Our experience with Tim Hafer Real Estate (303 Foxcroft Avenue, Martinsburg, WV) was abysmal. Our realtor was Joe Shepphard and, while pleasant enough, he was ill-equipped to handle a real estate transaction ? from the showing of houses to the final deal the whole experience was a trial. Punctuality was not a strong point; Joe was late showing house, he was late for our walk thru, and he was late at our closing. The first house I asked to see he took me to the wrong house. After stating several times that I don?t think this is the right house, it?s the one on the corner, he insisted and proceed to open and begin to enter the unlocked door of a private residence. That should have been a clue. However, giving the benefit of the doubt we proceeded and within 4 days selected our home and negotiated the contract, with a close date of 7 weeks out. We went home, rented our house, and contracted with the moving company for our pack, ship, and deliver date for our NC to WV move. It was downhill from there. Two weeks later the seller wanted to push closing back another 3 weeks. With our current home rented and the movers scheduled we said we could not accommodate this change. No amended contract was offered or signed. We had a pre-approved VA loan; the only sticking point was the appraisal. Unfortunately, that was beyond any of our control and would be scheduled by the VA. I thought that realtors would have been well-versed in a VA mortgage transaction. Though the appraisal was completed in time for our closing date, it didn?t happen quickly enough to suit either realtor. As a result we received several intimidating emails from the seller?s realtor forwarded to us thru our realtor to the effect that ?if this doesn?t happen soon then you won?t close ?? etc. With the appraisal completed 9 days before closing we thought we were in the clear. No such luck. Six days before our close date, and as our household goods were literally being loaded on the truck, we received an email from our realtor with an addendum to our contact saying that the sellers could not make the closing date and would have to push back 2.5 weeks. No call, no other contact from our realtor. Just an attachment that we were asked to sign agreeing to the change. Per both realtors we were informed ?? They (the sellers) just can?t make this close date. If you want to push the issue you?ll end up in litigation and that will take even more time ? you should be thankful it is only 2.5 weeks because the sellers wanted even more time ? ? With our home rented they pretty much had us backed into a corner ? we had no place to live and had to face the prospect of finding an apartment and starting the house search over again, or accept their terms (more like ultimatum!). The inconveniences and costs incurred as a result of additional living expenses and job accommodations are too numerous to mention. The sellers refused to compensate in any of these areas; and our realtor made no efforts on our behalf. Adding insult to injury, when we finally did close the walk thru (the morning of the close) was disappointing. This is a beautiful, well built home. But the owners left it a mess, to include urine stained carpets (no carpets were cleaned) and broken tables, chairs, and miscellaneous furniture and decor they left behind ? anything they didn?t want. At this point, we dug in and spent two days cleaning and disposing of their belongings before our furniture was delivered. This whole transaction reeked of unprofessional behavior by both realtors. When did the buyer?s agent quit representing the buyer? And when did the seller?s agent support client?s who blatantly break the contract? When did your realtor quit communicating with you except thru text messages and emails, and then only to relay the seller?s demands? This was a long distance move, involving job changes and other family members we were responsible for. There was no consideration anywhere during the process, not from our realtor, or the seller?s realtor who supported these shenanigans: David Hoffman, Coldwell Banker Premier Properties, 116 E. He lied to me. I flew over from England for ten days to find a house, so I was pretty serious. I was talking over the phone with someone for 2-3 months about this appointment. I wanted a woman to handle this and I showed up at 9am and the lady I had been talking to said Tim would come out. She said she would take pictures while I was abroad. When I showed up she said she could not come out to show me because she could not leave the office. When I showed up he took me around until noon and then he said he was done. He yelled at me one time. His wife rang and he had arranged for somebody to come look at a gun he was going to sell. Since I stayed until noon he lost his sale of the gun. I tried to take him to the justice bureau but since we were moving we could not come up with the documents we needed. His agency routinely said if we bought a house from them that we would get a $300 gift certificate from Lowes. We had to take him to the bureau to get that from them too. I asked him my options because I was able to put a bit of money down. I found out if I put less money down then the people selling the house would put $8000 towards it. He told me that a lot of people had in ground pools here. Nobody does because it is rock below us.
