Brandon was responsive and trustworthy, and he gave me a fair quote. The job was completed on schedule and on budget. I would recommend and use PHS in the future.

Professional Home Solutions' estimate was the only one of the three we got that outlined the work needed to bring our existing cinderblock walls and stairwell up to code. When we asked for modifications to the estimate, they were done quickly. The workers always showed up when scheduled, were considerate and easy to communicate with, and did an excellent job with the work and clean up. Brandon Molitor, who handled the estimate, contract, and scheduling, is an excellent communicator. He kept us up to date on scheduling, weather delays, and all of the other important details you want to know when having work done on your home. We would definitely use Professional Home Services again.
Description of Work: Repair of cinderblock retaining walls in outdoor stairwell to basement, replacement of landing slab, addition of wooden railings.
It was rough. I think every remodel is probably rough, especially if you choose to stay in the home like I did. I am so lucky that I chose the right contracting team. I think I would have walked away in the middle of it if it wasn't for Brandon, Juan, and Bryan. Having never undertaken such a task, I had no idea what I was getting into and no idea what to expect. It looks so easy on TV. I'll admit I was pretty high maintenance as a first time remodeler. I had a champagne taste on a beer budget, but Brandon walked me through my different options and helped me decide what was most important to me and what projects I'd benefit most from. For example, I originally wanted a fancy "pop-up" because I needed more space, but Brandon explained that a project like that would take the entire budget. Now don't get it twisted. He would have done it if I insisted, but he listened to me and understood my motivation enough to recommend other options that would still accomplish my goals. Most guys would have just done the easy and most expensive project. I could go on and on, but let's keep it moving. Instead of giving me an additional level, Brandon proposed many smaller projects on the other 3 levels that would make my house look and feel like the vision I had for the "pop-up". Now I have a renovated hall bathroom, a brand new master bathroom upstairs with a closet and laundry room, an open concept first floor, and a fully remodeled and insulated basement. He helped me make the most of what I already had instead of just building on top of it. Much appreciated. Even though it was all Brandon's idea, Juan, Bryan, Jose, Daniel, and Rudy did all of the work. There were some other guys too and I appreciate them, but I especially love those guys. Juan was my go-to guy. He was very patient with me and my constant requests for his professional opinion. Like I said, I had never done a remodel before and he walked me through everything. He explained the difference in materials as well as when it really mattered and when it didn't. He guided me like he would guide a family member. His advice was solid and I'm very thankful that he was available to me. He kept me and the project on track. The only bad part about the project was that I chose to stay in the home while it was going on. I didn't have an option and the guys understood that and did their best to accommodate me. It felt like forever because there was always some part of the house I couldn't use. The guys never left me hanging though. They made sure the power and water were back on when they left for the day and they gave me a warning so that I could make other arrangements if I needed to. They even went so far as to halt the project for holidays when I had visitors. It's the little things that matter and that's what makes me consider these guys my friends instead of contractors. I know that's lame but I'm keeping it real. I don't know how else I can explain what they did for me other than invite the world over for a housewarming party. I used to hate going home and now I can't wait to walk in the door. I'm sure there are other great companies that could have done the same thing, but I chose this company based on a review from another customer when I didn't know any better. Now I'm paying it forward and maybe going overboard, but I want to tell anyone who has doubt that Brandon and his team won't let you down. You can feel comfortable trusting these guys with your dreams.

As someone who had just bought their first house, I knew that I would be very picky about who handled my bathroom remodel. Brandon his team were beyond exceptional in all areas. They responded to my numerous questions, provided me a affordable price, and executed the work better than I could have ever imagined. The quality tile work and workmanship has made my bathroom better than I could have hoped for. I would highly recommend this company and plan to use them on my bathroom remodel. Brandon and the team at PHS are great--they have a high bar for excellence and are thorough and committed. The project took longer than expected, but they communicated well along the way as weather and other delays created issues, and they were committed to the work being done well.
Description of Work: Backyard renovation--installing brick patio, fence, gate
I selected Professional Home Solutions LLC based on: (i) positive reviews from Angie's List; and (ii) discussions and receiving proposals from 4-5 competitors. Overall, I found the team friendly and professional. The advantages highlighted in previous reviews (mostly good quality work, honesty, competitive pricing, willingness to address issues) were similar to my experience. So were some of the relative weaknesses (occasional communication issues; slow progress especially towards the end). So my experience was overall positive. It took much longer than we expected but the value (quality/price) was high. I could have had a significantly faster job done if I had paid 20-30% more. One of the advantages of Professional Home Solutions was that they were willing to do plenty of different jobs (staircase makeover, drywall, baseboard and trims, some minor electrical, plumbing and masonry, and paint jobs) despite the overall job ($40k) being quite modest. I will likely contact them again in the future for more work.

