He is a wonderful guy. He is fast and very studious. He does a lot of jobs. You may have to wait if it is a small job, but he will be there and he will call you and keep you informed. He is coming back to do a plumbing job. He will also take up a bigger, leak repair job for us as soon as we come up on his schedule.

This is our second job with Robert. Last October, he converted a bedroom to the Den option that the builder offered to the original owners of our home. Once again, we are completely satisfied with Robert?s very professional work and find him very agreeable to work with. In doing the current job, Robert was flexible with scheduling, arrived on time each day, covered all work areas to protect our home and worked diligently the entire time. He consulted with us on placement of all fans, electrical boxes and switches. His pricing is very competitive and reasonable and this job was done in just under two (consecutive) days. We are very happy with the upgrades Robert made to our home and will definitely call him again.
Description of Work: Install exhaust fans in 2 bathrooms and laundry room with electrical switches; install 3 electrical boxes over kitchen island and 1 box over kitchen table (for future pendants and chandelier), with electrical switches; move electrical switch in Den; and fix back door to close and hang properly. We paid separately for the fans.
The work was done to our satisfaction, and completed in a timely manner. He gave us very useful suggestions, and made sure we understood and agreed before executing the task. Robert Sappo is the contractor that you dream about finding. The operative word while doing business with Robert is respect. You will come to respect his knowledge, attention to detail and professional business style. You will also appreciate how much respect he shows your home or project. As my mother approached 80 her health required that she no longer live alone. She had deferred maintenance on her home for over 20 years. So while she moved in with my brother, her four children agreed to repair her sagging beach house. Of her four children, I live the closest at an hour and a half drive; so I was given the unenviable job of over seeing the construction. Not living in the area made finding construction workers and contractors difficult. Angie?s List saved me. Of the 8 contractors who were recommended from various sources, the 2 from Angie?s list gave me the most confidence. Robert was not the lowest bid, but he gave me the sense that he would give me the best value for my investment. During this first phase of the project we needed to re-do the roof, all the siding, trim, fascia, windows, garage door and the deck; as well as determine the strength of the existing framing. This phase would determine the strength, integrity and weather-proofing of the home for years to come. I was working with a tight budget, but I couldn?t afford to skimp here and pay for it later. Robert was able to guide me on where I needed to spend on better materials. Then the attention to detail and the workmanship of his builders was top quality. He also worked well with other subcontractors that I needed to bring in. His organization let the job proceed smoothly and quickly. Since I wasn?t living close by, he posted photos of the project almost daily so we could discuss and make necessary decisions over the phone. It was also really wonderful for all my family to see the progress on-line since I was trying to keep everyone happy with the decisions I was making. On weekends my husband (an engineer) and I would drive down to see how the house was coming and to discuss details. We were so impressed with the quality of the workmanship. We were also impressed that Robert was able to work so smoothly with the various concerns of all the neighbors as well as the home-owners association. It is quite a juggling act. Now we are starting phase two (the interior). We are so happy to know we will have Robert to over-see this second project as well.

I got the bid in less than a week. He said my plans that he took were basically inferior and missing information and implied that we were lying about having the plans permitted by the city because they were flawed according to his architect (He has a pretty big head) In being so insulting I reminded him that I shared with him the entire set of plans at our home and that he took a small 5 pager copy of the plans that were just focused on a small change made by my architect with the city so he could have measurements of the house for a flooring estimate. He forgot all this and basically belittled us by implying he was too good to take this job. A day after his bid I gave him our architects number to call whom he didn't call for 5 days after I sent him the #. When the architect didn't call him after only 2 days he basically felt the job was not worth giving a bid on any longer.He wasted 2 weeks of our precious time by not responding or even checking up with us.We wasted 3 hours of our Saturday time which would have been spent better with a more humble company. He said he'd mail my plans back to me. He might reply thatt my plans sucked......of course he can say that if he has only partial piece of it and never even spoke to my architect and got irritated that my architect didn't respond to him quickly while he took 5 days to ever call our guy. I am not hiring him of course, but he didn't have to completely waste our time and drag us out waiting for him to even respond. Our family time is precious and we would like it spent on moving forward for this remodel and not for standing still waiting 2 weeks for a bid to be completed. We liked the guy until he insulted us because he forgot he never had the full plans and then never got back to us. He went as far as telling us that in his 30 years he has never not been given a full set of plans with a city stamp on it when coming up with a bid on a job. He never even asked for a full set of plans before he left my house. I did show him a full set. What a tricky guy.

