We selected PHS? bid on the job at the end of 2013, but the prolonged inclement weather delayed the project for several weeks until the temperatures were reliably above freezing so certain fixatives needed would function correctly. PHS began the work in early March and finished the job approximately two weeks later, and we are delighted with the quality and integrity of their work. From Company Proprietor Brandon Molitor to Project Manager Juan Salmeron and the construction team, the work was extremely professional and precise. The construction team was very high skilled and hard working, as well as prompt and courteous, taking keen pride in the excellence of their work. Under the able leadership of the on-site foreman, the PHS crew used a well-defined team approach that moved the project along effectively and efficiently. Their craftsmanship is first rate, and we are extremely satisfied with the end result. PHS worked with us to negotiate a very reasonable price for the extensive scope of work, and accepted credit card payment in three incremental payments. Additionally, PHS is committed to supporting local suppliers and workforce, and used energy-efficient windows and doors that qualified for 2013 energy tax credits. We would absolutely recommend Professional Home Solutions to all homeowners in need of sound structural repair and renovations and excellent finish work and interior painting.
Description of Work: Professional Home Solutions completed a substantial repair and renovation project for us on our 90+-year-old Brookland/Edgewood brick rowhouse. Due to water damage that had accumulated for decades prior to our flat roof replacement three years ago, we needed: --a structural undergird beam repair/replacement ---complete removal and replacement of the back wall and vinyl siding of the wooden addition to the home ---replacement of the 7 rear windows (new Simonton Reflections 5500) ---replacement of the exterior door. ---also installed a state-of-the-art storm door with retractable screen. ---repaired and re-surfaced damage on interior walls and completely painted upstairs and downstairs back rooms
We cannot begin to describe how thankful we are for having found and worked with PHS. We will provide additional background and information below but we could not be happier with the work and our home. We have recommended them to many friends and will continue doing so. By way of background, PHS was our third contractor for this renovation. #1 low-balled the bid and then continuously tried to up his prices. They also would not do the work according to the permit drawings and required constant supervision. All of this resulted in us terminating the contract. #2 strung us along for a while before disappearing (luckily with no money). We found #1 and #2 through friends and had researched/observed their work prior to engaging them. But we were still let down and taken advantage of. We found PHS through a review of Angie?s List where we specifically sought out reviews of larger jobs like ours. The reviews of PHS resonated with the type and scope of work we needed done. Brandon responded promptly to our inquiry and made a site visit soon after. He then developed the most comprehensive, detailed and impressive contract we have ever seen. The depth of the contract gave us comfort that he and PHS knew what they were doing and could appropriately complete the job. PHS not only saved our renovation from two failed contractors but completed it successfully. And the prices at which they did the work were very fair. Considering the scope of work, we did have some changes along the way. Some were initiated by us, others by PHS or a sub. No matter, PHS? prices never changed unless we initiated a major scope change. And unlike #1, PHS didn?t attempt to make money back by shorting us on quality or parts. Their professionalism in this regard is very impressive. The quality of workmanship has also impressed us. I would especially recommend doing tile work if you?re considering it as their tiler is amazing. Their hardwood floor guys are also very good. Further, we opted to purchase items like kitchen cabinets on our own. PHS did an excellent job and installing these items according to spec. Another thing I would note is that when things didn?t go according to plan, and this happens during construction, PHS always made it right. Whether it was our issue, their issue, or one caused by a sub. They always made it right which I cannot begin to describe how important that is during construction. On a lighter note, we truly enjoyed working with Brandon, Juan Salmeron and the rest of the crew. We are honestly going to miss being around them with work wrapped. They were not only fun to work with but they also provided guidance when we ran into trouble with vendors we hired or when we weren?t sure which way to go on a design or product. We are looking forward to potential future projects not only for the good workmanship but the good times.