Brandon and Juan came out to bid on my project. Both seemed very knowledgeable and professional, and were eager to get the work started; the turnaround for the estimate was super fast, less than 24hrs. The proposal itself was very thorough, it showed incredible attention to detail, which is not something I saw from all the other bidders. Unfortunately his bid came in at the tail end of the process as I had already received proposals from other contractors weeks before and needed to get going quickly. Although I did not end up hiring them, I would recommend them to other homeowners that are in the market for a remodel project.

The PHS team was friendly, responsive, and professional. Brandon and Juan are very easy to reach, and are very responsive and flexible with all the normal issues that arise during construction. They are knowledgeable and happy to provide their much-needed advice and expertise. The same can be said of their crew, who are all friendly and professional. This really sets PHS apart - their crew is careful to minimize noise, to clean up the site every day, and to be friendly and accommodating to our neighbors. We have started showing the apartment to prospective tenants, who are all very impressed with the quality and beauty of the work. We would definitely use PHS again.
Description of Work: We hired PHS to replace all interior finishes in one of our rental units. We provided many of the finishes and fixtures, and had them handle installation. They did drywall, paint, trim, finish mech/electrical/plumbing and some other odds & ends for us.

Quality of work is very good, price was very reasonable--I compared and shopped around. I checked all the PHS references and had calls with 4-5 of previous clients. Our experience was consistent with the feedback I had received from the refernces. I enjoyed working with our project manager, Juan. He was friendly and always tried working with us even when circumstances were challenging. He is service oriented and rectifies situations to make sure you get what you envisioned things to look and work.
Description of Work: They gutted and renovated my kitchen, all my bathrooms (3.5) and redid my basement, coverting it to open floor plan-installing support beams, also doing drainage/water protection in my basement (finishing it for living quarters), redid the HVAC and water/plumbing systems. Almost akin to whole house gut and renovation.
It went well. One or both bedrooms had the following work done: repairing water damage; enlarging of closets; repairs to hardwood floors; new electrical throughout; recessed lighting installed throughout; ceiling fans installed; doors replaced; extensive prepping, priming, and painting from baseboards to the ceiling. In the bathroom: repaired cracked grout; fresh paint; and returned the toilet to dual-flush. Outside: an outlet was installed on the front porch, and a water line was installed to bring a garden spigot to the front of the house. The house was built in 1927 but our spaces have been brought up to 2016 code; they have a fresh, more contemporary look/feel now; and they work better for us. The job's one major wrinkle was it going on hold unexpectedly due to some family emergencies experienced by Professional Home Solutions (PHS). It took many weeks to get back on schedule and track, and I do feel PHS could've managed this better with us.

The job went well. It involved four main things: 1) removing the original 1927 plaster and ersatz Tudor trim (both in poor condition and leading to water penetrating the "shell" of the house during heavy rainfall and high winds); 2) repairing dry rot that had developed in an overhang section of a small bump-out; 3) installing cement fiber board to all non-brick portions of the exterior; and 4) repainting the entire exterior. The Professional Home Solutions (PHS) crew was new to working with sections of cement fiber board so large (approximately 3x4 feet), but they rose to the challenge and ultimately delivered according to spec. There was a small problem with the mix of one of the cans of paint used to paint part of the exterior -- noticeable at a distance from the house but probably imperceptible close up to the painter himself. PHS saw it right away during the walk-through, and repainted that section in short order and at no additional cost. Our 1927 house went from being the ugliest looking house on the block (easily) to the nicest, most contemporary looking house, eliciting compliments from passers-by. Thank you PHS!

