I'm conflicted on how to review PHS. When I think about the negatives, even to this day, I get angry...but then I look at my beautiful bathroom and it calms me down. It's worth it. Brandon's design solutions for the cramped main floor bath were pretty genius and he's very thorough when he does the walk thru. Brandon Molitor is a solid contractor--I think the problem is project management. Brandon told me to pick my finishes ASAP and I did. I stayed up all night finding toilets and sinks and tile within the allotted budget I was given. And I ONLY used big box stores--nothing custom. I turned in my list at the very start of the project. To my extreme annoyance, it seems nobody ever looked at that list till the very second they were ready to install the items (I figured ASAP meant ASAP and they would order the items and have them waiting on site till ready for installation--nope). By the time they got around to ordering the items the sink and toilet I want are gone. So I pick a new sink--but the faucet I previously chose won't fit it so now I have to pick a new faucet. And the PM is calling me from HD and I'm texting him alternatives from work and it's just all unnecessarily ridiculous. But the guy who actually works on my bathroom, Jose, is amazing and thoughtful. He asks me if I want an insert for products in my shower and the shelving in the closet. His finished product is just beautiful, making the headaches totally worth it. Taking down a large wall between the living/dining room became a circus. There were unanticipated pipes in the wall and the guy that came to move them was the absolute WORST. He just didn't show for like 5 days and work had to stop because of his absence. When he does show up, it's with his brother and his brothers girlfriend or something--they gave him a ride. Okay fine, why is everyone in my basement?!? This guy then proceeds to use my brand new, still in the package, cloth hose to do his work (PHS did credit me the cost of the hose). He runs up and down all three stories leaving black smudge prints on walls and ceilings and radiators. He rips a whole in a basement wall, leaves the debris everywhere and tracks black footprints on the carpet and stairs. Then it turns out that it's really hard to move all the pipes. I was never given a cost to fully move the pipes...just told that it was really complicated. I'm still baffled at that. I ask Brandon and the PM to clean up this guys mess and to NEVER allow him in my home again. Imagine my surprise when two days later, I see on my security camera that he's in my home again! I STILL have his hand prints on the walls of my master bedroom. STILL. Final issues--after they took down the wall, I was told that it would be best to put in a support beam. I was really bummed, but fine--they're the professionals. Now, after watching a lot of HGTV, I see that it may have been an option to "sink" the beam in to the second floor ceiling to hide it. Not saying that it would have been possible in my case--but no one talked me through the what and the why. Maybe the crew wasn't familiar with this different, obviously better looking method or maybe they thought about it already and it just wasn't possible--I'll never know. And the crew kept taking my tools. I bought a lot of tools and kept them completely separated (in a room in the basement....the scope of work did not include the basement or this room). So imagine my surprise when my hammers and yardsticks and rosin paper and step ladder would show up in the project area--brand new tools with paint smudges all over them. Again, I think PHS did great work and I'm very very happy with the finished product (that bathroom!). But from reading these other reviews I think it is important temper expectations. I know they don't want to hear this, but you kind of have to PM the PM--meaning DON'T assume that things are happening or not happening for a reason. SPEAK UP! If you ordered a toilet two weeks ago and you haven't seen it at the site--ask why. If the guy who's supposed to move the pipes doesn't show up for 2 days and work is at a standstill, don't wait for 5 days--demand answers. You might come of as a nag but at least you'll be able to sleep at night. I have several other projects that I'd be happy to let PHS bid for...but I'd probably want to review the team Brandon selects. Bonus: I had a completely unrelated leak in the ceiling in a separate room outside of the project area. After I got the pipe fixed, the PM offered to fix the drywall for free. It was awfully kind and I wasn't even expecting it. It's stuff like that that makes me go "gee whiz, i guess you're not so bad."

This is a second review since the work has now been completed! PHS really gave our bathroom a facelift and did excellent work. We enjoyed working with Brandon (owner) and his project managers (Jean-Paul and Sergio) and we really appreciated and admired the quality of tile work from their tile sub-conteractor (Isaias). Any delays in the project timeline were due to materials that we ordered and didn't receive in a timely fasiona and not because of PHS. I highly recommend gettind all your materials first and then having them start the project. They can knock it out fairly quickly. My husband and I would definitely use this company again.

