The experience was exceptional with PHS. I truly cannot recommend Brandon, Juan, Jean Paul and the team more. My project got off to a terrible start. I had met with a contractor who was scheduled to do the work. However, he decided to leave DC just two weeks before the project was scheduled to start. This was further complicated as I was using 203(k) loan to finance the purchase of my home. This meant I needed firm bids, architectural drawings, etc in order to close on the home. With architecture drawings, I headed to Angie's List to see what could be done. I searched for contractors near my home with 203(k) experience as these are a government backed loan that require may hoops to be jumped through. I emailed about 20 contractors - many of which I never heard from. However, Brandon at PHS emailed me within 15 minutes. The very next day, he came to the new house, walked it with me and within 36 hours had a firm, comprehensive bid to me. The bid was extremely detailed right down to the type of drywall he would use. My father in law is a contractor in Atlanta whose work has been featured in House Beautiful and Southern Living - he was kind enough to help me review the bid. He was impressed with the quality of the detail in the bid, the price. Additionally, I had a great gut feeling when I met Brandon that he was a quality, honest and upstanding person. My wife and I decided to move forward with his bid. Brandon was diligent, highly responsive and thoughtful throughout the entire construction process. Throughout the construction process, he or members of his team would call, text, and/or email me with updates, questions, etc. For example, they were installing a door near the front of the house. The architect has spec'ed out a 28" 6 panel door. It would have looked terrible. Instead, after we discussed, and based on their recommendation, we installed a 50" french door with glass windows. The little details make a house beautiful and the entire team provided great insights throughout the project. Further, they never "guessed" as to what I wanted. Rather, they consulted, asked and then always performed the work perfectly. I couldn't have had a better project experience with the team. I work in Real Estate but only know enough about construction to be dangerous. Brandon and his team could not have been a better match for me. They guided me through the process, gave me valuable insights, did many upgrades at or below cost. They never nickel and dimed. They never slacked off and they were extremely trustworthy. My pregnant wife never felt nervous that 5 to 10 guys were downstairs while she was here. They were all kind, good people. Finally, when my father in law came to visit as the project was at the 98% point, he said the level of the construction work and the finishing work were both a 10 out of 10. This is a man that never gives high praise. He was blown away. To me, that takes the cake. I can't recommend these guys highly enough. They were good people, hard workers and do extremely high end work and they don't stop until the customer is thrilled with the outcome. They will treat you fairly, manage your expectations and deliver betther than their promises.

Everything went great. We requested that the work be done while we were away and it was great to return from vacation to a much much nicer looking (and more functional) backyard. Brandon worked with us to determine exactly how we wanted the backyard to look, to allowing the installation to be scheduled while we were out of town. The price seemed very reasonable and we are happy with the finished product.

PHS is a breath of fresh air. After several bad experiences with contractors (no shows, no call backs, estimates that are WAY too high...), we finally found PHS. I worked with Brandon and he was so responsive and professional. He came to our house the same week I called him to give us an estimate. The estimate was exactly what we were expecting it to be. Although we did not actually use PHS for any projects yet, we plan to use ONLY them in the future for all of our home improvement projects! I highly recommend PHS for all of your projects.

I had an "alley" between my rowhouse and the neighboring apartments that was 3 feet wide and about 15 feet long, with a wrought iron gate enclosing it. But it was outside and not locked so not good for very much. I wanted it turned into storage for bikes and yard stuff (hose, shovels, etc). It took a couple calls but eventually, Brandon came by and put together a design and estimate - given the dimensions, it had to be designed and built in the space. Once we contracted with him, his team was very prompt and efficient. They put a weed barrier and gravel down on the alley and built a solid structure that attaches uses the walls of my house and the apartment building with a raised floor and tiled roof that fully maximizes the space. There's a solid double locking front door. The end result looks amazing and functions better than I could have anticipated. From the outside it looks more like an addition to the house - which is great for aesthetics, but also safety, since I don't think potential bike theives would know it's just a bike shed. My only concern was that I'm pretty sure they should have gotten a permit or approval from the neighboring apartments before structurally attaching the shed to that building. The holding company for the building next door is a huge and notoriously bad DC landlord - so I'm sure PHS would have been in red-tape limbo forever and never would have gotten the official ok, I'm also sure the apartment owners will never say anything so long as they own the building. However, PHS never asked me about this, so I might be a bit hesitant to use them if you absolutely need everything to be 100% permitted/officially approved. But if you just want something done well and quickly, they were great.