The job went well. It took a little while for schedules and the weather to sync up, but once they did, the Professional Home Solutions (PHS) crew arrived and, over the course of two days, replaced the roof during bitterly cold weather. We experienced no interruptions in our daily lives, and (most importantly) there have been no leaks since! The only downside to the job -- which I suspect had nothing to do with PHS -- is that it left a fine layer of bits of debris from the old roof on the "floor" of the unfinished attic. For a while, whenever we pulled down the stairs to the attic, some of the "grut" would fall into the house. I don't know how this could be avoided though, especially since PHS didn't have access to the inside of our house.
Although there were a couple scheduling hiccups due to unforeseen circumstances (including DC permitting issues and other things out of their control) PHS remained diligent in ensuring that my project was completed in accordance with my vision. They worked through every issue that came up and ultimately gave me the exact backyard and access that I wanted. They did a lot of masonry work on the exterior of my house to swap the position of my existing door and windows and it looks great! Multiple people have commented that they would never know my house had brickwork done on it. On the interior, their finish work is excellent as well. They used my existing molding and framing on the new door and window and made it fit perfectly with everything else in my house. I couldn't be happier with the work that PHS did and I wouldn't hesitate to recommend them.
Description of Work: I hired PHS to do a project involving demolishing and paving my backyard into a parking pad and patio as well as relocating the door from my house into the backyard including a staircase.
IT WAS AWESOME. Brando, Elmer, and Juan were super responsive. The built the backyard to our expectations and did not finish until the job was to our satisfaction. They used high quality materials and the customer service was even higher quality. These are experts in their field and professionals to the core. The first two pictures show the work in progress—right after the deck was replaced and you can see the fence. Then the next pic shows the masonry work. They did remove the pipe and then finished the job. The final 3 pics are the finished products. Look at the quality carpentry work and the fire pit!

