We had a drain backing up in our garage, so we called In and Out Plumbing (after having an estimate done by another plumber, who said we needed some major upgrades costing upward of $1800!). In and Out did a free estimate (but jumped right to work) and snaked the drain after doing a few diagnostics. They came out about 1.5 hours after I called and about 3 hours after I called, I no longer had a back-up in my garage! I forgot to use my Angie's List coupon, but even so, it was worth it for fast, efficient service.

Saw the reviews on Angie's List and sent them a message through their online website. I got a call later that day and scheduled for a Friday appointment. On the day of the appt, they called to see if they could come earlier since they had finished a job faster than expected. I agreed and was appreciative of the call. The plumber took a look at the plumbing and called in to get a quote for me. He told me the price up front and needed to pick up the correct parts from the local hardware store. The guy was very efficient and even secured the new plumbing with a bracket to assure that it was strong and stable. The awesome part was he even took a look at a slow kitchen faucet for me at no extra charge. He was able to determine that I didnt need to update the plumbing and that I just needed a new kitchen faucet. I wouldn't hesistate to call them again.
Description of Work: Had dated and leaking plumbing for the washing machine. Needed In and Out to update it fixing the leak at the same time.

Great! They were knowledgeable, courteous and punctual. I would definitely use them again.
Description of Work: Our basement double sink would fill up with water - full on one side and about half full on the other - draining slowing. A plumber from another company told us that we had slow water emptying into the main sewer and said we may need to replace a pipe 6 feet down. Cost would be around $5000. He also urged us to take care of this sooner versus later before out basement toilet, shower, and sink back up during a heavy rain. We called In and Out Plumbing for their opinion and estimate regarding the main sewer line, a possible refrigerator leak and a clogged toilet. They came at 6:30pm, after I got home from work, when it was convenient for me. Two men came right at 6:30am, Manny and another fellow. Both were knowledgeable and courteous, We agreed to the estimate that evening. Manny came the next day at 7:30am. He checked the main sewer line with a camera and snaked it. He said he cleaned out soft stuff and that the pipes are in good condition, so we don't need to dig down 6 feet and replace anything. Cost was $185. Clogged toilet was fixed for $135. Total time was less than an hour. Refrigerator was not leaking so no repair needed.

In and out plumbing is great! Easy to make an appointment... called at 9pm and scheduled service for the following day. Plumber Mike was on-time and polite. After showing him our leaky shower faucet, he provided two quotes- one to replace parts, the second to upgrade the plumbing to today's standards (1955 house). After a few minutes we opted for the former. Unfortunately there was a bolt that seemed to be glued in and so the handle stems had to be cutt off (also explains why my husband couldn't unsrew it the evening before). The replacement were of an old design therefore Mike warned us that it may be difficult to find at a store. He spend 45 minutes looking for it that day and upon not finding it at open stores, returned at 9am sharp the following morning to pick up the broken part (which he had replaced the night before so that the water could be turned back on for us) and spent about 60 minutes away while at another store. Luckily he was able to find the part and had the faucet fixed by 11am. During the entire work Mike was kind, communicative and obviously working hard to successfully complete the job. Additionally, another plumber, Steve from In and Out Plumbing provided service just a few days prior for another problem... a corroded pipe with a hole was leaking water from our kitchen drain. Steve was also very polite, communicative about our options for the repair, and was able to replace 2 feet of piping in about 30 minutes. In and Out Plumbing has been great on two occasions! We will definitely use them again if we have any more plumbing issues.

They tried to cut corners by routing water supply line over a retaining wall instead of through it, per work order, and not excavating deep enough. Crew damaged a small shed by jumping on top of it from a stairway. Excavation was not properly backfilled (they just threw some dirt around), so I called them back. They put some more dirt on top, but didn't compact it properly, so after the first heavy rain I was left with several sink holes to fill, the largest being nearly 2 feet deep. No problems with the water heater.
Description of Work: Replaced 30 feet of drain and supply lines from street. Installed new water heater.

All work was done up to city requirements with city permits and city inspections. During the work we found other pipes needed to be replaced. It was not included in the contract. Therefore, we had to charge the customer additional. After completion of the job, customer requested addditional discount. We could not give him any additional discount for the amount of work that was done at his house. It was a very reasonable price comparing to the other estimates that he had received from other companies.