Response from Robert Sappo Construction
The member asked for bids on three different projects. I usually allow 1 hour for a free estimate. The member asked for more time because she had so many questions to ask. To accommodate her request, we scheduled to meet on my day off, Sunday, Jan. 23rd. The first project was the reconfiguration of the door and windows in family room. She wanted that priced out two different ways, so this was actually two different estimates. The second project was for the installation of approx. 1,600 square feet of floor tile. The third estimate was to be based upon approved plans she was providing. The first three estimates were completed on Jan.26, and sent to the member the next day. I was not able to provide the forth estimate because the plans she provided were faulty. The member had assured me that the city approved these plans, and that other contractors had no problems offering estimates based upon them. Rather then assuming I was correct in my evaluation of the plans, I instead met with Ken, who is the most experienced framing contractor I know (he has over 20 years in the business). He confirmed that these plans were impossible to bid on because they lacked so much detail. I then brought these plans to the most experienced architect I know. Both he and a fellow architect who works with him examined these plans. Besides the lack of detail that was already discovered, they found major engineering flaws which neither Ken or I had noticed. At this point, I contacted the member and reported what had been discovered. She said the plans were drawn up by a relative of hers named Shiv, and asked me to contact him with any questions I needed answered. I called Shiv the next day, Wednesday, Feb. 2nd, and explained to him the problems. He too asserted that the plans I had were approved by the city and were sufficient for estimating purposes. After pointing out two glaring errors, he said that he did not have the plans in front of him and would call me back. On Friday, Feb. 4th, the member called me inquiring as to when she would get her last estimate. I explained that I spoke with Shiv, and he had not as yet returned my call. I again tried to explain to her that it was impossible to provide an estimate based on the plans she provided. She again asserted that both the city, and other contractors, had not encountered any problems with these plans. When I said that was not possible, she assumed I was not humble and was calling her a liar. The member then said I could come to her house, and look at other plans she had, but I could not take them with me for fear she may not get them back. I agreed with her that she should not give those plans out. I explained to her the standard process where a customer takes the originals to Kinkos and has a few copies made to hand out to whatever prospective contractors they wish to bid on the project. Her reply was that it would cost her $35 per set to make copies, and this is money that would not be recouped. Up to this point I had spent 3 hours with the member answering all her questions. I had spent at least another 2 hours providing her with the first 3 estimates. Between me and the 3 other people I conferred with, there were another 4 hours spent. At this point I had 9 hours of combined time, and over 100 years of combined experience, invested in providing the member a free estimate. Now she wanted me to come to her house and spend a couple of more hours looking at other plans. I thanked the member for the opportunity to offer a proposal for her project, but I respectfully declined. At that point she became quite upset that I rejected her as a future customer and demanded that I send her plans back. The next morning I mailed the plans back to the member. In conclusion, I feel the member has the right to choose any contractor she would like to do her job. I also reserve the right to choose what jobs I take on. I am truly sorry and offer my apologies to the member for any unintended insult I may have given in declining her project

Excellent work. Robert was able to do the work for a very reasonable price (3 fans for 300), and gave us a 5% discount on top of that. Overall I'd say that I highly recommend him: friendly, professional, fair, willing to offer alternatives for lower costs, etc. My only complaint, and it is relatively minor, is that he started a little later than I would have preferred, which meant that he didn't quite finish in time for me to leave for an appointment. But he worked quickly to make up for this, and this was far outweighed by the other benefits of his service.