It was a pleasure working with the owners on this project. Definitely a large scale more difficult project that tested our skills at times, but the finished product is even better than we hoped and all that have come by to see have been very impressed. I think that we did a great job with the project works and the owner definitely did a great job with the finish selections. We plan to complete other works with the owners in the future and look forward to having them as our references!
The project did not go well. On a positive note, the owner and employees were very courteous, kind and helpful and I was very pleased with the final product. The workers were very accommodating. After the first coat of paint had been applied, I was not happy with the color I had selected for one of the rooms. The project manager agreed to have the room repainted with a different color for no additional charge. We were having trouble installing the window AC units. The project manager installed them for us at no additional cost. This was very nice of them and we greatly appreciate their help. Unfortunately, the process of getting the work done was pure torture. This project suffered immensely from lack of commitment, poor planning, ineffective leadership, inconsistent communication, lack of organization and non-existent quality control. The project manager was finally fired after me complaining to the owner for over five months. The new project manager was more responsive and work started to get done at a more respectable pace. However, the project, which was estimated to take 10-12 weeks, ended up taking 7 months. Some additional work was required but it should not have added that much additional time to the schedule. The owner attempted to make up for terrible way the project was managedby doing additional work for free. For Example, the original plan was to reinstall the trim around the windows. The project manager later determined that the trim was too badly damaged to be reinstalled and needed to be replaced. He stated that the owner agreed to replace the trim at no additional cost to compensate for some of the problems that had occurred. The workers damaged the house and surrounding property. The workers sprayed a white paint like substance allover the front yard. At first I thought it was dust, but after several rain storms the substance has not been removed. I was told by the owner and project manager they would clean-up the mess but it was never done. A rose bush and the vegetation around the water spigot were damaged. (The workers were using the water to clean their tools). I was told by the owner these items would be addressed. They never were. The workers were doing something that generated fine dust. The dust covered the neighbor’s front portland she called to complain. They did go clean the neighbor’s porch after they were notified. However, they should have spoken to the neighbor about the work to be done and taken steps to cover her porch before the work started. A section of the fence has been removed and was laying in the back yard. The plan was to reinstall the fence. The workers pile construction debris from the house on top of the fence. I sent the project manager an email asking him to have the workers remove the items that were placed on top of the fence so the fence would not become damaged. The debris was removed but the fence is filthy and broken in several places. I was told the fence would be replaced. It never was. Workers left empty bottles, cups, food containers, left over food etc inside and outside the house. I had to repeatedly ask the project manager to have them clean up their mess. It is my expectation and my experience that the contractor will leave the extra tile in case repairs are needed in the future. This was not the case with PHS. I asked the project manager on numerous occasions for the extra bath room tile and floor tile. The project manager said he would give the items to me. He never did. When I asked about them at the end of the project I was told a worker had thrown the items away. It is my expectation and my experience that when the contractor schedules the final walkthrough and requests the final payment the work (minus a few punch list items) is complete. This was not my experience with PHS. After the project manager requested to meet for a final walkthrough and payment, I went to the house before the meeting and documented over 50 items that needed attention, some of which were: mounds of debris in the front and back yard, leaking kitchen sink, flooding under the washing machine, holes in the wall around light fixtures and pipes, soda cans and food containers behind the water heater and furnace, gaping holes in the floor surrounding the water heater and furnace, missing gutters, missing shelves in the closet, missing light fixtures, missing flood lights (They had been taken down to replace the siding and never reinstalled), cable box was not reinstalled (It had been taken down to install the siding and left on the ground), rotten wood around the dormer window (it should have been replaced). I sent a detail email to the project manager documenting all of the items that needed attention and instructed him to contact me when the work was done. The owner was copied on the email. I was told numerous times by the project manager that the work was completed only to go to the house and see that all the items had not been addressed. This dragged on for weeks. This was very frustrating to me because I had done part of the project manager’s job for him by providing a detail list of problems. All he had to do was take the list and make sure all of the items had been addressed. In an attempt to put this horrible experience behind me, I stopped insisting that some of the smaller items be completed (for example the shelves were never installed in one of the closets). The owner began to insist that some of the items on my list were outside of the scope of the project. The Two trap doors in the floor were removed when the floor was repaired. When it was pointed out that the trap doors were missing, I was told this was not part of the contract. The hardwood floor was refinished and new tile was installed in the adjacent room. However, the floor transition in the doorway between the two rooms was not replaced. I was told this was not part of the contract. Each closet originally had a top shelf and a clothing rod. One of the closets had arow of shelves on the side. The closet shelves were removed during demolition. I was told numerous times by both project managers, the shelves would be replaced. This was not done. The owner later insisted this work was not part of the contract. The furnace and water heater was exposed in the kitchen. The contract called for the area to be enclosed into a mechanical room. The Configuration of the mechanical room did not appear to have been properly thought out. As part of the demolition, the floor, walls and ceiling were removed and not replaced which resulted in gaping holes in the floor. When this was pointed out as an area that needed to be addressed, I was told this work was not included in the contract. When asked why the old floor was removed if there was no plan to replace it, no answer was given. After numerous discussions and a threat of legal action, the floor was properly replaced. By the time the project was completed, I was physically, mentally and emotionally drained. This was by far the worst experience I have ever had with any contractor. During the numerous discussions regarding the problems that needed to be addressed the owner stated the company had done “$10,000 worth of work we could have easily billed for and chose not to as we are fair and honest people”. He kept repeating this to me numerous times during various conversations. The owner does not seem to understand that providing quality customer service consists of properly managing the project, as well as, delivering a quality product. Doing work for free does not negate the fact that the project was poorly managed. I believe the PHS owner and staff are honest, hard working individuals who want to do a good job. However, this project suffered tremendously because there was no one with the proper skill set to lead and manage a renovation project of this size. * 11/10/2016 Customer’s Response to Service Provider’s Response The owner seems to equatesomeone telling the truth and not caving in to his begging for a better reviewwith bad treatment. After I posted myreview, the owner sent me several emails literally begging me to change orremove my review because it was causing him professional and personal hardship. I responded that my review accurately reflected my experience with hiscompany and I could not, in good conscience, comply with his request. Hefollowed up with another email repeating his request. When I did not acquiesce, hewrote a response insinuating I was an unreasonable customer. Many of the statements in his response are eitherincorrect, do not accurately reflect what occurred or give a false impression. I had numerous and extensiveconversations with him and both project managers about the contract and myexpectations for the work to be done. Theyall agreed to do the work. One changeorder was created for additional work that was suggested by the electrician andI agreed to have done. For the remainingwork, I was never told the work was not included in the contract. I was nevertold a change order needed to be written and there would be an additional costfor the work. The owner volunteered to do additional work for free. At the completion of the project, my list ofitems that needed to be addressed kept growing because we kept finding problems His company has a review on 03/21/2015 with a “D” rating that documents many of the same problems my projectexperienced. The owner responded to thisreview in the same manner he responded to mine: by insinuating the customer wasbeing unreasonable. This review is overa year old, so it is obvious he learned nothing from his experience in 2015. I have supplied Angie’s Listwith additional documentation to support my review. Anyone wishing to see it can contact memberservices.
Description of Work: The project was a complete renovation of 99 year old row house that was the home of an elderly relative and was in very bad shape. The goal of the renovation project was a practical renovation that would modernize the amenities of the house and make it safe for the elderly occupant. When the owner of Professional Home Solutions (PHS) came to provide an estimate, I explained the goals of the project and gave him a home inspection report that listed deficiencies that needed to be addressed. This was not my first renovation project. I renovated another row house a few years ago using a family owned business that consisted of a husband and wife and two workers. This company was the epitome of a professional, ethical contracting company. For the majority of the project, the crew worked 5 days a week, 8 hours a day. I saw a considerable amount of progress each time I visited the work site. Problems were discussed honestly and resolved. Changes orders were created for additional work that was required or requested. My emails and phone calls were answered promptly. The payment schedule consisted of objective milestones and all payments were made via postal mail. This company did such a great job that they became my go to contractor. I hired them for several other home improvements projects on my personal residence. Unfortunately, the family moved out of town; therefore, I had to hire another contractor to renovate my relative’s home. I selected PHS because the owner seemed to understand and agree with my goals for the renovation project and the company had positive reviews on Angie’s List. I was expecting to have the same experience with PHS that I had with my previous contractor. Unfortunately, that was not the case.

