accounts - by the time he's done with your job. Although he was not present during much of the engagement (busy guy with lots of clients), he was always on the phone with us discussing our job (from report outs he had with his team), his staff was equally knowledgeable and had the same attitude about customer service (patient, responsive, flexible, and professional). He did show up at the tail end of the job to do detailed inspection and personally spent the better part of a day working some corners and edges where he/we weren't happy with the final result. I would definitely recommend Frank and his team - no matter the size of the job. I doubt they are the cheapest, but are certainly very competitive and potentially offer one of the best values in the market. And in my opinion, they will make you feel good about the outcome and expense (its an investment and beautiful element of your home). Whether it is a restoration or new terrazzo they will definitely work to make you happy with the result.
Description of Work: Restored different sections of terrazzo flooring in several sections of our house, including large living room area, 4 bedrooms, hallway, and cabanna bath (bath included high mother-of-pearl concentation in the flooring). Most of the floors had been covered by either laminate wood flooring or 12x12 ceramic tiles and was in relatively bad shape. They used a couple of different methodologies in different areas of the house. Although I won't probably use the right technical terms, they utilized a combination of grinding, bleaching, polishing and sealing. The areas they had to replace actual terrazzo (holes due to carpeting staples / nails, door fittings, and water damage), they were pretty meticulous about stone chip and background matching. In most cases you have to get down on your hands and knees to find the spots. The final product looks fantastic.

The overall look is just outstanding and we are 99% pleased with the craftsmanship. Some attention to detail was missing in the corners to bring the terrazzo all the way within the corners, however, was patched with epoxy mix for a completed job. The crew was great to work with and enjoyed the pouring of a new floor with excitement just like us. Frank usually provides terrazzo restoration services and introduced a 4th generation terrazzo craftsman who did an excellent job on the details of the front step and the steps from the sliding glass doors. Just wonderful! They worked almost every day for 3 weeks! We were told it would take 3-6 weeks and were pleased to move back in at the 3 week and 2 day mark. When Frank warns you of dust... believe him. We protected our kitchen with plastic and duct tape and when the job was finished there was dust in all the drawers/cabinets. It's amazing how it gets everywhere--but so worth the result! We have a 10-year dream come true of beautiful terrazzo floors and wouldn't have hired anyone else! Thank you to the entire team who made this possible!

I received a call letting me know that the worker was on his way. He promptly arrived, assessed the situation, carefully prepped all areas that equipment was going to be hauled through, worked efficiently, showed me the progress along the way, and completely and thoroughly cleaned up the finished area and area that he had walked through (including my brick walkway). Except for the fact I have a brand new looking floor, one would not even know that work had been done in my house. High quality work and professionalism!

We used Frank Andreou's Terrazzo Restoration Experts or Concepts in Cleaning, Inc. (CC in C) to restore our terrazzo floors. The terrazzo area in the house is about 1131 sq.ft. After we bought the house we took out the existing carpet and vinyl kitchen tile that revealed stains and pet odors on the terrazzo. (CC in C will do this for you, but we opted to do it ourselves to save money.) The free estimate gave us an accurate idea of what the cost would be and some choices in quality level we desired of the job. We opted to go with the highest quality because the floors were very important to us. We used the largest grinder option. Frank, the owner, gave us some tips we could do ourselves to help get rid of the stains and odors which we did because we were not living in the house then. Before we signed the contract, Frank mentioned a few things beforehand which I would direct prospective clients to listen to carefully: LEAVE IN all carpet tacking! We left in the tacking but our remodeling contractor pulled some of it out by mistake anyway, leaving large holes in the floor in places! : ( Let CC in C deal with removing anything nailed into the floor! Holes left by tacking nails or other, will have to be patched at $2.00 per quarter-sized hole each. CC in C cuts them off and grinds them down rather than removes them in an attempt to save the terrazzo. (But, you should figure they will have to patch each place there is a carpet tack nail because there may be a divot there anyway.) Holes left by tacking nails will have to be patched at $2.00 each. So if you figure the cost of patching to include ALL nails, (and there will be some that won?t have to be patched), you?ll be pleasantly surprised rather than shocked. Count the nails in your carpet tacking and calculate that @ $2 each for the hole cost estimate. Frank?s written estimate mentioned there would be an added cost of patching when they got to that point. But I didn?t know, that even when they grind them, there will most likely be chips left in the terrazzo because the original nailing fractures the terrazzo. Counting all the nails will give you a good idea of the patching costs up front which then could turn out to be lower when it comes to hole counting time. Patching: CC in C will match the patching sample in color and aggregate and have you OK it before they go ahead with it. We adjusted a few places and they redid them and you can?t tell there was a hole there now. It is a very muddy, dirty process. They do a thorough cleanup when its done. They left the house clean and floors shining. Baseboards may get damaged. They take great precautions to protect them but some were damaged due to the grinders. Our house took about 3 weeks. Different crews came for each phase of the job and they were prompt and courteous. They kept in touch with Frank by phone with pictures of the progress along the way and he directed them in that way. I never met Frank in person, but he was always very responsive and available by phone or email when I had questions. Now the floors shine and their colors are bright. They are the highlight of our little house! Definitely improved the value. Frank also gives you tips on how to properly maintain your terrazzo. He is passionate about terrazzo! I highly recommend Frank Andreou?s CC in C. It wasn?t cheap but I think it was fair because you have to pay for quality.

