I started out just looking to replace our leaky gutters but when I took a close look, I realized that our fascia, soffits, and old wood and masonite sidings was deteriorating and I knew that just a new coat of paint would not fix the problem. I had already contacted and gotten estimates from about 4 other companies before I contacted Stallings Carpentry. The Stallings' name came up three different times when I asked neighbors and friends for recommendations. This is a small local company that started with the father, Brad. He does general carpentry, and remodeling in the summer and also cabinet making in the winter. The company is being transitioned to his son, Luke, who also worked on our house project. The previous estimates I had gotten were from $9,000 all the way up to $16,000. I wasn't happy with the other estimates for various reasons. One had very little siding experience. Another did not want to remove the old deteriorated siding, seemed to have one way of doing things, and wasn't willing to listen to my concerns or suggestions on what I wanted done, and seemed more interested in selling siding than installing it properly. A third seemed to have experience with siding, was willing to change his bid to include removal of the old siding, and had the lowest price, but I had trouble getting a hold of his references. The fourth had an excellent reputation, but the price was way above the rest of the pack. I was impressed with Brad Stallings when he came to look over the house for the estimate because he listened to my goals for the project, came up with reasonable solutions that he was able to explain very clearly, and had good suggestions for ways to accomplish the same thing at possibly lower costs. He also had good suggestions for improvement in the look or weather-tightness of the house that could be incorporated at the time of the siding job. He was able to explain why some of my ideas were probably not a good choice as well. I made clear my expectations and along the way, he was open to my concerns and questions and able to make changes if needed. He communicated well when there was a delay in material delivery and was concerned for my convenience and ability to get in and out of the driveway and garage as the project proceeded. He also cleaned up well at the end of each day and I found very few scraps or bits and pieces in the yard after they finished. There was very little damage to the lawn and foundation plantings, nothing that won't fix itself after a few weeks of rain and sunshine. The final result has been a complete transformation of our house. Everyone who walks past remarks on it and the neighbors are very pleased that we had it done. I think it looks great and am especially pleased that we will no longer have to paint, have improved the insulation and air tightness of the structure, and changed the color scheme to better match the neighborhood. It looks like a brand new house!
Description of Work: On our 35 year old, 1300 sq. ft. ranch house, removed old wood and masonite siding and disposed of it. Removed old window trim since we wanted to change the color. Removed old through-the-wall air conditioning unit and patched and insulated the hole, patched the interior drywall in the kitchen where the air conditioner had been, and primed the drywall patch. Installed 1/2" blue board foam insulation (adding about R-3) on the exterior walls then installed Tyvek house wrap and taped all seams. Installed aluminum fascia and soffits. Installed Mastic .044" vinyl siding and trim, which has good thickness and rigidity so it should resist damage. Replaced the old porch pillar, door jambs, and large garage door trim with Azek lumber so we don't ever have to paint those again. We also don't have to worry about denting like when you have trim wrapped with aluminum. All windows were properly wrapped to make sure no water gets behind the Tyvek and the bottom edge of the sheathing and foam board under the siding is aluminum wrapped and caulked to keep water and pests out, as is the bottom edge of the new porch pillar. Installed new shutters that we purchased. Reinstalled the exterior lighting fixtures that I repainted to match the new house. Gave us left-over siding pieces and a few full lengths in case we need to patch any damage in the future. Arranged for another company to install the new seamless aluminum gutters that are larger and have more downspouts to take care of the overflow problems we had in the past.