The basement is a nice space but badly needed an upgrade. I got several estimates and all were around the same price. I chose PHS basically because I just had a better feeling about Brandon. The team was due to start on a Monday, but came out the Saturday before to do the demo which went smoothly. They moved everything from the finished area to the unfinished area and put plastic over the carpet. The job took much longer than expected, but Brandon was very responsive and continued to provide excellent support. The "first team" that did the initial drywall work, made some errors. They moved the ceiling speaker wires and my home theater guy had to relocate them which required additional holes to be made, which PHS repaired. They also neglected to add the required access panels and had to re-cut/patch a brand new ceiling. Needless to say I was dissatisfied. The paint also bled through and after several coats, it was much better, but there are still some imperfections but that may be partly due to the color and type of paint that we chose. Brandon didn't bill for the extra coats of paint. As the ceiling still had some defects due to the patch work that needed to be done, another team came in to review the job and found not only the obvious defects, but some less obvious ones as well. They spent a couple of days going over the ceiling and the paint and making sure it was as close to perfect as possible. They were much more thorough and the basement looked a lot better after they were through. The biggest problem was the drywall dust. The furniture, toys, etc. were moved into the unfinished part of the basement that is partitioned off from the finished part. Yet there was dust on everything and I had to clean up not only dust, but also splinters of wood. They did a decent job of cleaning the primary area they worked in, but did not clean the other area. So I had to wipe down all of the toys, and everything that was stored in the area. There was also dust embedded in the carpet of the finished area that I could not get up regardless how much I vacuumed. And since my kids play and crawl on the floor, this was a major concern for me. So I had to have the carpet professionally cleaned, which Brandon kindly made up for with a discount that covered the cost of the cleaning. Unfortunately, my AC filter was also ruined. It was replaced in November and usually lasts a year, but when the inspection was done, the tech asked if I had any drywall work done as the filter was at end of life after 6 months. I didn't realize that when the work was being done, but that indicates to me that they didn't cover the vents properly. In spite of the challenges, I have to give Brandon credit. There are always some sort of challenges in a remodeling project no matter how small. But I never lost trust in PHS and would certainly recommend them to any of my friends. Brandon is engaged, trustworthy and very professional. Which in fact was the reason I chose PHS over the other bids. I'm glad I did.

I could not be happier or more satisfied with my experience with Brandon and Woody at PHS. Literally from the initial contact to the final closeout of both projects PHS was professional, responsible and did amazing work. When I initially started getting bids for the basement, Brandon at PHS was leaps and bounds ahead of the other 5 contractors I contacted. He responded quickly, was professional and followed up appropriately. He was on time for the initial assessment, provided meaningful recommendations to improve the project while maintaining my intent and was personable and professional. After (quickly) receiving an estimate, we discussed expanding the scope of the project - which Brandon happily did. I made many minor edits and adds over the course of a week or two and Brandon responded promptly. Again, he provided meaningful recommendations to improve the functionality of project. The work started quickly after signing the contract. Woody and his crew were very respectful of my house and presence. They worked quickly and with great quality. They encountered numerous problems with my house - since it is very old and not maintained when I bought it. Brandon and Woody were quick to talk me through the issues and provide recommendations as necessary. They clearly did more work than anticipated without complaining and in some cases, solely to ensure the basement was better in the long run. Brandon asked his crew to add the fan in the bathroom so that the bathroom was better through its life - not cause I asked for it. Seeing the Basement was going so well, I asked Brandon for an estimate to build a laundry closet on the second floor. It was a repeat of the first experience - PHENOMENAL from start to finish. When the work was done - I couldn't be happier. My friends can't believe its the same space. It looks AMAZING.

