Robert and his guys were on time everyday and the job was finished exactly when Robert estimated it would be. Their work was top notch. In fact, Robert's standards for work quality are higher than my own. They regularly worked on weekends in order to get the job done on time. They made every effort to keep our house clean and not to impact our daily life as much as possible. When they left each day, there was no mess. The end result is outstanding. We are very pleased and will definitely call Robert for the next remodel. Personally, Robert is pleasant, funny and easy to work with. He was on the job everyday and easily reachable by phone and email when he was not here. He is very professional and personally makes sure things are done right. For example, he came back today to finish some details and decided he would come back one more time to make sure everything meets his high standards. As the project progressed, some small additions came up, some of which he included in the original price and the rest he only charged his costs. He also treats his employees well, which I think speaks well of him.
Description of Work: Robert took care of our guest bathroom remodel. This included removing everything (light, mirror, cabinets, bath tub, tile floor, electrical outlet) except the toilet. They then installed the new cabinets and a new walk in shower. They also moved the light, mirror and electrical outlet. They refinished the walls, installed the floor and shower tiles, installed the new plumbing fixtures and installed the new frameless shower door.

He was on time and always got back to us in a timely manner. All changes were written up in a proposal and so there were NO surprise costs at the end of the job. Robert doesn't add additional costs here and there. He showed up at the agreed time everyday. He kept us informed as the job progressed. He did additional items for us not in the original bid but we knew in advance what the cost would be. He is honest and has integrity and I will recommend him and will definitely use him again. If you are looking for a contractor who is honest, professional and knows his job, you want to use Robert Sappo Construction. He does what he says he will do, and never inflates the bill or adds costs at the end because he forget something. He did a fabulous job for us and was finished when he said the job would be completed.
Description of Work: .Masterbath remodel. All new shower tile and shower door. New hardware. Hung a pool table light fixture. fixed outside electrical. Did ceiling repair and texture and painting. Repainted bath. sealed open areas in house and re-stuccoed.

Robert and his team did an outstanding job. The crew put up a temporary support system the first day and them came in the next day and installed the new beam. They also identified some creaks in the floor above, which they took it upon themselves to add adhesive to fix the problem, free of charge. I have kitchen cabinets on order that will need installation; Robert is at the top of my list.
Description of Work: It was determined that my upstairs bedroom was not adequately supported by a beam below. We had the option to have a beam installed that would sit just below the ceiling or have it flush with the ceiling. We chose the flush beam,

Robert and his team are first rate. Robert is friendly, professional, and dedicated to his work. Customer service at its best. We are having him back to install the kitchen cabinets because of his expertise and trustworthiness. It was evident in the first 15 minutes of our job walk why his company is so highly rated.
Description of Work: We had Robert and his crew remove a wall separating our dining room and kitchen to prepare for an updated kitchen. Also included in the job was to reroute plumbing to avoid a future slab leak. At the last minute we needed a new water heater installed.

I am extremely pleased with this contractor. The price was competitive with other bids that I received. The workers showed up when they said they would. They were conscientious, and worked hard all the time that they were on site. (I've had other contractors where the workers spent more time on cigarette breaks than performing actual work. This was not the case with this crew.) They were careful to keep my home as clean as possible throughout the project. Most importantly, the quality of the work performed is excellent. The contractor himself showed up in the middle of the project and again at the end to check the status and quality of the work and to make sure that I was satisfied. I highly recommend Robert Sappo Construction and will certainly call him for our next project.
Description of Work: Drywall repair and painting necessary due to two water leaks. This was a small job, completed over a period of 3 days. Drywall was patched, walls were textured and then painted, and baseboards were installed.

