Appraisals by Silvana

I hired her because of the positive reviews I saw...but maybe they only post the positive ones! She did not measure the sq. footage herself but relied on "public records" which inaccurately listed my house as 1607 sq. ft. rather than 1075. Apparently these same public records listed my house in a different neighborhood, so she used comps from that neighborhood rather than those near my house. I tried to get her to correct these errors over a period of several months. I tried to get her to explain what public records she was using. Finally she said she had spent too much time on this and hung up on me! Very disappointed, have an appraisal that I paid for that is of no use!

Silvana was courteous, prompt, and professional. She was very clear in what she was going to do and did it well. I could not have asked for more.

Silvana was nice enough and was inexpensive, but the appraisal was garbage. The square foot measurement on my house was off by 30 sqft, which might not be a huge deal, but it could affect value. She also used only three homes to determine the value of mine, and the distances of these homes away from the mine were 0.95mi, 1.55mi, and 1.64 mi. I can easily find at least a dozen houses sold within the last few months that are much closer than these. Her appraisal was way too high as evidenced by nicer homes than mine that either has not sold or sold for less. If you are looking for an accurate value of your home, I would seek a different appraiser.

Silvana is great! She responded within minutes. And we had our appraisal within a very reasonable time and affordable price.

Efficient / honest

Sylvanna was a very pleasant person to deal with. She did the appraisal and e-mailed the document to us very quickly, as she had promised. Unfortunately, we disagree with her assessment. We have a 20 x 30 shop with attached RV-port that she felt was "personal property" and therefore was not used to determine the property value. There's no way this permanent building on a cement slab would be taken/moved when we sell.

She didn't compare my house with like houses. She compared it with homes with less square footage with 2 bedrooms and didn't even put 2 1/2 baths - just 2 baths. It's only been 6 months since my spouse passed and someone sold a house just like mine, not on a corner for $680K - she appraised mine at 565K which is way lower than most in our neighborhood. I would not recommend her. I feel my money was wasted.

We were asked to get an appraisal for financing an HVAC though a govt program. Ended up not going that route, but I had contacted Slivana and had a quote and appointment within an hour of request. I can't give 5 stars on the job since we didn't do it, but the price was great, contract was professional and was very fast/easy to schedule. Very pleased.