We initially reached out to Professional Home Solutions (PHS) regarding a 203K renovation when purchasing our house last year based on reviews on Angie?s List. We ultimately decided to postpone full-scale renovations because DC was on the cusp of (what turned out to be) the longest winter ever, but we still wanted to take steps to make the house livable. This required a considerable amount of work, so we reached out to PHS again regarding the scaled back project after several (less than satisfactory) discussions with other contractors. We wanted to update the house, while retaining the character as we?d seen flip after flip in which every single rowhouse looked exactly the same. Hence, we wanted a very specific molding style that was not readily available and PHS actually replicated the trim from pieces of wood based on the images that we provided. After looking at (what felt like) 50 shades of grey, we selected Sherwin Williams? Repose Gray to paint all of the interior walls. PHS sanded and filled in all of the cracks and imperfections and the molding and painting made the house look brand new. The bathroom transformation was most dramatic ? new wall and floor tile and new fixtures throughout ? and now feels much more modern. PHS stayed pretty close to schedule ? it took about a month to complete the work, with a few small projects after we?d moved in (shoe molding, caulking the space between the wall and the molding, etc). After the doors and light fixtures were replaced, our house was light years away from the place that we purchased and managed to still feel interesting. (Please see our photos. Don?t judge us for the ?before? pictures; they were taken during the appraisal and before we owned the home.) My only critique of PHS is regarding communication. After working with multiple contractors, I have learned that responsiveness is an industry-wide issue. Within the industry, I would say that PHS (and specifically the site manager) is better than average in terms of responding to requests. I, however, work in a field (law) in which one is expected to respond almost instantly. This may not be realistic for construction, but there were times in which I was frustrated by the wait or information that appeared to have been overlooked. To be fair, we did change our minds (back and forth) on several details and this could have contributed to the communication concerns. One extra positive note post-renovation: our house was broken into about a month after we moved in and the robbers kicked down the back door to come in and steal the TV. (Really? Is getting caught worth the $100 you can get hawking a used TV on the corner? You see there is an alarm, right? The cops are showing up 5 minutes!) We reached out to PHS and one of the workers who?d done most of the work was at our house that very night. He repaired the door and the door frame (which had been destroyed), installed security doors, and fixed the back gate (that we?d been meaning to get fixed from the beginning). It was a relief that this was done so quickly and by someone that we could trust. Takeaways: excellent and timely work, communication could be better, reliable in a crisis, and we would use them again.
Description of Work: We had PHS: (1) renovate the main bath and basement half bath; (2) paint the entire interior of the house; (3) remove and replace all of the molding (baseboards, windows, doors), which had been painted at least a dozen times (as if one just one more coat would actually make it look better); (4) replace all of the interior doors; (5) remove and replace a damaged picture window that had led to mold growth under the window (and treat the mold); and (6) replace all of the light fixtures.
This was a major project that completely gutted the previously finished basement w/ powder room in a 1940's era Cape Cod. Initial meeting w/ PHS president Brandon Moliter went very well; one of the major selling points was a promise of 100% commitment to this project once PHS started work. The PHS estimate was very detailed, full of explanatory notes Allowance Schedule, floor plans and cost capped. The PHS cost estimate was well below another contractor; based on my subsequent changes to the proposed work items, I received a revised contract w/ proposed options/costs that met my needs. The contract was finalized on 7/18/2014 w/ a start date of 8/25/2014. A PHS design engineer came to the house on 7/24/2014 to develop drawings for the permits. A Project Manager and Foreman were assigned and work commenced on 8/26, with demo starting and dumpster delivered on 8/27. NOTE: Permits for the project were received on 9/12. Per the contract, the 7 week project "start" to completion date commenced Upon Release of Permits. I met the project plumber on 9/2 when he came to assess the plumbing permit requirements. This was going to be a major plumbing effort to move the bathroom and hide all of the exposed plumbing& add a full shower. I met the project electrician on 9/3 for the same permits purpose. NOTE: This was the first day (of many) that the Foreman & work crew were absent due to other project work. Framing and electrical work were completed on 9/6 and the initial 1/3 payment submitted on 9/16. The plumbing effort turned out to be very challenging and failed two inspections until final approval on 9/24. With the project off schedule (in my mind) due to the permitting issues, we allowed PHS to continue work while we were away fro two weeks. on our return, there were minimal signs of progress (sidewall up and lighting installed). Painting was completed on 1014 and the 2/3 complete payment submitted 10/18. We did a status walk through of the basement w/ the PM & Foreman on 10/20 to finalize the bathroom rqmnts and numerous other punch list items. Work proceeded and a final inspection was to occur 11/24. We discovered that the shower floor was not allowing the water to drain fully. At the Final Inspection w/ the PM on 12/10, PHS committed to fixing the shower floor plus a couple of other minor fixes. A Final Payment was submitted on 12/10/2014 w/ the understanding that fixes would occur when the additional shower tile was delivered. The next visit from PHS was on 2/16/2015; the shower floor was fixed o/a 3/9/2015. The final product was beautiful. We and our friends love the look and feel. The new bathroom is very nice and PHS did a great job at hiding the plumbing. PHS transformed the basement, bathroom and utility areas w/I the contract cost, if not in a timely manner. When required, PHS completed additional work, e.g., fabricating an iron stair railing to match the existing one to meet code, with no additional cost.. My account of the timeline above is to alert future customers to consider the projected schedule with eyes wide open and stay on top of the project with a firmer hand. Also, be prepared to pick out and acquire (w/ PHS $) most of the fixtures, tile, etc. as they did not provide "design" support.

