Appraisals by Silvana

Silvana was very friendly. She showed up on time and took measurements outside our house. She said our house would be considered in really good condition. The reason for the three stars is because we had some upgrades done to our house and she did not look at the receipts we had to show what we paid for them. She said she did not need to see them. When we told this to our agent he did not sound too happy about that. Her appraisal came close to what was shown on Zillow, Redfin and our mortgage company, and those don t include the upgrades. If that was the case I could have saved some money and just went off of that. We are putting our house on the market. The point of the appraisal was to see how much our house is worth after the upgrades, not what it is worth at base value.

Silvana was on time and was able to schedule an appointment within the week. She was very thorough and I feel she appraised the property at the value I thought it was worth. She also had the report to me [electronically] within 24 hours!! Awesome!!

I was on a time line, and even though she was very busy, she made a special effort to get it done.

She was rude and would not explain the process of how the appraisal was done she told us not to ask her any questions and to never call back all we wanted to know if she was able to add the inspection in . I would never use her again

Silvana was great! She was very knowledgeable, friendly, thoughtful and reasonably priced. She gave me details that other appraisers couldn't or wouldn't. I spoke with 5 different appraiser, she was head-and-shoulders above the rest. I HIGHLY RECOMMEND her services, she was amazing!

Very accommodating. I do plan to use her again for full appraisals vs this Driveby appraisal which contributed to my critique below: Upon review I found a couple minor mistaked that did not significantly affect value. One fireplace was indicated when I have two. Second mistake showed the home had gas Appliance however house is all electric with no gas m available in the neighborhood. Probably a good thing there's no PG&E but I do miss a gas range and finally the HVAC is a heat pump vs FAU. Due to the purpose of the appraisal I was not so concerned. A tad more attention to detail or phone call would have corrected such detail mistakes as it is check the box for comparison purposes.

She was very nice and professional. She took her time and documented everything about the property for the appraisal.
