On May 25, 2013 Tony came to our home to evaluate a rat infestation in the attic and create a treatment plan. Unfortunately we were very disappointed with this company's representative. He tried to use scare tactics, inaccurate information and was very pushy to close the sale. First he said that there was an ongoing risk of Hantavirus illness from the rodents if we did not have the insulation removed and the attic space sterilized after the exclusion work was complete - a little research revealed that this virus is only a threat to people for several days after the rodents are removed. ?In the environment, hantaviruses are susceptible to drying, but can remain viable for longer periods if they are protected by organic material. At room temperature (23°C; 73°F), both Puumala and Tula viruses lose viability within 24 h when they are dried, but can remain infectious for more than 5 days if their environment remains moist. In cell culture medium, these two viruses lose their infectivity within 5?11 days at 23°C, but can survive up to 18 days at 4 °C (39°F). Both viruses are completely inactivated within 24 hours when they are kept at 37°C (98.6°F). Puumala virus can remain infectious in the bedding of voles for 12-15 days at room temperature. Hantaan virus also appears to remain viable for several days at room temperature. ? College of Veterinary Medicine, Iowa State University 08/01/2012 Then Tony told us that our insulation should be replaced every 7-10 years and the insulation in place is sub-standard , therefore, it is the perfect time for them to remove and replace the insulation as part of the rodent cleanup/sterilization. I called our local building department and two general contractors - they all said that regular replacement of insulation is not necessary. Your representative said that based on his inspection, the insulation in the attic was inadequate with only an R-10 value which had settled to just 10? thick. Building records for this home show that loose-fill insulation was installed 10.3? depth with an R value of 38. There was discussion of a PG&E rebate for new insulation at a rate of $0.50-1.00 per foot for which we would qualify. While the representative was at the home, we looked at PG&E's website to determine the amount of our rebate. We found that the rebate for residential insulation ended 12/31/12. When we mentioned this he did not acknowledge his error or say that he believed the rebate was in effect. It was as though he knew the rebate had ended. Prior to agreeing to sign the proposal we asked if the 72 hour cancellation period applied to 3 business days. We were meeting on a Saturday, the following Monday was a national holiday (Memorial Day) and the work was scheduled to be started on Thursday 5/30/13. Since the 72 hour cancellation period fell on a holiday he hand wrote ?100.00 is able to be refunded till May 29, 13.? After researching the above stated claims which were the basis of our decision to agree to All Pest Pros performing the work we elected to cancel all services. On Tuesday May 28, 2013 I called your office in Rio Linda, California to cancel as well as submitted an online cancellation in writing that same day. I called your office in Rio Linda twice to inquire about the deposit refund. On the second call I was transferred to a manager at your office in Orange County. He said that if a letter stating our experience and a copy of the agreement were faxed to his office we would receive a refund. That was May 31 and again on June 11. As of June 19 we have not received a refund or been contacted by the company.

They showed up promptly and did a wonderful job. They completely cleaned out the crawl space and attic, and replaced all the insulation in the attic. They also coated the attic with orange oil that they said would neutralize any bacteria from rodent droppings. Lastly they placed traps at all possible entry points, so that if any more rodents showed up they would know where from and how to seal it up. They actually left me with a guarantee I wouldn't see a rodent for a year. I was so impressed with them, I ended up signing a contract with them.

Received three estimates and All Pest Pros was the best of them. I was able to negotiate a two year guarantee and they also reduced their initial price to make it comparable to the other estimates I received. Technicians were usually on time and always professional. The cost was high- particularly the insulation replacement, but overall I am satisfied with their work.

Showed up mostly within time window, if late, they called. Worker was professional. Sales really wanted to sell a complete attic re-insulation. Finally they agreed to do what was needed.

Quick response to my call. Professional estimate. Cost was higher than I'd expected, but in talking to others the price was appropriate. Nice people who worked on the house. The replacement insulation is recycled materials, not the fiberglass insulation that was removed - they assured me that their product was better. No rat problems since. The work is guaranteed for 12 months, so I'll know for sure next winter when the rats in the neighborhood are looking for a place to nest.

We had a few issues...old attic insulation, rodents and termites. We had a couple of estimates, and were using Orkin, but they just couldn't seem to get rid of the rodents. I called All Pest Pros and they gave me an initial evaluation in March 2012. Because of the cost, we waited. Later in the fall we called them again as the rodents were everywhere in the attic, garage, back patio... They honored the original price so we gave the GO. The whole process took 3 days. First they did the termite injections, next they filled every exterior opening, repaired vents, replaced weather stripping on doors and even mortared holes in the garage leading to the attic. The final job was to completely remove all the old (25 yr) attic insulation, which was infested with rodent nests, and replace with new insulation. This was an all day job... they arrived at 8 a.m. and drove out at 7 p.m. They did a wonderful job and were very tidy. They sealed off rooms and laid tarp to catch debris. While the cost was a shocker, I think the house is warmer--and will hopefully be cooler in the summer! Except for some minor residual rodent activity in the back yard--as the little beggars tried to get back in--we have had no further noise in the attic. Thanks All Pest Pros!