I knew I was in good hands from the start with PHS. Brandon (the owner) worked with us to find a way to achieve the desired design within the budget. It was a complete gutting of a galley kitchen in an old Washington, DC coop. Demolition was fast with the trash hauled off promptly. The rebuild started and it went very smoothly. PHS sent Brian as the main person on the job and he was awesome! Thoughtful, hardworking--he brought obvious skill and experience to the project. All the right people were there at the right times. My electrical was upgraded, and the floor and back splash tile work is great. A very large closet was built to detailed specifications. A real plus in older buildings where closet space is at a premium. I would work with PHS again on any home improvement project. Everyone at PHS was warm and friendly and really dedicated to making the kitchen that we wanted.

I have hesitated to write this, because I have hoped that PHS would ameliorate some of the ongoing issues we have had since they remodeled our house. The remodel consisted of expanding a small kitchen into the existing mudroom and renovating 2 bathrooms, plus some smaller jobs. Remodeling the kitchen required removal of two supporting walls. The remodel was, in several major ways, a disaster that continues to cost us money. I will not bore you with the details of all the small things that went wrong, because they usually do on a remodel. But this is what should never happen: The contractor removed two supporting walls in the kitchen, and did not properly support the roof load. THe contract subbed 2x12 wood beams for the steel beams that were required by the engineering plans (btw, their engineer lives in Florida, so its not like he is around to check up on things). We discovered this because we noticed severe cracking on the second floor ceilings, above where one of the walls was removed. In addition to cracking, the floor sloped , the floorboards lifted from the floor and tiles cracked in the upstairs bathroom. We immediately called Brandon, who assured us that cracking and settling was 'normal' in an old house. Neverthleless, at our own cost, we hired a local structural engineer, who determined that inferior and inadequate materials had been subbed in several critical areas of support (esp replacing steel beams with wood), and the house was not properly supported. We considered dropping the company then and there, but they already had half our money (note: you should not pay 1/3 before they even start), and Brandon agreed to make it right, and someone was fired (responsible? scapegoat? I'm not sure, but be aware that Brandon was rarely on site--maybe 5 times during 5 months our projected 6 week remodel took?--but should be aware when steel beams are being purchased or not). Although Brandon agreed to pay future expenses for this engineer, who created new plans for supporting the house, I later found out that in fact he never paid the invoice and never received full plans. The remodel continued, with steel beams put in place, but we have experienced continued problems. Cracks have reappeared, tiles have been wrenched from walls, miters and doorways have cracked and our floor upstairs is uneven. We are now in the process of hiring another structural engineer to evaluate whether the house remains unstable. Even if it is stable, the damage was done during the remodel, and PHS has not taken responsibility for it--it has shown up in the past couple months. I was, and probably am, very naive, and we were just desperate to move back in (we had a 2 and 4 year old and were in a temporary rental apartment) but in retrospect, it would have been safer to fire PHS, enter legal negotiations for a refund of some portion of monies paid, and started over with a different company. Other issues: we had a lot of windows and doors removed and filled in. We have a stucco house, and the patches were done in a lumpy uneven manner and began to crack within weeks of being put in. After being told by several painters that they could not paint over the patches and make them blend it, and that cracks would appear and water would seep in, we contacted stucco contractors on our own to fix the patches. All three of them said that at this point, the patches were done too poorly, they would all have to be ripped out and redone, it would be better to recoat the entire house with stucco, which has cost us an addition 30k. Brandon had assured us that we could simply paint over the patches, and when we addressed this issue with him, he never followed up with specific solution to the problem. We had some previous damage to the back of the house that hadn't been properly repaired, but the reason for the recoat was that every wall on the house now had terrible infills. Plumbing: ever since our remodel, our pipes have frozen whenever the temperature dips, because in the renovated bathroom downstairs, pipes that were previously in interior walls were moved to exterior walls and run through unheated portions of the crawl space. WHile, after much nagging, PHS insulated the crawl space to some extent, we continued to have problems with pipes freezing. More to the point, what is the reason for paying for a design/build firm with an architect and engineer if the architect doesn't realize that moving pipes to exterior walls of an unheated addition in a cold weather area is problematic, and having an engineer who lives in florida and can't actually show up to inspect the problems with the house? I believe these individuals are paid to present plans to DCRA that can be stamped and approved, but not necessarily followed or well thought out. Again, our ingnorance here showed itself--I never thought about these things, but then again, I paid PHS to do a good design and good execution, and I got neither. Another thing: not believe the time line. We signed a contract saying the remodel would take 5-6 weeks, we added a few projects taking it 7 to 8 weeks. We moved out to a temporary apartment tin December but work did not start until Mid January and we did not move in until late march, and there were plenty of things left to do. We made final payment in October 2014, almost a year after the remodel was supposed to begin and even so there are things undone: they installed glass in our kitchen cabinets with nails, instead of the provided clips, so they bang every time we open and close them, a daily reminder of our disappointment. PHS has a clause about 100.00/day late penalty. For us, we required that PHS cover our housing costs that extended beyond an agreed upon time line (which changed a second time, and we had to move from one temporary rental to another). I am not here to badmouth the company but given that I interviewed PHS due to the reviews on Angies List, I felt compelled to describe our experience. And I am sorry that it turned out this way. I initially liked Brandon a lot, but in the intervening time, I found him to be inconsistent and rarely on site. I also dislike his attempts to sway us by acting like he's constantly throwing freebies our way. We did not ask for freebies, we asked for the plans to be followed correctly. As for specific examples of "freebies," here's one;: one day, we pointed out that a patch of the concrete outside had cracked due to equipment being dragged on it, and he told his workers to fix it--they then repaved the entire walkway not at our request--and then we got billed 900.00 for it. Brandon also told us he'd 'split' the cost of refinishing our floors with us, but at 3,500 for our 2200 sq ft house, its actually going rate, he is not 'splitting it' with us. In sum: PHS may be fine if you have a simple job. They have one person who does excellent tile work (but will just automatically use white grout without asking, so be sure to specify. I learned the hard way and my bathroom floor has disgusting off white grout when I had wanted gray). They do decent carpentry work. I believe a lot of the individual workers try hard. However, we had a terrible experience with a significantly challenging remodel that exposed some real weakness in the company and in the follow up. We are, a year later, experiencing continued issues and are having the house inspected again and will be exploring our options.