We bought a house in Beltsville, closing on May 24, 2013. We wanted to do extensive renovations before moving in, primarily knocking out a wall to install a large new kitchen and finishing the basement with a family room, bedroom and bathroom. We interviewed two contractors who were A-rated on Angie?s List. Both seemed quite competent, but one would not give us a firm estimate, asking us to trust him to do a good job at a fair price. I did trust him, but I also had a $100,000 budget I couldn?t exceed, so when Brandon gave us an estimate that included everything we wanted for $91,000, we went with him. Even with the inevitable cost overruns, we did keep it to about $100,000. I have no doubt that the other contractor would have cost more. We made it clear that the job had to be finished before we moved into the house in mid-August, so Brandon put a clause in the contract that his company would pay a $100/day penalty if the project was not completed nine weeks after the start date. But in the copy of the contract that we actually signed, the start date was specified as ?After permits onsite,? which did not occur until early August. On July 11 he wrote, ?I'm hoping to be done by mid-August,? and on August 3, ?We will still finish in two weeks,? but in fact we lived in a house that was still very much under construction until late September. As I write this six months later (March, 2014) there still remain details to complete. While the customer is often responsible for such delays, that was not the case here. Brandon had stressed the importance of ordering kitchen cabinets promptly, so we did that in mid-June, but a project manager was not even assigned until July. Cabinets and appliances sat in the house for over a month. The contractor would argue that his work should be judged by the quality of the final result, and we were indeed somewhat pleased with that, but we cannot overlook the inconvenience caused by the slow pace of the project. PHS employs a workforce that is entirely comprised of Hispanic immigrants. They are quite competent and hard-working. The project managers (Roger and Jean Paul) spoke good English. But even though they were copied on the e-mails, they never sent e-mails and rarely knew what was in them. Sound insulation in the basement ceiling, hard-wiring of the towel warmer, and wiring for a chandelier -- jobs plainly laid out in the contract -- never got done. Roger frequently asked me to itemize everything that had to be done, or every fix I had hashed out with Brandon, even though these things were in the e-mails and the contract. That was one of several ways that I thought I was doing jobs the contractor should be doing. Another was purchasing. The contract included an allowance schedule to cover the cost of cabinets, countertops, backsplash, flooring, appliances, and such. It specified over and over, ?All provided by PHS.? But I was pretty picky about what I wanted (Consumer Reports Best Buys that also had high customer ratings on Amazon), so Brandon was more than happy to let me do all the purchasing. That worked well with the notable exception of the kitchen flooring. The contractor must come to the rescue when the customer needs technical advice. Three weeks of delays developed as we waited for Brandon to get us floor samples, then to tell us what underflooring, adhesives, and T-molding to buy, then for an accurate measurement of the square feet required. When I finally placed the order, our choice of flooring had just been discontinued by the manufacturer, so we had to start over. Companies making large deliveries, like appliances and flooring, will tell you what day they are delivering but not what time. Just 8 to 5. But the work crew left at 3 every day. The tedious work of scheduling and then rescheduling deliveries was left to me. When the tile guy was installing the kitchen backsplash and needed grout, it was my job to run to Lowe?s to buy some. Not the contractor, not the project manager, not the tile guy. And had I not known that there are different kinds of grout, I could have been stuck with the consequences of a bad choice for years to come. This is noteworthy because this experience was not atypical. My wife?s father is a contractor, so she discerns flaws in workmanship that I miss. Her judgment: on painting, the finish work was poor. As for spackling, walls are not completely smooth. Doors are not sanded and mounted quite right. In short, everything is just a little off. But I do think they shine when it comes to problem-solving. Example: when the manufacturer of the hardwood floors failed to cover flaws with the warranty, Roger improvised a two-to-one mixture of commercial stains to get a perfect match which covered the scratches. A couple of projects in the contract started as nothing more than photos I found on the web. Roger took an Ikea dresser and a cutout in the wall beneath the fireplace to give us the look of a custom built-in dresser in the new basement bedroom. He also built in-the-wall wine storage in space under stairs that would otherwise be wasted. This was some of the best work they did, and for a very reasonable price! I encourage future customers to do creative Google searches, present Brandon with the photos, and see what they can do. I doubt that anyone else does it as well for such a good price. Brandon has strong communication skills, almost always responding to e-mails the same day (and often close to midnight, suggesting that he spends long hours managing many projects). Perhaps his greatest strength is that he never allowed the tensions of things gone wrong to spiral out of control. Whenever there were disputes over costs or delays that inconvenienced us, he was there with a financial concession to smooth things over. Brandon?s weakness is that he didn?t always demonstrate the mastery of his profession that he should. He recommended building a shelf in the kitchen to house our countertop microwave as a cost saving over buying one from the cabinet manufacturer, and Roger never did figure out how to do that (but Jean Paul did, and it ultimately turned out nice). He inadvertantly low-balled the original estimate because he didn?t think code required an egress window in the basement bedroom if we had a sprinkler system and an exit down the hall; he ultimately gave us the egress window at cost without a mark-up, but it still added $1500 to our budget. He placed the emergency generator 19 inches from the house even though the owner?s manual said it had to be five feet away, saying that the building inspector had appoved the placement, but that did not in fact pass inspection. He said that was okay because our vinyl siding was not flammable, but it is. In contrast to the other contractor we interviewed, Brandon is not the type to offer tips, ideas, and suggestions based on years of experience. The other contractor suggested knocking out a wall to expand the kitchen, and he had a little-known vendor for kitchen cabinets that was cheaper than Lowe?s or Home Depot, which Brandon suggested. He had novel suggestions for the new backyard patio. But when we invited Brandon to help us brainstorm about the patio, he simply wrote back, ?of course we can make the patio however you would like to best fit your needs/wants.? If the customer is dissatisfied with anything, PHS will come back and do it again. On top of that, the contract has a one-year unlimited warranty. Still, one wonders if that?s sufficient. If my wife hadn?t remembered every detail after seeing the $1700 kitchen pantry cabinet in the showroom, we would still be living without half the shelving, because the workers assembled it without reading the directions. In summary, expect a good (but not excellent) job at an outstanding price.