Miraculous job, removed all but one stain, drilled & refilled holes with chips & epoxy for a perfect match that had previously been filled with concrete. Charged exactly what was bid, provided an Angie's List discount, showed up when they were supposed to and finished when supposed to. They even sent me a video of the work in progress. The one gripe I had was they didn't put plastic up to protect curtains and counters in the rooms thata got really dirts, like CAKED in dirt and dust. This posed a problem as a new tenant was to move in the next day. They stepped up and provided 2 men to clean up and they did a great job in a timely manner, saving the day.

THE JOB OF THE GROUT AND MARBLE WERE DONE EXTREMELY WELL, SO WELL THAT I COULD NOT BELIEVE THAT THAT DIRTY GROUT COULD BE IT'S ORIGINAL COLOR AGAIN. THE MARBLE IN THE BATHROOMS ALSO LOOKED LIKE NEW. UNFORTUNATELY THERE WERE A FEW PLACES ON THE WALL WHERE THE MACHINE BY ACCIDENT SCRAPED THE PAINT OR THE DOORS OR THE BASEBOARD AND SINCE IT WAS RECENTLY PAINTED YOU COULD REALLY SEE THE DAMAGE. I TOOK PICTURES OF THE DAMAGE AND SENT THEM TO FRANK, THE OWNER. WE DISCUSSED IT OVER THE PHONE. I GOT MY PAINTERS TO GO OVER THE NEXT DAY FOR AN ESTIMATE OF THE DAMAGE AND RIGHT AWAY FRANK APPROVED IT AND THE WORK WAS REPAIRED. FRANK DEDUCTED THE AMOUNT OF THE PAINTERS FROM THE TOTAL AMOUNT DUE HIM . I THOUGHT THAT GESTURE WAS UNIQUE IN THAT IN S FLORIDA MANY TIMES PEOPLE SAY THINGS THAT THEN THEY DO NOT DO. FRANK TOLD ME TO GET THE JOB DONE THAT HE WOULD PAY SINCE IT WAS HIS WORKERS THAT HAD MADE THE MISTAKE AND HE DID, HE IS AN HONEST PERSON AND FOR ME THAT IS VERY IMPORTANT. I WOULD USE HIM AGAIN ANYTIME, FIRST HE DOES A GREAT JOB AND THEN HE IS RESPONSIBLE AND HONEST.

I purchased a foreclosed home in Dania Beach for my mother. When we pulled up the tile I discovered that there was Terrazzo underneath the tile. I found these guys on a youtube video for the show this old house and called them for an estimate. I will say that there are a lot of options when it comes to refinishing your Terrazzo. It can seem like the price just keeps going up. But the end result is great and I am so glad that we did it. It ended up costing me just under $7 per foot to refinish and considering that it is $27 per foot to pour new concrete terrazzo that is a good deal. Frank the owner is super passionate about terrazzo. He does a great job of explaining all of what is involved and making suggestions. I did have to have the guys come back to fix a couple spots that they missed but all in all out of 400 plus repairs that had to be made to the floor missing 3 was inevitable. If you are thinking about restoring Terrazzo call these guys! They do great work and I am very impressed with them!

