Steve Marino Construction Management has been overseeing the repairs to the exteriors of the condo buildings in our development. Our association contracted with him to oversee said repairs. We are 2 years into an estimated 5 year project to correct original construction problems with the buildings (leaky walls, etc.). My building was completed last spring (2011) and the work was great. Steve is extremely thorough and meticulous in his approach to a job. All aspects of the problems were considered and addressed...and it looks great! Later that fall I had occasion to work directly with Steve. I was having a condensation problem in my unit. I didn't know if it was related to the construction problems Steve was repairing or something else. I called the property manager who forwarded the info to Steve. I received an immediate response and he was out to a**** the situation very quickly. He was positively diligent in his efforts to determine the root cause of the problem and help us correct it. All the while he was considering how he could improve his own processes as he completes other buildings to help others who might find themselves in the same situation. THIS GUY REALLY CARES! All indications are that the building is very tight (even more so since Steve's repairs) and it's trapping too much humidity. My heating bills are very low, but I will require a whole house dehumidifier. By the time we came to this conclusion, I had so much confidence in Steve and his opinions that I had no reservations about contacting the contractors he recommended to fix the problem. He even lent us a portable dehumidifier to use until the whole house version can be installed! Steve was helpful, informative and supportive through the entire process. I can't thank him enough. His company builds new homes as well. If I were to decide to build a new house, he would be the first person I'd call. Thanks for everything, Steve!
Description of Work: Retrofitting our condo buildings to correct original construction errors. Solving a moisture build up problem in our individual unit.

All work went wonderfully. Steve was very concious of keeping the area clean which was important to me. I was thrilled the first bath was done within 24 hours and the 2nd within a week. He worked hard to coordinate the different services (drywall repairs, plumbers, tiler, etc) to make sure they were available one after the other. So many times I have had something ripped out then had to wait a week to get to the next phase. I liked the competence of Steve from the time he came for the estimate and was most likely going to use him regardless of the estimates. It was an extra bonus that his estimate was the lowest - and he even credited me on the first job when it turned out easier than expected. Who does that? I am thrilled to have found Steve and his crew. I plan to use him many times over for various projects in my house.
Description of Work: I had a leak from an unknown source in my master bath - that is completely tiled. In addition, I needed a shower over tub in my 2nd bath converted to a walk-in shower to make it handicapped accessible. Steve performed this job in two quick phases. First, he repaired the leak. He found the source during his estimate (the other estimators did not). The wall was removed, leak repaired, shower door repaired, entire shower recaulked, drywall repaired and wall repainted within 24 hours. Then he went to work on the bath conversion. The tub was removed, a newly discovered leak was repaired and the area was tiled.

We interviewed several contractors for this job. Steve was a pleasure to work with. He had some great ideas design wise. His team was great. Nick the carpenter took what was a problem area and turned it into a highlight of the space. The price was appropriate for the work completed. Steve was a good communicator. We always knew where we stood and was was happening next. They always had the work space clean and they finished on schedule. You couldn't ask for more and it really set the bar for what will expect the future.
Description of Work: Steve and his team designed and remodeled our lower level entertaining space including a kitchen with new cabinets, new hardwood floors, granite counters, minor plumbing, minor electrical, and a small wine cellar/closet.

Steve and his crew from KJ Services arrived at my home on a Monday AM. The original plan was to only demolish and finish 1 bathroom at a time. Steve's crew was done in a day with demolishing the 1 bath and had already started the prep work for reconstruction. I asked Steve since everything was going faster than planned if we could start the other bath and of course we did. Steve's concern was that we have 5 people and would be left with only 1 bathroom during the construction process. I felt so comfortable with the whole remodeling project....I wish that I had found Steve's Company a few years earlier. My 2 bathrooms were completed in just 13 working days. Steve was at my home each day to check on the progress, answer any questions and keep me informed of the next days work schedule. Steve was such a pleasure to work with!!! Thank You, Lorraine
Description of Work: I had 2 bathrooms remodeled by Steve Marino Construction Management Corp. I needed new shower/tubs, sinks, counter tops, toilets, ceramic floors , masterbath ceramic tiled walls and ceiling, all new vanity light fixtures.