I could not be more pleased by my experience working with PHS on my master bathroom renovation. Finally a home renovation project that actually felt fun! Brandon is the most professional and upbeat contractor I have encountered in DC, and working with him from the estimate to the final payment was easy and stress-free. The estimate from PHS was very reasonable ? right in the middle of the estimates I received ? and the job was completed on budget and on time. Brandon and his team (Jean-Paul, Jose Romero, and their crew) were consistently focused on my job and ensuring that I would be satisfied with the final result. The guys showed up on time and worked long days, cognizant of the fact that this was my only full bath and motivated to get it done quickly, but right. All of them were very responsive to any questions or concerns I had, and the finished product is simply spectacular. I would highly recommend PHS for any home renovation project; I plan to recommend them to all my friends and family and use them in the future for any additional work I might do on my own home.

We are not open this weekend so we could not meet the client given the singular day and time he requested. Unfortunately it sounds like my phone message was never received by this client and no other days and times were left on his response email. We always request multiple days and times available over the period of a week so we can find a day and time that can be worked into our estimate schedule based upon the clients geographical location and time slots available. I don't understand this response/poor grade from the client and have given a follow up call and email today to see if another day and time is available for a meeting for project review. Overall, the quality of work was great. There were a few misses as the project was large and, understandably, some items may need to be revisited upon completion. Our home is about 1700 sq. feet and detached on both side. It was in total disrepair and everything had to be replaced. Our entire home was gutted plus the back addition was nearly demolished. Everything was replaced new including electrical, plumbing, roof, siding, and heating/cooling system (upgraded to central air with bi level units). The hardwood flooring on the first level was replaced and the second level was restored to its original beauty. Each bedroom was completed as we imagined and the master bed received a beautiful chair rail molding. The bathroom details represent high quality work and our kitchen is spectacular. We added a power room on the first level and the basement bath was converted to a full bathroom. Upon completion, there were some concerns with the kitchen and bath for which adjustments were required and they were responsive to these issues. We added a deck onto the rear addition which enhanced the look and space of our home. There are two entry points to the deck including a set of french doors and one single door. The french doors replaced four windowpanes that once occupied the same location. We got to choose all major fixtures, cabinets, and appliances. The budget for these items were fair and reasonable. We were able to get high quality products that helped to add to the beauty of our home. We appreciate Brandon and his team for the work that they have done and would recommend him to anyone looking for high quality work and a willingness to get things right.

We weren't very impressed. The process of setting up the appointment went fine, and they were punctual. In the process of talking with them, we got the impression they would be a bit sloppy and cut corners. For example, instead of measuring to see if the height of our ceiling was within code, he just eyeballed it and said it seemed fine. He gave us a very rough estimate for the project, with no line items. The estimate total was within a reasonable ballpark, but we had no details to explain where it came from.

