It went fantastic. They discovered lots of problems with one house, it saved us from buying two lemons. We finally settled with our last house, it has problems but not as bad or costly as the other houses. They do an excellent job.

Don't buy until you hire A.H.I. - the home inspection company realtors love to hate! From the moment I called, to the completed inspection less than 24 hours later, I was impressed with the punctuality, professionalism and competency of these folks. I was informed I could stay with the inspector, Will, the entire four hours. I learned so much from him that I can now apply the basics to future real-estate shopping. The finished report was emailed before 9 pm that same day. From the roof to the crawl-space and everything in between (and the outside), photos, ratings and explanations were given. Whether you're buying, or staying in your home and simply want to make improvements, these are the people to hire.

Very well. The inspector was professional and timely. I invited the contractors and builder/seller to be present during the inspection so they would not repeat this mistake on future homes. American inspected prior to the fix and immediately following, before the contractors covered the drywall. We've had no further problems.
Description of Work: I bought a (new) house that was under warranty. Within a few months, there was a crack in the inner-most wall. The home was under warranty, so I called the builder/seller, (Brandon Ferrari). Long story short, he sent his crew of contractors to my home several times over the next 13 months. They would "fix" the wall and it would crack again. It became apparent that the contractors had no idea what was causing the crack. As it turned out, the "builder/seller" was not a contractor and had no business license in WV. He did have a valid realtor license, however. I hired a structural engineer from American Home Inspectors and they found the root of the problem. It was a simple enough fix once the cause of the problem was identified by a qualified individual. (The wrong truss was used on a non weight-bearing wall.) No problems since! There was an $800 charge for the initial inspection and written report and $855 charge for subsequent inspection and report. (Both were necessary if I ever sell the house--- the matter would have to be disclosed.)

William Blake arrived on time to perform the inspection and was ready to get to work immediately. I was able to accompany Mr. Blake throughout the inspection process. He was very thorough and pointed out every issue to me as he went along with explanations on what could be causing anything he found and his evaluation on the seriousness of each issue. The weather was very cold that day but Mr. Blake didn't rush through the outside areas to get out of the weather. The inspection process lasted approximately 3.5 hours. After the inspection I received a binder of information and every issue that he discovered referenced a section of information in the binder. The full inspection report was emailed to me later that evening about 2-3 hours after the inspection was completed. I am really appreciative of the binder as I was able to find very good information relating to each issue and really understand what was flagged and why. This was the easiest aspect of the entire home buying process.

The engineer, Jared Gray, arrived on time and ready to go to work. After a brief interview on age of house and improvements I'd done so far we did a tour of the inside and outside of the house where I pointed out areas I was interested in knowing more about (cracks in the plaster, downspouts/gutters overflowing, etc.). Mr. Gray took measurements of level and plumb (I think those terms are correct) on all of the exterior walls and provided feedback on the various measurements and observations he was making. Additionally, Mr. Gray answered all of my questions in an understandable manner with recommendations for possible actions. At the conclusion of his evaluation and assessment of the structure and exterior, we discussed the various projects I had in mind for the house. He provided suggestions and reasoning for how I could prioritize the projects. The entire process took approximately 2.5 hours. I did not need a written report since the inspection and evaluation were to help with my planning rather than qualifying for a loan, insurance or something similar. I feel much more confident in proceeding with plans for my next projects based on this assessment and I would not hesitate to use AMHI again or to recommend them to others. As a side - we were having a very heavy rain storm throughout the inspection with forecast freezing rain. At no point did I feel rushed or that the evaluation was cut short. That speaks to Mr. Gray's professionalism which was very much appreciated.
Description of Work: Evaluation of structure and exterior condition of my older house. In planning the next projects for the house I wanted an assessment of the condition of the basement, structure and the brick exterior.

Everything went smoothly. The original inspector that was to come got held up at another job and called someone else in the company to take his place so that our inspection would be on time. I really appreciated that.
Description of Work: The home inspection they did was thorough and everything was explained to us. They provided a report that had additional information and pictures. We discovered that we had some structural issues and used them for the assessment. Once again they provided us with all the data we needed. We are now in the process of hiring a contractor for the structural work and will use AHI to monitor the work.

Description of Work: AHI did an inspection before i purchased my home - in a short amoumt of time i have foumd many issues that they did not address in the report - cooling and geating, plumbing, electrical and safety- the latest is a very bad spot in the roof which the roofing company said has been there for a while and they dont know how am inspector could have missed it :(. i would have had the previous homeowner fix this issue if i would have known about it - but now i am out more $. i was a first time home buyer - lesson learned. be sure to go everywhere with your inspector and dont be impressed because they give you a nice binder

6 months after the inspection of the house the spanish tile roof is leaking in multiple locations. Inspector did not enter any of the 3 crawl spaces which could have revealed damage to the roof or go onto the roof. Roofing companys who placed bids noted that the flashing was deteriorated in several locations and the decking showed deterioration in the crawl spaces in the way of the leaks.
Description of Work: Company performed a house inspection prior to purchasing a 2 1/2 story 85-year old house.