I had found a small water spot in my basement and found Steve Marino Construction Management Corp on Angie's List. I made the call and Steve came over to review the situation. I was totally taken by surprise at what he had found to be the problem...seams in the windows had separated and started to leak. He had Jerry one of his main workers take some of my cedar siding off to show me exactly what we were facing as a repair project. I was completely at ease with Steve and felt confident in all his decisions. I went with Steve Marino's company because of all the great reviews on Angie's List and I am so satisfied. We had a few problems arise during the reconstruction project ....Steve always had a solution and kept me calm. He was at the job site each day and kept close watch over each step of the project. He has fantastic workers, very respectful, neat , careful they treated my home as if it was their own. My project is complete and it took only 14 working days.
Description of Work: 2 Bay walls on the front of my home needed repair. Completely demolished the bays down to the studs both inside and out. New windows, every stud replaced, drywall, siding. 2 new roofs above the bays, new exterior brick.

Steve was very professional and an all around good person. He presented us with a detailed estimate which was very helpful in the budgeting of the project. The final cost was right on target. We did add a few things, but Steve did his best to make adjustments that would help us stay on budget. The thing that I appreciated most was the fact that Steve only left me without water in my kitchen for one full day & a few hours here and there. He brought me a makeshift countertop, sink & a stove. It made remodeling with a family so much easier! Steve went out of his way to make sure that my kitchen was clean every day before his team left. The thing about Steve that impressed my husband the most, was his honesty. Steve was always straight with us, no matter the situation. Even if it meant less profit and work for his team, Steve would do what was right for us. All of the subcontractors that came into my house were very professional and a treat to work with. Nick, Steve's finish carpenter was the best! Nick would arrive each morning while I was taking my kids to school. He was considerate to leave while I was picking my kids up. If it was necessary that he had to be here when my kids were here, he was really great with them! Nick even helped me put my son's Lego ship back together when I knocked it off of the table. Nick is a wonderful carpenter! He will look at a situation & ideas just pop into his head. He had an idea about framing my living room & I told him to run with it. The columns that he built are awesome! It frames the room perfectly. I just can't say enough good things about Steve and his team!
Description of Work: We did a complete kitchen remodel. We expanded our kitchen into the dining area to make the area more functional. We upgraded our electic and therefore, we took down the ceiling and improved the can lighting in the kitchen and dining area. The wood floor only extended up to the cabinets and appliances. Steve and his team weaved new boards into the existing boards to correct the wood floor. We wanted to remove a wall, but there were pipes in the wall that could not be moved. Steve and his team did their best to minimize the wall and then wrapped the rest of the wall in wood so it isn't offensive like it was before. We also changes the doors in the front entry and made updates to the entry.

I would rehire Steve in a minute. He literally worked so hard physically, that I could not believe it. He takes extreme pride in what he does, and that the job is to the customer's satisfaction. Can't wait for Spring to have everything fixed correctly by Steve. Just a note, the roof problem was caused by another company that put up the roof two years ago, .....incorrectly in some areas. Steve's number one employee, Jerry, is just as hard working and concerned with doing as good a job as Steve. They also put down tarps in my laundry room to protect the floor and throw rugs from the snow and salt that came in with their boots when they came in for hot water. They cleaned up well inside, as well as outside on the sidewalk where a ton of snow had come down from the roof. I do not know what the price was yet, as Steve was sent here by our condo association.
Description of Work: Steve came out to check a leak we were having in our foyer area. On a cold February Saturday Steve raked our roof in the problem area. He then also went up on a ladder with bucket after bucket of hot water and a heat gun to melt and chop at the ice in the gutter to get the drain clear. This took approximately three hours. He then went UP on the roof which was slippery with snow that did not come down with the rake. He swept the roof with a large broom to get all the snow off so the sun could do its job and dry the roof. After more hours of this work Steve said he could see what he thought was the source of the leaking water. He came back on his own the next Saturday to pull more snow off the roof, and also called a couple of times to check that everything was still not leaking. He will be back in Spring to go up on the roof again to check in detail what the problem is and do the required repairs.