To All Concerned: All work completed at the this client's home was completed to code and inspected by three third party engineers along with numerous inspectors from the DCRA. All work was successfully completed per the owners approved plans, engineering review, and drawings. We worked with this owner and she was very happy with all the work completed, which she mentioned in numerous emails to prove this fact to anyone who would care to see. I will not get into details defending PHS against these false claims. The owner has lived in the home with her family for over a year, and the home is over 100 years old. Items that have had issue have nothing to do with the work performed by PHS and many items mentioned by the owner she had planned to have completed at a later date which we also can prove in writing. Any requests for touch ups or correction work was always addressed promptly to the owner's satisfaction long ago.., as we are always willing to do for all our valued clients. We also returned a few times to do unrelated work to help this customer out as we could at no cost. Unfortunately, home settlement has occurred and this extremely cold winter led to some pipes freezing (mainly pipes not installed by PHS/old plumbing lines and due to an unfinished crawl space) even with correct insulation installed per code. Again, the entire renovation was completed to code and inspected per code which is public record at the DCRA should anyone care to see. Any client swayed away from PHS by these false/slanderous claims and accusations will be provided any information desired to prove that PHS in fact is correct in regards to this reviewer's response being false and unsubstantiated. We worked tirelessly to not only complete the work contracted, but to complete any additional request to satisfy this customer which is why we continue to have such an impeccable reputation as we do this for all our clients. It is truly disappointing that issues beyond PHS's control have led this client to attempt to hurt our great company and our deserved and hard earned good name. Sincerely, Brandon G. Molitor