They did a great job. They were very responsive. They cleaned up daily. They were on time and showed up when they were supposed to. They kept me up to date and involved in everything going on. They allowed me to be part of their team. Anything I had questions about, they answered and took care of immediately. It was part of a 203k, in which they do not get paid up front. All work was done before they got paid. The job started in October 2012 and ended March 2013. They are very accommodating. They are very good people.
Description of Work: They installed an addition over our garage. They turned the addition into a new master bedroom. They turned the old master bedroom into a bathroom and closet. They sided the house. They painted the new interiors. They updated the electrical work for the additions. Full all-trades on all new additions.
I could not be happier with the end result! When Brandon Molitor (PHS owner) came out to the house for the estimate he was very professional and gave me material not only on his company and credentials but also on best practices for hiring a contractor and a list of references (with contact info!). I received a very professionally produced estimate via e-mail. Brandon is highly responsive and communicates promptly either voice or e-mail and any written needs. I appreciated the electronic communication because I could not always make calls during the day. Because my project was being paid for from my homeowners insurance, Brandon worked with me to make sure I had the documentation required. A couple days before the project was to begin, Brandon confirmed the start date/time and provided my project point of contact, Juan Alvarez. Juan and Jose showed up as scheduled and did incredibly great work. Their workmanship was the highest quality! The walls, baseboards and flooring turned out excellent. They laid down appropriate dropcloths to protect my hardwood stairs and tile. They prepared the room and installed the drywall. There were additional staff that showed up for painting and also for the flooring. At the end of the work day, Juan would explain the progress and let me know what the next steps were. I have stairs that lead down into the room from another part of the basement. This was an existing set of 3 steps made of wood that i wanted to keep because they were not damaged by the storm. Because the flooring was replaced with wood laminate (along with padding) an upgraded from the original thin vinyl flooring, the staircase was an inch too high. Juan was able to figure out a way on the spot to trim the stairs down and make it seamlessly fit. The restoration to the bathroom included removing the old damaged vanity and installing a new vanity and toilet (a macerating upflush model) in the same place as the previous ones. In the course of the install, the plumber found a leak which was not within scope. He made a call to Brandon and Brandon did not charge me any extra. The day after my project was complete, the shutoff valve began to leak. I called Brandon, thinking it may have been a result of the work. My brother came over that evening and found that it had nothing to do with the work completed. However, Brandon had the plumber follow up with a visit just to make sure. Brandon is highly committed to customer satisfaction! Brandon made sure that the highest quality materials were used - paint and flooring. My basement actually looks better than what it did before the hurricane. One other final thing to note - Brandon is a U.S. Army Veteran. As a family that also served, we appreciated supporting the entrepreneurship of a Veteran. Hooah! Again, I could not be happier with the result!
Description of Work: The services performed were as a result of Hurricane Sandy. Another contractor had removed all of the damaged flooring and walls (3 feet up) and everything needed to be restored. This entailed insulation, drywall, painting, and new wood laminate flooring in a basement bedroom (16x14), bathroom (7x9) and closet (10x6). Also a patch to my living room ceiling tile. The work was performed over about 4 1/2 days (with a few days in between due to my availability and drying time for materials).

Brandon and his team were extremely professional and great to work with. When we called Brandon for an estimate, he was able to come to our home and provide a written, detailed estimate very quickly. Juan and Israel performed the work described above. They worked efficiently, but without cutting corners, and they completed the job quickly and left the work area looking great. Brandon and Juan were very responsive to any questions that we had throughout the renovation process. Everyone was extraordinarily detail-oriented and good-natured. Brandon, Paul, and Woody were great to work with. From the very beginning, Brandon was prompt with his first visit for a price quote and very timely in getting us an estimate. We had orignially wanted to do more, but Brandon was very reasonable and up front about the prices and how we could reduce the cost with a few changes. We had other quotes and PHS was very competitive and offered the best value for the range of projects we needed done. While the services were being performed, Paul, Woody and his team were great and paid very close attention to detail, especially in prepping and painting. Our townhome is over 40 years old and had wallpaper for many years. We had removed and painted years ago, but it left the walls not looking so great. PHS fixed a lot of existing issues that other painters before did not fix and now the walls look great. We love the remodeling of the laundry room. Brandon was able to design a plan to give us more room and Paul and his team executed it very well. Also during the project, we had one task that we dropped because Brandon was very upfront with how it would have turned out and realized we probably wouldn't have liked the result. He could have gone through with what we originally agreed to, but I greatly appreciated his opinion and desire to make sure we were going to be happy with the finished project. He offered reasonable solutions to the issues, but in the end, we thought it was best to delay that portion of the project for now. While PHS did not do design work other than the reorganization of the laundry room, they had a lot of great ideas as the projects moved along about how to make things look great. The materials they used were high quality and I was especially pleased with how well repainting the cabinets turned out. We had replaced the kitchen countertops a couple of years ago so we didn't want to do a complete redo of the kitchen. Repainting what we had turned out to be a great solution as we were able to go from dark cabinets to light cabinets and greatly improve the kitchen at a low cost. I think the entire project took longer than we expected, but it was due to the fact that PHS pays so close attention to getting it right and our walls were in worse shape than they initially though. Brandon did make up time by bringing in additonal workers when needed and I appreciated his efforts to keep the projects moving.
Description of Work: Laundry Room Renovation Removed the current laundry tub, all flooring, and all wall paneling and acoustical ceiling tiles. Removed existing plumbing that was corroded and unusable. Installed new plumbing supply lines with rerouting and installing a new drain line to accommodate the new laundry tubs location. Installed a new laundry hook-up box which included 1/4 turn shutoff valves and a drain slot for the washing machine. Relocated switches, outlets, and wiring. Installed two new 6" recessed lights, new switches, and new outlets. Installed new 1/2" drywall everywhere. Taped, blocked, skimmed, and pointed-up, primed with drywall primer to be paint ready. Installed new 12"x12" ceramic floor tiles over the entire floor. Painted everything two coats to be finished. Installed new face plates, recessed light trim packages and bulbs, register cover(s), laundry box cover. Installed a new laundry tub along with a new faucet. Kitchen Cabinets Removed all of the doors and drawers from all of the kitchen cabinets. Removed all of the knobs and pulls from the doors. Applied bondo over all the existing knob and pull holes, as well as repaired a corner that was chewed and other damaged areas. All hinge holes also had bondo applied for new hinges. Installed molding to cover up exposed side of the dishwasher. Used Rustoleum brand cabinet refinishing kit to prep, prime, and paint the cabinets doors (on both sides) and cabinet facings. Reinstalled all of the doors and drawers and installed knobs and pulls on the drawers and doors. Cold Water Supply Line for the Refrigerator Installed a new cold water supply line to service the refrigerator with a PVC line with and a new shutoff box installed in the wall behind the refrigerator. Repaired drywall in the walls and ceilings below the kitchen necessary to tap into the nearest cold water supply line. Installed a new hook up from the box to the fridge. Interior Painting (Entire Home) Remove an existing intercom system throughout the entire house. Installed new drywall. Taped, skimmed, and pointed-up to be paint ready. The electrical supply to the lines that feed the system were killed to ensure safety. Installed new drywall and patching in multiple places throughout the house. Repaired pin holes and other imperfections and spot primed in multiple places in the house. Painted all ceilings, trim, decorative trim, moldings, and doors (both sides). Painted all of the walls in the entire home two coats. All closets were also painted. PHS helped with moving of furniture and removing items from the walls before painting. Exterior Paint & Repair Installed a new soffit vent where missing in the rear of the house. Made repairs to the existing fascia and soffit boards. Installed new caulking and sealant to ensure that all of the fascias and soffits are weather tight. Spot primed as required and painted all of the fascia and soffit boards.

