Overall, Tom Veltri is a great realtor and we cannot brag enough about him. We've been house hunting since November 2011 and here we are in September 2012 and hoping to close at the end of the month. In this time, we have gone through bank issues, financial decisions, 5 other houses we made offers on that fell through and sellers that just couldn't make decisions. One house seemed to be sold right from under us after a contract had been penned. Tom was there going to the mat for us when he found out. We had 1 bank that just sat on our loan application until time ran out and our lease was up on our apartment. If you live in WV, you know finding an apartment to rent in central WV during this natural gas boom is near to impossible and then trying to find one in a week . . .Impossible. Tom drove around all weekend to the apartment complexes he sold previously to see if there were any rentals available. He found one for us. He is a life saver. So we were able to move into another apartment, build back up our savings and start looking again. We went to another local bank to get a pre-approval to have in hand and found a great house with the first one on the list. Well, the bank really didn't have authorization to give a pre-approval because they go through a 3rd party, which we were unaware of. The seller's realtor was still showing the house, even though it was under contract with us. Apparently, another buyer came in and offered cash. At this point, we were still going through the second pre-approval with this local bank's 3rd party and the contract financial dead line expired. Tom went back to the seller's realtor and argued for us and how unethical it was to take offers while under contract. So the seller changed the details of the contract to completely contradict the first one (no home inspection, close in 15 days, etc). His realtor said he was provoked. By this time, Tom had got us in front of a another local bank that is just pretty awesome. Well, we were provoked by this shady dealing by the seller and their realtor. So we refused. Tom never waivered. So after looking at a few more houses, we found another house and made an offer. We just couldn't come to an agreement with the seller. He was in MD and his grandma lived in the house and it was just . . .a mess. We were all very aggitated by the whole dealing. The seller ended up taking the house off the market. 10 houses after that one, we are now hopefully closing at the end of the month. Not without pain though. Tom really had to go to the mat on this one also. The seller's realtor seemed out of touch so to speak. When the seller counter offered our offer, they came back with that they didn't understand their counter offer. How does that happen? Tom had a very serious conversation with this other realtor and smoothed things out. We had our inspection and some things need fixing, which the seller doesn't want to fix. Hopefully, the appraisal will rectify this. Tom even went the extra mile to help find someone that does chimney repairs. For some reason, you can't find anyone out here that does those. But he found one. He's just a great realtor. You cannot ask for a better one.
Description of Work: My husband and I were recommended by our bank to use Tom Veltri from Apex Realty to purchase a home. He's been helping us for almost a year now, trying to do just that. He's assisted us with searching for a home with our criterias (i.e. price range, bedroom and bathroom requirements and ranch style home) patiently and relentlessly. Tom has negotiated with sellers to get us the best price possible and even researched property tax information to insure we wouldn't have to pay for a class tax we shouldn't have to. He's very prompt at answering calls, texts and emails (even on weekends, unfortunately). Tom is very professional and patient. He has driven me to several homes to look at while accomidating not only my disability, but my husband's schedule and seemed glad to do it. He is a great communicator.
