Good thorough job

They did a good job.

It was when Stanley (the owner) showed up himself, and he quickly located the source where the rats have accesses into the attic. It was when we decided to give Bay Area Rodent solutions the job as Stanley is a straight up guy without BS. His price is firmed but he provides a 3 year warranty to his services - he guarantee it. No one does that nor they found the source of the rat access. From there, we knew Stanley is our "man". We immediately scheduled for the job to be done. The day came, they have a crew of up to 5 people with big truck and many heavy equipment like vacuum, big hose to suck out all the old insulation. Led by the supervisor Brian (he is our man on site), the crew completed the works in a good 3 hours. And have done a super job to seal off all the possible accesses around the house. Brian and crew cemented our side garage door that was with some gap (I would say no one will do such thorough job as he is). And also he check the surrounding bottom of the walls with his fingers that may be a potential gap/hole for rat accesses and sealed them with cement. + he provided wire screen where there were damages on the old ones around the house. Lastly, Brian was kind enough to come back and conduct a final walk through with me in the weekend where they normally do not work. He is extremely thorough on the explanation + giving plenty of advices how we may prevent future occurrences. Cutting back tree branches away from the roof so that no rats can climb up to the roof top to find accesses. DO NOT leave garage doors opens at anytime as rats can sneak into the house and nest to breed. NOT even leave a 2 to 5 inch of garage door opening in the summer time to air your garage (Bad idea to do so). Both Stanley and Brian are our guys to get the job done. We will continue to monitor the result if any more rats running and "partying" in our attic. They recommend us to call them immediately if that happens in order to assess and to correct the problems within the 3-year warranty period. So far, we are very satisfied with their services and advices. We definitely & highly recommend them to anyone with similar problem like ours. It is worth the $$$ we have spent.

We just moved into our new house 12-days ago and noticed mice droppings in our lower cabinets. I called Bay Area Rodent Solutions and they were at my house within a half an hour. Stanley was very professional, taking his time to inspect the house inside and out, explained the lifestyles of the mice and rats habits and answered all my questions and concerns. An appointment to close all entries into our basement, inside the house and attic was made two days later. Bryan and tech showed up, did great work, walked me through on what they did exactly then showed me how to and where to set our traps. Great experience! Now to trap those buggers left in the house!

Bryan came out for a no-cost inspection of our property. We had been hearing some gnawing noises that we thought might be in our house. After determining that the lower parts of our house were adequately sealed - except for one vent that he said I could seal for $10 myself - he went on the roof and found our problem: a hole that had been chewed into the attic. He gave us tremendous suggestions for how to rodent-proof our house for the future and gave us a plan for going forward to get the roof repaired and the rodents trapped. And all of this expertise at no cost! I really appreciated his integrity and knowledge. You can't go wrong using this company!

We recently moved into the area and knew that the house had a rodent problem at one point but was cleared when we moved in. We wanted to clean out the two small attics since we knew it was pretty filthy and we didn't want rodents to come back again. With three small children, we didn't want the stuff getting into the air of the house. I gave Bay Area Rodent Solutions a call and Alan quickly came out and give me a quote. He was very informative and thorough with looking at the attic areas and outside the house to give me a detailed quote. At first, it's a hefty amount so I was thinking maybe the insulation didn't need to be replaced. But after going up in the attic, the insulation was torn up everywhere so it did need to be replaced. I thought maybe they can take out the insulation and sanitize the attic thereafter I could go in and lay it all out. So I went to the Home Depot and looked for the same the brand and specs of the insulation they would be putting in and found out that it's the same price for the sq footage so it didn't make sense to do that myself. I read a lot of good reviews on the thoroughness of their work so I went ahead with the quote. Brian gave me a call before coming and were on schedule. Two trucks came with lots of equipment and materials. They started immediately. They had finished everything in a timely manner, and provided a detailed walk through of all of the problem areas that they repaired including their findings such as the huge pile of acorns and dead rodents. They even went through the crawlspaces underneath the house and closed off problem areas. Alan who gave the initial inspection also came by later as well. A job well done guys! Thank you!

Overall, everything was efficient and on time, and on budget.

They showed up on time to do the remediation, attic clean up, decontamination and re-insulating. Professional and pretty clean in their activities including final clean up. The decontaminate sprayed did not have a bad odor and faded quickly as they stated it would after a few days. I was concerned about this because I have family members that seem to be allergic to anything but they had no adverse reaction and did not notice the smell after 2 days. They explained that prior to doing the remediation they would make lots of noise in the attic to hopefully cause any rats inside the house to run out and then be trapped outside. They also explained that I needed to be extra diligent for about two weeks with the traps in case some of the rats because trapped inside. They said that rats are persistent and they often will look for alternative paths into a place they have made home or gnaw their way through the remediation fixes. That is why they give a year guarantee and will come back at no charge in case the rats come back. They said the rats were most likely to come back in Spring or Fall. I waited a year to see how it went and glad to say no new activity.

They came out and did a very thorough Inspection and presented a very detailed quote. Initially I thought they were a bit pricey but extremely professional. The crew showed up on time and ready to work. After carefully prepping the area by lining the hallway with plastic and covering the floors with drop clothes from the attic access to the front door, they went right to work. 5 guys working non-stop for almost 8 hours, in dirty and extremely tight conditions. After seeing their professionalism, the job they did and the conditions they worked in, it was worth every penny. I would absolutely recommend them and although I hope I never need them again, I would definitely use them again!