We did come out to meet the customer and review their proposed projects. There were several ideas for 3 renovations that were to be decided upon. We provided (for free as always) rough budgets for the 3 proposed scopes of work. The scopes were not well defined (lots of possibilities), but well enough to understand what the general cost would be. The homeowner mentioned that they would be better defining their scope and what project(s) they planned to move forward with, then were to update us which never happened. We unfortunately cannot create a detailed service contract without all of the details. Providing a solid ballpark price can be very helpful to allow owners to choose which project(s) to proceed with based upon schedule and budget. Being 6'6" tall and reviewing projects at homes everyday professionally allows me the expertise to determine a ceiling height and understand what is required to complete a space/project based upon the size of the space. We completed no work for this client, and again, never heard back from them with the updated information. Saying that we would cut corners or complete sloppy work based upon a project review holds no merit. We work very hard to ensure that all of our clients are well taken care of and that our work exceeds their expectations to ensure they are happy with the finished product. We have no reviews, nor a reputation for completing poor or sloppy work. This is especially true considering that we complete a great deal of large and small projects every year. Brandon initially seemed very responsive and even surprised us by offering to provide an estimate without first visiting our site, and he may have actually done such an estimate. However, he subsequently concluded that he did not have enough information to be comfortable providing the estimate to us. He then sent one of his colleagues to visit the site and discuss the project further with us, but his colleague did not seem to have much of the information that we had already provided to Brandon. We awaited an estimate after his colleague's visit, but never received one. Ultimatel we chose a different contractor whose follow-through was more consistent.

Brandon, Jean Paul and the gang were outstanding. The quality of work was excellent and they were extremely responsive. Jean Paul (Project Manager) worked with me to make changes that were not part of the original plan. He made the long and drawn out process of a big remodel as care free as possible. The crew was pleasant and trustworthy. The price was extremely reasonable and minus the additional changes, the project came in on budget. Brandon and the PHS team were terrific from start to finish! From my first interaction with Brandon, PHS's owner, to working with his project managers and staff day to day, the PHS team consistently goes above and beyond to ensure their customers are satisfied. As a first time home-buyer going into a renovation for the first time, the process was very intimidating. However, Brandon went out of his way to make the process transparent and was always available to respond to questions--even on evenings and weekends. While I had several contractors provide comparable bids to do the work, I selected PHS because of Brandon's honesty. When I was under contract on another property during the contingency period--even when he stood to make a substantial amount of money from the work on the property--- Brandon recommended that I pull out of the contract because of serious structural concerns with the property (that did not come up during the inspection). Months later when I finally closed on my house, it was a no brainer to go with PHS. In addition to providing good customer service and quality work, Brandon does not nickel and dime customers and did not charge for every unanticipated hiccup in the project. If you have a project big or small, I highly recommend Brandon and the PHS team. You will not be disappointed!

Brandon and his team were a pleasure to work with from start to finish. We met with quite a few contractors for this project and felt Brandon was the one who had the best understanding of what we were trying to do. He was prompt with his bid, came in at a great price and had all the details covered. It was an easy choice to use Professional Home Solutions (PHS) for our basement remodeling project. The project itself was a complete remodel of the basement in our 100 year old row house. The PHS team turned our completely unfinished cave in a wonderful living space. This work included: - Framing out a great room, two closets (one under the stairs), an unfinished storage space and a bathroom. - Repair of cracks and craters in the concrete floor. - New stairs with a white risers and dark finished treads. - Moving of gas lines so they did not pass through the finished space. - Some repair on the existing duct work, as well as incorporation of duct system into the basement design. - Soffits around the hanging duct work and plumbing lines running along the ceiling. - Pointing up of a brick wall to prepare for priming and paining. - Construction of a custom built-in shelving unit built to our specifications. - new electric and recessed lighting throughout. - Drywall, trim, new doors, painting and carpet installation. - New tile floors in the laundry area and bathroom. - Installation of new tub, vanity, shower tile, toilet and all bathroom fixtures. From start to finish the PHS team was great with all aspects of the project. There was never a time where i couldn't contact either Brandon or our project manager with questions or comments. Our project manager often made it a priority to meet with us intermittently to discuss progress, challenges, questions and next steps, as well as getting our input on how to proceed in various areas. there were quite a few things they completed that were above and beyond the scope of the contract. their goal was for us to be happy with the end product. We love our new basement and the couldn't be happier with the job PHS did.

