+ -1 moreMy wife and I were first-time home buyers and wanted to find a good realtor who isn't pushy to help guide us through the process. A friend of ours recommended Jim highly and after talking with him, we decided to go with him. He is especially great for first -time buyers with little real estate experience because he is really patient, honest, and always happy to explain things frankly. He would look at houses with us and explain the pros and cons of each house based on his experience. He was never pushy and taught us a great deal. Jim helped us through all the paperwork after our offer was accepted and went to bat for us in negotiating comps with the selling agent. Even after the sale was complete, he even lent us some of his tools to work on the house, and still follow up on us now and again. Great guy and he certainly helped us above and beyond the call of duty. Can't recommend him highly enough.

+ -1 moreHaving come out of a terrible experience from a big corporation's pushy real estate agent, working with Jim was a previledge. He was extremely patient with our endless search. He was deeply committed on finding us the best deal regardless of search time. It took us 6 months to find our place and lots of showings. Jim was always patient and well informed. In many accasions he prevented us from making a bad deal when this could have been lucrative and fast for him. Being new home owners, we got so much help from Jim not just buying a house but also any problems or questions we had on the house itself. He is a true buyer's agent. Finally we closed our house and even today when little things show up he is always available to help. He is extremely flexible with meeting time and place and think about client's convenience instead of his. Overall we had a greate experience working with Jim, and we will definitely look forward working with him in the fuature.
Description of Work: Jim helped us to buy our first house in University City and all the follow ups of the purchase.

With one of us just relocated to San Diego and the other still living in Michigan during majority of the search, Jim was able handle this long distance process smoothly and effectively. He always returned calls and emails promptly and was patient in answering our many first time buyer questions. He never hesitates to go the extra mile to make sure that we were taken care of. In fact, the seller initially thought he was our father or a relative because he seemed so protective of us. We thoroughly enjoyed working with Jim and would wholeheartedly recommend him to anyone searching for an effective and honest real estate agent.

+ -1 moreWe have completed very difficult purchase. Jim was there making phone calls and updating. We had to put new amendments for our purchase more than 5 times.
Description of Work: This was my second purchase I did with Jim over last one year. As everybody knows, the real estate market is very unpredictable and lots of frustrations, especially for a short sale. It takes a long time and any time it can go wrong. Jim guided me through out many frustrating turns for 6 month long process. Without him, I don't think I could have got this property. Thanks Jim.

Each time he has found tenants within a month of puting the property on the market. He has always been available to the tenant to resolve problems. Since I live out of state, this has been a major help to me. When a contractor has been required to resolve an issue, I have depended on Jim's experience to find the right person and have always been satisfied with his choice. I would highly recommend him to anyone looking for an agent to rent their property.
Description of Work: Jim advertised and secured a new tenant for my San Diego property within 3 weeks. He coordinated the cleanup and minor repairs after the existing tenant moved out.

He also gave me a commission rebate of a few thousand dollars. I will use him a again soon to buy an investment property.

From simple questions to the several short-sale offers we put in that fell through, Jim was always patient, professional, and sincere. We were so satisfied with his services that we gave him back some of the rebate he gave us upon purchase. Jim always made himself available, whether to draft purchase agreements or to view properties even on short notice. He was very knowledgeable about the areas we were interested in. He seemed to have excellent working relationships with the other sides' agents/sellers. During the two or so years we worked with him we never felt pressured into a purchase, in fact he was the first to identify potential issues with properties we looked at. We would definitely hire Jim again.

+ -1 moreJim was my real estate agent when I sold my home several years ago (with excellent results), and this time he was my agent for a home purchase. I spent over two years on and off searching for a home to buy, and Jim was very patient throughout the process, spending many weekends showing me dozens of houses. He never pressured me to buy anything or got discouraged and gave me very good advice along the way. During a very stressful escrow period for my home purchase, Jim paid attention to every detail and was very hands on, making sure that my interests were being looked after. He was quick to resolve any potential problem that came up. After the sale Jim also gave me a commission rebate which was greatly appreciated as I used it towards various move-in expenses. Overall, I believe Jim's honesty and trustworthiness really sets him apart from other agents - I give him my highest recommendation.

Description of Work: Jim helped me purchasing an investment condo property and another one on the way to the escrow. Both properties were in short sale, and took very long time to get bank approved. During this time there were so much uncertainty, we continuously search for the better properties. We visited close to 200 properties in all over San Diego area, and more than 20 offers were submitted over more than a year by now. During those unfruitful offers and visiting, Jim always was optimistic and tried his best to find better properties. I am a quite picky demanding buyer, and I did have few cold feet after my offer got accepted. Jim had no problem accommodating those cancellations and always tries to understand my point of view and never pushed. On top of all that, he sent me an appreciation rebate, which is not just few hundred dollars, it was more than thousand from his hard earned commission. I seriously think he had made any profit from my purchase if I consider trip cost and time cost. More importantly, he is not just broker but a person you can trust and rely on. I highly recommend him, and consider yourself lucky if you have him as your agent. Thank you, Jim.

As a result of his efforts, the property was rented within 3 weeks after he started showing it. He followed up with the new tenants and has kept me appraised of any problems. He has been very responsive the both the tenants and my requests. I highly recommend him and expect to use him in the future for any additional property needs.

Jim knows the market and is sincerely committed to getting the job done right. When I flew out to CA numerous times he was ready to go with a "detailed agenda for the day" as he knew I had little time. He handled numerous details for me while I was in Colorado. You can "ALWAYS" get in touch with Jim. Jim is very detailed in every aspect in the search process and the contract. When I would fly to CA, he would commit 100% of his time to me. Even after the property closed, he watched over my remodel project until I was able to get out to CA. I only wish I had more property to buy so I could work with Jim some more. If you want a truly dedicated, detailed, hard working, real estate broker/agent, then look no further than Jim. I wish I had him in other parts of the United States.
