We recently purchased this home which had an old school (style of the 1970's) shower enclosure that was set up as a steam shower with tile from floor to ceiling. Unfortunately, it leaked water from the shower fixtures onto the other side of the wall. After we had the water restoration people come to contain the issue and figure out the problem, we called Oren in to bid on the job which required a total demolition of the existing shower enclosure, creating a pony wall and re-tiling the shower and originally we were going to hot mop the shower but decided to go with a jacuzzi tub. Oren was at all times responsive and worked closely with us to ensure that our expectations were met (or exceeded). The tile work in our bathroom was excellent. The workers were pleasant, efficient and left the job in good order. We added a jacuzzi tub which took time to order and have delivered. Oren was very flexible in coordinating with this delivery, inspecting it for us (we ordered it ourselves online) and even walked it in for us (the delivery was a street drop off). He helped us figure out what size would work in our space and helped us brainstorm the redesign for the shower. Even though some contractors will kill you on price when you add anything, Oren was at all times very fair on change orders. I saw that another reviewer had an issue on tile. That must have been someone different than the guy Oren used on our job--he was a true artisan.
Description of Work: We hired Sod to replace a shower enclosure, repair/replace water damaged plaster and drywall and re-tile the master bathroom floor. In the process, we also had them do some painting in the auxiliary bathroom.

Fantastic!!! It could not go better. This is the second time we are using Oren and S O D Builders to remodel our house. We used them before, and we are going to use them in the near future. They were fantastic from start to finish. I never got the feeling, I was anything but important to them and the communication with the front office to deal with all the little issues that come up was excellent. The customer service is absolutely wonderful. We LOVE our new master suite bathroom and whoever see it love it. The new stucco and the new paint color look amazing, our new patio in the back yard and the walk way also look BEAUTIFUL! He converted our messy garage to a beautiful guest house, include bathroom and kitchenette. The results are unbelievable. This makes me feel to move into this unit and rent my own house. We had water damage for a broken AC pipe, that damaged the exterior stucco and the interior drywall. This is also repaired by SOD Builders. Oren and his crew cover the house with plastic rosen paper. They clean by the end of each day to make sure we can still enjoy our home during the remodeling. Overall, this is a very easy company to work with. Oren his a man of is word, and if he's telling you that he going to do something you can rely on his word that he is going to do it. I will definitely recommend this company to you to our friends and family.

Overall, it was a fairly smooth process. Of course there will always be little glitches...like when it rained and I had to wait a bit before we could continue work on the deck. And the supplier of the plumbing fixtures experienced some delays in delivery.
Description of Work: My home is fairly old (built in the late 50s) and had a lot of problems. Over time, I have had several projects completed: -a gorgeous deck that went from a 10 x 16 rectangle to a custom bi-level kidney shaped deck (about 750 square feet) with platform steps and very modern cable railings. A friend of mine who is a general contractor remarked that this was a deck that is very intricate to build especially considering they first had to build a second retaining wall and tie two straight walls together in a curve to match the deck with leftover materials from the original that had been demolished. All my friends love it and it has transformed a hideous waste of a back yard into a place I love to go now. -old cabinets were replaced with custom cabinets in the kitchen and then stained in a matte finish -bathroom remodel involving movement of tub/shower/toilet to new locations with ceramic tile installed in a manner to look like a rug with a border (light center with black band around) -construct a wall where there had not been one to create a new room and insert an arched doorway and door -replace a stair railing The guys were all great to work with. The supervisor, Joe, went out of his way to help me save money for the landscaping in the back by volunteering use of his truck where I could haul about 3 tons of boulders from the ranch where I keep my horse. What service!....and with a smile to boot. He also came out very quickly when I broke the main shut off valve to the house and I could not close off the water. He repaired the main inlet valve in a much better manner than what had been there previously meaning that I would no longer be able to accidentally repeat pitiful performance. As a single woman, it is a great relief to find a contractor I can rely on and not get gouged on the price or shorted on the quality of work done.