This our 2nd project we have hired Robert Sappo for. As before, he came over promptly to take a look at what we wanted. Gave us an estimate w/ in days. The price was very resonable compared to a 2nd estimate we had gotten. We had specific dates that the job could be started and completed and Robert fit us in and completed the job within 3 days. Robert and his crew are polite, clean, efficient and go out of their way to make sure you know what exactly is happening and what it will look like after. Robert worked w/ us letting us do some finish work that we wanted to do to save a little money and customize the way we wanted. Once they were finished, they cleaned up impecably and hauled all the trash away. As before, we can not recommend Robert Sappo Construction more. In fact, we have already thought of a new project for him for 2014.
Description of Work: We had a large window removed and a new bay window installed. In addition, we had interior exterior electrical sockets re-wired and replaced.

From start to finish it was perfection
Description of Work: Robert and his staff were not only punctual but performed his service in a manner that i consider over and over . He went out of his way to spend time outlining the details of the job as well as suggesting changes that would enhance the job itself. The finished product was not only pleasing to the eye but changed the complexity of my old worn out fireplace, effectively bringing it into the 21st century. He picked the staff necessary to do the various nunaces that we sought and then some. Kudos to all.

When I contacted Robert I told him that we needed the estimate done in the next couple of days. He was very friendly over the phone and upfront about the fact that this particular date would probably work for him however there was the possibility that he needed to do some last minute work at another property. I was impressed with the fact that he didn't try to make a promise he might not be able to keep. He told me he could let me know that morning if he would be able to make it. Since no other contractor had returned my call yet I was willing to take a chance that he would, in fact, be able to make the appointment....which he did! My husband and I appreciated the fact that he was very friendly, thorough, asked us good questions to ensure he understood what we wanted and then he got back to us the next day with a quote that seemed very reasonable. We are holding off on the project due to unforseen circumstances but we would definitely call him again for another quote!

I hired Robert to help me get an estate condo ready to sell 3,000 miles from where I live. I flew out to California to meet him once and after that everything was done by phone and email. I was so happy that I found someone that I knew I could trust to do the work without me being there to supervise the job.

I could not have been happier with my experience and with the finished product. The project took two days. I asked for the workers to arrive at my house by 7 am the first day because I had to be at work by 8. Not only did the workers show up at 7, Robert was there also to review the job with me and to make sure that the workers understood what needed to be done. In addition, he called and asked me if I wanted him to pick up coffee on his way to the job! I was impressed by the fact that Robert treated his workers with respect and that he made sure everyone was clear on the scope of the work, any requirements or special requests I had, and that he confirmedthe paint color etc. before the job began. When I came home the first night, all of my furniture had been moved to the center of the room and covered with visqueen to protect it from paint and dust. The brand new carpet was also fully covered with plastic to avoid tracking dust, dirt, or stray paint. The job was finished when I arrived home the second evening. The drywall repair was done, all the painting was complete, and all of the furniture had been returned to its original position. I have been enjoying my newly painted living quarters ever since! This was a small job, but I will definitely call Sappo Construction for other remodeling needs I might have in the future.
Description of Work: I recently had some paneling removed from one wall in my family room and I needed the wall painted. I decided to get an estimate on having the family room and living room all painted at the same time. I also needed some drywall repair done. I called Robert Sappo and he was available within a day to come over and give me an estimate on the work. To my pleasant surprise, the estimate was lower than I anticipated AND he was able to send his painters over the same week to do the work. I also asked him to change out an electrical plug and a light switch, both of which he agreed to do. I routinely get at least three estimates for any work I have done around the house, but in this case I was so impressed by Robert's professional attitude and his availability that I contracted with him to do the work without getting estimates from other painters. I appreciated the fact that he was willing to give an insight into how he calculated the cost of the project, which helped me to evaluate whether or not I was getting a fair price.