We feel that this grade of a "D" is more than unfair and actually voiced this to the owner in an effort to be treated decently/fairly, especially in a public forum. The project was scheduled to take approx. 3 months "construction time" (not including any owner induced, weather, vendor/supplier, or inspection delays), and in the end took 6 months. The owner added 4 significant framing, plumbing, electrical, and siding change orders that added at least 7 weeks construction time on top of the extreme amount of time the DCRA takes to show up for inspections and then any rework for re-inspection if needed. The last month we were "on" the project was waiting for a light fixture she special ordered to arrive and then her complaining about the utility room floor which we sealed in the end. We didn't touch her utilities, simply placed framing and a door around them, all inspections passed including finals and this was checked. We closed the floor off to ensure pest couldn't enter the home. The owner insisted that we remove the utilities and install a new floor which was listed explicitly as not part of our contract. The owner also requested new gutters, new trim, new lots of things that were never part of her contract and the list would grow. In the end, we did everything requested to finally be able to satisfy this owner. We also did a host of other free works to the tune of nearly $10k for any delay or owner perceived delay to keep the customer very happy as we thought it was fair and would serve us well as a company in the end. I guess it was fair, if you want to be treated poorly on Angie's List and pay top dollar for it. This project was a total gut of a home and the finished product was beautifully redone which she even mentions herself. We are fair and honest and treated her home and her family well. We did have issue with the project manager at times and he was eventually let go, but the work as always is very well done and the finished product is excellent. We, in the end, regret working with this client as we've never done more to make someone happy and had such bad treatment for it. Sincerely, Brandon Molitor

I am sad to say that Brandon Molitor and his team were very disappointing overall. After scheduling an appointment with one of Brandon's managers, Brandon arranged for Elmer Velasco to come. Elmer came as scheduled. We discussed in detail the work that would be required in the bathroom (almost full remodeling), and Elmer promised to sent an estimate within the next week. I confirmed with Brandon by email, to be sure. However, as I had still received no news after 2 weeks, I called Brandon and sent several emails to check on the estimate. No answer, and no news. After several trials more than 1.5 months later, I finally reached Brandon. He was very impatient, said he did not even remembered me. I refreshed his memory, and he said he would ask Elmer asap to contact me. Since then, once again I have received no news, and I cannot reach them. I was very surprised to see the company's high grades on Angie's List. I will not recommend them to anyone.

I refreshed his memory, and he said he would ask Elmer asap to contact me. Since then, once again I have received no news, and I cannot reach them. I was very surprised to see the company's high grades on Angie's List. I will not recommend them to anyone.