I got an Angie's Deal of the Day to have this company paint for 40 hours. Instead of having one person here for a week, they sent two guys for two 10 hour days. We had our two bathrooms, one small bedroom and the master bedroom painted during that time. They also touched up the paint on our fireplace. They finished early both days. They painters who came were very competent. They prepared the surfaces carefully, made certain to cover floors and furniture we could not move and the like. They patched some holes and minor cracks in our plaster walls. They were very respectful while here and cleaned up the work areas at the end of the day. I was very happy with the work they performed and would recommend them to others. I would not say that they were the best painters ever, but they did a very good job for the money we spent.

My wife and I hired SOD Builders based on the glowing reviews on Angie's List. After the awful experience we just had, it's hard to believe it's the same company we read about here. Oren, the owner of the company , guaranteed the work would be completed in 6 weeks. After 8 weeks of working at the house, not one of the rooms or projects was completed and in fact, SOD has left us with a long list of repairs to do to fix their many screw-ups. BATHROOM TILE: For our upstairs bathroom we splurged on nice glass mosaic floor tile. It was installed so badly - which Oren admitted as soon as he saw it - that it had to be removed and we had to start over. $5,000 worth of brand-new tile, ruined. In hindsight, we should have stopped working with SOD there and then, but because Oren is a decent guy and very persuasive... we decided to give them a second chance. We were unable to get the same mosaic tile (it was special-order), so we compromised and picked another mosaic. Amazingly, they installed the second tile without sealing it first. The white grout got into every tiny crevice on the surface of the tile. It looked like white paint was splattered all over our new tile. ( See photo 1 below: upstairs floor tile) Another $3,500 of tile ruined. We now have to hire somebody to re-tile the bathroom floor for a THIRD TIME! In the downstairs bathroom, they put the WRONG GROUT COLOR on floor-to-ceiling wall tile. 80% into the grouting, they realized their mistake and put the correct grout color - which was 6 SHADES DARKER - on the rest of the walls. This is a very detailed tile pattern with tons of grout lines and it looked ridiculous with 2 different grout colors up there! Oren, mortified AGAIN, asked us to please let him fix it. Unwisely, we did. Surely nobody could mess up AGAIN with something as simple as grout. We were wrong... SOD spent 3 days scraping out the mistake grout and then replaced it and - just like the upstairs bathroom - they allowed grout to dry in the crevices of this natural stone tile. ( See Photo 2: SOD's grout job). We stopped them halfway through and finally finished the grouting job ourselves. All it took was thoroughly wiping down the tile after the grout was applied in order to avoid the problem. ( see photo 3: customer's grout job). The fact that we could do a better job than SOD is kinda pathetic. Meanwhile, after trying every trick in the book, there is no getting the grout out of this stone tile, so YET AGAIN, we have to bring in a tiler to replace the areas of damaged tile. KITCHEN CABINETS: After saying it would take 2 weeks to re-stain our solid wood cabinets from a light oak color to a dark walnut color, it actually took 6 weeks to produce an okay, not great stain job. Installing cabinet hardware. Something so simple, we even considered doing it ourselves. Astoundingly, they not only installed the hardware NOWHERE NEAR where we wanted it, but it was completely crooked. So now we had 17 newly refinished cabinet doors with holes drilled in the wrong places. Oren begged us to let him repair the damaged edges of the hardwood doors while we were on vacation. Again, stupidly, we let him. Instead of repairing the doors with hardwood, they used wood VENEER! The wood grain of the veneer was nothing like the wood in the rest of the kitchen cabinets. It was a big, striped wood grain whereas the rest of the kitchen is a subtle tight grain. ( See photo 4: cabinet veneer repair). So, we are left with 17 cabinet doors to rebuild and re-stain and no usable kitchen. PLUMBING: There were at least 5 different plumbers used for this job. Between them, they managed to scratch and damage several high-end fixtures. These had to be re-ordered and replaced at a cost of over $800. They incorrectly plumbed the downstairs shower, so they had to re-open the interior walls of the house AND cut a hole in our exterior stucco to fix the problems. Worst of all, when we returned from vacation and tried to use the newly installed roman tub in the upstairs bathroom, there was a major water leak in the room below. Turns out that the so-called foreman/supervisor, Joe (see below!!) installed a cover plate on the tub overflow but hadn't connected ANY PLUMBING behind it. He'd just left a hole in the wall! This same guy - WITHOUT OUR KNOWLEDGE OR PERMISSION - messed around with the plumbing under our house because "he didn't like the way it had been done". The under-house plumbing had been completely re-done months before by plumbers we completely trust who have worked for us for over 10 years. The