This was the second project we had Robert work on and we could not be happier with how our bathroom turned out. Robert is very professional, extremely detailed, and is very hands-on. Although he has a great crew, Robert is always present to oversee the smallest detail. To start the process, Robert comes over to give you an estimate. He doesn't rush you and discusses every detail and question you throw at him. Robert had to come over a few Sundays because I made a few changes to the original estimate, and he is very good about keeping the records up to date and accurate. We had a hard deadline for the completion of our bathroom because family was coming to visit. Robert kept the scheduling on track and he and his team actually finished the bathroom 2 days ahead of schedule. The work performed was outstanding. From the tiling to the painting, everything was top notch. We were planning on painting the walls ourselves, but Robert made a suggestion two days into the project. He had gathered from my personality that I would probably not be happy with the walls (I was planning on painting myself) because they were not smooth and even. He suggested we let his painters take care of the walls and painting because they would do a skim finish and it would look amazing. I could not believe how much time 2 painters spent in our small bathroom. The painters ended up spending two days perfecting the walls and ceiling. The end result surpassed our most demanding expectations--the walls look silky and rich. The down side is that now it makes the rest of the walls & ceilings in our house look in need of serious repair. Before the tiling began, Robert himself spent lots of time waterproofing the hardibacker with coats and coats of Redguard. Either Robert tackles each project as if it is his own home, OR he is so OCD and detailed, that he just cannot help himself. Either way, that's good for you the homeowner! The tile guy was also superb and did amazing work. We could not be happier with how our tile turned out. Before the tile guy started, Robert worked with me on how the tile would lay out on the shower walls, and he even measured it out so that the tile and listellos would look their best. Robert also helped me sort through the the tiles to find the ones I liked best. Robert also helped me install some closet doors. Back to his quality of work--upon putting the doors in place, he stood back and said they were not hanging perfectly. When I looked, I could not tell, nor did I really mind. But Robert went to his truck to look for a solution and came back to make the doors perfect. He also made a couple of adjustments with some nails in the track so that the doors would not overshoot one another. In addition, when the top tracks were installed, a really unattractive 4-5 inches of the silver track now protruded above. He asked his painters to paint the track and now the closets are beautiful. During the entire project Robert was present to guide his crew, and to complete many tasks himself. They were punctual, polite and always cleaned up after themselves. We could not be happier with his work, and expect to use only his services in the future. Most of us have dealt with not-so-great to downright terrible contractors/handymen in the past, so finding Robert is a real eye-opener on how things can be done properly. I cannot recommend Robert Sappo highly enough.

He arrived and started ducking and diving about what the estimate would be based on the tile I was using (ceramic v. travertine). Then, the ducking and diving continued when I pointed out the unlevel floor issue. In a nutshell, this guy did not have time for my small job and started throwing out extremely expensive foundation fixes to throw me off his scent - which is that he did not have time to take the job. I would save yourself time and call an experienced and specialized floor person rather than wasting time with this one. I have met with a few, and all have confidently and definitively approached the project. This contractor appeared to be out of his element.

Response from Robert Sappo Construction
The homeowner requested a proposal to install ceramic tile flooring to match the existing ceramic materials used in the bathroom and surrounding the fireplace. When I arrived at the job site I discovered what was present was not ceramic material, but instead was travertine. The installation cost differs greatly between ceramic or natural stone tile. I asked the homeowner if she wanted me to price the job based upon the installation cost for ceramic or travertine material, but she seemed annoyed with the question. I cannot offer an accurate proposal until a prospective customer decides which products they would like to use. The homeowner gave me permission to pull up a corner of the carpeting to examine the concrete slab. What I discovered was evidence of severe cracks and significant movement of the concrete slab below. I explained to the homeowner that for me to determine the proper solution to her problem and give an accurate proposal I would need to examine the entire slab after the carpet was removed. Again, she seemed annoyed that I would not offer a proposal without first examining the job conditions. Obviously, the impression the homeowner received was that I did not want this job because it is too small. In fact, the opposite is true. I suspect there are serious geological issues causing the underlying concrete slab to move and heave. I would not even consider taking on this job before first consulting with a competent soil engineer. Again, this is obviously not what the homeowner wanted to hear. The customer has the right to interview and hire any contractor they desire. I reserve the right to interview and choose the customers and jobs I will accept. In over 30 years as a licensed contractor I have never had a job fail. I will not change my careful approach now and chance ruining my good record.

