Hired Tito mainly because he was willing to sand down my wood beam vaulted ceiling. It was a dirty job that no one wanted. Tito came by to check out the job and agreed to do it. They brought in scaffolding, and used electric hand sanders to sand down a sand-blasted wood ceiling, cleaning it up and making it much, much smoother. Was very happy so I mentioned almost in passing that I was interested in lengthening a division wall and moving a doorway. Without hesitation, he stated they could easily do this too. I ended up hring him to do 13 small to medium jobs in total, and I will be calling him soon to come back and take on another job. Would highly recommend him and his crew, all of whom are very professional and pleasant to be around, often offering up solutions and doing small things that were over-and-above the requirements for the specific job at hand.

What a job Tito and crew had cut out for them. But they were up for it 150%. They did an exceptional job and had grade A professionalism. Everything thing was done as promised and more.. They pitched in and help my husband, who was there working on the house by himself, even though it was not what they were hired to do. The house looks amazing now and transformed. I would hire them again in a flash and recommend them to friends and neighbors.

Let's start at the beginning. About six months ago my wife and I interviewed and got estimates from 4 Angie's List painting members. At that time, we selected Tito Alcaraz, not only because he was the lowest bid, but he instilled a sense of confidence while at the same time did what all contractors SHOULD do - he listened to what we wanted done to the house. We thought we would get started right away, but something else drained our budget six months ago for painting and we had to postpone. I told Tito at that time that we would be using him but we had to wait. For the entire period of six months until we were ready in late March to early April 2014, Tito did not bother us with pesky phone calls. When we finally called him, he was responsive, remembered our property and what needed to be done; unfortunately, the wooden sections of the house had deteriorated further and needed to be fully replaced - so Tito revised the quote, and it came out to be $10,000+. Tito worked with our schedule for the exterior of the house and one family room inside and he started when we were ready to go. I took the entire two weeks off to watch what they did carefully. I was there every single day and I saw an experienced crew go through the stages of completing a first rate paint job outside of my house. First they power washed the entire house after masking all the windows and sensitive areas, including plants in my gardens. Then, they patched and sanded and replaced the wood. Finally the painting of the primer coat, followed by two coats of paint was carefully put on the house. Tito was actually out of the country for much of this job - but Jesus, his foreman, was there each day and was my primary contact. I cannot say enough good things about Jesus - he took care of every little thing I asked him to to or to be mindful of, right down to the most minute requests. I was a little unsure when Tito told me he was leaving for vacation, but my mind was quickly put at ease as I watched Jesus lead his men and respond to me when necessary. At the end of the first week, a few of the crew moved inside to paint our family room, including scraped the "popcorn" finish off the ceiling. They also put in new baseboards. They did a magnificent job inside and out. They were neat, on time, courteous and hard working. At the end of the two weeks, Tito returned. There was one thing that needed the painters to return to finish, but Tito took care of it promptly. All in all it was a great job and I would highly recommend Tito and his team.

Tito and his crew are punctual and courteous. I found them to be remarkably hard working and very professional. My house is like new! This was a messy job, as you can imagine. All of my furniture and belongings were treated gently and carefully covered or moved. Special care was taken to make sure I could live in rooms while others were done. Each day Tito's team arrived early yet they did not knock until the appointed time which I found notable. Their punctuality was especially appreciated since I had to work many of these days. Everything was kept clean and neat daily and a deep clean up occurred at the end of the job. I am impressed with everything about Alcaraz Painting. I made a great decision thanks to the terrific review by other members. Superior job!!!

Tito's crew arrived every day by 6:45am. They were consumate professionals from every aspect of this job. They protected all of our hardscaping with heavy plastic. They were very neat and tidy and cleaned up everday after the job. They were also very efficient with how they planned out their days. All work was completed ahead of schedule. They basically gave us a brand new house. Everything turned out beautifully. We would highly recommend Tito and his crew to anyone who needs this type of work done.