My experience with PHS echoes some of the other reviews on this site. The first thing to say about Brandon is that he is super, super responsive. He always answers his phone or calls back immediately. I am very hands-on when i have a contractor working and Brandon would speak with me (several times) every day to discuss what happened and what's coming up. In these old homes, you never know what your going to find. With Brandon, these surprises were handled pro-actively and with a great attitude. Brandon never asked for more money for anything we had agreed on, even when a major task such as needing to move the plumbing stacks unexpectedly presented itself. When we asked for work in addition to our contract, Brandon provided us with very fair prices for the additional work. Brandon was extremely flexible with us as we made changes and adjustments throughout the process, again, not charging us for these changes. In the end, despite occasionally not being happy with some aspect of the project, Brandon bent over backwards to make the correction and to make us happy. We really felt like Brandon was invested in our project and though we are finished and paid, he has still been very prompt to send someone over to make minor adjustments for us. He even leant me a carpenter for a day to help with another side project i was working on. We are so happy in our new home, really happy to have saved a beautiful, old home, and really happy to have found PHS.
Description of Work: Our project was a major renovation of a 1932 Tudor home in Washington DC which we bought using a HUD 203K loan. This loan allows a buyer to include renovation costs in the overall financing package. However, it is difficult to close in a timely manner especially for a large project like ours, where the bank needs contractor bids and the contractors want architecture drawings and all this information is needed before you buy the house. Brandon, from PHS, has worked with these loans before and understood the difficulties of this process. When i contacted him, he made an appointment with me for the next day and showed up on time. He provided me with a detailed quote within 24 hours. Impressive. After some back and forth, negotiating the details and price with Brandon, we signed a contract with him, dependent on the purchase going through and the bank approving our desired work. This renovation consisted of: opening up kitchen wall to dining room and a complete kitchen remodel, renovating two bathrooms, painting the exterior, installing entirely new hvac system, electrical heavy-up, replacing windows throughout, and additionally, renovating an addition from the 1960's which was never done right. The upper part of the addition, we turned into a master suite, with master bath, walk-in closet and a wall of windows. The lower level became a family room with a new oak staircase, two sets of french doors and a half wall of windows looking onto the property. The addition needed framing on the interior brick walls, insulation, all new electrical, new subflooring and joist leveling on both floors, new roof and sub-roof. Basically, a total gut and rebuild. Additional work included repointing the brick walkway, building a retaining wall and rebuilding exterior brick staircase, and installing iron hand-railings along all exterior stairs. After we went under contract on the house, Brandon brought in his architect, Tania Bruno, who worked with us to develop the design plans and with Brandon for the permit plans, so we could be ready to go with demolition after closing. The work went along smoothly, and we were really only delayed by two power outages over the summer from derecho storms, one for three days and one for five days. We were able to move into our home two weeks behind shedule and that was really accounted for by the loss of power from the two sever storms that hit DC this summer. There are ten thousand choices to be made by a home owner when tackling a major renovation, from outlet colors, to wall colors, to fixtures, trim, doors, windows and on and on. Brandon was very helpful keeping us making decisions, providing sourcing for materials or allowing us to determine our own sources. For items like kitchen cabinets, countertops, and plumbing fixtures, Brandon provided a budget with the contract and this allowed us to make the styling decisions we wanted. When the kitchen remodel required us to move the plumbing vent stack, this meant the upstairs bathroom which we hadn't intended to remodel yet had to be redone, I decided to do this part myself (i have adequate skills to handle small jobs like that), Brandon had his plumber and electrician kick in to help me get it done.