They did the job, plugging holes and replacing attic insulation in the time predicted. Very professional. Came back as promised for inspections. Would definitely recommend to others.

The crew was prompt, efficient, very polite. They got to work immediately and the arrived a few minutes before the scheduled appointment time. It was an overall great experience and the warrant their work for a year! Very happy.

I was extremely impressed with all aspects of the service they provided. They were always courteous, prompt and clearly very skilled with the initial inspection, the actual work and the follow-up visits. I highly recommend them.

Their crew arrived on schedule, were pleasant, clean and thorough. The guy who did the containment work was very thorough, finding more places to block than was noted on the estimate visit, and explained to me what we should avoid doing in the future to get any more invasions.

The work went well and after 1 year, still no rodents. I have traps setup in crawl space to catch them but nothing yet.Their price is higher but they are very experienced in what they do.

Well-- they gave me the best estimate of the three companies I met with. Were on time and provided the services they quoted.

I will give them A for everything else than price. I thought it was high even though it was worth it. All the rats were trapped within a month, but they kept coming for 8 weeks to check if the rats were still there.

They are a very good company. This was the first time that I used them; it was a one-time service. I would definitely recommend them to others. I would use them again in the future if I have a similar problem. The price was good for what they did. It was a very good experience in every aspect.

They never showed up. Instead, a few weeks after the scheduled appt. one of their representatives contacted me to tell me they somehow lost track of my appt. I declined a new appt as I was able to find a landscaper who was able to install the traps for a fraction ($5) of the cost I was quoted (no fee for the trap, but $150 for removal of the carcass). The landscaper captured two gophers and removed them from my property within 3 weeks at a final cost of $15.

Stanley came out and inspected the house, outside, attic and crawlspace. He pointed out where rats could be entering the crawlspace under the house. Thankfully, our attic was nice and clean, no evidence of rats. They were in the crawlspace under the house. He gave us an estimate, and set up an appointment for exclusion and trapping. Robert came the following Monday, repaired all of the outside vents, put a sweep on the garage door, and placed traps in the crawlspace. They will monitor the traps for up to two months, as needed. Both gentlemen were extremely professional, friendly and instilled a feeling of confidence that I had chosen the right company to help with our rat issue.

We had had a "regular" pest control firm come in to deal with the rodent issue; all they did was 1) put down traps and 2) put a poison box outside. We caught 1-2 rodents but it was clear that there were many more (since the beginning we have caught probably around 20). When it was clear that we had more than a couple rodents in the house, and that the standard pest control company was not equipped to deal with it, I went on Angie's list to find a specialist, and found BARS. I found some others as well, but BARS seemed much more professional, and it was clear that they specialized in this exact issue. BARS came out to do an estimate on a Wednesday, and took about an hour to do so. After the inspection, they walked around the house with me showing me all the places that they were recommending be addressed. They schedule the work for the following Monday, but then called back to say they could do it the next day. The completed the work in about 4 hours, and afterwards again walked me around the house to show where the work had been done. We have not yet been able to eliminate all the rodents from inside the house, but we are almost there, and BARS made it clear that it could take up to 2 months to completely get them all out of the house. At all times, BARS (both the inspector and the work crew) were highly professional in their communications with me and were upfront about the situation. For example, they make it clear that there was little point in doing work inside the house, since the rodents could just chew new holes if they wanted to, even though they could have recommended that work for them to do. This is all that BARS does, and for this kind of issue I would definitely recommend them again. The cost was certainly not cheap, but has been effective (as far as we can tell) in stopping additional rodents from getting into the house. "Standard" pest control firms did not do much other than put down traps and a poison box, and this did not address the issue.

They took away all the poop as well. They were very thorough and they also guarantee the work. So, if the rats come back, they will fix it. They were very friendly and helpful.

We purchased a 40-year-old 3000 square-foot house. After close of escrow we discovered an extremely severe rodent infestation. They had been living in the attic for the entire 40 years. There were layers of rat bodies and dessicated rat corpses in the attic, and areas where the entire depth of the blown-in insulation was saturated with rodent excrement from top to bottom. The smell was so bad you could smell it in the house below. It was awful. Bay Area Rodent Solutions was extremely responsive. They inspected the house within days of our initial contact, and came out and did the work needed within another few days. They removed every scrap of the old (nasty) insulation, decontaminated & disinfected the entire attic, and installed new R28 batting insulation in the whole thing. It took 4-5 men in full body-protection hazmat suits and a special vacuum-suction truck to suck everything out. They got everything done in *one day*. They sealed up all the points of entry (some of which were built-in to the walls, yuck!!) and installed traps, and have been monitoring those traps ever since. They offered to come back and do a final check for "entry points" once all the other work is done in the house. The contractors who have been up there since the extermination have said it smelled like Febreeze, not decaying rat nest. Hooray! We have been extremely pleased with this company. I would recommend them again to anybody with a rat problem.

Stanley the owner was very responsive and through in his inspection and estimate. He took the time to explain everything to me and then to explain everything again to my husband. Stanley did not come out with the crew on the day of the work was performed. After the crew left I found some areas they had missed. I called Stanley and he promplty came over, inspected the work and had the crew do a more throughough job.