Steve's estimate was on an excel spreadsheet detailing every estimate. This was key to understand real numbers and how a change may affect overall costs and expectations. Everything was on schedule despite a few unknowns which were encountered. Steve and his team cleaned up after every day (no matter what was done) and made going through construction very liveable... especially given the amount of work we had done. We are already looking forward to the next project to work with Steve.
Description of Work: Steve and his team worked closely with the architect to open up a part of a load bearing wall, add on a small mudroom, make room for built in cabinets, put in new floors and install a new kitchen (everything) , family room (new fireplace, cabinets, counter tops, etc) and updated a few other rooms with paint.

Steve and his team spent an entire day investigating the problem with the engineer. They removed as much material as they could to reveal enough evidence of the problem to diagnose & prepare an estimate for repair. Once the investigation was complete, they carefully replaced and caulked the boards they had removed to protect the wall from the elements until the project could begin. During the estimating process, Steve was very clear about what he would be doing, who would be involved/subcontracted, and how much each element of the project would cost. He answered all of my questions promptly and thoroughly. He made an extra effort to review records from the building of this house, explain building codes or generally accepted practices, take photos, and preserve evidence that might be used for litigation against the original builder. The weather was starting to get cold, so Steve built a floor to ceiling temporary wall in order to keep the house warm and protect us from construction mess during the project. This was particularly appreciated because my elderly mother who has COPD lives with me, and Steve took extra measures to ensure that her health and comfort were not impacted. It was a large project and the work took quite a long time, but it was expected and acceptable. Each day the construction area was cleaned up and left in good condition. Steve's right hand man, Jerry, is knowledgeable, has great attention to detail, and obviously takes pride in his work. When Steve and Jerry would see little things that aren't right, even if they weren't in the scope of the original project, they attended to them without hesitation. When Steve and his team found more rot beneath the deck than expected, he was able to complete that repair within the original estimate because he'd thought ahead during the estimating process and built in a contingency for unknown factors. He shared all contingency costs with me before work began, and while I hoped he didn't have to use them, I appreciated that he did not have to ask for more money during the project. My new wall(s) and windows are wonderful, and the great room is warmer than it has ever been. I am confident in Steve & Jerry, and trust that they will stand behind the work they've done. That confidence and trust is huge for me, so I will not hesitate to contact them if I need help with other areas of my house in the future.
Description of Work: An engineering report (see my report on Patera) revealed three exterior walls of my great room (this is a 2 1/2 story bay) were framed incorrectly and not to code by the original builder (who is now defunct). The windows were not level or plumb, had not been taped or wrapped properly, and flashing was missing from some of them. In addition, there was a header in that wall with a hole cut in it that was not structurally sound and should have been addressed during construction before occupancy was allowed. Further, the decking installed on an adjacent bay wall had deficient flashing that was causing water infiltration and rot in the windows/wall beneath it. To rectify these conditions, Steve and his team did the following: 1) Re-built / re-framed the 2 1/2 story bay in my great room, which included the replacement of 5 - 5x8 ft windows. This included the appropriate studs that would run the height of the 2 story wall from floor to ceiling. The wall & windows were re-wrapped, re-taped, flashed, caulked, insulated, drywalled, trimmed and painted. 2) Repaired the flashing on my deck, which was causing water leakage and rot in the windows/studs below it. This part of the job required removing the deck boards far enough to install the correct flashing under the deck boards, as well as counter flashing over the deck boards to prevent water infiltration. During this part of the job, an unexpected amount of rot was encountered in the wall below the deck, so that repair included removing the existing windows, repairing the studs, and filling in that portion of the wall with drywall (who knows why the original builder had put windows under the deck anyway). It also included re-wrapping, re-taping, caulking, insulating, drywalling, trimming and painting in that area.

I am a structural engineer and I had them over as contractors. They did a great job. I have been doing business with them back and forth. I did not work for them. We were independent businesses but I did a lot of work with them. They came out and installed some windows. They did a great job. They co-ordinated the right sub-contractors and the suppliers as the size of the windows were unique. They had the time to get the right people here and made sure that they ordered the right windows. They had the co-ordination with the installer and the finished carpenter. They basically made it look like that there was nothing that ever happened. I had brand new windows. They did a great job.
Description of Work: I have used the services of Steve Marino Construction Management Corporation in June 2010. They installed seven windows for my house.