I contracted PHS to gut and renovate the kitchen and perform the miscellaneous items listed above in a home I purchased in Potomac, MD. Brandon's estimate was in line with the others I received and he provided it within a day of our initial meeting. We are extremely pleased with the finished product. There were some expected and unexpected delays throughout the project, but Brandon did everything he could to make up time when possible. Admittedly, some of the delay was caused by my asking him to perform additional projects like replacement window installation, tile floor replacement in a half bath, and other smaller projects. Brandon never balked - he always accommodated my additional requests, and at more than fair additional cost. One aspect of my experience I would like to stress is Brandon's responsiveness. I am someone who requires more communication and exercises perhaps more oversight than most. An "A" grade for responsiveness does not do justice to Brandon's level of service in this regard. He almost always answered when I called, including evening and weekends, and got back to me promptly when he was unavailable to do so. Brandon remained very friendly and professional even when I was at my most demanding. During the course of the project, a tree fell on the glass sunroom attached to the kitchen and irreparably damaged. Brandon assisted me with dealing with the insurance company to get them to replace the sunroom even though he had no financial interest in doing so at the time; we intended to replace the sunroom with another glass structure, which Brandon does not do. We ultimately decided that we wanted to build a wood structure with a vaulted roof that would be more integrated into the house. We contracted Brandon to construct the sunroom based on the work he had already performed and the existing, good relationship we had. Most importantly, he promised to complete the structure within the tight time frame we had before the birth of our second child - the thought of undergoing major construction after we returned home from the hospital with a newborn virtually brought my wife to tears. Brandon was sensitive to this and put his best crew on the project to get it done well and on time. The hassle of dealing with this unexpected project proved to be a blessing in disguise. The finished project is so much nicer than the glass structure and we are extremely pleased with the result. One minor complaint I have is that on a few occasions, there could have been more supervision of the crew performing the work. In these instances, it was fortunate that I actively monitored the work because I caught some issues, both before and after work had been performed. Some of these mistakes would have lead to additional issues if I had not caught them when I did. However, Brandon never disputed or minimized my concerns or balked at correcting the issues. In some instances, Brandon went far above and beyond what was required to correct the issues to ensure that we were happy with the final results. Overall, I (obviously) recommend PHS for home renovation projects and I will contract with them of future projects I have in mind for down the road.

