The work that was done was excellent work! We were pleased with the entire process. James showed up on time for the estimate. The quote came back that same day. Scheduling the project was very easy as he worked around our schedule with no problems. The painters were so respectful and cleaned up after themselves. The patio column repair work looks wonderful. The painting job that they did was outstanding. The stucco wall repair looks amazing and you can no longer see the water damage and my previous attempts to repair the fence wall myself. We will use them again when it is time to repaint the inside of the house. We recommend them!

I could not have been more pleased. I interviewed a number A rated painters I found on Angie's List and decided to go with James, based on feedback I received from previous clients of his. He and his team were extremely professional, spending literally days prepping the home. As anyone who has had exterior painting done before would know, the success or failure of the job is in the prep. Our stucco finished home had an iron oxide problem in the original metal mesh that supported the stucco, and had a number of "bleed through" areas. James' crew carefully chipped out all the affected areas and then re-stuccoed. It blended perfectly when finished. I have already recommended James Horn painting to my next door neighbor, and they recently had their home done by his team too. I will continue to recommend James and his team to anyone in need of a top-notch, fairly priced paint job.

James and his team were excellent, once again! This is the second time we have contracted with them. They painted our newly stuccoed perimeter fence (and the wrought iron view fence) in May of 2016, and we were so impressed with the professionalism and quality of workmanship we contracted with them to paint the entire exterior of our relatively large, 2-story home. They spent 3 ½ days just prepping the home... repairing many, many bad areas of stucco, refinishing ceiling problems under the patio, carefully masking off each and every window, the patio floors, all the mechanical equipment, etc., etc. Their attention to detail was amazing! They used Dunn Edward's very highest quality level paint (per our request), and we couldn't be more pleased with the results. They did an extremely thorough clean-up job, leaving the property in better shape than they found it. There was no overspray anywhere, including all the windows and window frames. On a personal note, James is a very likable and straight-forward guy. He is truly kind and caring, as well as extremely good at his craft. He told me he's had his team for many years, and it clearly shows, as they all work together so well. We have some interior painting needs coming up next year, and I will surely use James Horn Painting. I have zero hesitation in recommending them to anyone looking for quality work at a really great price! The crew that painted my house were awesome! This house had not been painted for many years and had a lot of peeling paint in places. They did a great job of cleaning, caulking, sealing, and painting. They even brought a can of black spray paint and painted my mailbox and house numbers above the carport. I am so pleased at the results of their extremely hard work and my house looks beautiful. It is such a pleasure to look at now (instead of the peeling paint.) I will call them for any of my painting needs and recommend them to anyone wanting to have their house painted – outside or inside. They do great work.

James was excellent at explaining everything and managing the work. He is very conscientious about the quality of each step of the project. He realized that using the stripper tip would blow debris all over the yard so he and his crew hand-scraped all the eaves and fascia in 110 degree heat. I truly appreciate his dedication to excellence. I listed each part of the project so customers can compare equal quotes. A low quote may not be equal to the quality of James' work. I am very pleased with the finished product and highly recommend James Horn Painting Contractor.

James was extremely professional from day one. He came out to bid and was a very personable guy who was easy to work with. I had previously seen his work at a friends and knew he had a great attention to detail. By that night I had a very competitive quote and was happy to go with James and his crew. They showed up promptly on day 1 and were very flexible with all the other construction. They worked quickly but with excellent precision, including priming and painting our cabinets frames that we're getting new doors. James didn't even flinch when we had him repaint our daughters room after we changed our mind on color. His crew was very clean and worked from dawn to dusk each day to meet our deadline. I can't recommend James Horn more to anyone who wants quality from this painting perfectionist.