Note: The work is still ongoing, but I wanted to get a review in before I forget. Work should be completed by the end of February. PHS was one of at least four general contractors I contacted to provide an estimate on a master bath remodel. Some never returned calls and others came out and never provided an estimate. Brandon got back to us promptly and came out and provided an estimate within a week of our initial conversation. Brandon was affable, professional, and customer-service oriented. My husband and I had a very specific budget in mind for the bath and although PHS's initial estimate was a bit above that, Brandon was able to work with our numbers. The length of the project was estimated at 3-4 weeks once we had all the materials. PHS has a pretty straightforward system. The contract is for an agreed upon amount. Within that amount, you have an allowance from which you can buy the basic bath materials. Anything extra you choose to spend on materials you eat if you purchase yourself or you add on to your bill if PHS purchases for you. I recommend purchasing things for yourself. It helps to move things along more quickly and you can play around with the allowance, choosing to spend more on one thing versus the other. We bounced between two project managers at the beginning of the project, but finally settled with one (Sergio Cruz). Sergio was on site at some point almost every day and was very easy to work with; fielding my various emails and text messages on a daily basis. We lucked and got an awesome tile guy/overall bath remodel guru named Isaias to handle the majority of the project. If you can request someone, request Isaias! We highly recommend PHS.

The project went wonderfully from start to finish. I got my usual three bids from several companies on Angie's List and PHS was by far the best. Brandon (company rep) came out and assessed my front porch. He looked at the other porches in the neighborhood and talked with me about how I wanted the finished project to look. He sent me a very detailed bid by email and answered all the questions I sent him. The price came in low enough that I was able to add in painting the whole house, which was also bid out at a very reasonable price. Juan was the project foreman. He was very communicative during the whole process, by email and text message. His crew did a fantastic job on all aspects of the project. I could tell as I saw the work come together that both their rebuilding of the porch structure, as well as their finishing work of the porch fascia and moldings was high quality. Minor things I found along the way were taken care of quickly and professionally, often to a higher standard than I anticipated. Case in point, there were a few minor white paint drips from the trim on my black wrought iron porch railings that I wanted fixed as part of the punch list. Juan and his crew came back and repainted all my porch railings to ensure they got everything! I was so impressed. I have recommended PHS to friends and highly recommend them to Angie's List members. I will likely use them again in the future.

After getting estimates from several contractors, we chose Professional Home Solutions to renovate a first floor powder room and laundry closet in our 100+ year old Capitol Hill rowhouse. Brandon's estimate was much more detailed than others we received, and he seemed to have a good sense of what we were trying to achieve. Our "laundry closet renovation" was a bit unusual, in that we were looking to replace an old washer/dryer with a new and bigger (deeper) stackable unit, that we decided could best be accommodated by building out the door frame a bit and adding new double doors. Our design idea really seemed to stump a number of contractors, but Brandon quickly devised how this could be accomplished, and we couldn't be happier with the results. We really appreciated how pleasant and professional Brandon and Jean-Paul were to deal with, along with the rest of the team. They were quick to respond to any issues that cropped up, and were very amenable to working with us on various details. For example, I wanted closet doors that would blend in with our kitchen cabinets, and was able to show Jean-Paul a picture of what I was looking for. He found a perfect match, and made sure they were installed to open completely (which makes all the difference when you are doing laundry in a narrow space!). This attention to detail was greatly appreciated. We thought the total cost was very fair for the amount of work that was done, and would highly recommend PHS to others in the area.

The project took longer than expected, due to some local code changes. Brandon M. and Juan (project lead) were always very available and timely in communicating with us about these issues. Brandon is extraordinarily customer-oriented. When I was concerned that certain expectations of what was provided was not met, he readiily agreed to meet and discuss the matter. When he came to my house he immediately said he would undertake to make the changes without charge. I had been prepared for an argument; what I got instead was Brandon saying that if his customer wasn't happy, he wasn't happy, together with a handshake and smile. One very nice plus is that PHS accepts credit cards for payment--without having to pay the 2.5% fee. So with a credit card with dollar rebates, it can provide a nice extra. A final anecdote: The first payment was to be $14,140. When processing the payment, Brandon accidentally transposed the $140 to $410--something I hadn't noticed. Brandon called and emailed with great apologies and making sure the difference would be adjusted for the next payment. It was a small matter to me, but Brandon apologized several times. It very much impressed me that he followed up on this on his own. His motto on his letterhead: Integrity, Commitment, Professionalism was validated in my mind in my experience with the company. We are finishing up the last of the work and I look forward to working with Brandon and PHS in the future.