We did promptly reply to the initial request and went out to the potential clients home for a free estimate. After Elmer reviewed the work, that we thought from initial discussions, was a full or nearly full bathroom remodel (it was only extremely minor work (replacement of a few fixtures and a couple of tile pieces)) explained that this was not a project for PHS or any general contracting firm. We recommended that the potential client hire a qualified handyman service as for very small work items like this, they are the right way to go. We do this as a courtesy for any clients as we are great at multifaceted projects and medium to large to very large projects; not minor repair work. For smaller singular work items we cannot be cost effective and don't want to charge more than is fair due to having a larger overhead cost. This is again our attempt to help people out at no cost to them... Again, the visit and expert consultation, is/was free of charge. No written estimate or proposal was provided as clearly explained during the meeting due to this fact. When I was contacted weeks later (no email ever sent on Angie's List Business Center or my business email - Ever!) by phone, I contacted Elmer again to be sure that he did in fact let the owner know. Then weeks later the clients sister (who initially was calling for the services needed) called back and we connected. I did not remember her initially, which is true (but I certainly wasn't discourteous in any way), but I did review with her and she mentioned the project again. I again mentioned that this was not an appropriate project for PHS and had Elmer call to review/remind both her and her brother of this fact again as well. It's unfortunate that once again, a company trying to do the right thing by homeowners in need of repairs or remodeling is being wrongfully slandered. Good/free/expert advice was not followed by this homeowner. I have no idea why this review and the previous review have even been posted... Yes, we are a top rated general construction firm and for good reason. We are honest, straightforward, professional, and most of all, we take excellent care of our clients and create a top notch finished product!!

I give Professional Home Solutions the highest recommendation from start to finish. Brandon did a great job up front explaining the work that would be done, the schedule, and putting the contract together. I interviewed five contractors and PHS gave the best price by far. PHS put us in touch with the licensed architect to get all of the drawings taken care of and the DC permits as well. Once the work started, Elmer worked with us as the project manager. He did an excellent job of overseeing the day to day work. Having an older house (~70 years), we knew there would be unexpected complications once walls started coming down and the floors were torn up. PHS gave us great options about every aspect of the design, from where to run the duct work to the placement of appliances, to the selection of flooring, etc. The workers who came to the house were generally punctual, respectful, and considerate to minimize the disruption to our family as much as possible. PHS even went the extra mile to have people come over on early mornings, evenings, or weekends to get the job done right and on time. The quality of the work was top notch, and met our highest expectations. We were picky about the design and requested mid-course changes a few times. PHS was very accommodating to work with us and not charge additional for many changes. We have received so many compliments about the work already and have recommended PHS to friends and co-workers. We have heard horror stories from friends in our neighborhood (Brookland/Michigan Park) about contractors they have used, so we were nervous about what our experience would be. We are so delighted to have the positive experience with PHS and will certainly use them for any future home renovation needs. My kudos to Brandon, Elmer, Walter, and the rest of the PHS team.
Description of Work: Complete kitchen remodel including removing walls, replacing windows and doors, replacing cabinetry, counters, floors and appliances. Redoing all plumbing, electrical, and ductwork. Also built new deck.

Overall the process of working with PHS and Brandon was quite easy. We pretty much knew what we wanted done and Brandon was very helpful with useful suggestions and drawing-up a contract that was easy to understand--with us having responsibility for identifying most of the materials but having PHS actually pick them up prior to the start of the work since we had no place to store in our small apartment. Brandon was also helpful in dealing with the condo board to get the required approvals in time so that the work could start as scheduled. The work itself went quite smoothly with some minor delays, which were understandable since they happened over the Christmas holidays. The team doing the work was quite good with excellent quality workmanship. The only hiccup that occurred was when the frameless shower stall door we ordered turned out to be a few inches too small for the space it had to go in. Brandon and the team dealt with this by installing a custom door at only a very slight mark-up on the pre-fab door price--and we re very satisfied with the results. This review comes six months after the work was finished and we have encountered no problems at all with the workmanship our quality Everything is solid and well fitting.
Description of Work: We hired PHS to be the general contractor for a complete remodeling of a bathroom and partial remodeling of a kitchen in our DC apartment. The old bathroom was completely gutted and replaced with new marble and ceramic tiling, sink, toilet, lighting and wiring and a shower cabinet with a custom door. The kitchen work involved redoing lighting, installing granite counters and backsplashes and a new wooden countertop for the bar. PHS arranged for all work, working with a stone countertop sub-contractor who did the countertops.

