We actually used Donn on 2 separate occasions. During the inspection of the first home we found, Donn found issues with the foundation. Since we had been so happy with his work that first time, we contacted him when we needed an inspection done on a second property. Donn's work was very thorough, from inspecting the property to providing written documentation. This inspector repeatedly called out mold in several areas of the home - when he actually never tested for mold. In fact, when I had an actual mold inspector in the house, he determined that Anderson was wrong, and it wasn't mold. Rather, it was rust and/or dirt. However, due to his repeated use of the word mold - the finance company and insurance company both put a hold on the home purchase process. In fact, the closing was pushed back - costing me tens of thousands of dollars. Anderson had no business calling out mold in his report when he never tested for mold. When I tried to contact him - even when his secretary was told it was an emergency and that we had to speak to him that day - she refused to help. She claimed he was at an inspection and couldn't be bothered. That cost me my closing date - because she wouldn't pass on the message. This company is more concerned with protecting themselves than helping the customer. I have never seen an inspection report like his - he obviously spent a lot of time making sure that he is protected - which gives him the freedom to make mistakes without any legal recourse for his customers. The worst part is that I used Angie's List in hope of finding a good home inspector - one that actually inspected my home. Anderson provided dozens of pages of useless information. But I did get a free binder....Actually, that binder cost me $450 - I didn't get anything else for my money except problems.. Don't be fooled. Go somewhere else.
Description of Work: Anderson supplied a boiler plate document that consisted almost entirely of legal wording that protected the home inspector from any type of legal action possible. About 10% of the many paged document actually spoke to the condition of my home. Lots of photographs - not much detail.

At Anderson home inspection we are often accused of being too thorough and too honest. Sometimes being too thorough and too honest gets us in trouble. We find issues and disclose them regardless of the consequences. Many home inspectors refuse to even discuss mold issues as the state statutes don't require them to do so. I believe that most home buyers want to know about potential mold issues. When I see microbial growth during my inspections, I inform buyers, such as the previous gentlemen, that there are potential issues and to get them tested. I believe that mold is such a serious potential problem that most buyers would like my professional opinion in this area. This neglected home in foreclosure, selling for a half a million dollars, had so many serious problems that I wrote 4 pages describing in detail the defects including mold potential. I realize that I have a reputation for being too critical. I lose business because I call out defects many home inspectors just pass over. I realize my detailed reports may cause some sales to fall through but I accept this as part of being thorough. My reputation is based upon over 12,000 home inspections over 19 years. I refuse to minimize my findings just to help a sale go through. If that is what a home buyer wants in a home inspector, there are other home inspectors out there who are willing to do that. I stand by my report.

We hired Donn to perform a home inspection, radon test, and mold test on our current home. We have hired Donn at least 6 times in the past to perform inspection services for us. This time, we are not selling or buying a house, but merely wanted to know things to be aware of and watch out for in our current home. Donn performed a thorough inspection and pointed out things that I never would have seen. He is always full of comments and ideas for how to improve issues and ensure the longevity of our home and the health and safety of our family. I have seen reports from other inspectors that do not provide the level of detail that Donn does. Donn has always done a great job and goes the extra mile to make sure he has a satisfied client. First, he made sure we understood all he could NOT do for us, which was a lot. Then he asked us if we wanted him to continue. We did, naively, thinking he might find something we didn't already know about the house. He barely checked anything and what he did check was what we already saw with our own eyes. He even missed the cracked heat exchanger in the furnace! This could kill us and it's right in front in the open and he missed it. All he did was tell us to call in other specialists. Big waste of time and money. Might be good for someone with absolutely no knowledge of anything but is of no use to anyone with ANY knowledge of home construction, the bare minimum even.