The sales rep identified the rat entry points and he actually told me a big story about two rats jumping out at him while near my son's room in the attic. (Rats are nocturnal and this was during the day, and no rats were ever found in the traps laid after this event.) It felt like a scare tactic to get me to sign the contract. I was pretty apprehensive about the cost quoted, although I was assured that this quote was better than the "15% off advertised in the Angie's List publication." I never did see a comparison quote to illustrate the better pricing he was talking about. He offered to throw in a free gutter and said that they would take a look at the garage as well for rat activity. I also asked if the workers could throw some plywood down on top of the insulation and he said that he was happy to talk to them about it. He assured me that he would be there on the first day with the workers, to make sure that they were aware of the add-ons. He also told me that when the entry points are sealed, its guaranteed for life. This is inaccurate, in the fine print of the contract, it states that the work is only guaranteed for life if you renew the warranty annually. The workers where scheduled to arrive Thursday morning, between 8-10am. There are two crews, one for the the insulation work and the second crew is the contractor who is responsible for sealing up the entry points. The first crew arrived towards the back end of the arrival window, the contractor was 2 hours late. He apologized. I was here anyways, so it wasn't a huge inconvenience, but it is notable. The first crew did not get to work immediately, they did lay plastic down, but then went and stood by their truck. I made my husband leave the upstairs, since he was in his office and I thought that they might have needed him to leave. They did then start, but they took several long breaks, and complained about the heat in the attic. Also, to note, the sales rep didn't show up as promised to discuss the add-ons. The contractor was unaware of the add-ons and I was present as he called the sales rep for clarification of the additional work. The sales rep told the contractor that a different contractor would be sent out to complete the additional work. I assumed that it would be done at the same time that the other two crews were working, no one else showed up. The contractor completed his work within a few hours and he showed me his work. I didn't say anything then, but the work was really sloppy. He advised that he was going to screw in screens to prevent rats from reentering my home. Apparently, he wasn't able to get his screwdriver into the holes, so he mortared the screens into place, and it looks as though I had done it myself. Basically, I'm mortified that I paid such a large amount of money for the work that was done. The quality of the work done by the first crew was ok, but their clean-up was definitely sub par. They didn't wear booties and tracked dirt throughout the house. There was dust covering everything, even though there had been plastic laid. I'm sure that the dust is a natural by-product of this type of work, but a heads up would have been nice so I could have chosen to either move furniture and bedding, etc, or cover it up better myself. They also removed the screen from the window in my son's bedroom and never replaced when they were done, which is a hazard. I asked the insulation crew if they had seen any rats while working and they said no, they also said there were no bodies in the traps. This is what reinforced my belief that the sales rep was trying to scare me into signing on the dotted-line. I made one more phone call to the sales rep, to ask when the gutter installation guy would be out. He advised that the worker would be out when the other two crews were finished working. No one ever came to complete that portion of the job, and I haven't received a callback in regards to this. Also, no one looked into the garage as promised by the sales rep during his sales pitch. In a nutshell, I really don't know what I was thinking when I agreed to this contract and I regret agreeing to the price and terms stated.

I had rats in the attic and in one wall. Have not heard them since Pest Pros was here. The inspector, Albert, was very nice and informative and each technician was respectful and thorough and were in and out quickly. I would recommend them to anyone.

All Pest pro sent someone out to give an estimate. He was prompt. Estimate provided 2 different insulation estimate as well as duct cleaning and a yearly contract to keep the rats away. The process was a multiple step procedude. First seal holes & set traps. Come to check traps (twice). The tech that did this was great. Explained everything he was doing. A different crew came to take out insulation and install new. Again they were on time. Cleaned up after they were done. We are now rat free!! In the past 6 months I have called once to have some one check as I heard noises in the attic. The company responded quickly. Great service. In the master bedroom we have always had a temperature difference - cold in winter and warmer than the rest of the house in summer. When the insulation was installed, the tech commented that the old insulation didn't meet the roof line. He made sure that the new insulation was to the roof line. We noticed a definate improvedment in the temperature in the bedroom.

All Pest Pros were very thorough and informative. I was impressed most by their thoroughness. They seemed very competent, and I'm picky about people I work with. I would not hire someone who doesn't pay attention to me. They guy that was out here was very good and I felt very comfortable with him. His demeanor and punctuality were fine. I do intend to use them in the future. They quoted on the ratproofing but since then a pair of Barn Owls have moved in to the neighborhood so there are less rats! I thought the work needed to be done right away but it doesn't.

Do get at least 2 bids and inspections to be sure you get the right story

Inspection appt made within 1 day of calling. Rep showed up on time, v. polite & respectful. Even went into crawl space & attic to inspect for drywood termites. Explained advantages of using termiticide vs. fumigation & tenting. The termiticide was slow in degrading over 5 years, termites would get it all over their bodies & transfer to other termites which would ultimately eliminate them all. Also, not harmful to mammals. Gave us 15% discount. Work scheduled for a week later. Rep came on time, & quickly. If any termites found within the year, APP would return to service for free as part of the service. G8 job done & much appreciated!

