The price was fair. It covered more than what I thought it was going to cover. They were very efficient. They gave me more information that I needed. They were very thorough. The presentation for the inspection was very well made and e-mailed to me promptly. Everything was excellent. I would use them again in the future.

Mr. Graff showed up on time and provided a fairly thorough inspection that included all major aspects of the home construction such as roof, plumbing, electrical, A/C, exterior, etc. He spent about 2.5-3 hours at the house and his inspection identified several issues that needed attention. However, his report was provided later than originally promised and only after some prodding. After receiving the report, I attempted several times to contact Mr. Graff with questions. He failed to return several phone calls and emails. I ended up having a licensed roofer and a licensed electrician come out and provide their own independent evaluations. It turns out Mr. Graff missed several electrical problems, including wires not properly secured in conduits and improper splices. His report also stated that the roof had "several leaks" but the licensed roofer found no leaks whatsoever. This must be a pretty competitive business, and it's hard to see how $240 can buy a thorough and competent inspection. For that reason I do feel that I got my money's worth but would have been willing to pay more for a better product. I can't recomment this company due to the difficulty I experienced in getting Mr. Graff to return phone calls or emails. Update 11-27-2012: After having reviewed the response from Mr. Graff below, and having more time to assess the condition of the home, I'm compelled to update my original review. As indicated above, a licensed roofer (who had previously replaced an entire roof for me on another home and who had no reason to tell me the roof was sound if it was not,) found no leaks, despite the roof's age. After two rainy seasons including the wettest season on record, there is still no evidence of "active leaks" in the roof. This is further proof that Mr. Graff missed the mark (badly) on the roofing inspection. Mr. Graff's electrical inspection missed many problems that a licensed electrician found right away. Two additional points regarding Mr. Graff's response: 1. I believe Mr. Graff when he writes "we are very busy". However, a businessman who is able to find the time to write such a lenghy response to an online review should also be able to find the time to return phone calls from his clients. 2. Publishing excerpts of the inspection report prepared for me (and me only) plus excerpts of confidential client emails on this website or any other is highly unprofessional.

Steven Graff performed a home inspection for us that was very thorough and professional. We had agreed on the time to meet at the property and he was most prompt. He checked out every aspect of the home, answered all of our questions, and provided us with a very detailed report. Would we hire him again? Absolutely! In fact, this was the 2nd inspection he had done for us. The first was in December 2010 - it was incredibly thorough, and revealed problems with that property that we could not have dealt with, thus sparing us a lot of misery. I know from personal experience the importance of a thorough and accurate home inspection - I highly recommend Inspect-O-Graff.