3 days job. Starting at 7:30am until 2-3:30 pm. They were very professional and pleasant to work with. No surprises in regards to the price first negotiated in an estimated visit. They did a terrific job with the painting paying attention to small details. All items, floor and walls were very well protected, no damages. The whole process was very clean. I contacted Tito in regards to some drywall repair (replacement for water damage, patching and painting) and stucco repair. Carlos arrived and was very polite, friendly and professional. He repaired several holes in the ceiling and walls where we had some electrical work done, replaced some drywall and repainted it, replaced some baseboards and completed exterior stucco repair. He even re-attached our gate post after the stucco repair was done - I didn't even have to ask him! You could tell he took care in his job with the amount of prep work that went into the job; he laid plastic, taped off and removed his shoes on our carpet. After the work was done and he asked me to double check, there was a spot that needed some touch out. Carlos said no problem and took care of it quickly. Based on the amount of work completed, the way the job was done and the price, which included all materials with the exception of paint, I would definitely recommend Tito Alcaraz painting and use them again.

We had two workers spend about a week working on the exterior of our house. They did the following work: *replaced a patio post and a piece of fascia board that had dry rot *sanded off all loose paint *power washed the house *repaired the stucco in several locations on the house *primed all bare wood and new stucco *painted the house and perimeter wall with two coats of paint *installed new porch lights and mail box All in all the crew was very detail oriented and went through painstaking effort keep areas, like the concrete and brick, free of paint. We have received many compliments on the paint job already. My only complaint would be that their equipment and supplies were everywhere in my backyard for a week and my dog/puppy managed to find every piece of discarded plastic, tape, etc. and eat it.