It was mess from start to finish. This is not a local company,they are based in southern Calif.When I discussed this with the company they agreed that they did a bad job. I told them I would not pay them the contact amount witch was $6900. We settled at $4000.00 witch is still too much. They are calling me now less than a few days after I spoke with them,saying they are sending me to collection! Stay away from this company! I will be filing a complaint with the Calif Pest Board.

The process took an extra day to complete the original scope of work. I had to go without any insulation for a couple of weeks until a Saturday was open for the techs to come back and finish. The first day I took off from work. They were unaware that I had upgraded the insulation level from R-30 to R-38. All the employees were friendly. The crew who removed the insulation were from the Bay Area. They arrived at the very last minute of the three hour window and then stayed until after 7 p.m. I would have given this service an overall rating of "Good" over "Fair" if my expectation (as set by the company's representative/estimator) of completing the insulation removal/replacement and decontamination in one day had been met. I answered "Yes" to using this company again because I couldn't find anyone else to perform the same type of service. If there are competitors in my area for this type of work, and I could have found them, then I would have gotten multiple estimates.

Contacted AllPestPros to replace attic insulation that had been fouled by rats. Response was prompt and an estimate made on the same day. The manager noted that several of my heat/ac ducts were leaking or crushed which I already was aware of, so an additional estimate was made. I agreed to the estimate -I thought it was a good price for a nasty job in a hot attic. I was quite happy with the scheduling of the work and the workers themselves. The workers took care in removing the old insulation and cleaning as they went. Only one note - on the estimate I specified R30 insulation; this was changed to R19 on the worker's paperwork. It was only after the job was completed that I noticed the change and verified that the amount of insulation was less than I had specified - the amount was consistent with R19 so I do believe it was a paperwork error. I contacted the office and they agreed that it was their own error and arranged to come out and increase the amount of insulation without additional cost. No problems, good people.

They came over and did a thorough, professional inspection and told me what I needed. I didn't have the money yet and was also in the middle of several other things, but as soon as I can have the work done, I will use this company.

They came out and the guy told me what was wrong. He went up into my attic that day and showed me which holes had to be plugged up so they could not get in anymore. Two or three days later a guy came out to seal up all the holes. They came out again to check the traps to make sure there was nothing up there. The third time they came out they took out all the insulation; they were going to replace it but because we still had a few critters up there they did not want to replace it until that was done. Then they found what they thought was another hole; altogether they came out seven times. They are taking care of the problem very well; I am not dissatisfied with them. They are going to put new insulation back in and are doing a great job. They have been on time for their appointments every time except once.

They are very environmental friendly. The people that come are all very friendly and helpful. They are dedicated and do more than what they have to. The spray itself is of top quality, but the termite treatment is not the best. The only way to control termites is by gas and that would cost about $4000. I use All Pest Pros for termites because I pay them only $400 and they come over anytime I see a termite and they treat the area. I don’t have to worry about environmental issues or anyone getting ill. I don’t have to put everything away when they treat the house.

All Pest Pros did a great job from start to finish.

They are very thurough. They are very responsive. Their treatment is effective and isn't toxic.

I think this company is recently expanding into Northern CA although based in Lancaster, and the crew was from San Mateo county. That's why I'm rating them in San Francisco Angies List region. I want to thank JHT Pest Pros for a great job in Novato. The estimator, Dean, was knowledgeable and provided a bid that was lower than others. The crew, Gilbert and Tony, was hardworking and thorough, and put in a long day but didn't quite finish, partly due to some miscommunication about needing a very large extension ladder. This is why I gave them an overall B rather than A. But all three came back early the next Monday to take care of loose ends - mainly installing an attic vent on a hard to reach area of siding - and make sure I was satisfied with the completed job. They went 'above and beyond' for a very reasonable price to remove and replace attic insulation, sanitizing before blowing in the new TAP, patching holes, installing a vent, and setting traps.

The overall experience was very good. They had come in one time to give an estimate, and when an alternative company provided an estimate with attic insulation replacement, we asked them to requote to get a comparable estimate. They were good enough to point out that the rodent problem in the attic was limited to only 2 areas, and a full replacement of the attic insulation was not necessary. They offered to quote us on an upgrade of the insulation instead. They subsequently discounted the previous estimate because they would be already doing part of the work, and gave us an additional discount for signing the same day. They came in on the first day, adding screens and cement to our stucco outside wall, and holes and gaps in the garage through which rats might enter. They also placed traps. They came back as promised a few days later to check the traps, then a few days later again to clean and sanitize the attic, and to blow in TAP insulation. They were the cheaper of the two estimates we got, by quite a good margin, but to be fair the other company quoted us on a full insulation replacement. They showed up on time, cleaned up after the work, and were very professional. They also helped secure a portion of insulation that was hanging in the hall furnace closet. I would not hesitate to recommend them.