job had cost $15,000 and until SOD came along, the plumbing was working PERFECTLY. "SUPERVISOR" JOE: One of the biggest issues with SOD builders is a lack of proper on-site supervision. My wife and I both work full time, so our plan was to come to the house once a day to check in on the day's work. There was almost never anybody in charge whenever we showed up. Oren was always willing to come over to the house if you specifically asked him to, but it was usually to troubleshoot, because so many things were going wrong. As things got worse, we found ourselves having to be at the house 2 or 3 times a day, often for hours at a time. This guy Joe was supposed to be the on-site supervisor, but whenever he was there - which was not very much - something seemed to go wrong. This guy has a major attitude problem. Someone should make him a t-shirt that says "The Customer is Always Wrong". There's only one way to do things: Joe's way. Even if it makes no sense and is not what the customer is asking for. He lectures you constantly about "being a contractor for 22 years" and tells you repeatedly "sorry, but you don't understand tile/plumbing/paint/wood" etc. By the last day that we were still (foolishly) allowing SOD to work on our house, Joe got into a shouting match with us because he wanted to install an outdoor railing at a certain height, even though we had repeatedly said we would like it to be lower. ( See photo 5: balcony railing). This tirade happened in front of another work crew at our house who said afterwards they had never heard anyone speak to customers so rudely. Joe proceeded to deliberately install the railing horribly, storm off the property and literally scream so loudly in the street outside our house that neighbors called the police. Joe was moving a new $3,600 wood vanity into a bathroom before the plumbing had been completed, so my wife suggested that maybe the plumbing should be before the vanity was moved in because she was afraid that the vanity might get damaged. Joe gave her one of his lectures, moved the vanity in anyway and in the process, put a scratch on the top! When my wife yelled at him in frustration, he said she was "over-reacting" and he could just "cover the scratch". Joe installed a patch in the hardwood floor. When we pointed out that the stain color didn't match the rest of the floor, he gave us a lecture on how we "didn't understand stain color". See the photo (6: hardwood floor patch) to see if you think it matches perfectly, as Joe claimed. DECKS: Like almost everything during this project, the building of the decks had to be re-done at least 4 or 5 times. Nobody measured properly. The wood cuts were awful - not once did anyone use a table saw. The deck looked really shabby and unprofessional. Again, Oren wanted to try to fix the problems. The boards were cut and installed multiple times until eventually the deck looked acceptable. Oren advised us to go with a natural oil finish. The coat they applied was so bare in some areas, it seemed like there was no finish at all. In other areas, the oil was so thick that 10 DAYS LATER it was still so sticky you couldn't actually walk on the deck without your shoes sticking to it. So, we are hiring someone to sand down and re-apply the finish properly. On the smaller deck, the boards were taken up so many times due to improper measuring that they eventually split on one side. Their solution? Flip the boards over and hope we didn't notice. ( See photo 7). FINISHES AND DAMAGE: SOD has a general lack of attention to detail and are sloppy with their finishes. We could give so many examples. They claimed we were "tough" and had "really high standards". Take a look at photos 8 & 9 (a baseboard patch and their stucco finish) and see if these would be acceptable in your home. They fell through our living room ceiling, causing 2 huge holes. They shattered a tempered glass sliding door. They sliced through the kitchen wall and into the living room, narrowly missing a painting hanging on the other side. This was a very stressful, costly experience and it didn't need to be. Nothing we hired SOD to do was complicated. Just basic work that any construction company should be able to handle. When you can't even install kitchen hardware... Oren wants to make his customers happy. Unfortunately, he doesn't have employees capable of doing satisfactory work. They have left us with an unfinished kitchen, 2 unfinished bathrooms and at least $10,000 in expenses to re-do and repair all their shoddy work. You can definitely do much better than SOD.
Description of Work: SOD completely gutted and renovated 2 bathrooms. Including plumbing, new fixtures, lighting and electrical, floor to ceiling tile installation, dry wall, painting. In one bathroom they built a custom roman tile tub. They refinished the kitchen cabinets. Installed under cabinet lighting, a new tile backsplash, new plumbing fixtures and new granite countertops. They drywalled and painted a utility closet, installed shelving. They demoed an existing stone patio on an upper balcony and installed a new hardwood deck. They repaired and painted an exterior stucco wall. They rebuilt an exterior balcony to make it smaller. They re-stuccoed and painted parts of the exterior of the house where the balcony previously stood. They built a small wood deck on the re-sized small balcony.