This is a rather long review, but I prefer lots of details so I?m providing the kind of information I like to see. The first visit ? getting information for the proposal Tito Alcaraz, the owner, showed up on time. During the walk around which took about an hour Tito (1) had the best ideas to keep costs down, (2) explained the general sequence of events for the project, (3) provided ideas and options for problem situations, and (4) committed to a minimum of a four man crew with additional workers when needed (like a carpenter). When I asked about eliminating certain steps he either explained why he wouldn?t do it for quality reasons, or worked with me to modify his methods for our needs. All other contractors either said ?OK? way too quick or ?No, this is our way.? Like all companies, he submitted business license & insurance information with the proposal. The proposal had a summary of the general process to be followed with an estimated schedule of four weeks. Of the five companies who provided proposals we eliminated some for the following reasons: Proposals were deemed not credible, risky or unacceptable; for example: a large crew would do the entire job in less than two weeks or a crew of two to three would take six to eight weeks. Companies bid much higher than Tito for the repair work, one company didn?t do repair work at all, ?just painting,? and another stipulated that we would have to provide the materials. Before making the final decision to contract with Tito we searched Complaints.com and no complaints have been registered. At the time we signed the contract I asked about additional work, like replacing a couple windows, and was happy to learn this too was something they could handle. So he measured the windows, took pictures and committed to come back with a firm cost. Tito also said concerns at any time will be taken care of, just tell the job foreman. We agreed upon a payment schedule. The work The job was scheduled to begin Monday morning, January 27, 2014. Tito arrived at 7:00am with a five man crew. Jesus the foreman, Alex, Luis, Joan and Carlos. They all walked around the property and talked. First they put protective coverings on the driveway by the garages where they staged their equipment, materials and supplies and the portable toilet. Then they jumped right in ? sanding, patching, removing dry rot & making repairs, and measuring the siding to be replaced. I was amazed at the quality of the repairs, matching the original house siding and design exactly. And they always exhibited the utmost care with which they removed exterior light fixtures (about 18), plant hangers (about 60) and the like. Their punctuality and work ethic never skipped a beat. By 7:00am the crew would arrive, Monday through Saturday. I never saw them standing around. They were courteous and professional, these guys really appeared to enjoy their work ? I would even call them artists the way they worked. Once when Kathy was coming home with a car load of groceries Alex helped her carry them to the dumb waiter. At the end of each day they cleaned up and came to the door to let us know they were leaving and talk with us about safety issues, like when they put plastic sheeting on the front porch and stairs. One man worked the iron fence, about 180 linear feet. Trimmed the bushes and cut away the growth on the other side (we live next to open land at the rear of the property and one side). Grinding the heavily rusted spots, and sanding where rust was beginning to come through the old paint. He applied primer to the areas he took down to the bare metal as he went. The entire fence was primed then painted. Looks fabulous. When he finished with the fence he joined the crew working the house. As they progressed around the house they moved our belongings, tied bushes and plants, laid down more protective plastic sheeting, and covered windows and doors. Windows were covered with translucent plastic so we had daylight inside. At the end of each day they would ensure we had at least one front and rear door access so we weren?t constrained to a single point of entry. Before they painted the front of the house they covered one neighbor?s car from overspray that might drift across the street. They also covered the adjacent neighbor?s fence and barbeque when they sprayed that side of the house. About a week into the job I realized we forgot to include two enclosed patios which continued the same siding as the house along with eight foot eaves. This was added to the contract at an acceptable and agreed upon cost, and the contract modifications signed. This too is a key point for us, everything documented and signed; I?ve been burned in the past with verbal agreements that were more costly when payment was due. Once the house was painted they started on the decks and chimney. For part of this they brought in a cherry picker to reach the 3rd story decks. The railings are semi-gloss and the decking was done with non-skid deck paint. The front walls and planters were done last; again they took care covering the walk and drive ways, trimming bushes and covering them. The cap stone and lighting on the walls were completely covered. They painted the walls in sections and uncovered the bushes at the end of each day. Near the end of the job as they removed all plastic and masking they scraped away paint as necessary, such as windows where the plastic may have torn. Then they walked the entire house to ensure everything was done, and touched up as needed. During the job to access parts of the house required walking on the tile roof. While they used their lightest guys for this, some tiles were broken. It was part of our contract that they would replace any tiles they broke. Again we were amazed at the repairs. They didn?t simply pin new tiles in place. They matched the roof design including cement between the tiles, and repaired the fill at the ridge line. Access was through the interior of the house, they removed their shoes and protected all floors, carpets and stairs between the front door and the balconies before doing this work. Before their last day we looked over everything with a critical eye, but we found nothing needing attention. On their last day they pressure washed the driveway where their equipment and materials had been kept. The entire project was completed in one day short of three weeks, ahead of the four week estimate. It is noted that the weather was on our side. It rained the two Sundays in the middle of the job but cleared on Monday. Thursday of the second week it rained and they used this time to prep and paint the two enclosed patios. At the time I?m up loading this review the windows have not been replaced, they are due to arrive in two weeks from the manufacturer. I?m confident that work will be of the same quality as everything else; if not I will update this review. At the end, Tito told us that if we discover anything that was missed or otherwise related to their work, just call and they?ll take care of it. We got what we expected and more ? that ?Wow factor? we wanted when prospective buyers first see our house. Nothing needs work. Nothing needs to be done. Nothing needs a touch up or repair.
Description of Work: Our requirements: Preparation to sell: complete house exterior including repairs, iron fence enclosing back yard, slump stone planters, chimney and walls by the front walk, stairs and driveway. House is located on a hill, three stories at the front, two at the rear; 4,000 sq. ft. with Spanish tile roof (see pictures). Exterior is rough sawn lumber, vertical, random width, staggered overlap plus seven decks & balconies attached to the house, none at ground level. Specific repairs were (1) individual siding boards that had cupped and/or split over the years and (2) boards identified with dry rot by a termite inspector. House to be a light color and decks, chimney, planters, walls & fence to be dark.

When he finally did get me a bid, he sent a number through text message that was $10000 more than the other two contractors. I asked for him to itemize the bid, twice. He said he would. He never did. Eventually, went with one of the competing contractors and I am very happy with him.