Robert is very knowledgeable and very detailed oriented. I've been searching for a great contractor for a long time and I finally found whom I was looking for in Robert Sappo Construction. He was very down to earth, thorough, and didn't leave any messes around the house once he was done. We just bought a home and our to do list is pretty long, it's great to know that Robert can do construction work as well as take on handyman jobs too! I will DEFINITELY hire this company again, and will also refer him to our friends and families!!!
Description of Work: Robert Sappo installed 5 Iron Chandeliers, 2 Wall Scounces, 1 Bathroom Vanity Light Fixture, Fixed a few door locks, and I also wanted him to install 2 Ceiling Fans in our kid's bedrooms but Robert advised me that the electric light boxes that were in the bedrooms already were meant only for ceiling lights and not fans since they weren't the heavy duty kind, so I decided not to have him install the fans.
I have used Bob's services for a variety of home projects, small to big. He is always professional and does a great job. Will always use him in the future.
Description of Work: Last year I had Bob put in a water heater that I purchased from Home Depot. The pilot light went out so we called the gas company to start it for us. The gas man told us we needed a new part and would take several days to order, or we could pick it up at Home Depot and put it on ourselves. Yeah right, I can't screw in a light bulb. So I called Bob with my problem, and he came and took care of it that afternoon, within hours. Love it!
We found Robert, highly rated, on Angie?s List and were very impressed after interviewing him. We had also interviewed two other contractors and were not impressed with them. Robert arrived on time each day, prepared the site to protect our floors and adjoining rooms and cleaned up each day. He had a couple subcontractors who worked diligently all day and performed to a very high standard. Robert claims to be on the site each day and, in fact, was here for the entire first day and at the start and finish of the remaining 2 days. It is obvious that Robert Sappo is very skilled and very customer oriented.
Description of Work: Convert bedroom to Den in 8 year old home. The original homeowner chose the builder’s option for an extra bedroom versus a den. We hired Robert Sappo to convert this room back to a den. The construction included removing a closet and a large wall that opened through an archway to the front hall, closing in the original doorway (going to a side hall), removing and eventually replacing affected crown moldings and baseboards, moving an electrical outlet, building up the archway and plastering the walls and part of the ceiling. This room is opposite our dining room. Both rooms have unique matching archways and Robert restored the arch in the den to the exact duplicate that the builder intended.
We recently purchased a house that needed quite a bit of work done. We signed up for Angies List, and met with a couple of contractors. It was obvious from the start that Robert Sappo was a great fit. Initially he was able to meet us for an estimate at a time that was convenient for us. We walked through the house and went over the work that needed to be done. He provided us with an accurate estimate that proved to be the actual cost once the work was completed. We had hired a seperate company to scrape the popcorn ceilings and paint the entire interior of the house (we had a great recommendation from a friend). We explained to Robert that this other company would be performing this work, and that coordination between Robert and our painters would be necessary. Robert was able to coordinate the work in a professional and efficient matter that allowed both jobs to be completed in remarkable timing. As we added additional work to the original estimate, Robert always gave us an up front, accurate estimate on the cost of the additional work. There were never any hidden costs and the cost of the work was always in line with the estimate. Throughout the job, Robert was always sure to get our opinion on any work that had options as to appearence, cost, etc. He kept us up-to-date and informed as to the progress of the job. The job was completed in the amount of time he had originally quoted us on (with the exception of additional work we requested during the course of the job, which obviously took more time). We were very happy with the price and quality of the work and have already used Robert Sappo again to perform some additional work on our house. We plan on using him again in the future and would definately recommend him to any of our family or friends.

He did a great job and he paid a lot of attention to detail. He walked us through our options and he did a good job because we are first time homeowners that don?t know a lot about these things. He charged us the minimal charge for the stuff that he did so everything was priced reasonably. Everything was on time and he did a really good job scheduling with the painters that were working for us at the same time. He did a really great job and he always answers his phone.

Description of Work: Our work tends to be difficult as our home is very old and nothing is really to code. None of the work is straight from the hardware store and put it in. It always requires additional time to figure out how to make it function properly ... now and in the future. Robert is friendly, on time, has every tool known to man so he isn't running back and forth to get items, finishes quickly (so you aren't charged for 2 days when it should take 1/2 a day), cleans up and doesn't leave a huge mess. It is nice to have someone at your home that you feel safe around. Definitely use him for your first project. You won't be using anyone else in the future!!!

The remodel went exactly as promised. He and his crew showed up as promised and left the jobsite clean each day. We had one day of demo and then construction began. We were kept informed on the job's progress and knew ahead of time when items such as the custom glass shower were to be measured and installed. The best remodel I have ever experienced.
Description of Work: A bathroom remodel on a 10 year old house. The estimate was very fair priced and detailed. A new glass walled shower and a new cabinet were installed with granite counter top and travertine tile. Mr Sappo sent us to vendors that were fair priced and gave accurate advice on what we should expect to pay on items we purchased,(cabinet,fixtures,granite and travertine), per our agreement. Mr. Sappo kept us informed on the job's progress and the jobsite was kept clean. Plastic was put down to protect the carpet during construction and the job was finished on time. Mr. Sappo's attention to detail resulted in a remodel that fits perfectly in our bathroom space.