My wife and I hired Brandon and his team in May 2015 to renovate our master bathroom (which essentially was a gut job) and also do a few other upgrades throughout the house. We were very happy with the quality of the renovations his crew did for us. While his quote was not the lowest (second lowest of four), we felt that hiring Brandon gave us the best guarantee on a quality end product. We made the right choice. The renovations lasted a few weeks, as Brandon had estimated. His crew, and in particular Jean Paul, was fantastic: friendly, discreet and responsive. In sum, I would give Professional Home Solutions (Brandon and Jean Paul) a solid A+ rating.
Description of Work: Renovate master bathroom, including new shower, floor and wall tiles, lights, vents, painting, etc. Install valves on radiators. Seal exposed brick wall. Install lights in master bedroom.

Brandon and his team at PHS are great. We reached out to them to do an extensive renovation on our first home (kitchen, wall removal, basement, bathroom, entire house painting, and lots of structural issues our home inspector discovered). It was a 203k project and our first experience with contractors. Together, we plotted out a reasonable/affordable scope of work and work plan, and they delivered an exceptional final product. They even helped us with some problems and unforeseen issues discovered along the way. We love our new, old row home in Petworth thanks to PHS. A big thank you to our PM, Jean Paul, and our foreman, Sergio, for walking us through everything when we had questions along the way.

A+ INCREDIBLE JOB! This was not my first time working with contractors. I own restaurants, and have personal overseeing the store design, bidding, financing, permitting, and day-to-day construction work for multiple restaurants. My dad has been in real estate his whole life. I had planned to act as the General contractor for this job. I bid out each of the individual aspects of our house to sub-contractors (this was something like 40 sub-contractors). After receiving their bids, I took the project to Professional Home Solutions as well as 3 other general contractors to see if they could beat me on price. 2 of the 4 of them did. Having dealt with contractors quite a bit, I could tell that Professional Home Solutions knew their stuff, and we put together a contract. They did everything great, but to simplify things, I'm going to break down what I found most important. Contract: The contract is everything. In construction, you get only what is in the contract. You need to know two things about construction contracts; (1) they almost always are written to screw the customer, and (2) contractor's LOVE to upcharge you ridiculous amounts of money for anything that wasn't in the contract. The thing that impressed me most about Professional Home Solutions is that they did nether of these things. The contract was extremely customer friendly, including many high-end extras I had never though of (they even spec'ed in high end paint and allowed for as many colors as the customer wanted!). On top of that, Professional Home Solutions never hit me with any sneaky upcharges. They did so much extra work that wasn't in the contract without charging me, I actually asked them to sign a document stating that I wouldn't be charged for the extra items! Flexibility: This again goes back to the contract, but many contractors (especially the low bidding one's) try to make back the money they gave up by quoting you a low cost, by hitting you with big "change order" fees. Example; the contract says they'll paint the walls, you ask them to paint the ceiling as well, they say it wasn't in the contract and charge you $1,000 to do it. If this happens you quickly find yourself unable to build the house you want, and are stuck paying a ton of money or living with whatever they decide to build you. Professional Home Solutions did NOT do anything like this. Professional Home Solutions let me build the house I've always dreamed of! It's hard to know what you want before the demolition starts. I must have change the plans a dozen times. They were flexible with me. They we're extremely reasonable when it came to change order costs. Craftsmanship: The quality of work was over the top. They even went as far as hand-chipping the stone tile to give in a bullnose look. They built custom molding for our cabinets, and even did molding around the microwave. Not only that, but they used top-end materials. The windows they used were all world. They used Benjamin-Moore paint, high end door knobs, and even provided really expensive light dimmers. Honesty: I would let them do a project for my grandma or little sister. These guys are not out to screw anyone! Anything they told me I didn't believe or understand, I would bid out or get a 2nd opinion. Not once did I catch them trying to mislead me or take advantage. This is a rare quality in the contractor world. I sleep well at night knowing that they didn't cut corners. If you're new to construction, this is a GREAT company to work with. Overall: Our house appraised for $100,000 more than the original house price and construction combined. We've had offers for up to $250,000 more than we put into it. I attribute a lot of that to the qualify of work we got from Professional Home Solutions.
Description of Work: Complete renovation of an uninhabitable single family home. Professional Home Solutions did a full renovation of our house. They handled every aspect of the project. This house had been vacant for some time. A homeless person had made camp in it, there was standing water in the basement, mold covering the walls, ZERO working water, half the electric didn’t work, and large enough holes in the floors that you could see from the basement to the 2nd floor. Planning: -Architectural Plans (INCLUDED) -All permitting -Design and layout help Exterior: -New Flagstone patio and retaining wall (including poured concrete base & water drainage system) -Pointing up of house and chimney -Removal of 6 large trees -Leveling of yard and planting of grass -Rebuilt brick egress exit wall that had collapse -Rebuilt Screened-In Porch Interior: -100% new water piping throughout the house -100% new electric throughout the house -100% new HVAC system and duct work -New Windows -Demo of 2 levels to create open concept -Complete Kitchen Renovation -3 new Bathrooms -Finished basement level -Recessed lighting throughout entire house -Sanded & Stained Original Hardwood floors -Installed over 6,000lbs of natural stone tile throughout house -Insulated walls and attic -All finishing work