DO NOT BUY THE ANGIES LIST COUPON FOR A NEW ROOF BEFORE YOU GET AN ESTIMATE. While SOD builders did a great job with the roof - Their Angie's list coupon is problematic. First of all it is non refundable so if you buy it you are stuck. Second the coupon implies that it will likely cover the cost of the job, it might not and in my case it was not even close. I had to pay an additional 3464$ after I bought the coupon. That said they did a very good job - the work was top notch and professional. I even think the total price I paid was fair - it was just not the "Brand New Roof" coupon price. Update - I talked to SOD builders and the coupon is no longer non-refundable; you have to go through Angie's list to get it refunded. Still I would recommend getting your estimate before buying the coupon.

The person who came did the work very well and noted some other items that needed to be done such as sealing the gutter where it had a leak and sanding / painting a gas line that ran along the roof of the patio. Additionally he replaced a rotted section of our deck, hung a picture on a brick wall, and mounted a sprinkler gauge on a wall. He arrived on time, worked all day and all the tasks were well done. He completed more work than we expected. We were very pleased and will use this contractor again.
Description of Work: We had the $299 "contractor for a day" deal with SOD builders. The main tasks we needed done were to fix a sagging gutter and repair some dry rot near the roof of the house.

Very professional overall, although setting up the appt with the company was a little confusing. I sent them photos, they estimated 2-3 days, so then I just decided to have the guy come out and we'd do whatever could be done in a day. The office employees who help set me up were very nice about everything though, and followed through with confirmations, checkins, etc. A fine experience overall.
Description of Work: Our hillside bungalow was built in 1925, and its exterior stucco had been broken and chipped over the years, making our front entry look like it had been beat up by a bully on the playground. SOD took a complete survey of the exterior, and described the various ways they could finish the work. I was concerned that during my initial phone calls with them, they would not be able to finish the work in one day, due to drying time. For any work that could not be done on Day One, I would need to pay at the regular day rate - $400/day. So my only instruction when the workman arrived was that he should only do the amount of work he could finish in one day. We discussed how he would proceed, he went to Home Depot and purchased paint, for which I reimbursed him, and then went to work. At the end of his proscribed work day, all the breaks and cracks (though minor, there were many) had been patched and painted.

The painter showed up early and spent 7 hours at my home painting non stop. I supplied the needed supplies so he taped off everything, painted diligently all day and we are pleased with the results.
Description of Work: I had a painter for a day and his task was to paint the really high areas in my house that are difficult to reach. I painted the easy to reach areas so it worked out well for me to have a professional paint near the trim of the ceiling while I took care of the more accessible areas.