I sent out for bids to 5 Angieslist "A" rated painting companies. James was one of four that bid, and one of only two who actually came to the home to personally inspect the job. After carefully reviewing all of our quotes we decided to work with James. His bid was not the lowest, however, we felt most comfortable with him based on his lifetime experience as a professional painter, the quality of the paints he proposed, his knowledge of the processes, etc. He's very personable and I learned that both his father and grandfather before him were full-time painting professionals. And I really enjoyed the fact that he brought his son Nelson with him, as it was Nelson's first day of summer vacation. Truly a family affair! James arrived on the day and at the time agreed upon. His team was very careful in prep. Even though this was exterior painting they took great precautions to protect everything such as the cool-deck, outdoor furniture, neighbor's adjoining walls, etc As a long term valley residents (me 50+ years, my wife 3rd generation native) we've had a lot of exterior painting done. We couldn't be more pleased with the results! Even though our original plans were to just paint the fence now and then repaint our entire 2-story home in about a year or two, we're moving forward with doing the home now, and we are using James Horn and his team to do it. After interviewing six house painter contractors, and reviewing their standings relative to the Better Business Bureau, Registrar of Contractors, etc., my wife and I selected JAMES HORN and we are happy to report it was the right choice -- the BEST CHOICE! Although there was an intriguing difference among the contractors interviewed in terms of their styles, presentation, and approachability — some were enthusiastic and explained a great deal whereas others very nearly tried to talk me out of the deal because of a seemingly indifferent or lackadaisical approach to the job at hand — not only was James Horn competitive in his bid and had impeccable standing with the BBB and ROC, but he stood out because he patiently explained all aspects of the job, from preparing the exterior of the house to the actual painting (and there’s a great deal to the former that the uninitiated might not realize compared to the latter); James took the time to explain and demonstrate how soil would be drawn away from the foundation of the house, how windows and fixtures would be taped in some cases or covered with water-proofing plastic in others. As our back porch roof needed some minor repair, James explained what that would entail and indicated in our case that it would be included in the price. James was thorough, articulate, answered all my questions, was very responsive to telephone and e-mail communication, and was most helpful when it came to color-matching the paint colors I and my wife picked out. When one of the colors appeared to be a lighter hue when applied to the exterior stucco than it appeared on the color chips, James worked with us to find the right color within the palette my wife and I were working from, even going to the trouble of having a new sample color batch re-mixed. Indeed, at every level of the job, James was willing to meet our needs whenever we asked: When my wife and I needed to postpone the start date by a week, James accommodated the schedule change graciously and professionally, even though I imagine this may not have been optimal for his time-frame given the complexity of coordinating multiple contracts. But he never expressed a complaint or a hint of frustration. As for the actual job, James arrived on time on the start day and put his crew to work straight away after introducing them to me and encouraging me to ask them if I had any questions. They were friendly and approachable. Occasionally James had a question for me but otherwise they focused on their tasks at hand and put in three 12-hour days (meaning they finished a day early based on their original time estimate. Most impressive!). The majority of the time was spent on preparing the house — from pressure washing the surface, clearing dirt and rocks from the foundation, application of primer, patching cracks, rendering the stucco smooth and even, preparing wood surfaces, and applying caulk where applicable. In our case, James’s team also patched and refinished the back porch ceiling and provided an elastomeric roof coating. At the end of the job, James’s crew removed the protective plastic covering and tape that the crew had applied to exterior light/electrical fixtures, decorations, and even the sidewalks and driveway, and cleaned up the areas around the house, including paint flaked off during the power wash and surface preparation. A few noteworthy items: The power wash and preparation of exterior surface for paint is very noisy, with lots of manual-labor caused by scraping and pounding and the like (to which power tools are occasionally added). Make no mistake: It’s noisy (which is not to say I’m complaining or blaming James and his crew — just be warned as to what to expect should you be home during the process, as I was). Unavoidably, the ground around the house will be wet and initially a bit muddy, so be prepared for that as well. Also, your windows will be covered with translucent plastic sufficient to let light in but insufficient to see out of. Likewise, at various intervals during the course of the job, the doors may not be usable. In our case, the crew listened to music on the radio, which was also a bit loud, but I had no objection to that; as I see it, if having some music makes this demanding job easier to do by creating a more pleasant working environment, so be it. It is ultimately to everyone’s benefit. For the same reason I told James his crew were welcome to use the bathroom or could get cold filtered water from the refrigerator should they desire it. Finally, keep your vehicle(s) parked at a discrete distance from the house — first, to provide protection from any wind-blown paint; second, to ensure adequate space for the house-painting contractors’ vehicles. At the end of the job, James took me on a “tour” of the exterior of the house, to explain in detail what he and his crew had done and why — matching the walk-through he and I undertook before the job began. (He also provided touch-up paint, with mixing formulae, for the base, trim, eaves, and gate colors — a nice touch.) Now, as then, no detail was too small to be worthy of mention or explanation. I have been continually impressed with James’s focus on quality productivity as well as his polite, engaging, and down-to-earth manner. With an excellent, gorgeous paint job done quickly, efficiently, and courteously by a very professional crew at a reasonable price and with no disappointments in terms of performance or contract, in the end James Horn turned out to be the BEST CHOICE and my wife and I are very happy and satisfied. Licensed, bonded, and insured, with a contract price including the advertised Angie’s List 10% off discount, and a 2-year-warranty on labor and materials, I would definitely use JAMES HORN again without hesitation.