Your understanding of the Standards is the basis for realistic expectations. If you have questions regarding the Standards, please contact us prior to your inspection. We STRONGLY encourage you to read our "Inspection Agreement” and review a "Sample Report". *** The following is included in the email we send to all of our clients with the Report and Summary. *** The 2 major reasons for a less than satisfactory Home Inspection experience are: 1 - Unrealistic Expectations (Standards of Practice) 2 - Not reading the report. Please read the attached “drafts” of your Home Inspection Report & Summary thoroughly prior to the end of your inspection contingency and contact me right away if you have any questions or if you would like to discuss modifications for clarification.*** I can only speculate that he did not take the time to read the Standards of Practice and he possibly did not read the Report and Summary. He did not contact us prior to the inspection with questions nor after the inspection regarding clarifications. His comment that I made sure he understood what I could not do is absolutely correct. This is the second opportunity I give to our clients to cancel the inspection. If they did not read the Standards of Practice (2 pages) prior to the inspection, I bring a copy for them to read prior to signing our agreement at the time of the inspection. I try to make sure they understand that the Standard is limited in scope. I’m curious as to why he did not cancel the inspection if he read and understood the limitations of a Home Inspection or why at the inspection he did not cancel. A home inspection is similar to going to a general practitioner for a check-up. We are trained to look for red flags and then direct the home buyer to contact a specialist, the same as a general practitioner would do. Yes I directed him to have the furnace checked because of the age and signs of differed maintenance. The report reads: “…expect to replace it (the furnace) at any time.” Home inspectors are not allowed to dismantle the furnace. The crack may have been in front, but it could not be seen without removing a cover over the burners. I understand this. But there was enough other evidence of differed maintenance to recommend Further Evaluation by a qualified specialist. There were other issues with this property such as Roof, Chimney, Foundation, Plumbing and Electrical. The inspection was done over 2 months ago and the waited till now to comment. The Member never contacted our office after the inspection to ask questions or ask for clarifications and the tone of the report makes me think there is something underlying such as he did not follow the advice on the report and is now paying for things that could have been negotiated prior to purchase.. Looking at the photos I took of the furnace, the configuration of the burners and heat shield block visual access to the heat exchanger. Home Inspectors are not heating contractors. This is why I recommend contacting a qualified specialist. Trying to look for the good in everything, a couple of lessons here are: 1 - read the Standards of Practice prior to your home inspection (we always attach a link), 2 - after the inspection, be sure to read the Inspection Report thoroughly and 3 - contact your inspector with ANY questions during the inspection and after reading the report prior to signing off on your home inspection contingency.

Donn was SO helpful and knowledgable! My husband and I are first time home buyers and he really took the time to explain every little thing he inspected. My wife and I found Donn not only a professional, but also to coin a phase "user friendly". He was very knowledgeable, he was able to locate some defects that needed to be repaired, or corrected which we used in negotiating with the sellers, and will be cured before we close. Donn also told us in the municipality we were looking at has a history of high radon gas, and he recommended we test the house, which is what we did. We found the house to have a high radon gas level which the sellers are going to mitigate before we close. Donn is a very down to earth person yet a wealth of knowledge. I recommend anyone thinking of purchasing a home to use Anderson Home Inspections ,LLC, and talk with Donn. Well worth the cost, because in the long run he could save you money and aggravation.

Donn was highly recommended to us through our real estate agent to perform a home inspection on a property we intended to purchase. The property is close to a hundred years old and was a short sale; and with both of these considerations in mind, we didn't want any surprises. The inspection itself cost $375 and we also had a radon test performed for an additional $125. Donn arrived on site to perform the bulk of the inspection before we arrived to get his summary. He walked us through the property and pointed out various concerns that could arise and signs of issues that had already presented themselves. Throughout this process he was very informative, professional, personable, honest and down-to-earth. He didn't talk over our heads or down to us, but seemed to find a happy medium for our level of understanding. Following the inspection, Donn provided us with a binder containing details of the home inspection as well as a list of professionals for any future work that we may have done and some guides for home repairs and home maintenance. We have now lived in the property for three and a half months, and the only issues we've run into are ones Donn warned us of and documented in his inspection report. Donn was very thorough, professional, and worth every penny!

Donn came prepared with a binder for us to take notes as he inspected the property. Before he began, we had a conversation about what he was going to do, he explained that he is an advocate for us in this process, and that he encourages us to be active participants in the inspection (ask questions!) and to learn from it. He spent a good amount of time checking the property from top to bottom and had a report and summary waiting in my email the next morning. I have the utmost confidence in his opinions and integrity - he has served as an expert witness in court and is involved with many professional organizations. His report is thorough and included photos to back up his findings. He also made notations when items were not up to standard code. Would I engage Donn's services again? In a heartbeat!

Donn is a very friendly person if you can overcome the initial gruff reception. He will explain to you clearly what specific details are involved in the home inspection. He is very conservative and strictly follows the Wisconsin state code. He will refuse your business if you ask for something that is either beyond the code and/or he is not licensed and qualified to do. For example, according to code, the home inspector need not climb the roof to do an inspection. The best inspection of course would be to climb on top of the roof. In my case, the house had 2 floors and a gabled roof. Even though he initially judged from photographs that he would be able to climb the roof, on the day of the inspection, he realized that it would not be possible for him to do this. Similarly, he did not climb into the attic and walk around but merely observed from the attic access door. However, he was able to find defects such as prior water leaks, uneven insulation etc. My take on the few bad reviews are that the customers have expectations that are above and beyond what is in state code. Furthermore, one must understand that this is a purely visual inspection. Any hidden defects will not necessarily be found. It is the responsibility of the customer to further investigate by hiring a specialist. I have given a B for overall experience because it was what I had expected. I reserve A for experiences that are beyond my expectations.