He takes the time to evaluate the repair and weighs out the pros and cons as well as giving us options. He also is cost effective. His crew is excellent as far as professionalism and quality of work. They definitely put in a full days work. He follows up with the client after a days work to keep the owner informed as to the progress of the project. We would highly recommend him. The owners in our community are impressed with the overall workmanship You would be a fool not to hire him.
Description of Work: Steve is an excellent contractor to work with. We hired him to take a look at 21 buildings in a condo community that are in need of repair and replacement of exterior stone work. We have rotted walls, water infiltration, and poor workmanship on our buildings.

Doing a major remodel while living in your home is very stressful, and Steve estimated the job would take eight to ten weeks, Our rooms were totally demolished the first day, and immediately there was a problem behind the soffits of the kitchen - structural supports that could not be removed. Steve called an engineer to the house that very day and a solution was found that reduced the soffit size enough to keep the cabinet sizes that were ordered. That problem was solved on day 2. The rest of the project went smoothly with plumbers, electricians, insulators, drywallers and finish contractors all coming in when it was their time to perform their jobs. Steve visited frequently to check on the job and gave us daily updates on the progress. The final inspection was approved exactly nine weeks after we began, and we are thrilled with the results. Steve is such a pleasure to work with!. We interviewed four contractors for this job and Steve was the only one that gave us a spreadsheet detailing the costs of the project. He brought his recommended kitchen designer Margaret and finish contractor Nick to our house twice for advice before we ever agreed to hire him for the job. Margaret is an awesome designer who worked with Steve to recommend space layout changes that turned our very small kitchen into a much larger one without knocking out walls. Steve is honest, trustworthy, and loves hearing you say you are happy with his work. He works very hard for that praise! We would definitely hire him again and highly recommend his work to others.
Description of Work: Our small kitchen and family room was completely gutted to the studs, then rebuilt with new maple cabinets, quartz countertops, wood floor, tile entryway, drywall, insulation, electrical and plumbing.

We started with a simple list of what "needed" to be done, our windows leaked, garage doors were rotted the siding had holes in it where ants, bees, and yes birds, were between the walls of our 20 year old home (inspector prior to buying did not find??). We also had a very closed-in home, the kitchen was closed off from the family room and formal dining, so we thought "ok, lets create an ""open"" feel." Steve came over to give us a quote and from the start we liked his no nonsense approach to home renovation. He spent a lot of time looking at the construction of the home and the basement to see where the supports were for the upper floor, he then realized that he needed to pull in his architect, which was something I never thought of prior, but wow what a great guy! Tom really took on the project and helped my husband and I visually and practically understand what need to be done to make our dream kitchen/open floor plan work. Then Steve asked Jerry (roofer and window installer) to come in and give us a quote, because Steve looked at the roof and felt that we should consider replacing it. We had missing shingles and rot, no leaking inside the home but we knew it would'nt be long before leaking would happen. The siding had holes in it, even where there were no holes you could totally put your hand through it. The renovation started as Steve had said it would on time, however I added quite a bit to the original bid and found the process to take a little longer that he had originally stated but not that bad because the kitchen was completed first and we could then move back into it. His sub-contractor were all excellent, Steve did a really good job of informing us when they were scheduled to come, and he also checked on them frequently. As the bids came in Steve took the time to go over the bills and actually showed the bills to us that he had recieved. Even before getting the work done Steve talked with us to discuss exactally what the bid covered, and if the pricing seemed appropriate for work to be rendered. Steve also was the point person for Zuern building products. He coordinated the project from that standpoint, letting me know when to go pick out selections. Even when the ordering got complicated such as when we ordered quartz countertops, and the measuring got a little messed up, Steve stepped in and helped the process go smoother making sure my wishes were honored/followed. We overall were very happy and satisfied with Steve Marino, the finished product is beautiful and everything we had wanted our home to be. Were there some issues along the way, of course, but we never felt that Steve avoided the issues he always stood behind his work and his word. In writing this I honestly can not remember any one specific issue, I feel that's because all of them were dealt with immediately and solved in a professional manner which brings me to the point that Steve Marino, and his crew, are a top notch group.
Description of Work: First floor and exterior total redo. We gutted our first floor and renovated our large foyer, kitchen, family room, living room, formal dining and informal dining, adding two additional fireplaces. The job grew as we worked with Steve, when we saw how well he worked with his sub-contractors and the high quality craftmanship that resulted from this great relationship with his "people" we decided to do more. Steve and Nick (his carpenter) also had a vision of how to make the home the way we wanted based on their expertise/wisdom of time and cost. Right from the beginning Steve got his architect involved (Tom L.) a smart man who truly made our dreams come true for our home. The additional work included the spiral staircase redo in our foyer, taking out walls, and adding new columns (awesome). We also took off all the old rotted siding and rotted cedar shake roof and replaced with updated products, Jerry (roof/caulking) and Chris (painter/tiler ) were great they really cared about how the finished product looked, very percise people. We also replaced all the windows in our home, added a new 9 foot front door, which included brick work repair (thanks to Gary), installed new wood and tile floors. We also added a egress window to our lower level, got concrete work done in our back yard for a hot tub (Turner concrete, awesome). When my husband and I first started the project we were overwhelmed with all that there was to renovation, but Steve was there EVERY day to make sure things were moving along on scheduled, and he also cared enough about us to ask how "we felt things were going" and then LISTENED to our response. Steve told us 4 months for the renovation, it took closer to 6, BUT I added a lot onto the original renovation plan.