Brandon came over to examine the house and take notes on the work to be done. He was on time on his arrival. While at the house, he looked over everything and discussed all the details of the work with me. He answered my questions to the best of his ability. He then said he would need a couple of days to think about the repairs and respond with an estimate. His estimate took about 3 days and was very detailed. He decomposed the work into line items so that each item could be tracked. The price was a bit higher than other estimates, but the details of the work being completed were also more complete. Brandon provided a timeline for the work which was followed pretty well. The total time for repairs was about 1.5 weeks, but the weather also made it so they could not work every day. If I had questions during the work, Brandon would provide answers usually that day, or for sure the next day. So far, we have had a couple of storms and no leaks or mold so we are looking good. Brandon has followed up with me multiple times and has told me to call if we have any more problems.
Description of Work: The work performed included; Rear Room/Rear Ground Level Entrance A. Remove all damaged drywall and insulation on the ceiling and walls as necessary to ensure that no water damaged and portions of the walls or ceiling are left in place. B. Remove the mold covered drywall or cement board subfloor material as it is completely destroyed. C. Clean all of the existing joist and framing of any mold or mildew/residual residue with anti-mold/mildew cleaner. D. Install any new caulking as required to ensure the interior of the structure is complete and weathertight. E. Install new faced batt R30 insulation in the ceiling and new R13 insulation in the walls as required to meet code. F. Install new 1/2" drywall on the walls and ceiling as required. Tape, block, skim, point-up and prime to be paint ready. G. Paint the entire ceiling and all walls of the disturbed areas to ensure that you cannot see that any repair ever took place. New areas to receive two coats; existing areas one coat. All paint to match existing color. H. Install new faceplates and outlets as necessary. Complete any touch ups to be 100% I. Seal above deck to prevent water from leaking into house Brick Repair (Drainage Between Units) A. Pressure wash the existing brick wall in between the home and neighbors house. B. Remove all of the debris located in the concrete runoff area as it cannot be an effective drainage point with all of the current blockage. C. Remove any loose bricks, mortar, and debris to have a fresh and solid area to rebuild upon. D. Install new bricks and ASTM Type "S" mortar as needed to complete the repair. E. Install new concrete to repair the lip of the runoff for proper drainage so that the drained water isn't being forced into the home. F. Paint the newly installed brick with Drylock and install cement and mortar sealant everywhere as needed to be weather tight and complete. Door & Window Replacement A. Remove the existing basement entrance door and the window next to it as both of the units were installed incorrectly. B. Remove the existing framework and install new framing to create proper openings as both of the openings are currently very crooked which is what is causing the problem. C. Install a new sheathed door with a new Schlage hardware set with deadbolt. Hardware finish to be selected by owner. Prep and caulk all of the trim as needed to be paint ready. Install a peep hole in the unit, or if preferred, PHS will install a unit with some windows in it to allow for more natural light. D. Install a new M.I., Simonton, or Andersen double hung, insulated vinyl window with Low-E for efficiency. Note: Both the new door and window will be properly shimmed, attached, and have spray gap foam installed to fill all gaps and ensure a draftless fit. E. Install any new required decorative window trim, 1x trim, sill, and head trim to be complete. Prep and caulk to be paint ready. F. Seal the window and door from the exterior with silicone to be weather tight. G. Paint all new trim two coats to be finished. Complete any touch ups to be 100%.

I invited Brandon to do an estimate on a wide variety of potential home repair items, including some, such as insulation, that required using a specialized firm. I was impressed by his incisive suggestions regarding how to make repairs that would give us the biggest bang for the buck in terms of making the house more useful and enjoyable. For example, he convinced me that it was a waste of money to redo the siding of the house's exterior, when at much less cost it could be repaired and repainted. After all, we don't live on the siding. So far I have only had Brandon do a portion of the work that, ultimately, I would like to complete, but his team have done the work well and conscientiously, and I have found Brandon a pleasure to work with. The exterior of the house looks much, much better than before, the railing was installed out of good materials and properly anchored in the concrete. Originally I had hoped that the leaks to the gas lines could be fixed more cheaply, but I was ultimately convinced that, since this is a safety issue, it was best to do it right and replace a long portion of pipework that was composed of a mixture of metals. Now it is all solid steel and I can sleep soundly knowing new problems are not going to pop up. I also had the work tested by an auditor, and it passed just fine.