James and his wonderful crew of 3 talented painters spent 2 days and part of another day painting the exterior of our house and repairing rotted wood on part of the house. They did the best job of any painters we have ever hired and were very pleasant to have on our property. They were very careful to put everything back as it was when the job was complete, which we very much appreciated and they cleaned up the yard completely. We have 3 dogs and they were very careful to keep up a barrier so we could let our dogs out for brief times in the yard and not wander out the open gates. James and his crew also were very friendly towards the dogs, which meant a lot, as it is difficult having the yard occupied by painters for 2 full days and have to deal with supervising 3 dogs. We appreciated that very much. The paint job turned out spectacular and we are very pleased with it. We will use James again when we need more painting done and recommend him to others. His crew of 3 are also amazingly talented painters and very easy to have in the yard all day. I sleep til 10 a.m. every day and they were careful to stay quiet until I got up. When the job was done, James' crew walked around the house with me to make sure I was happy with everything and James also came over later to do another walk around to make sure all was to my satisfaction. I highly recommend James for all your painting needs! He's very knowledgeable, competent, and gets the job done quickly.

I was so impressed by James and his team. The whole process took about 20 hours over the course of 2 days. The main crew consisted of 3 men and James came by several times throughout the day to make sure things were going smoothly. Before they started, James and I walked around the house to make sure he understood what we wanted as far as the accent colors and where they should go. They spent a lot of time preparing the house for paint, including pressure washing my house (and patio concrete, which was nice), pulling the rock away from the base, putting waterproof primer on the foundation, patching the cracks, filled in holes in the wood trim and patched holes in stucco. The removed a very poor patch job on my patio roof drywall, fixed it right, and came very close to the original texture before they painted it. I can hardly see where they fixed it - great work! At one point some of the paint chips from the patio drywall fell into my rocks. I did not make a big deal about it or even let the guy know I saw it, but when I came out a few minutes later, the worker had already picked up the paint pieces. I was mighty impressed by this. While they did leave some trash like caulking tubes, etc in the backyard overnight, everything was completely cleaned up before they left the next day. They covered all of my sidewalks in plastic before applying the paint. The color looks great and James had great ideas on where to switch between the base coat and the accent color. During the walk around after they were finished, we noticed a very slight overspray on the edge of our roof tiles, which they took care of immediately. James stressed that nothing was too small to mention, and I believe it. He seemed to really care about our satisfaction, and he is very personable. I would definitely use him again!

Terrific. A great contractor experience. Amazing attention to detail by his crew. Great tip on going slightly off white instead of bright white to hide dust. Will be using them again when the house needs painting in the future.

When we purchased our home last year, the home inspector suggested we paint our home within 1-2 years, so it was time to get it done. After reading reviews on Angie's List we decided to go with James Horn. He explained everything in detail that needed to be done (more so than 2 other companies that we had quotes from). We felt very comfortable with his presentation and demeanor. He is an owner-operator, and has a paint crew of 3, and works 1 job at a time. The stucco underlying the paint was in bad shape...they repaired that, along with a lot of cracks around the property walls, etc. They used a water-repellant sealant around the exterior baseboards before priming and painting (James called it "overkill" but wanted to minimize any water seepage). All of the cracks, peeling paint, deteriorated stucco, etc, etc was repaired and painted. Preparation is key, and James' crew did an excellent job. After they finished painting our home, we couldn't be happier. I recommend James Horn highly. He'll give you a fair price, and back it up with excellent service and attention to detail!

While selling a house to a difficult buyer, we found ourselves in a situation of having to knock out a ton of nit-picky things on our 40+ year old house. Among those was repainting the wood trim and eaves along the roofline. I solicited 4-5 bids through Angie's List - only one responded, but never actually followed up or provided a quote. Another contractor told me he doesn't do that kind of work; only full repaints. We got a bid from another contractor, who came in at $1,600 or so. I called James Horn, had a great phone conversation with him, discussing what I wanted to get done. He went by the house the same day, checked it out, and came back lower than the other guy. Hired him the next morning. He kept in communication with us (we scheduled a few weeks out) which we really appreciated - between the kids, dogs, work, selling a house, buying a house, and dealing with various contractors, it's good to know where everyone is. He showed up, on the day we agreed upon, on time, and he and his crew got to work. End result? House looks great, no surprises in the final invoice, and we are happy as can be. Even when we couldn't find the checkbook (house is half packed up!), he said he'd just swing by on Saturday to pick up the check. He ensured the paint colors were in keeping with the HOA. His crew showed up when they were supposed to and worked until the daily jobs were done.