It was very clearly agreed on our meeting that i would figure out a price for the project, and that if the price seemed fair then i would write a written and detailed estimate to move forward, its very dificult and time consuming for me to write out a full contract for people that were simply shopping around. The initial bid took a few days but i had consult with my subcontractors for electrical & plumbing, we dont do that kind of work, but so we have designated subs that are also licensed, bonded & insured and are as commited to costumer service as we are. Perhaps thats why some of the other prices were lower than ours, as some other companies do all the work in house, and arent always appropriately licensed. Also it seemed like Mr Bruce didnt have the required budget for the stagering amount of work he wanted done. We base our prices on the quality and quantity of work required, and based on the fact that were fully licensed, bonded insured and are 100% responsible for our work and our costumers satisfaction. Hope Mr Bruce isn't offended with our lack of response but without a proper budget we couldnt get all of his or his decorators ideas, having worked with decorators before its been my experience that they demand absolute perfection on behalf of their clients which always comes at cost that their clients cant always cover. Were glad he found another contractor that suited his needs within his budget.

Wow. First of all, I contacted 2 other "handymen" from Angie's list and got no response. I called Tito and heard back from him within 24 hours. He was pleasant, professional and listened to me! His crew arrived early each and every day. They were pleasant and respectful and just a joy to have around. Their work was incredible, The house looks like it has all new woodwork. I will refer Tito to everyone I know!

We expected the work to take two full days, but the contractor was able to complete almost all of it in one long day, retuning the next day only for a final paint coat. He worked efficiently and professionally. We are very pleased with the work.
Description of Work: Removed wood siding and gable vent and added new tar paper, siding and special flashing to resolve a chronic wood rot problem we've had with this gable for more than 20 years. The new siding is non-wood material and in combination with the new flashing, we expect this repair to last a lifetime.

Tito sent a fellow named Jesus, he was fantastic. Pleasant, clean, and very hard working. The only thing I would say about the service is that Tito (the owner) didn't come out to look at the job first. If he would have I would have possibly given him more work. I need the whole house interior painted, not just one days worth and one living room and hall. But, he made no effort to give any personal attention to the project. It was as though he had his money months ago and ok let's get it over with. I will be contacting someone for the additional painting.

I was extremely happy with Tito (owner) and his team's professionalism, attention to detail and quality of work. Prior to hiring, I received quotes from four other companies. Tito was not the lowest bid that I received, but not the highest either. I placed my trust in the quality cited by the Angie's List reviews and decided to go with them because they were very professional. At the time of the estimate Tito suggested replacing old siding that would improve the appearance dramatically (but not a major up-sell financially) and thoroughly explained why he felt it made sense. His suggestions would add to the labor days on the job but he could do it all, and when I discussed the concept with other bidders they either discounted its value in a way that made me feel like they didn't want to bother, or suggested that I contact another sub contractor to do that work. Tito was responsive to numerous email questions while I narrowed down the bids and came out to show materials and answer inperson questions. His crew was courteous and respectful, hard working and meticulous with their work. They made sure that all of the plants were protected and they were very neat and clean. They were also here early and very responsive to all my questions and requests for minor touchups. Our house looks amazing and the siding suggestion made a major impact in our appearance and curb appeal. I really appreciated their attention to detail and that they have a lot of pride in their workmanship, which a lot of people and companies don't have. Its just nice when you can hire a company and not have to worry about whether they're doing a good job or have to hound them to complete the work to your satisfaction. I can be nitpicky and they were more than willing to take my suggestions and make minor repairs I requested. They spent a few days carefully covering all the windows with plastic sheeting to protect them from splatter. On the patio covers and gates he noted wood damage and repaired it as part of the prep. He replaced boards on the facia, eaves and corbels as needed, and included in the quoted price. All wood was sanded, primed and painted. All work areas were covered with tarps to protect from drips. Each day, all work areas were very carefully swept, the work tools neatly set aside. My wife and I were very happy with the results and have no regrets about hiring Tito for this project. We would certainly recommend them to anyone and would certainly use them again.