We knew we wanted to work with Brandon as soon as we met him. We ended up getting another estimate for the extensive home renovation we were planning just because he felt like it would be irresponsible not to, but we knew almost immediately upon meeting the other contractor that it was no contest. Brandon is almost unbelievably responsive. For a young couple like us, it was so important to be able to work with someone who was comfortable communicating not only via telephone but also via text and e-mail. The other contractor we talked to didn't even have an e-mail address. Brandon can turn around an estimate extremely quickly. Once we showed some interest in working with him, he took us to see two of his other projects, which looked great. He did not blink an eye when we told him that we were financing the project through a 203k loan, meaning that he would have to work with our bank in order to get paid in installments, and was patient throughout the entire process even though it meant delayed payments and many more inspections than would otherwise be necessary. When we found out that our contractor had to be lead paint certified in order to qualify for this type of loan, Brandon went out and got certified. He has the uncanny ability to passify his clients, which is really important since renovations can be so nervewracking. Once the demolition got started Brandon stayed in constant contact with us. We did not live in the house throughout the renovation but my husband was there almost every day to check on the progress. The renovation went slower than we had hoped. We had initially been told 8 - 10 weeks, but it took significantly longer, and there were entire weeks when we went by the house and felt like nothing had changed. It became clear that we were not going to move in as scheduled (January, 2012) and needed to extend our lease. Without hesitation or being asked, Brandon paid our January 2012 rent. We were less than thrilled with the hold up, but still felt very comfortable with Brandon. In the beginning of January, 2012 it became clear that there was an issue with the progress. At this point Brandon acknowledged it as well and actually fired the crew that had been working on the house and brought in a different crew of workers. It was slightly frustrating for us because we had felt that the first crew was very slow and often made important decisions without consulting us, and we felt that we tried to relay this to Brandon as diplomatically as we could while still maintaining a good relationship, but he was clearly trying to give his guys the benefit of the doubt, which is understandable. It was a big relief when we all got on the same page and the new crew came in. This crew (Roger was the foreman) was excellent. They all speak English very well, and were much more skilled and responsive to our requests. They worked hard and fast and took great pride in the quality of their work. This change of crews put us way behind and we ended up having to move in while the renovations were being finished. It was frustrating to move into a house that was still a wreck, and even more frustrating to find out that the new crew had to re-do much of the work that had taken place for the first 8 weeks. That said, Brandon was there to answer our questions and calm our fears throughout the process. Roger's crew was excellent and I would highly recommend asking for them for a bigger job like ours. They seem much more accustomed to higher end work, which was good because details and finishings are very important to us. The tail end of the job dragged a bit, but the work was finally 100% complete on May 10, 2012. The process from start to finish was not flawless, but we have heard way worse when it comes to large scale renovations, and even through there was significant delay and frustration, my husband and I agree that the process went way more smoothly than anticipated. There were no scary emergencies or huge hidden costs. In fact, one of the best things about Brandon is that he did not charge extra for little things we tacked on. When we decided we wanted something extra, he charged us for the materials but not for the labor. He did not nickel and dime us and was happy to do exactly what we wanted, as many times as necessary in order to get it right. For example, the first crew laid tile and white grout in the bathroom and then proceeded to do the rest of the work in the bathroom without putting anything over the floor, and ended up getting the new white grout filthy. First, Brandon sent someone to clean it. When that didnt work, he bought special cleaner and tried to clean it himself. When that still didnt work, he regrouted the entire bathroom. The dirty grout was unacceptable, and re-grouting it was the right thing to do, but that doesn't mean that most contractors would have done it free of charge. Brandon will always do right by you. He is on the young side and is bound to make some mistakes (i.e. the first crew) but he is incredibly smart and good at what he does and has unwavering integrity. He also is extremely fair and honest when it comes to money. Most important, our house came out beautifully. The work far exceeded our expectations and we could not be happier. It took a little longer than we had hoped, but it was well worth it. We would unhesitatingly recommend Professional Home Solutions, and in fact already have recommended Brandon to our neighbors. Brandon is clearly made for this job, and is extremely cool headed under pressure. We fully intend to use his company again if we ever do any additional work to our home.

The house had great bones, but had all of the original finishings from when it was built in the 1940s, so it needed a lot of updating. Brandon was one of four contractors we brought over to give us an estimate on demoing and remodeling our first-floor powder room, installing and repairing electrical outlets throughout the first floor, and building a storage shed beneath the sunroom addition of our DC rowhouse. We chose PHS because of the wonderfully detailed estimate he submitted and the time he spent going through the project with us during the estimate. And his discount for Angie's list members was a nice bonus. To start--about a day or two before his team began work, we realized we had a couple of additional small demo projects, a small walled-in space in our basement and an old doghouse out back--was asked Brandon about adding those costs to the contract, and he replied that he'd take care of them at no cost, just a nice thing he does for clients. The powder room looks fantastic--it'd been a non-working jumble for so long, and now it's hard to believe it's the same space. Getting a new door on there was a small feat--our previous contractor did a half-hearted job with a bifold door with significant gaps. Juan, Brandon's foreman on the project, pointed out that the wall itself wasn't plumb but somehow still properly installed a real door that opens and shuts properly and he worked around the pre-exisiting wall problem without needing to reframe the entire thing. It looks great. The tile work in the bathroom and mudroom also looks great. And having a working bathroom is such a nice change. The electrical work was a combination of adding new outlets and fixing the sloppy work of a previous contractor--again, Brandon's electrician Robert did a fantastic job at both, making us wish we'd addressed these problems a long time ago. He also took care of a couple of unexpected issues that came up during the project. The under-deck storage area was just what we hoped for, if not better--PHS insulated the space beneath the powder room, framed in the area, added electrical, installed a door and locks. It looks great and we're so happy with the space. A note on going the extra mile--in addition to the work he threw in for free, he made sure the work was done when he said it would be. Wet weather that delayed the drywall set, which held up powder-room work for a couple of days, plus car troubles that kept the crew away for another day, meant they wouldn't finish up on the Friday they'd expected. Normally, adding a day or two to the schedule wouldn't be a problem, but we had family coming in the next week and needed them to be out of there that weekend. Brandon spent Friday on the phone with his guys and others until coming up with a solution--the team showed up early Sunday and worked 12+ hours to get everything done. On Monday they came back for a couple of small touch ups and to clear out. That was a big, big deal--we're extremely grateful that Brandon and the crew were wiling and able to do this, and made our lives a lot easier. Also--they cleaned up behind themselves really well--the place looked great after they left, which has not been our previous experience with other contractors. Overall, we were very happy with PHS and would absolutely recommend and hire them again.