It was a pleasure working for (member name removed) . He was very interested in the systems and components of the home. He is absolutely correct; I will not perform a service if I am not qualified to do so. Though the Standards of Practice for Home Inspectors in Wisconsin does not require and inspector to climb on a roof, I will always try to do so when it is safe. Sometimes the slope of the roof is too steep, or the granules are loose on the shingles, it may be raining, or snow covered or icy, brittle wood shingle or shake, or slate, tile or concrete roof and sometimes it is just easy to see the roof condition from a ladder or with an optical zoom lens from one of the high resolution cameras or spotting scopes that I use. If I see that there is a risk of financial exposure due to an inaccessible roof, I will notify my clients of the risk. After over 12,000 inspections, I feel confident managing the risk. Regarding the attic, through experienced, you understand that in some attics you can see the critical areas of concern from the access panel. Roofs don’t normally leak in the field, they leak at penetrations like the chimney and plumbing stack and transitions such as dormer sidewalls and skylights. If these areas are visible from the access panel, there is no need to risk damaging wiring, ducts, piping, etc. that may be buried in the insulation. When attics are convoluted I will enter to determine conditions that cannot be seen from the access panel. Knowing that roofs leak at penetrations such as the chimney and plumbing stack and sometimes roof vents, if I can see these areas from the access panel there is no need to crawl around disturbing insulation and risk damaging buried wiring etc. I am responding to this review to help clarify risk to any potential reader and I am allergic to “B”s.

I called Donn's number and his office manager was able to schedule the inspection about 12 days out. A few days later she called notified me of a cancellation slot that I could take so the inspection took place only 6 days after I contacted them. We also had a radon test done which was set up at time of inspection and Donn picked up the machine 2 days later. Done spend about 3.5 hours with us and even went into the crawl space. He identified several concerns and suggested we followup with professionals, which we did. Donn e-mailed us the report and summary that evening (4 hours after the inspection) He emailed us the radon report the same day he picked up his equipment.
Description of Work: Donn inspected a 3,100 sqft, 194 home that we are in the process of buying. Donn conducted a very thorough inspection. I followed up with various professionals about the concerns he noted and things that needed fixing (spalling chimney, sidewalk, grading). These issues are now being taken care of by the seller they have also agreed to give us a credit to replace the original windows Donn identified. His detailed report served as a catalyst to getting everything fixed. The seller's have been wonderful about fixing issues that they agree were due to neglected maintenance as noted in Donn's report. Closing is set for 5 weeks from now and we can't wait to move into our new house. Thanks again for your help and educating us. We'll be sure to recommend you to friends and family in the future.

We contacted Mr. Anderson for a home inspection based on the positive reports he has received on Angie's List. We live 2,000 miles away from the house, were not present for the inspection and depended on Mr. Anderson to tell us of any structural or safety defects. His inspection report was detailed and included pictures of items he felt needed attention. He noted several issues including the roof and a leaky valve at the boiler. He noted that the powder room toilet was loose. He did not note that the tile around the toilet was also loose and could be easily lifted off the floor. When we hired a contractor to pull up the tile floor, the entire subfloor was discovered to be rotted out and had to be replaced. After purchase we noted an oddly colored patch about 18" around in the corner of one room. It was behind a French door and had not been covered with any furniture. Mr. Anderson did not note this, either. When our contractor was prepping the walls for painting, he showed us the patch was actually wood putty and the 9" high baseboard was cracked and pulled away from the wall. Missing plaster & rotten lathes were clearly visible and the wall moved when touched. Probably there had been a water leak around the plumbing stack. And finally, Mr. Anderson inspected the attic but failed to report that the bathroom fan vented directly into the attic. In summary, his failure to report clearly visible defects cost us several thousand dollars in unexpected repairs.