We were planning a major condo remodel. We called Steve because of his ratings on Angie's list. He was punctual at first coming out to our condo. We jumped through hoops to get him full condo plans to make his quoting easy and even drove to meet Steve and his subs at his location. Since then he and some of his subs have not shown up for scheduled meetings, does not return phone calls, does not return emails. Working with Steve has been a complete waste of our time. I should have paid more attention to other reviews stating Steve is very inconsistent.

We were planning a major 1st floor remodel. We called Steve because of his ratings on Angie's list. He was punctual at first coming out to our house several times. He suggested an engineering firm to work with before he could accurately bid the job. We hired that firm and finally had plans to him in May. He was in Europe when our plans were finally done but I knew he would be back at the end of May. I emailed him the end of May and hear from his wife that he would call us the next day. He didn't call. I emailed him on June 8th asking how the bid was coming. June 9th he emailed saying the plans were at the lumber yard and he would hear by the end of the week. Heard nothing, so I emailed him on June 25th asking how the bid was coming. STILL heard nothing so I emailed again July 1st to ask him if he was planning to bid the job and to let me know either way. It is now Aug 6th and we have yet to hear from him. In all, we spent quite a bit of time with him while awaiting a bid on the job. While him appeared knowledgeable and helpful the end result was a complete waste of our time as we never got a bid nor an explanation as to why not.

I purchased a new home which had an open concept with cathedral ceilings. I was disappointed in the fact that the kitchen was isolated from the rest of the open concept. I very much wanted the kitchen to be part of the open concept in the rest of the home. I called Steve Marino Construction and explained my predicament. Steve Marino scheduled an appointment to come out and look at the job. I knew what I wanted the end result to be. But I did not know the means to the result. I relied on recommendations from Steve Marino to accomplish what I wanted. When Steve came out he listened to what I wanted as an end result and proceeded to make recommendations as to how I could achieve that. Steve even took the time to review another home that I said I wanted to use as a model for the job. From there Steve managed all of the construction work necessary so that I could open the kitchen to the rest of the home. He managed all of the work, and I didn't need to get involved with any of the coordination or details. Steve did all of that for me. That meant placing much trust with Steve Marino Construction. And it paid off well. I was very impressed with how Steve took control, and made happen exactly what I wanted. I wasn't really sure if it could actually be done. Now I have the home that I imagined. I need to mention that I needed the new home to be painted entirely, with some customizations. When I mentioned that to Steve, he referred me to a specialized painting service. He said he used this referral for all of the construction jobs he managed. Within 15 minutes, late evening, he put me in touch with the painting service which turned out to be better than I could have expected from any other painters. The attention to detail and very helpful recommendations turned out to be what I was extremely happy with for painting my new home. From the date I closed on my new home, to the date I moved in, the home was transformed to my home. It can't go without saying that Steve's focus was on the job and my expectations as well as professionalism. The focus was not on timeliness, deadlines and promptness. But a small and insignificant concession was a very minimal factor, given the excellent turnout of the construction end result. Lastly, Steve was clear with me, on a number of occasions, that he doesn't get paid until I'm satisfied. He was paid promptly with my satisfaction.