When water began leaking from our upstairs bathroom into the room below, we called PHS after receiving several favorable recommendations. PHS provided estimates both for a simple repair job and for a complete renovation, and we found the latter to be very reasonable and decided to use the situation as an opportunity to renovate an outdated bathroom. PHS gutted the existing bathroom, brought in a new jacuzzi tub, installed new fixtures, retiled the entire room, fixed the water damage in the room below, and repainted everything. The work was superb, and was at all times performed promptly and professionally. Brandon Molitor, PHS's president, worked closely with us throughout the project and took time at various stages to review the work and make sure that it was being completed consistently with his initial quote. Everything was finished on time, on budget, and looking great. We were impressed with our initial experience with PHS, but what really blew us away was the attention that we received long after the job was completed. Water began to leak again one morning over three years after PHS completed work on our bathroom. We called Brandon, and he personally came out to examine the water dripping into our downstairs level and investigate its source. We found that part of the shower stall had been sealed only with grout, and not with caulk, and with three years' wear and tear, water had begun to seep through. We were past the normal warranty period, but Brandon did not hesitate to bring someone back to the house, at his expense, to properly caulk the problem area and to repair and repaint the water damage on the lower floor. Brandon and each of his employees do stellar work and stand by it.
Description of Work: We hired PHS to repair a water leak that had formed in our upstairs bathroom and to remodel the entire bathroom. PHS found the leak, fixed it, gutted the bathroom, installed a new bathtub, installed new fixtures, retiled the bathroom floor and shower stall, and fixed the water damage on the first floor of our house. The cost was very competitive, the work was performed promptly and thoroughly, and the results look excellent.

When planning to sell my house, I was terrified to learn that the cantilever that ran under the floor of a build-out on the second story of my house had completely rotted, and the floor was sinking. My realtor told me that the floor was unsafe, and that the house would not pass inspection. To make matters worse, I was living in California, and facing a repair to a home in Washington DC! My realtor highly recommended PHS to do the cantilever work--he has worked with PHS several times and spoke very highly of their work. And they did not disappoint! Brandon was very prompt and personable in his interactions with me, provided prompt and thorough work, and even took dozens of pictures to send to me to show me the outcome of his repairs--unprompted. He understood how important this work was to me, and went out of his way to make sure I was satisfied. My home passed inspection--which is third party validation of the quality of PHS' work. Met with Brandon and then later with Tania, the architect. Both were professional, friendly, flexible, and on -time. Brandon has been an excellent communicator, wrote a nicely detailed contract, and has been extremely perservering with the county regarding a sticking point on a third project concerning remodeling our foyer. Tania made a lovely drawing and has given us great ideas for expanding the kitchen. We are excited and looking forward to the work being done. Start date on bathroom is in early April, and kitchen will be in mid-May.

Description of Work: I had Professional Home Services repair the roof of my house which had a damaged roof membrane; all the flashings were damaged and the roof had poorly installed tar covering. The damage caused water to leak into one of the bedrooms which had to be repaired and repainted. I'm new to the area and was completely reliant on Angie's List for recommendations. Brandon Molitor, PHS, is phenomenal. He is very responsive, called and discussed every detail with me, gave me an estimate on the repairs and once I agreed, he had the house repaired immediately. Quality service is such a concern today. The service I received from Mr.Molitor and PHS was outstanding; I had to leave my house open to PHS for serveral days to do the work as my family and I were at work and school. PHS Staff are completely trustworthy. I was so pleased to come home to an excellent repair job and clean house. Except for things being repaired I would not have known anyone had been in the house.