Description of Work: From the first time we contracted with Robert Sappo, we knew that we had met an incredibly talented craftsman. Robert completes beautiful work as contracted with a remarkable strong work ethic. He shows up as scheduled and is an honest, all around great guy. At first we had small jobs…replacement of front door knobs, light fixtures and plumbing repairs. When we decided to do a total kitchen remodel, we called Robert Sappo Construction. Robert helped with the kitchen design, worked around our family’s needs during construction and completed the job as promised. The cabinets, appliances and plumbing were all replaced or reconfigured. Robert is an impeccable craftsman and neat as a pin. Each day the mess was cleaned up and tools and equipment was placed out of the way. We love our new kitchen. Family and friends have extended many compliments on the overall beautiful look and functionality of the room. The following year we decided to replace 27 windows and 2 sliding doors. Robert Sappo Construction completed the job with great care. The house is more comfortable and energy efficient with updated double pained windows and doors. Our last project involved remodeling three aged bathrooms. We called Robert Sappo again and he advised us through every step of the design, costs and scheduling. The scheduling for the remodeling of 3 bathrooms was tricky as we needed at least one working shower and toilet during construction. Each bath had a unique design with different fixtures, cabinetry, tile and plumbing needs. All details were impeccably completed…on time with extreme care. Like the kitchen, the bathrooms turned out beautifully. With all of the efficient, professional updating, our home has increased in value. We enjoy every new element of the house. It was all possible because of Robert Sappo’s incredible hard work and attention to detail. He has become a friend of the family and we continue to check in from time to time. From my experiences I would not use anyone else. Rob is first and foremost a good person but also a capable & knowledgable contractor who happens to be a perfectionist. There is no cutting corners and all jobs are completed exactley as we have discussed. All jobs are fairly priced and there has not been one time where I have questioned his work or work ethic. After gettting quote after quote for all of our projects, we feel we have found the best person out there to complete jobs in a timely manner and will continue to use him and refer him to our friends.
Description of Work: I have used Robert for multiple projects as we remodel our home, this includes electrical, framing, moving stair cases, installing stairs, subpanel upgrades and relocations, and room additions including electrical, drywall, etc.
As an architect, I tend to be fairly demanding?but Robert exceeded my expectations. Although not the low bid, I liked his approach and given his fair change order pricing I believe I received great value. He is very hands on and was on site either coordinating or working every day. He can do it all including plumbing and electrical, but he excels at finish carpentry (doors/windows/cabinets/trim). Additionally, the City building inspector gave us various courtesy inspections (meaning go ahead and cover up via the honor system) as they appreciated the quality of his work. This reduced the necessary inspection time. A nice extra you get with Robert is a keen eye for design. We met every morning and talked through the work..and I frequently found myself modifying my plans to include Robert?s ideas. He was generous with his time agreeing to meet with the Home Depot kitchen designer to help us design the kitchen on multiple occasions. Finally I am convinced that I received true custom kitchen casework quality at Home Depot pricing due to Robert?s casework and detailing knowledge. This alone saved me over $10,000. I can?t say enough about his contribution to our home; he was so much more than our contractor

Robert Sappo was always on time and thoroughly explained every step and possible pitfalls. He was always on site to oversee the job. One thing that impressed us was when we were going over the final drywall job, he found things he did not like, even though we did not see them. He had the drywall guys correct it before they left. We soon realized the advantage of having an expert on site. The job was done in the time frame he committed to. Robert sectioned the work area off from the rest of the house for safety reasons. This is something we did not think of. On a side note, 6 months after the job was completed, the movers nicked the stairs carrying furniture up. We did not know what to do. We called Robert Sappo for advice. He came out and touched up the problem area.

It went really good. He shows up on time and returns calls promptly. He is very professional and neat. I couldn't be more pleased. I have already referred him to many of my friends.
Description of Work: I had crown molding put up in my bedroom, the walls are slanted and many other contractors didn't want to do it. But Robert was able to make it work and it looks perfect. I also, had a faucet put in my kitchen, cable run into my garage for TV, he added a chandelier in my bedroom ceiling where there wasn't an electrical box.