First let's get the bad out of the way, because as I sit here looking at my ridiculously shiny and beautiful floor that used to be a big eyesore in my house, I want to make sure that I focus on the positives. The Bad: Nothing in the world can prepare you for the mess. This is a massively intense process that results in such a large amount of dust, you will need to essentially move everything out - and I mean everything - in order to try to restore normalcy within a few weeks. They'll tell you that it's messy, and you'll get a demo which will cause a mess, but this dust is not as much dust as it is a superfine sand that will get into every nook/cranny/vent. After the work is done and you're cleaning the house (or you hire pros) keep the A/C off because the dust is so fine that the A/C will pull it in and could result in issues. It's messy. Also, it's probably more expensive than someone coming in and waxing/polishing your floor by a few thousand dollars. The Good: It's absolutely worth the price, mess, effort. I live in an older home that had the terrazzo built in with it back in the 50's. Since then, the subsequent owners seem to have tried to keep with the times, installing tile, carpet and god-knows-what over on top of these floors. This is like putting a bad paint job on a '57 chevy and changing the interior leather with corduroy. Frank informed me of the actual cost to lay single slab terrazzo like my house has, and the value is somewhere between 50-60k to get this work done brand new. Unfortunately, the years of abuse and improper care left the floors in a state of disrepair. Full disclosure, when we bought the place 3 years ago, we planned on throwing bamboo floors on top of it because of the condition it was in. Luckily we didn't. Over time, we realized that these floors did an amazing job of keeping the house cool, and were easy to clean. After dropping a multitude of heavy tools from on high, also realized they are incredibly durable. So we decided that we wanted to keep them, but needed to restore them. Enter Frank and crew. Frank will talk your ear off about terrazzo, but it's because he is really passionate about it. After spending some time on the phone with him explaining their process I requested an estimate. In the estimate they did a demo to show the process...right in the middle of the floor (if you're on the fence about the price or actually getting it done, I'd recommend not getting it done there, as it will look 100x better than the floor around it and you'll just be angry at that patch of floor). We knew we wanted the work done, so for us it was ok to have the patch reminding us how good our floors were going to look when all was said and done. The estimate was fair, but there was the matter of hole patching, which is going to run you $2 per quarter sized area. A hole may run you $2-6 depending on how many quarters fit in it, which was fully disclosed up front. Also it was fully disclosed that the count would be taken once the work started on the grinding. For us, we took the high estimate of how many holes we thought we could have (1200+) and everything less than that was profit (total of 715). Overall, there were no unpleasant surprises between estimate and actual cost. The process itself consists of essentially grinding away all top layers of wax and whatever you've got, until they get to the underlying stones. Then using a finer grain buffer, they will polish the stones giving your floor the most natural shine, that of each stone glistening individually. The end result is me sitting here staring at my beautifully resurfaced floor, feeling pretty good about my '57 Chevy. Additional Notes: (full disclosure) Couple of issues we had: If you have holes along your baseboard, you should remove it, or at least label it. They'll have to remove the baseboards and ours weren't marked, so getting my walls back together was like a jigsaw puzzle from h***. Not sure how your floor is, but mine is a very "busy" looking floor, so some holes were missed, or done to a lesser degree than the others because staring at my floor too long will make you go cross-eyed. Frank has been incredibly professional and responsive in sending his crew out to rectify those. Closed cabinet doors are not going to protect whatever is behind them. Move EVERYTHING out. Conclusion: If you have the budget, get this done. Getting your terrazzo waxed will put shine on it, but you'll need to continue waxing and the buildup will eventually make your floors lose their true beauty. Grinding down and shining your floor stone by stone is such a better look that you will just sit and find yourself staring at your floor. Frank and crew have displayed a degree of professionalism that my wife and I demand of all our contractors, and a dedication to leaving you with a quality product which is the most you can hope for.

We found Frank on "This Old House" after a poor experience with another provider that left our floors in bad shape. The 40+ year old terrazzo in a home that we were remodeling had been carpeted and when it was removed, the floor throughout the 1900 square foot home had lots of deep pits, dark brown/red stains from carpet tack strips, glue grids from vinyl flooring, pet urine stains...all the things that most terrazzo/granite/marble cleaning companies will tell you can never be removed. By the time we called Frank, the floor also had swirling and yellowing from crystallization and cleaning done just a few months earlier by another company that we first hired to clean the floors. After a ten minute demo by Frank in a 2 foot diameter area on our floor, the pitting, stains, yellowing from crystallization, etc. were removed, the floor was smooth as glass, looked brand new and shined beautifully! Frank had also tested our floor for rust, which was positive. He explained that the floor had previously been ground using rusty steel wool from a machine that was likely stored wet without changing the steel wool for our job. He also explained, which confirmed my prior research, that our floors had been crystallized and terrazzo floors should NEVER be crystallized. It causes them to yellow and does not allow them to naturally breathe. I can confirm this is true from our personal experience restoring another home using crystallization on terrazzo floors. Frank truly understands the terrazzo product. PAY THE EXTRA MONEY FOR THE 800 POUND MACHINE. Frank has a proprietary process and this machine is critical to beautiful results like ours when the floors are in terrible shape with deep pits. This company worked for a week on our floors, soaking and grinding them at the same cost as another provider charged to clean and crystallize in one afternoon. To say we got our money's worth is an understatement. This company is knowledgeable, reasonably priced, punctual, honest and a pure delight to work with on terrazzo floors. This will be my only "go to" company for terrazzo floors. Thank you Frank and Edwin for an AMAZING transformation of our terrazzo floors!