At first we were very happy with the company. They were responsive and seemed to be on schedule. In fact, we even added on a bathroom remodel because we thought they were doing a great job. However, after we signed the second contract for the bathroom, it was as if we lost any sense of priority in staying on schedule by their workers. What should have been a 4-8 week job MAX (and really this could have been a 2-3 week job) took over 4 MONTHS. We saw the writing on the wall after two months (when the bathroom wasn't even started yet) and thankfully cancelled that second contract and got out deposit back. I can only imagine how much longer that would have taken... The work they did was good quality and the workers were friendly and respectful, but the time it took to do it was very frustrating and stressful. For instance, they would say they were going to be there, and then wouldn't show up until 1pm on a good day, and not at all on a bad day. In fact, one week, while our family room was in ruins from an unfinished fireplace, they went 4 days without returning any call, email or text about when someone would be back. And then they would just randomly show up as if it was no big deal. Meanwhile the contractors our neighbors hired across the street were there like clockwork and finished a much larger job in a fraction of the time. PHS had so many excuses along the way, and even pushed to get paid before they were done. My husband was told to give them a check that represented the last third of our contract installment well before they were done (i.e. the final check). Unfortunately he didn't realize this was the third and final check (minus a few additional charges accrued for changes). Because of how unresponsive they were, we were scared for a while they would not come back after getting this check. And it did take a long time to hear from them... When we selected PHS, it was not just because of their estimate (which was not the lowest we got, nor the second lowest), but because they seemed so professional and responsive. However, that did not end up being the case at all. The work they did was good, and all the contractors were pleasant and worked hard when they were actually there. They were good guys. This was a management issue clearly. So if you have a spare 1/3-1/2 a year to spend on a 4-6 week job, go for it... I am surprised by all the A reviews which is why we contacted them. I guess our job was less important. This experience was so stressful.
Description of Work: Widened a doorway, replaced ceilings and added recessed lighting in two rooms, added crown molding in two rooms and picture boxes in one, replaced front storm door, painted many rooms, installed drywall facade over brick fireplace and hung TV, replaced outdated electrical box, widened entry to basement easement window and replaced window and easement covering, installed microwave over stove, corrected some minor outdoor issues with patio, etc...

We appreciate this review and understand frustration with timing when things have to be delayed for any reason. This project had many misc. items and we completed 95% of the project within the stated timeline. We ended up having to delay installing a new egress window as this project took place during the winter months and it was far to cold to open up the ground and get the new foundation work, well, and window installed. We let the owner know that this would not be able to be completed until the weather was better which led to 4 months. Often times if a project is late as stated it is simply a singular item that is delayed with all other works completed quickly as in this case. I'm not sure that warrants a C rating, but we'll be sure to take these concerns into account moving forward to continue to improve as a company. Also, the bathroom contract was requested, then pushed back by the owner, then delayed due to moving in and business travel, then cancelled by the owner. No delay was due to PHS in regards to this work. Again, we'll continue to do our best to improve customer experiences as we want every customer to be very happy with not only the work, but the experience as a whole. Thanks, Brandon