The contractor was a little more expensive than our prior contractor but the work was excellent, insured for the first two years, and the contractor was extremely flexible when surprises occurred during the renovation. I am very happy with the work and the experience I had and will definitely use the same contractor the next time I do home renovations.

Brandon Molitor, owner of Professional Home Solutions, is the BEST! Smart, friendly, outgoing and a great communicator. Brandon was patient and understanding with our thousand questions, the 'be back to go overs', and so much more from a woman who had NEVER done even a small re-decorating project, let alone, a whole house renovation. He worked with me, my Assistant and my Design Consultant - and never seemed frustrated (by working with a committee of 3 women)! While the project was estimated to take 60 days, I was prepared for it to go 90 days. At one point, we asked for 'a break' to get a week off from the working, working, working. And PHS was great about it. Ultimately, the reno took 6 months to be completely complete but we were understanding because 'everything takes longer than you think it will'. When we let Brandon know we had an event coming up at the house, and that the place needed to be 'good to go' - PHS didn't make excuses - they met the deadline we needed them to meet. PHS was there every day from early to late to get the job done. When District Inspectors didn't show or showed at the wrong time, the crew worked extra long hours to 'catch up' on the schedule. (We didn't know that work must cease until certain things 'passed inspection' - the crew just did workarounds and other smaller tasks and used the time very wisely.) This company's employees have a 'work ethic' rarely found in young, skilled workers nowadays. Polite, friendly, quiet, even tempered - just everything you'd want in folks who spend 5 months at your house every day. Friends using other contractors, who have done far less (one bathroom remodel), were left for weeks with things unfinished, job site abandoned for long periods with no explanation and endless excuses and even worse attitudes. So when I heard their stories, I had even more reasons to be happy with my choice. Every request/question/concern was responded to with full disclosure. PHS is the most professional and transparent business I've ever dealt with. The truth - good or bad - is their standard. Brandon even went an extra mile to engage Sears to clean the ducts and the furnace. When we found Sears blew all the duct cleaning dust back into the house, he backed me up in requesting them to make restitution. And we lived in the house through the whole thing! Only as the project was winding down did Brandon tell us they didn't usually have owners living in the house for a project as extensive as ours. While noise and dust are part of remodeling - the PHS crew was diligent about hanging plastic around work areas to limit the dust outside the work area and EVERY DAY before they left the jobsite, one or more of the crew would vacuum, clean up as best they could and put tools and supplies in neat piles so we could 'live in the space'. Sure issues arose - we had 'people' in our house every week day (and some Saturdays) for 5 months. But the issues were addressed when we asked for a review meeting and changes were made as needed to accommodate our comfort level. My sister, who has remodeled extensively over the years, - was so impressed with PHS, that she gave me high marks for finding such a great contractor my first time out! Professional Home Solutions is the perfect name for this company.

I purchased a duplex on a 203K loan that was in reasonable shape but needed some work. I am living in the top unit with my girlfriend and renting the bottom unit. I received bids from 7 contractors. I threw out the lowest bid and highest bid and looked at the bid packages from the other 5. I narrowed it down to Pro Home Solutions and contractor X based on their price and professionalism. I decided that I wanted to reduce the scope of work and Pro Home solutions was willing to work with me. Contractor X declined. Brandon from Pro Home Solutions rewrote the contract to fit my new, lower, budget and once the home was finally closed on the work commenced. From the beginning Robert (the subcontractor) and Brandon offered suggestions that stretched my dollar. I doubt that they made a lot of money off of this project but they will with my continued business. They worked the heck out of my meager budget. Long story short, the Pro Home team got the big things very right. They did quality work. My thorough, professional inspector agrees. The work was done on time. They were flexible enough to fit my desires even outside of the scope of work. And most importantly they kept their word. Much of the work was done on a handshake because the original scope of work did not include some of the extras that were done. They are doing some work for me in addition to the scope of the 203K contract. I will append this review with updates at that time.