I've dealt with several general contractors over the years, but my experience with PHS was by far the best. After a water mitigation company tore the house apart to remediate water damage, PHS was one of two contractors that I interviewed to do the repair work. Brandon was quite professional and competent in assessing the work and promptly prepared an estimate. In addition to the insured repair work, I wanted to reconfigure the master bath entrance to replace a swinging door with a pocket door. Brandon seemed far more knowledgeable in this regard than the alternate contractor, and so I went with PHS even though the estimate was slightly higher. The work started the week after I signed the contract and progressed fairly quickly. I was pleasantly surprised at how clean the crew was able to keep the house while some rather messy work was underway, and this permitted us to stay in the condo while the work was being done. The job took a couple weeks longer than estimated, but that was due primarily to the time absorbed in looking for options to repair the hardwood floor. In the end the entire floor was torn out and replaced - Brandon's floor guys completed the entire demolition and floor replacement in a remarkable 2 days. The final work product is incredible - the attention to detail in the painting, caulking, installation of moldings and smooth operation of the pocket door show that these guys take much pride in their work. The price was reasonable and I wasn't nickel and dimed for small extras. Brandon, Paul, Sergio, Cesar and Manuel were all friendly, courteous and professional. I would definitely hire PHS again.

These guys are great! It was probably not the cheapest, and the project took a bit longer than anticipated, but the quality of work was excellent and worth the wait. As with any such project, there were the occasional hiccups, but the project lead was very responsive about getting it right and providing everything called for in the design and specs, and then some. Several items were redone by the contractor on his own initiative simply because it was not done as well as it could have been the first time. Employees were exceedingly reliable, polite, and conscientious. As to value, the price was about right and the contractor did not get nit picky about charges for field changes, such as the main grey water drain that had to be rerouted and buried a week or two into the job. Also, these guys are trustworthy. We were gone for almost a month total out of the whole project and did not have to worry at all about their access or whether the job would continue as required. Hire these guys! They understand the value of working hard to ensure the customer is satisfied with their work.
Description of Work: Completely renovated and modernized an unfinished basement in a 1940s-vintage brick colonial. Performed all design, permitting and inspection coordination, plumbing, electrical, ventilation, carpentry, and finishing services required. My1968 kitchen has been replaced with a new kitchen that looks like it is out of a magazine. I appreciate Professional Home Solutions' willingness to allow me to purchase the large items (i.e. cabinets, flooring, countertops, appliances) so that I could maximize savings with a military discount at the local home improvement store. The allowance for these items was deducted from the final price I paid PHS allowing me to stay within the provided original total budget while including the nice upgrades and extras that I desired. The project manager was professional and a pleasant witha keen eye for detail. The project was completed in a timely fashion, which is particularly important for a kitchen remodel and much appreciated. The electrical panel upgrade passed inspection.

Brandon was responsive at first. We scheduled a consult and the day of he couldn't make it. He didn't contact me to let me know that, but rather Juan from his team called me about 2 hours before arriving to tell me he would be coming instead. When he came by he seemed to not have been briefed at all on the information I gave Brandon. Moreover, it was a completely useless visit. My husband and I left work early for him to come out to tell us that someone need to come out and measure. I'm not at all sure why a visit was needed to determine that a designer needed to come and measure... Best of all, I have yet to hear from the company 2 days later either to apologize for wasting our time (which I made clear to Juan) or to even try and schedule this 2nd visit. Terrible communication amongst the people in the company and with clients. My business will surely go somewhere else.