Let me begin by stating my expectations. My expectation is that when the work was completed I would have a stucco coating of consistent density on all newly constructed walls. I expected the finish to be smooth in the sense that there would be no holes, no visible scratches or gouges, no visible joints or seams (with the possible exception of where the old and new stucco joined). I expected the work area to be neat and clean when the project was done and I expected that there would be no damage to the areas of the structure that were not part of the work effort. Finally, I expected that SOD Builders would review and address issues with the final product, without my intervention. Before you read the rest of my review, which I feel is acurate and objective, I would like to add an update. When Oren, the owner of SOD received my final check in the mail, he called me to find out if I was completely happy with the job his company did. I was not, and the story below will explain why. I told Oren I felt like I had gotten the best job I was going to get out of his stucco guys and that I did not see any benefit in having them come back out. Oren was very concerned that I was not happy and asked for another opportunity to make me happy. I was very hesitant, but agreed to let him and his stucco supervisor come out. A few days later the stucco supervisor arrived on site and asked me to walk him around the job site. I did and I was pleasantly surprised that he was actually pointing out the problem areas to me (believe me I knew where they were). He agreed there was a need for some additional work and assured me that he could fix the problems that day within a few hours. I was skeptical, but hopeful as these were not the same stucco guys that did the orginal job. A few minutes later Oren (owner of SOD) arrived and reviewed the issues with me and the stucco supervisor. He authorized the additional work at no charge to me and said he would not cash my final check until I was satisfied with the job. The two stucco guys got to work and within a couple of hours had fixed all the trouble spots and then resprayed color coat on not just the spots they fixed, but on the whole wall were the repairs were made! He said he did that to ensure everything was blended together and the repairs would not stand out due to any slight color variations. I think most folks prefer to have things done right the first time, and I am certainly one of those folks. However, I am very impressed with Oren's never ending desire to have a satisfied customer and his attention and resolution to my concerns! I know from experience that problems on some jobs are inevitable. I also know from experience that many company owners would not go to the same lenghts that Oren did to win my satisfaction. Thank you Oren for making me feel like a valued customer and I applaud your commitment to customer satisfaction! The project started out fine. Began on schedule, workers were polite, courteous and appeared to be detail oriented in the way they were covering and taping around windows and doors. Tar paper and lathe were applied up to the existing electrical panel and then work stopped. I did not receive a proactive call or email from SOD as to why the work had stopped. I sent them an email asking when they wanted me to order inspection and then I was told they could not complete the pre-inspection work until the electrical panels were "done". Since I had previously informed my sales rep Liran (who I assume was the project manager) that the current electrical panel was not being moved or removed, I was surprised by this. After further discussion, SOD indicated they needed 1 more day to prepare for inspection. They completed the pap and lathe work the following Monday with no issues and the inspector commented to me that they had done a good job. I promptly notified SOD that inspection had been passed. SOD scheduled the stucco work to begin the next day and over a 3 day period they completed the scratch coat and approx 2/3 of the brown coat. The workers then disappeared again for a day and a half with no communication to me from SOD. After my inquiry, SOD replied via email that the worker had gotten sick and hopefully would be back the next day. No problem, I know people get sick, my issue was the lack of communication. After 3 days out ill, the worker came back and finished the brown coat. SOD then began the process of applying the color coat (white) and all appeared to be going well with the exception that they managed to drip a fair amount of the color coat on the existing rock fascia on the front of the house near their work area. There was a fairly good sized pile of sand left in my driveway and one of the workers asked if I wanted it. I told him no, I had no use for it and they should haul it away. About 30 minutes later I happened to walk out to my back yard to find they had moved the sand from the driveway to the back of the house and spread it out along the new construction area. I was not happy about this. Ultimately, I let them leave the sand there since I will probably be pouring sidewalk there in the future. But frankly, it's a pain to have it there at this point in time since I need to trench in that same area for subterrainian electrical conduit. After the color coat was completed, I walked around the house