Response from American Home Inspectors & Engineering Assessments
As a response our firm offers the following information below copied verbatim from the report provided. Concerning punctuality we arrived at the property 15 minutes early evidence by the date stamp on the 1st photo taken from the street prior to entry. The attic areas were inspected and comments made and photos taken. Qualified experienced inspectors are wise enough to not walk on tile type roof coverings. Additionally we have a duty to not cause property damage. This report was 11 pages and our opinion is that it is a thorough investigation that exceeds the required standards. As always we are happy to discuss our findings. As could be observed, the tile roof appeared to be in reasonable sound condition. Hard shingles, such as those made from slate, tile, or mineral fiber are most durable and are believed to have an expected service life of as much as 50 to 100 years. Even though the shingles have an exceptional life expectancy, they will not remain maintenance free. Anticipate periodic inspections and minor repairs. Repairs for these roof covers are more costly than repairs to composition shingles. Use an experienced contractor. See article 3C.09. Rating - Monitor/Evaluate Flashing/Joints - Metal, Rubber The flashing where the roof of the rear addition connected with the rear wall of the dwelling showed gaps. To reduce the chances of water penetration, the flashing should be repaired. See article 2C.18. Rating - Improve The rubber boot on the wastewater vent penetration through the roof over the addition showed cracks and/or deterioration. To reduce the chances of leakage into the interior, the damaged boots should be replaced. See article 3C.07. Rating – Improve Fascias and Soffits - Wood, Aluminum, Vinyl Deteriorated wood was found on the one of the perlins supporting the soffit at the rear side and water-damaged wood was observed on the ceiling of the front porch near the front entry door. Damaged wood should be repaired. Rating – Improve Findings Gutters and Downspouts - Metal The garage building was not provided with gutters/downspouts. For improved control of surface water gutters/downspouts should be installed. See article 3C.06. Rating - Improve Attic Access - Hatchway, Partial access Reference For safety, attic spaces that have low clearances and are unfloored are not entered. In these areas, limited observations are made from the hatchway. No access was found to enter/observe the area above the third-floor ceiling. Under-roof areas were observed from the crawl spaces on the east and west sides of the third floor. Nesting materials and noises consistent with birds or rodents were heard while in the third floor. Since the space above the third floor could not be observed, the area could not be observed for the presence of pests. For additional evaluations and removal of any pests or there nesting and waste materials, consult with a qualified pest removal company. Rating - Safety Concerns Findings Roof Framing/Sheathing - Rafter/wood plank, Truss/flakeboard One of the trusses had been modified for installation of the hatchway opening to the attic over the addition. Modification of any portion of the truss system can lead to weakness of the roof framing. For repair options consult with a qualified truss designer. See article 1C.10. Rating - Improve Findings Roof Leaks - Water stains Water stains were found at random locations in the attic and on finish materials near the northwest corner of the finished third floor. During the inspection, framing and sheathing appeared to be dry. It was not possible during this limited inspection to determine if the stains were due to current leakage or past leakage that has since been repaired. You should monitor these stains during periods of rain to determine if they are current or ongoing. See article 3A.00. Rating - Monitor/Evaluate Findings Attic Condensation/Mildew - None visible Attic Ventilation - Soffit, Ridge Attic Insulation - 0" to 6" mineral fiber Insulation was missing at several large areas. For improved comfort and for economy, insulation should be installed to cover all areas of the attic floor. See Article 9E. Water stains were found on the ceiling in the front left bedroom, in the front right bedroom and at the finished attic ceiling. The stains appeared dry at the time of inspection. You should check with the Owner for additional information on the leak. If the Owner is not aware of the stain, it may be a current or ongoing leak and additional investigations should be made to determine the cause. Rating - Monitor/Evaluate

Max is great, he did the inspection when we bought our home and he will do the inspection on our next home. He doesn't sugar coat it, if he sees a problem he tell you what the problem is and offer advise how to fix it. He has seen it all and he knows what constitutes are real problem versus little one. He has the nick-name "Max the Axe" because his advice sometimes kills realestate deals. Sometimes he says, "Don't buy this house unless you want to throw money at it". Can't ask for more
Description of Work: We had a plumbing leak and wanted to be sure there was no structural damage to our home. Max looked in, under and over our house for possible damage caused by the leak and anything else that may be a cause for concern.