[member name removed] l is correct in that we had a scheduled appointment at 6pm and Juan went to the meeting in my stead, providing ample notice beforehand. That said, there is some confusion as to what PHS does and what we provide at an initial meeting. I am not sure when or why assumptions were made about designs, layouts, and providing formal measurements for work to be done but clearly there is a major disconnect with this client. PHS offers free estimates to homeowners seeking to learn more about a project or to discuss the possibilities for a particular change/upgrade to their property. We try to accommodate the customer at their request as we did in this case. Juan arrived on time and was prepared to have a first conversation regarding the kitchen renovation project that [member name removed] mentioned in her initial call to schedule the estimate. Surely, it should not be assumed that design work or formal measurements be provided at this meeting and before a contract to do work was signed. As a general contractor, we would engage a professional designer, as needed, once we had a signed contract; certainly not beforehand and not for free. This is standard practice. I am certain that with their decision to tear their house apart, there is a lot of frustration/anger living in the home under these conditions. Unfortunately, the homeowners took this step without securing a vision for their home and without identifying a contractor to perform that work first. Warning to All: This should NEVER be done! While we genuinely appreciate this medium for feedback- both positive and constructive criticism- it is clear in this instance that this response is completely unwarranted. PHS's employees, and myself as company owner, work hard to provide potential customers every opportunity to discuss their project(s) with us, at their homes, at a time that is most convenient for them- and at NO COST. I am not sure how much more I could have accommodated [member name removed] and her husband in this initial conversation without having a formal signed contract and agreed upon scope of work. Also, in order to provide a quality, accurate, and fair assessment of the work to be performed I would expect that a customer would allow us more than 24 hours to respond (we met Thursday, September 4th at 6pm). It went EXTREMELY well. As mentioned in the other reviews, Brandon draws up a contract that will blow your socks off. It is EXTREMELY detailed, and covers every facet of the construction project. Brandon was very flexible in negotiations with us, as we went back and forth a half dozen times before we finalized the contract. We wanted something removed from the scope and added to an allowance, it was done, we wanted some more extensive skylight work, we traded us buying the toilets in exchange. Brandon was very easy to work with to put together a comprehensive, fair contract that made both parties happy. Once the contract was signed, construction started quickly. We were quoted 12-14 weeks, and ultimately it went longer than that (it was a HUGE project) but Brandon didn't even balk once at enforcing the per-day penalty for timeliness. That was the biggest positive of dealing with Brandon... He could not have been more fair with us, whenever an issue arose, we settled it amicably, and Brandon was willing to fix the issue. We discovered that the first floor wood floors were not salvagable, and he went out of pocket to cover brand new plywood and all new flooring. There were multiple examples where Brandon went WAY above and beyond for me. The end result of the project was tremendous. My home is beautiful, and I couldn't be more pleased. Juan and Brandon are incredible at what they do, and are a joy to work with. I am planning on renovating my basement at some point in the next year or two, and will certainly give PHS the first crack at the work. I would happily use them again.

We interviewed six or seven contractors for this project. Brandon was either the first or second person we met with. His proposal was the most detailed of the bunch and seemed to grasp the scope of our project. We had a difficult time finding a second proposal that was close to this level of detail. Brandon was patient with us (it took about two or three months to make a decision). We finally got a good second proposal, and decided to go with PHS. Overall, the experience was a good one, and we will likely hire PHS for future work. Our lead contractor was Fausto, and he was excellent. After some initial miscommunication, we developed a very good working relationship. He handled criticism incredibly well, he listened to our concerns attentively, and he made every effort to ensure the project progressed as we intended. His work quality was great, and he was a pleasure to work with. The same can be said for everybody associated with the project. The project took longer than we anticipated, but it was not due to a lack of effort. Work was going on Monday through Friday continuously over the 7.5 weeks, and there were a few working Saturdays as well. The group did their best to keep the workspace (and the rest of our house) clean throughout the process, which was a challenge. Everybody was very courteous and treated us and our home with a great deal of respect. The tile work is also worth noting. We chose a floor tile that resembles wood (American Estates by Marazzi USA). Jose did an amazing job with the floor, including grout color selection. He did an equally fantastic job with the subway-tile backsplash. This was truly excellent work. There are two areas that could be improved: (1) communication between levels of the organization. Brandon comes up with the overall plan, but a lot of this had to be re-hashed between us and the project manager (Jean-Paul) and the lead contractor (Fausto). This made me feel uneasy at times because it felt like the responsibility of overseeing things was shifting to me. (2) overly-ambitious time estimates. From the beginning, we thought the initial three-week estimate was a bit of a stretch, and the trend continued to week-to-week and day-to-day updates. I think we kept our expectations realistic, and it was acceptable in the big picture. The positive side to this was that the extra time translated to excellent quality. Overall, we had a good experience with these guys, and the final product is excellent. It is also worth noting that their contracts are structured with a materials allowance for major purchases associated with the project. This was perfect for us because we wanted to make the design choices for things like cabinets, counters, sinks, faucets, tile, appliances, and entry doors. It was very helpful for staying within the boundaries of the budget.
Description of Work: The project was a complete remodel of our basement level living space (approx. 450 square feet), which includes a galley kitchen and a dining area. The project area was gutted down to the concrete floor and brick walls. The demolition and rebuild was coordinated to allow for the installation of an interior French drain/sump system (by a different company). Starting with the estimate, the team was professional, reliable, and really cared about the quality of their work. The basement is beautiful as is the deck. The team worked very hard to keep the site clean and to prevent dirt and construction debris from getting into the rest of our home. We are definitely planning to use them again soon to update the rest of our living area and do other repairs that are needed. We are also recommending them to all our friends!

After being quite prompt with setting up an initial consult, showing up on time, and then promising a quick turnaround on providing an estimate, the provider gave a couple of excuses for not submitting an estimate on time and then just completely stopped responding to our phonecalls and emails asking for the estimate. We are happy with the contractor we ended up choosing but do not appreciate the lack of professionalism that this provider displayed. It was a waste of our time.