to evaluate the job. I was disappointed to find that you could see the brown coat consistently through the color coat. It looked like the brown coat was speckled on the color coat (although it wasn't). It basically looked like the house needed a paint job to me. Also, on the back of the house there was what looked like a 7 foot by 10" patch. It was actually the spot where they had ended the brown coat when the guy got sick, and then picked it up again when he returned. As a result, the density of the brown coat was visibly thicker in this area and it looked pretty bad. Also, the application of the color coat around the doors and the windows (especially the front door) was poorly and inconsistently done. There were several other areas where there were visible variations in density and gouge type scratches. Liran from SOD came out the following day to inspect the job and commented to me that it looked good. I told him I was about 70-80% happy with it. Then I walked him around the house and pointed out the trouble spots. He told me not to worry and that he would get the guys back out to make sure I was 100% happy. The crew promptly returned and this time had a spraygun type of device to apply additional color coat. They attempted to smooth out some of the trouble spots and were able to reduce the visibility some of the big patchy area on the back of the house (although I am still not 100% happy with it). They were not nearly as careful with the spraygun and managed to get color coat on many areas of the house that were not part of the project. After their second visit, I was still not happy with the area around the front door and entry area (which is the area that will be most viewed by visitors to my home). This time Oren (the owner of SOD) came out with the worker and I detailed for him what I thought were the trouble areas. He was very pleasant and told me no problem, the guy would take care of it. After the guy had been working for an hour or so, I went out to inspect and it was clear he was not quite "getting it". The worker was a very nice guy, very polite and I could tell he wanted me to be happy with the job. So, for the next two hours, I stood outside with him and we worked together trying to fix the problem areas. One area with what looked like a trowel type gouge on the side of the entryway was particularly problematic and we worked on that spot for a good 20 minutes. Unfortunately, (and mind you I am not a stucco expert), it appeared he was trying to fix a problem in the scratch or brown coat with the color coat. As a result, the area where he was working was very difficult to fix without creating a density problem around the scratch. He did the best he could and it got to the point where because the new work was wet, it was hard to tell if the spot looked ok or not. We agreed that it needed to dry and he told me if I did not like it after it was dry that he would come back and work on it some more. I also noticed that my custom tongue and groove porch ceiling, that I had constructed myself, was pretty much coated with the spray on color coat he was using. He assured me that would wipe off (although he did not wipe it off). I later wiped it off with some effort and although it did leave some white residue, I think it will eventually be ok. Overall, I give the final product a rating of 90%. Communication from SOD over the course of the project was Fair at best although they did improve once Oren got in the loop to try and resolve the issues I had with the quality of the final product. When they did communicate, they were always friendly, professional and courteous, so that was nice.
Description of Work: We put room additions on both the front and back of our house. Existing structure had stucco finish so we were looking for stucco to be applied to new addition walls to match. The specific terms of our contract were: Apply new tar paper and mesh on the new plywood exterior and then cover with stucco. The work area was approximately 600 sq ft. Stucco to consist of Scratch, Brown and Color coat. Fix a bad patch around existing windows in the back of the house. In all areas, try to match existing texture as possible.

The company was able to give me the date I wanted...office staff was very accommodating. Worker arrived on time. I had done all the prep work, so he started as soon as he arrived and put down his own tarps. He was able to access that I'd need one more can of paint, as soon as he started which gave me plenty of time to go get it before he used that color.He did all within the alloted time and the job is very good. My only problem was that his lack of English skills accompanied by my hearing loss made it frustrating to talk to him.

I decided not to use the deal. I called Angie's List for a refund. The $299 was for labor only and did not cover the materials. I didn't have any idea how much more materials would be so I was a bit wary since there were very few reviews on Angie's List for this company. Also, the earliest appointment they could give me was about 2 months out and I did not want to wait that long for the work to be done. They were very professional when I called and did explain the fine print to me. They told me I could take pictures and get an estimate beforehand. I ultimately decided to use a company referred to me by a friend.
