Buyers Beware!!!!!! We ask no one to substitute our opinion or experience as their own just want to let people know what our experiences were in dealing with this person(s) and company. We purchased a residence at 1920 Cheshire Drive in Cheyenne Wyoming on Sept 23, 2013. All documents from realtor and deed documentation we were presented at closing make it appear that we purchased from an individual person by the name of Corey Loghry, we have since found out the home was an investment property of a company called Homeceptional Properties LLC. (In which her partner Shon Dermody and her are operating) (Per reviewing their website they purchased in April 2013 and renovated) Since purchasing in Sept. we are currently unable to live in the home due to structural issues that have come to our attention after purchasing. A load bearing wall has been removed between the kitchen and dining room and an adequate load bearing header was not installed and so we currently have the issue of our ceiling in our dining room and kitchen is falling due to the compromise of the structural integrity of the home. They have expressed via email that they consider the ceiling issue to be a minor issue. We have also discovered bathroom shower tile that is not installed to code per IRC code R702.4.2 (Shower Tile was installed on green/blue board, studs and plywood), A wood burning fireplace in the master bedroom is not vented to exterior of home, The Roof flashings are not metal, so we currently are experiencing leaking roof vents, etc. The City of Cheyenne has permitting requirements for renovations by the homeowner or contractors hired to perform work. We have discovered permits should have been obtained for different aspects of work that were done in the home but the only permit secured was for roofing of a sun porch on the home. When we contacted her concerning the issues she has claimed that all work was preformed to code: We have asked her to come to the home and see with her own eyes and to provide copies of permits and documentation of code work and as to date she has not provided. Since we purchased we have had contactors licensed with the City of Cheyenne in to evaluate the work and have picture documentation of work that was not completed to code. It is our opinion this woman and man and their company Homeceptional Properties LLC is operating in an unprofessional and unethical manner. and we would encourage anyone have dealings with her and him or their company to please heed the warning "Buyer Beware!"