It went very, very well. Jerome was done in a minimum of time and my kitchen fixture is once again solid.
Description of Work: I live in a duplex rental. I had a leak in my kitchen faucet and the property manager sent her husband (he's her only handy man) to fix it. He fixed the leak but the faucet unit was loose. I don't have any faith in Gus's ability to do plumbing from some other experiences I have had with him. So I looked up plumbers on Angie's List. I found In and Out Plumbing in South San Francisco which is not too far from me because I live in San Mateo. I called and found out that they were working on the Friday after Thanksgiving and I explained my problem to them. They asked me when I would want someone to come out and I said 10:00am and they said fine. Jerome from In and Out Plumbing arrived just a couple minutes after 10:00am. He quickly diagnosed the problem and found that the plate that holds the unit on had rusted away and was crumbling. He looked to see if he had something that would replace and found some copper plating that worked. He installed the new plating and the unit is tight once more. I had a coupon that I found on Angie's list for $50 off service. The total charge was $150 but with the coupon I only had to pay $100 our of pocket which to me is very reasonable. He was done with the entire job before 11:00am. He also said that if I wanted, he would run a permanent water line to my dishwasher that I hook up to the sink when I use and it would only cost $200.00. I was very impressed with Jerome and his efficiency. I would definitely call them again and ask for Jerome if I need anything else done. Thank you Jerome and Angie's List for helping with my problem.

Description of Work: I flipped out last night when my kitchen sink was draining into the cupboard underneath, then it formed a river flowing down the kitchen floor and into my bedroom. I didn't tell my husband because these kind of things drive him bananas. Unfortunately, he could hear me messing about. That's when he had a look downstairs and, sure enough, he found water dripping from the downstairs roof onto the floor. Hubby kept holding his head and cursing again and again. "This is going to cost hundreds to fix!" he hollered. Now, with the entire house awake - including house guests - I asked him to please, please calm down and let me try something, okay? I locked myself inside my bedroom and I decided to try Angie's List. I'd seen the ad on television and it was looking very professional. I was a little taken aback by the fees. Then, again, how much can you lose when you have no real guidance. I've been taken advantage of way too many times, including $20,000 for a bathroom remodel. ACK! Anyway, I chose a plumber dependent on his prices, his discount for Angie's List members, and his ability to get this situation under control asap. I called In and Out - sure, because the name is amusing and they had a $50 discount on labor. A calm, pleasant, friendly woman listened carefully to my problems and asked me if I'd like service this morning. That was great for me. She asked if 45 - 60 minutes would be okay. I was thrilled. The gentleman arrived exactly 45 minutes later. He was polite, professional, helpful and friendly. Because we're newish homeowners, we're a bit useless when it comes to these things. The plumber knew in five minutes what the problem was - our spigot hose had become unscrewed. Of course we were pleased. Who wouldn't be? Then he told us there would be no charge for the job. It's so great to feel that you aren't being fleeced. In & Out is now the official plumber at our house.

In & Out is fast and professional. They bid our job in the morning, and were back that afternoon with new toilet tank flushing devices and had all four of them installed in our bathroom the same day. They took away the old parts and the boxes the new parts came in. They are knowledgeable, punctual and tidy. Should we have any plumbing problems, I would call them right away!
Description of Work: In & Out Plumbing purchased and installed 4 new toilet flushing devices for our 1999 five-bedroom house on 8/11/11. (What's the "flusher" inside the tank and the handle called?) The original parts were plastic and did not flush easily.

We were doing a kitchen remodel and we had to break a concrete slab underneath for new plumbing to connect to the drain. We found that our drain line needed to be replaced for our kitchen (it was literally falling apart). We decided to reroute our drain line instead of repairing the existing line. They minimized the damage to our slab by digging underneath the slab and only breaking a small portion of it to dig the trench. Once they got to the lawn they dug up the top layer of the grass to preserve the lawn and flipped it over. They dug the trench and and connected the new line to the main drain, then back filled and re-seated the lawn. The job took two days with a lot of crew members. They were able to do this all within two days but found additional damage as they dug. They gave us a quote for that and I OK'd them to proceed. Because of this additional work they had to come back the next day to re-pour the slab in the area they dug out. But it was raining the next day and one of their service trucks broke down (Anthony called before the meeting time and explained), and after some discussion, he decided to pay my general contractor to finish the job (to pour the concrete.) This minimized the delay for us and got the job done despite challenges on their end. Overall I felt like I was taken care of. I would definitely call them again!
Description of Work: They rerouted a drain line from the kitchen to underneath an exterior walkway, across the front lawn and connected to the main drain line.

In and Out came within an hour of when I called and was able to clear a drain that I had tried snakes and drain cleaner on. I had also hired my usual plumber to try and clear it and after 1 hour he still couldn't (didn't charge me). Tried In and Out because a friend used them for some major sewer work. In and Out spent 1-2 hours and finally got it cleared.

They are rated highly on the list. We ended up spending thousands of dollars to have a new drain line put in. I called them for a different problem and they discovered what the problem was. I had a fencing guy poke through our drainage line and poured concrete into it. We spent about $4,000 on the last job. They were fairly aggressive on selling services and did not fully disclose what the alternatives were in attractive manner. The work they did was good and I watched them, and it was really hard work. They had to dig some fences and worked really hard and were pretty careful. The guy that came out and did work was very friendly and helpful, and gave us advice on other plumbing problems and how to do it myself if I wanted to.
Description of Work: We used In & Out Plumbing Inc. about 8 months ago and they put in a new drain line from the house to the street because we had a really bad root infestation.