Frank came out a couple months before the job to explain the process and do a sample cleaning. I found Frank to be very knowledgeable, enthusiastic about terrazzo floors and thorough in his explanation. We scheduled for a couple months later when I would be out of town and the house could be emptied. The scheduled day his crew showed up on time and started working right away. The project was scheduled for 3 weeks. I had friends and neighbors check on the progress and all of them told me the crew was here regularly, even on weekends, working. It took longer because once the ceramic tile and carpets were removed, there were areas that needed additional treatments. Without seeing the areas first hand, I trusted Frank's judgement and experience to do an additional treatment which added about a week to the job. When I got home, I was very pleased with the job. There were a couple areas of touch up that Frank personally came back within a day to take care of. Overall, I was very satisfied with the company, the crew and the quality of the work. I would just advise that anyone having a full house restoration schedule a careful cleaning before they expect to move back in. The process produces A LOT of dust, which Frank advised me of, but that really makes the house uninhabitable with out a careful cleaning.

I was very, very pleased with this company. Frank, the owner, was very nice on the phone. The company promptly arrived at my house for a quote. Edwin was very patient in explaining the process. I received a written quote that day. My fla room is approximately 12 x 17. The floor was discolored in some areas. Two workers arrived as promised. They were prompt and very careful in their work. They taped up the walls with plastic, and also took care to protect the hardwood floors that abut the terrazzo. They arrived on a Saturday, and were there for almost 8 hours. They returned on Monday, and finished the job. They left the house very neat. The quoted price was actually a bit higher than the price I paid. The quoted price assumed that they might have to specially treat the floor and let it sit for a week. They couldn't tell at price quote exactly how good or bad the floor was, as the carpet was still on the floor. I liked that they didn't BS me, and tell me that unnecessary work was required, thereby charging me the full amount if not more. I would never have known if the additional procedure was required or not, as I'm clueless re terrazzo restoration. However, this is an honest company and that didn't happen. They left me a bottle of product to clean the floor in the future, and advised me how to take care of the floor. I would definitely use this company again.

[member name removed] was a pleasure to work with and I explained to her that in the last Six Months our company had to go back over 47 jobs that other companys did work at. The customers were not happy with these other services because of 1. Crystallization which is a topical coating after grinding. 2. Hole repair did not look good and 3. Stain removal. [member name removed]commented on the fact that when we cant see what the floor looks like until after we remove the carpeting. Then we have a decision to make either go right into grinding or grind with the metal honing discs and then apply a peroxide bleach solution for one week. This step is crucial if there is heavy staining. Note; not everyone needs it but grinding the surface of terrazzo does not mean we can remove the stains below the surface. My first effort to contact Frank was unsuccessful as his voice mail box was full (so couldn't leave a message) and an email went un-returned. After calling out another tile company that told me they fill terrazzo floor holes with plain grout, I tried his phone again and this time reached Frank. One of his reps came to the house on a Saturday to assess the floors, explain the process and give us a quote. We had to wait for some other re-modeling projects to get done first, so didn't schedule them to start work right away. We stayed in touch via email as other work progressed and we got nearer the time to have the floors done. For us, and our schedule, we had to wait a full week for Frank's team to start work - a little frustrating as we were racing against the clock to move into the house, and this delayed us - but it's clear that this company is in high demand and is handling multiple jobs simultaneously. Frank was upfront and honest about the timetable, likewise, I asked for the truth about the start date, and not the "tell me what I want to hear and then break promises" response. When the two-man crew showed up they were on time, professional, cleaned up and completed the work in two full days (as outlined). The floors look fantastic - there are only a couple of areas where stains remain and as I am not a terrazzo expert, I can't tell whether these could have been removed with further grinding etc. - it is what it is - 98% of the floor surface is gorgeous (can't believe people cover up this stuff with hideous carpet) and we're delighted the work was done prior to moving in. Having spoken to contractors for other projects on the house, Frank's name came up repeatedly as the go-to guy for terrazzo floors. If you want them restored the right way, especially if you've had carpet on them and are left with track holes, then don't deal with regular tile cleaning companies, they won't do it properly - call this company.
Description of Work: Grinded, polished, sealed the terrazzo floors in two bedrooms, two small bathrooms and a walk-in closet. These floors were hidden underneath carpet for 20 years. Carpet track holes were filled with a custom mix of chips to match the floors.

I found Frank at Concepts in Cleaning to be honest and straightforward about doing a whole house terrazzo restoration job for my home. It was built in Miami in 1955 and at some point after that, most of the floor had been covered by a combination of linoleum sheets and linoleum tiles. There is no way to know ahead of time how well decades-old stains can be removed, but Frank assured me that his crew would try their best. He described the process of stain removal and I felt comfortable risking the added cost and time commitment required. The work of grinding, polishing and buffing the floors took an entire week to complete, but I am extremely impressed by the results. I could not imagine that the floors would become so smooth and shiny! Bringing the life back to a terrazzo floor is not cheap, but if it?s done correctly it should last an extremely long time. Also, do not underestimate the amount of dust the grinding process creates. Dust will be *everywhere* and will require some time for you to clean up. Frank was even on a recent episode of This Old House and that?s pretty cool!