Robert did a phenomenal job with everything we needed accomplished! 1. Bedroom - After moving into our new home, we were tasked with several projects to make the home child safe and provide the additional space of the kids. Our first project was to convert a loft area into a bedroom. We interviewed Robert and he was very knowledgeable, professional, and reasonably priced (compared to the other bids we had received). He recommended an architect to create the blue prints and talked us through the permitting process (each city different). Once the permits were secured, Robert began work immediately and was ahead of schedule for the duration of the project. The walls, closets and electrical work were completed on time and looked great! Everything passed inspection except for the city requiring a new circuit breaker for the new room to meet new code standards. Robert went above and beyond to acquire the proper circuit breaker and have it installed. Job well done! 2. Sinks - During the "Bedroom" project, we noticed that we had some sinks that needed replacing and Robert worked them in around the first project while he was already there. It was one less item my wife and I needed to take care of! 3. Backyard - A few months later, my wife and I were ready to tackle our next project which was to remove a very large area of brick (including a Jacuzzi and all hardware) in our backyard and just have grass for the kids to play on. We called Robert to see if he had anyone he could recommend and he offered to bid for the job himself. Robert's bid was again reasonable priced (compared to the other bids we had received) and we hired Robert (again). Robert hired the entire demolition crew, demolition and ground packing equipment (I had never seen or heard of this type of activity, but apparently you need to pack the ground to ensure it doesn't sink later), trash trucks, Landscaping (grass) crew, etc. and managed the entire project. In just three days, the entire yard was green and brand new! Robert is the best "all around" general contractor. There is no job that I wouldn't trust him to handle. He is always professional (with a friendly personality), competitively priced, communicates well, and delivers what he promises. I recommend Robert Sappo Construction for any household job you may have!

From the time we met Robert for an estimate, we could tell this was a man who truly loves his work. He had several suggestions about what we might like to do, but he also listened and deferred to our preferences in all things. This attitude continued throughout the process. When we had concerns or difficulty in making design decisions (such as shower head positioning) he was patient, and explained the reasons we might like to do things one way versus another, then allowed us to make the final decision. I really liked that Robert worked on some parts of the project himself and supervised the rest personally. Robert introduced each new subcontractor, which was important to me because I was home during much of the work. He also never tired of answering my many questions or explaining things for me. I also liked Robert's fair change order policy. His charges for additional work not in the original contract were reasonable, and he also credited our bill for things that were in the original contract but that we decided to leave out. For example, the original contract included installation of two sinks, but we decided to put in only one sink. Robert credited our final bill for the amount of the second sink installation. Robert carefully planned each step of the work with an eye to detail. We are delighted with the results. The only downside is that now I want to spend all my time in the bathroom!
Description of Work: Complete remodel of a small master bathroom plus removal of kitchen fluorescent lights and replacement with 4 can lights. Price was for demolition and removal of debris, framing and hot mopping new shower with niche and seat, rough plumbing for two shower valves and faucets, installation of new vanity, sink, faucet and toilet, installation of floor and shower tile, installation of light fixtures, and painting walls and ceiling. Robert supplied all construction materials (sheetrock, grout, wiring, etc) plus the glass shower enclosure and door, and I provided all plumbing and light fixtures, tile, sink, toilet and vanity.

Robert is a most congenial person. Very prompt, very good with explanations of what is happening, kept me up to date on all phases of the remodel. I could not be happier, the bathroom is beautiful. I highly recommend Robert and his crew. I would definitely use Roberf on any other project I might have.