The project got off to a very good start. I received a visit and quote in a timely manner and the quote was reasonable. The contractor listened to my stated needs, offered helpful suggestions, and conducted himself professionally. Unfortunately, the completion of the job was delayed. The job was estimated to take about 5 days, but was not completed for nearly a month. One delay was a consequence of a receiving a damaged garage door and was outside the control of Professional. However, there were delays in the installation of the garage door, because it would not work properly. After registering a few complaints, I was told that the configuration of my garage was non-standard, so standard-size garage doors were not easily installed and needed to be fine-tuned. The contractor apologized for not realizing this at the outset and continued to work with me so that the job was satisfactorily completed, at no additional cost to me. Although the job took longer than expected, the workers were all conscientious, polite, and professional and the company held to the contract and gave me what was initially discussed. It was important to me that the quality of work was high and the price affordable, and that was certainly the case.
Description of Work: A. Remove the existing garage entrance door, garage door and track, and left and right garage doors that were later installed since the overhead door stopped working. B. Remove any rotted and warped framing as required. C. Install new framing members as needed throughout the structure to reinforce the roof and all walls as required for proper stability of the structure. D. Install a new windowless 6 panel steel sheathed garage door and new Schlage hardware set with handle and deadbolt to ensure the building can be secured. E. Install a new windowless overhead manually lifted garage door including all track assembly as required. F. Scrape down the entire exterior of the structure to remove all the remaining flaking paint to be ready for primer. G. Apply one coat of metal primer over the entire exterior of the structure and two coats of Sherwin Williams Duration exterior gloss paint. This is the finest exterior paint on the market and will last for many years to come. H. Completely clean out the interior of the garage and complete any touch ups to be 100%.
All things considered this project was a great success from start to finish. Brandon came out for the initial estimate and really took the time to evaluate what we needed and wanted (he even worked with us to work on pricing when our initial project parameters became costly). After signing the final contract Juan and his team came in and started the work. As with any projects there are always small bumps in the road, but we were generally pleased with the work schedule and professionalism of everyone involved. We were consulted on multiple aspects of the project (wood stain, hand rails, fixtures & hardware, etc) constantly so that we would be happy with the variables. They finished the project within the quoted time frame, and were open to return for any touch up work or fixes if we were unhappy with anything. Overall we are extremely satisfied. Brandon, Juan, and the PHS team are a very responsive group, and the lines of communication were open at all times if anything came up. We would definitely consider reaching out to the, first for future projects on our home.
Description of Work: Basement remodel. We had performed a majority of the demo work ourselves of the old wooden wall paneling and drop ceiling. After water-proofing with french drains and a sump pump we were ready for the space to be finished: which included a framing, drywall/sheetrock on the walls, ceiling, installation of recessed lights, refinishing the stairs with a new railing, finishing the laundry room, running new exhaust pipes and vents from the laundry room and basement bathroom to the outside.

It was a great experience to work with Brandon Molitor and his crew (Jose and Paul). We remodeled a bathroom from scratch. Brandon was attentive to our needs and quickly responsive to questions and queries. Based on previous experience and friends' stories we were worried that work would drag forever, but the team was punctual and the work took exactly the time Brandon said, and we felt we could rely on them. It was easy to work with him and the team, the work was professional and the bathroom looks great. Jose?s tile work was superb and everything else too. We will definitely work again with PHS when the time comes.

We are in the process of purchasing a property that was built in the 1940s. We are using a 203(k) renovation loan and the HUD consultant had already given us the bid document. After contacting various contractors on Angie's list (based on their reviews), Brandon Molitor from PHS was one of the few to respond promptly. He came to the property to do an initial inspection and he went through every detail - while giving us recommendations on how to easily fix some of the things. He had prior experience with similar projects and that was a plus. He was taking notes, taking pictures and asking us what we want - not trying to enforce his own ideas on us like some of the other contractors we contacted were trying to do. He emailed us a very detailed bid stating each and every item that needed to be changed. Overall, we were really impressed by Brandon's attention to detail and professionalism; and we've no doubt that PHS's work is impeccable. We will definitely contact Brandon for future projects and we'll send him referrals.