Jay was the man who came out and did the work. Its a family operation of 12 people, divided into 4 teams of 3. He not only was on time, he was early. He got busy. His extension cords weren't working, so that took a little time. But once he got the right one, it went very well. He had to run to home depot to get some special bolts for the mailbox. He installed it and did a good job. he cleaned up afterwards. I can't say enough nice things about him. He was also flexible on price. The next day in the mail, I got a nice letter from him which included a detailed, itemized invoice. It was very nice. He also made a copy of the receipt, and the check. I will definitely be using him again.

After some bargaining and discussion, Tito was able to work within my budget. He wasn't able to do all the work I was hoping for, but I needed to get things done quickly so I settled to do some of the work myself. I bought all of the paint, they brought their own supplies. The guys he sent in to do the job worked well and quickly. I left them unsupervised on one of the two days. Both workers did a good job getting things finished on time. Communication was not that great, and some things were painted a little differently than what I had originally planned, but in the end I was pleased with the work that they did. In order to get the "deal" that I worked out with Tito, I was to pay them cash only. I never really received an official receipt for the work they did. I was a little uncomfortable handing over cash to the workers without Tito there and without getting at least a written receipt. oh, well. It was good quality work and they did it on my tight time schedule.
Description of Work: Interior paint: detail work in kitchen, cabinets, back door, front door (interior & exterior) and doorjamb painted.

unfortunetly this client didnt have the appropriate budget to do the kinda work she wanted, i tried to help her out by sending my crew and trying to do as much work as we could and still stay within her budget. as far as her giving money to my workers, the person in charge of this project was my son, her contract and bid is also a receipt which was emailed to her, a invoice can be sent at her request, all she has to do is ask, there was a lack of commucation, were things coulda have been resolved by simply asking

The dry rot was discovered when removing a cosmetic repair done by a previous painter a number of years ago. The estimate was very good in that it included replacement of a second beam which we didn't know was also becoming too bad to ignore. The estimate was better than one we got for only one beam. This was a tricky job in that the roof extension where the beams were needed to be supported while the wood was replaced. The final repair is very solid and nothing else was damaged during the work except for cutting two channels in the roof extension where the beams were. The channels were completely repaired and stucco replaced very evenly with the original roof extension. The paint job was nothing out of the ordinary. Stucco patches, sanding and preparation where necessary, color matching, stucco wall and trim painting. One wooden door which had weathered on the outside was completely refinished. The final result is quite good, especially where the beams were replaced. I wasn't sure how well it could be done without showing some significant signs of work, but there is really nothing major worth noting. To be complete about the overall job, there was quite a bit of stucco that got splashed around when doing the overhead stucco repair where the beams were which left a fair amount on the bushes and walkway where the roof extension is. Given the difficulty of this repair, I'm not sure if that could have been avoided much more. It was pretty messy for a few days. Occasionally I got slow responses to e-mails and phone calls. The crew is very busy with all types of work, but I would expect better response most of the time. Once the schedule for work was set though, they showed up right on time.
Description of Work: Removed and replaced two dry-rotted roof beams over the front walkway. Assured the roof extension was solidly supported. Repaired the two channels in the roof where the beams were removed. Applied new stucco to the repaired areas. On a second week, powerwashed the whole house exterior. Patched stucco and repainted the whole front which had weathered significantly due to heavy sun exposure. Patched stucco as needed and repainted some walls in the back which was not heavily weathered.

Significant savings over other bids. Responsive and did an outstanding job and on time. Was able to compensate when we found things that were unexpected in the house. Gave great suggestions when there was a choice. Had a great crew of very friendly and hardworking individuals. We will hire this group to do the exterior of the house without even a slight reservation. We wholeheartedly and enthusiastically recommend Tito and his company.