Our experience with Robet Sappo, of Robert Sappo Construction, by far surpassed any of our expectations. During our very first meeting with Robert , it was apparent he has a strong attention to detail and a genuine interest in meeting the needs of his customers. In fact, we met with Robert five times to design and plan the remodel of our master bathroom. These five meetings equated to at least twelve hours of Robert's time. While we have dealt with numerous contractors over the years, we never felt as confident in our decision to sign a contract with a contractor as we did signing with Robert. Throughout the project, Robert demonstrated superb craftsmanship and attention to detail. Further, he was fully involved with every aspect of the construction, rather than leaving the job in the hands of his crew. In fact, Robert did all of the electrical and plumbing himself, since he wanted done to his standards (which are very high.). Also, Robert includes finishing touches no other contractor has ever included in any of the other projects done to our home. For example, Robert took the time and effort to angle the plumbing to the sinks in our new vanity, so that we would have maximum storage space in the cabinet. Further, he color matched the interior of the vanity, so that he could paint the exposed wall surrounding the plumbing to the sinks in the vanity. Robert's attention to detail and strong work ethic, both attributes we have not encountered in a contractor before, are the attributes that drive him to create beautiful improvements to the homes of his customers. We cannot say enough about Robert's dedication to delivering superior craftsmanship to his customers. Today, we have a gorgeous master bathroom that looks like a bathroom you would find in a magazine. Our next project is a complete remodel of our kitchen, which we intend to design and plan with Robert. Following the kitchen, Robert will help us design and plan the remodel of our son's bathroom. We have never used a contractor more than once, so it says a lot that we intend to use Robert over and over again. Our experience with Robert has been truly a pleasure, and we would recommend him to our friends and family.

Robert was great to work with. We initially met with a different bathroom remodel in mind. He was very understanding when we decided to proceed in a different direction and gave us a totally new bid. He made wonderful suggestions on the materials and products and we ended up going with his suggestions. His bid was accurate and he completed the job in the time he quoted. He and his workers were always on time and cleaned up the job at the end of each day. The entire remodel process was a pleasant experience. We will definitely hire Robert for our next project.

We contacted Robert to assess the situation. He did not jump to conclusions, i.e., simply assume a cosmetic issue with only the dry wall ceiling needing repair. He recommended consulting with a structural engineer, and arranged for another site review when his engineer contact was available. We agreed to an initial proposal to cut a section of the dry wall ceiling so Robert and the structural engineer could see and determine the underlying cause. Detailed elevation measurements were taken upstairs to identify the high and low points. The proposal we signed for this assessment stated it would include a report, but we were later surprised to learn that did not include a written report from the structural engineer. We ended up compromising on a discounted additional amount we would pay the structural engineer for his report. The report made detailed repair recommendations, including load calculations appropriate for our situation. Next, Robert recommended taking our repairs in stages, by tackling the downstairs structural issues first, and then doing the cosmetic repairs later to level the floor upstairs. At that point, none of us knew what the extent of the upstairs cosmetic repairs would be until the downstairs structural repairs were done. We thought this was a very prudent approach for all of us. We signed up to start with the downstairs structural repairs. This was potentially going to be a multi-week/multi-month process as it was important to lift the joists slowly over time, letting the house adjust with each incremental lift. Based on past experiences with contractors who have left us waiting for job completion and wondering when the next step would occur, we asked Robert to proactively communicate with us about what to expect each week. He was very good about doing that. When all of the dry wall ceiling was removed, we found a surprise: the original builder had cut and bolted several joists, creating the weak areas that were the root cause of our issue. Robert again consulted with his structural engineer to determine how to adjust the repairs for this situation. We had numerous conversations about how many reinforcement beams were needed, and where they needed to be placed. It was clear Robert wanted to be very careful and thoughtful about the approach. This resulted in a change order, which we felt was expected and appropriate under the circumstances. The joists were gradually lifted, then reinforced with microlam beams. Robert suggested we consider wiring for recessed lights while we had the ceiling opened. We agreed, and signed a change order for the wiring and installation of 5 recessed lights. We had to wait a little longer than we wanted for Robert's best dry wall crew. They did a decent but not excellent job, i.e., we expected not to see any evidence of a dry wall seam, but we can see where a seam is. It's not bad enough to require a full r & r, but it's not what we hoped to see. (SEE UPDATE ON DRY WALL BELOW.) Thereafter, Robert's paint and carpet guy painted the new ceiling and adjacent walls to match. He reinstalled the carpet, but unfortunately did not do a good job with the final carpet seam. The seam dipped and there was a glue or melted spot at part of the seam. We asked Robert to correct the situation using some carpet remnants we had retained, and using someone who knew better how to handle carpet. He readily agreed, and quickly arranged for a carpet installation company to rectify the issue. The carpet now looks perfect. We really appreciated Robert making this situation right without any debate or resistance. He told us customer satisfaction is very important to him, and he demonstrated that to us. So, at this point, we have completed the downstairs structural repairs. DRY WALL UPDATE: On a Sunday after I had just walked through my living room and thought to myself how much I loved that I couldn't see any issue with the carpet, Robert called. He called to ask us to let him rectify the dry wall ceiling seam situation. I initially resisted as I thought about having to move the furniture again, and dealing with the dry wall dust. Robert said the dry wall would not have to be cut, but the situation could be corrected by applying more dry wall mud and feathering it, reapplying the texture, and repainting. He said there would be no dust, and no mess. He was right. The repair was done quickly and it looks great now. We have never before dealt with a contractor who cared about customer satisfaction to this extent. He scored big points with us on this one.
Description of Work: Structural repairs to downstairs ceiling joists incorrectly installed by original builder many years ago. Downstairs ceiling was buckling and upstairs floor was sagging in specific areas. Repairs included: gradually jacking up the downstairs joists so as to prevent or minimize damage to upstairs stone flooring directly above area being repaired; reinforcing the existing joists and using stronger Simpson clamps; wiring and installing recessed lights; reinstalling and texturing drywall ceiling; painting new drywall; and reinstalling carpet removed to facilitate the above repairs.