I liked the fact that they showed up on time and they were able to get in within a day. The plumber was pretty straight forward, as he told me what I need and what was going to be the cost too. Serious dishonesty from beginning to end.
Description of Work: Scoped a portion of the sewer line for problem. What was descibed as the sight of the problem was inaccurate. A toilet had to be removed for the scoping as they had forgotten to bring their tall ladder to reach the roof. One crew member began removing my toilet without emptying the tank or the toilet bowl and the caulking around the toilet bowl after it was replaced was extremely sloppy, oozing out in some places and nonexistent in others. However, the crew and the owner were very courteous. The prices were about 3x higher than other plumbers, so I did not have any corrective work performed. They advertised a 15% coupon in Angie's Magazine but would not honor it, nor would they honor their 10% discount for seniors. The owner, Anthony, a few days later told me he would refund the $150.00, but after waiting a number of days for the check, I filed a dispute with American Express. The office called the next day and issued a credit to my credit card. In & Out Plumbing's estimate was $1,500.00, not $1,425.00 as he stated. He did not Hydrojet my sewer line as he claimed, he merely inaccurately scoped it. I did get other bids and had the work done by a very reputable plumber at a reasonable price, which I had informed Anthony. In addition, I learned that Hydrojetting is usually used at restaurants to eliminate the grease from their lines. It would have no effect on a root that was approx 4" in diameter. My toilet was not old and rusty as Anthony claims, but the sloppy replacement of it was the result of an inexperienced worker. Anthony tried to get his worker to state the bolts were rusty, but the worker was honest and said no. The April, 2009 review by another customer was also unfavorable and that customer was also not given the 15% coupon discount or the 10% senior discount.

In response to this report from the member. She did have some roots and some offset in the pipe in front of the house. The price usually for a camera job is $275.00 including line locating. We spent 3 hours at the location, work we did consisting of removing the toilet and reinstalling it, camera the sewer line, and hydro-jet the line. Her sewer line did clear. When camera the line found an offset and some roots in one section of the pipe. We gave her an estimate for $1500.00 to replace a section of the pipe by digging the ground, remove some pipe and install a cleanout in the front. The only thing she was charged for was $150.00 in which would of been applied towards the job price. After the member changed her mind about the job, she decided she wanted her $150.00 back. As a courtesy to Angie's List Member she was refunded the $150.00. Usually we do not service the Fremont area, but we did however go out there a courtesy again to Angie's List member. The member was not overcharged. We were there on time, and up front with her in regards to all of the pricing. Note: Any company would of charged her that day would of charged her $600.00.

Anthony and his team did a great job at a very competitive price as anthony doesn't have a full time staff but brings on laborers for the job.
Description of Work: We were required to upgrade the water service for the building and I contacted anthony to install the new water service line and run it all the way upto the attic with a couple of capped off service T's for future use. This required them breaking the concreate and undergrounding the new water service in the front yard. Anythony provided a detailed estimate upfonrt for $3600 and said that they would be done in a couple of days. There was a change order for $3400 where they had to replace the existing sewer line which had kept on overflowing due to some ground movement. Anthony and his crew cut the concrete, trenched, ran the new main water line and capped it of fur future use. Anthony handled all the inspections.

We live in Menlo Park which has strict tree laws. The City planted a tree about 2 feet from the sewer, years ago. That tree is now 16 inches across and its roots caused the old sewer to collapse. Repeated snakes were needed. The replacement is then further complicated because the city limits digging around roots, though these limits range from needing an arborist to watch, to needing the city arborist to inspect, to not cutting any roots over 1.5 inches. Anthony gave us the original quote as above, and guaranteed it. The workers had to modify their plans twice, and work extremely carefully around the roots. However, they stuck to the original quote despite the fact that it took them 6 days instead of 2. They were very reasonable throughout and I would certainly use In & Out again. We are very grateful to have a company that are honest and trustworthy and stick to their word. We had various quotes for this work, most for much more.
Description of Work: Lateral Sewer Line Replacement, with 3 cleanouts ($3800). Lateral water-main replacement (copper pipe, $1000).

It went well. I did have to pay an extra 10 dollars for the fuel charge to the hardware store. I don't mind paying this, but I do think it is strange that they wouldn't have gas hoses in the truck - seems like a common repair, to me. This is why I rated the price as a "B". I have used In & Out several times in the past and have been pleased with their professionalism and with the quality of their work.
Description of Work: I pulled the gas hose out of my oven on a Sunday afternoon. I called to schedule an appointment for Monday (to save the emergency trip cost). Anthony answered the phone right away on Sunday and scheduled me for 11:00 AM the following day. The person who came arrived on time, examined the situation, made a trip to the hardware store, and returned to finish the job, as quoted, within the hour. He replaced the hose.