A major renovation or remodel can be a very difficult and stressful event, particularly when the homeowner is living on site. We were extremely impressed with the attitude and professionalism of Steve and his selected subcontractors. They all succeeded in making this job a surprisingly stress free and pleasant experience. Steve and his crew were very responsive and respectful of our time and opinions. They all worked hard to implement our "vision" as well as offering input and fine solutions, especially when the homeowner was going off in some crazy direction. All work was done promptly and efficiently and pricing did not deviate from the original agreement. You certainly could find other competent general contractors. There are plenty of them that know the "mechanics" of construction. With Steve you get quality work as well as quality attitude that results in a job that is very well done. You can't go wrong with Steve as your general contractor.
Description of Work: Finished our basement including a rec room, home theater, bathroom, and small wine cellar. Price did not include tile floor or carpet in home theater.

From the start I liked Steve. He was very helpful. I have never been involved in a major remodel before and he suggested questions to be sure to ask all of the contractors from whom I was getting bids. He came to my home on April 27th and looked over my bathroom and what needed to be done. Answered my questions and indicated how he would approach my project. We settled on May 7th as the date he should submit his bid by. I did not hear back from him. I emailed him on the 15th; called on 22nd; received a call back from his wife on the 24th stating he was out of town and would be back late Monday night...I would hear from him first thing Tuesday morning. Because the 24th was a Monday I incorrectly assumed the next day. I called again on the 27th when I had not heard from him and over the weekend Steve's wife called again to indicate Steve would be back late Monday May 31 and I would hear from him on the 1st. Steve had my home phone, work phone and email...I received no communication from Steve at all on the 1st. I sent him an email informing him I would be hiring one of the other contractors due to his lack of communication. Steve did finally email me back on the 2nd to inform me his return had been delayed and he did not get in until late on the 1st and that he had been out of the country for the previous two weeks. He was very apologetic and understanding of my frustration. While I understand travel plans can get delayed, I feel as though Steve should have contacted me prior to leaving on his trip. His bid was already a week overdue before he left. As I said I like Steve and sincerely hope this is a fluke for him and not his usual means of communicating with his customers. Since I have not had prior dealings with him, though I opted to hire someone else. I have given Steve an "F" for responsiveness, only a "D" for punctuality...he was very punctual the day he came to my home and a "C" for professionalism and overall. All the reports I read on Angie's list for Steve were very positive. As such I do not want to leave a "very black mark" on his record for what might be a one time occurence. I do feel his lack of responsiveness in this one situation, however, should be reported.

I just love them. They were so personable, and they really seemed to know what they were doing. They studied which directions studs were going and so on. They were taking pictures and were very creative. We spent a lot of time talking about possibilities. I liked them very much.

Steve was very responsive to all of our questions and concerns. He got the job because he was the most responsive and took time to explain the "why" behind his recommendations. He spent lots of time helping us make decisions and giving us design advice. He kept our needs/wants at the forefront at all times while also watching the budget. We paid exactly what we expected to pay and exactly what his estimate said before the project was begun except for some additional cable/phone outlets that we added to the plan after the project had started. Steve was flexible and allowed us to do the painting ourselves as well as buy our own fixtures and flooring to help keep our costs down. As all major projects do, we did experience a minor bump or two in the road, but Steve was again extremely responsive to all of our concerns and fixed any and all imperfections quickly and without complaint. We are extremely happy with our new basement, and we will come back to Steve and his crew for any future renovation needs.
Description of Work: Steve was our general contractor for a major basement finish/remodel. We added/finished two large rec rooms, a bedroom, a bathroom, and a craft room. We also installed two egress windows in the concrete wall of the basement.