Robert was clear about the work to be done and kept us in the loop when issues arose (such as having to change the type of can lights due to the height of the roof line). The solution for a cable rerouting task was simpler and cheaper than that proposed by other contractors. The finish work was clean and I'm very happy with the results.
Description of Work: Robert did electrical work (move/add electrical sockets, lights and switches) in 2 rooms with the help of 1 worker.

Their pricing was considerably better than other places. There was a miscommunication about one of the jobs. All things considered, the work ended up okay. Not sure if I would use them again. The light fixture installation was a little more involved then the expected. The gentleman installed a cord through the wrong side of the wall. He fixed the hole and apologized. When he installed the outlets, their was an option to go through the garage. I thought I made it clear that we wanted to avoid that and having it run on the outside of the light. My wife sent me a picture while I was at work. It's safe to say that I was not pleased.

We strive to achieve complete customer satisfaction by performing top quality workmanship combined with outstanding customer service and fair pricing. This job was no exception. The first job was to relocate an existing light switch and add a new light switch to control a new recessed ceiling light. When the wall structure was exposed it became apparent that the switches could not be moved to the original position and would have to be located further away. This turned out to be substantially more difficult, but with the customer present, we came to an agreement for both the new location, and the preferred method to run the cables. We worked late and completed the job to the customers satisfaction. The customer hired us for a second job. This job was to run two new circuits from the electric panel at the front of the house to two new GFI outlets approx. 75' around to the back of the house. We discussed the possible methods to achieve this and agreed that coming out the back of the panel into the garage was the most practical & economical. The customer's wife was home when we did this work, and we communicated with her husband while he was at work. He said he did not want the conduit run inside the garage. I reminded him that would not be possible without breaking out stucco, removing drywall, patching, etc. and the agreed method was to partially run the conduit inside the garage and then where possible to continue the run on the outside of the house. The garage has previous BX electric cables run haphazard on the walls and ceilings. The water heater is exposed and leaning heavily to one side. We ran our 1/2" EMT conduit with precise bends tucked neatly in corners. We used levels to assure perfect 90 degree bends. This was probably one of the cleanest, neatest conduit jobs I have ever completed. We clearly discussed this before hand. I am at a loss where the miscommunication occurred.