Overall, the quality was good and the price was fair but there was a lot of stress and time wasted along the way that a tape measured could have solved. My husband is in construction and there were also one or two things they were planning on doing that weren't to code (drilling the vent through our deck board). We got the drawings which included a laundry sink. I realized there were then two sinks and thought I could just get one deep sink and possibly put the washer side by side instead of stacked. When I asked, they said it was no problem only to find out later that wouldn't work. Lots of time wasted searching for a deep sink (that I almost bought too!). Then towards the end, we were told a utility sink wouldn't even fit and I was furious. We settled on a deep bar sink that they would pay for because of the mistake. And magically the 15in was 18in and fit a utility sink. So many hours were wasted search for a 15in sink!!!! They are good quality and a good price but bring your measuring tape! I would say "maybe" for using them again since the quality was good for a fair price but will be double checking measurements.

It went very well. Brandon was by far the most responsive contractor I worked with and I contact about 8 different outfits. His crew arrived early and were done with framing job in about 8 hours. They did a very good job on the construction and the cost came in well below what the other contractors were charging. Overall a very positive experience.

Brandon was very responsive when we initially contacted him and came out for an estimate two days later. When we were noting the damages, he listened in detail and made sure that he would be able to do everything that we were asking for. His estimate was very reasonable and we decided to contract with PHS based on their estimate, Brandon's good communication and his stating that we should be able to get the repairs started quickly. The beginning of construction was held up a bit due to waiting for flooring to be delivered by the supplier and rain and snow holding up their previous projects as well as pushing the start of our project for a day. The construction manager Jean-Paul was very easy to work with and he was extremely concerned that they would complete the work to our high standards. There were a few issues with PHS communicating changes to the construction schedule while they were working, but it turned out to be things that we were able to work around. During the week of construction, I was consistently monitoring the progress each night and noted any issues as I saw them. Brandon and Jean-Paul were always certain to take my requests into consideration and ensure us that the final product would be to our liking. Any issues were immediately corrected as I brought them up. Brandon estimated that it would take up to 7 days to complete the work, but noted that he would like to have it done in 5 if possible. It did turn out to take the full seven days, but they did not run in to any additional problems that raised our costs. When the job was completed, our house was in much better condition than it was before the water damage. The level of finish was very good and PHS was willing to exactly match all of the paints to what was previously there. Everything looks great, and we have had many compliments on the work. The newly finished closed was so much better than we expected, that it is now our favorite part of the project. Brandon also noted some scuffs on the walls and other blemishes in the house around the areas that we were asking to have repaired and made sure to have his crew repair those while they were working as well. We have already been considering hiring them for other projects that we have coming up.
Description of Work: We had PHS perform repairs to our kitchen, dining room, downstairs bathroom and closet due to a water line burst from this winter's freezing weather. On our main floor, they pulled and replaced the engineering floor, repaired our damaged ceiling and walls as well as the burst plumbing line. We also had PHS finish a closet in our basement and repair damage to the bathroom walls and ceiling downstairs.

I hired Brandon and his crew to finish a basement. Before there was nothing but bare walls, exposed rafters, and one or two lights, plus drafts everywhere. At a VERY reasonable price, PHS did the work to an exceptional standard. ALL of the work they did was to the highest quality and I could not be more pleased with the results. I also had them rip out and reinstall a stairwell and install a washer/dryer in the upstairs kitchen, and demolish and rebuilt the front concrete steps. All tasks were professionally done. The basement was the majority of the work though. All of the work met my expectations. (It would be more accurate to say that some of it met my expectations, and some of it far exceeded them.) The bathroom in particular is outstanding. In a very small space, they built a beautfiul shower with tiles walls and floor, framelss glass door, tiled floor, "green" toilet, vanity, vanity lights, and an externally vented fan/light. Small touches like reinforcing the interior steps and framing a door under the stairs for storage were also pleasant surprises. I'm looking around my apartment now and could rave about everything from the vent hood over my stove (also externally vented, which is rare) and the bedroom windows, to the closet utility doors and paint work. All of the visitors to my apartment have complimented me on the finished project, but certainly the credit goes to Brandon and his team, all of whom are trustworthy professionals. Several of my visitors have asked me for Brandon's contact info. I gladly shared it with them, and I gladly offer you the same recommendation: these guys deliver. I will use them again for future projects, without a doubt. HIGHLY RECOMMENDED.