I am more than disheartened when a client is less than satisfied with our service. I feel all anyone of us has is our reputation. We have a practice of emailing a confirmation prior to the inspection to advise our clients to familiarize themselves with the Standards of Practice for Home Inspections. (We put a link in the email). When we email the report we also note on the intro page that the 2 biggest reasons for a less than satisfactory experience are Unrealistic Expectations based on not being familiar with the Standards of Practice and not thoroughly reading the report. The intro goes on to state: Please read the report thoroughly and contact me right away if you have any questions. The first concern that our client expressed was the loose toilet. The exact verbiage in the report is: Fasten the loose toilet more securely to the floor/ flange. Replace wax ring if needed. If toilet has been leaking, there may be concealed damage to sub floor and floor framing. If the ceiling below the toilet is not damaged or patched, an inspector does not know the condition below the floor. The inspection is a visual inspection. We do not lift or remove toilets to evaluate the condition below the floor. The purpose of the inspection is to raise a red flag if needed and have our clients contact specialists to determine the extent of damage and the cost to address these conditions “prior” to the end of their inspection contingency. The plumber should have been brought in to confirm the cost prior to signing off on the contingency. The first page of our report has only one paragraph which reads: “READ THIS ENTIRE REPORT VERY CAREFULLY PRIOR TO THE END OF YOUR INSPECTION CONTINGENCY!” When reading this report, we advise doing so in 3 phases. 1 - Review the photos. If the caption below the photo is bolded or italicized, this condition requires special attention. 2- Review the report for any bolded or italicized text; these conditions require special attention. 3 - Read the entire report. Verbiage such as: “Qualified Specialist”, “Address as Needed”, or “Address as Appropriate” requires Further Evaluation.” The second issue of the patch in the corner of a room is something that inspectors see all of the time. In this case, there was a piece of furniture in front of the patch at the time of the inspection. I usually take over 100 photos during an inspection and maybe put 20 or so in the report because most of photos are not defects, just documentation which would bulk up a report unnecessarily. Even if the patch were visible, the inspection is visual and I have no idea if the work behind a patch is done properly or if the seller is just trying to hide a sub-standard condition. This particular house was built in 1908. There were significant repairs to the property in the last 100 years. I could have several pages of comments regarding work has been done but the quality of the work beyond the surface is unknown. The Standards of Practice is clear that it is a visual inspection. We don’t disassemble and we don’t probe unless there appears to be a reason to probe and we can do so without damage. The final concern of a bathroom venting into the attic comes back to the issue of “observable” conditions. This attic was a-typical for its age, but not a defect by any means. The roof joist were insulated and covered with a vapor barrier of both craft paper and polyurethane sheets. The bathroom fan duct was not visible and like the other 2 concerns, could have been discovered by a contractor who can go beyond our Standards by removing material. Often bathroom fans discharge below the attic floor through and exterior wall. Regardless, if this was something I missed at the inspection I did in 8/12, the fix is less than $50.00 in material plus labor. Something I would have taken care of had the member contacted me directly when the issue was discovered, rather than 5 months after the fact. Are my comments defensive, sure. I do not feel the inspection was substandard. I am certainly unhappy that the member did not contact me after I sent him the report last August to discuss the findings and any potential exposure. I would have reiterated that he should hire a plumber prior to the end of the inspection contingency to confirm the condition of the floor below the toilet. Yes, he could have spent $100.00 on a service call and found nothing other than a toilet that needed to be tightened or he could have discovered the damage and possibly negotiated it into the price. There are unknown risks. I try to explain that in the report. Any home buyer should familiarize themselves with the Standards of Practice prior to the inspection. Though not always possible, when possible, attend the inspection. If you know the house is not in move in condition, consider having a general contractor walk through the property before the end of your inspection contingency. Sometimes you actually need both the inspector with no vested interest using a Standard and a contractor to give you an idea of repair costs. Even if you plan on using another inspection company, please contact us if you want to discuss financial exposure. You will not find a hand full of inspectors that have more experience than us. Donn is a pro at what he does. We are buying a foreclosed property that is rather large and wanted to make sure we are not getting into anything unexpected with this property. Donn did a top to bottom inspection of the property and pointed out things that may not be a issue now but could be in the future . He gives you a very detailed report and has a binder he provides you with that explains many of the things that he discusses in the report. Not only is he good but he is very easy to talk with, down to earth and seems to be a all around nice guy, I will recommend him to all my family and friends!

Our experience with Donn was almost completely hitch-free. We submitted an offer, and then immediately realized that there was exactly one day that we'd have free for the home inspection if the offer was accepted. I called Anderson Inspection and explained our situation, and the lady I spoke with (Donn's wife, perhaps?) was so gracious and understanding. She offered us an appointment on our free day before we even had an accepted offer! We were so impressed. Anderson is priced higher than many of their competitors, but we preferrered to have a solid inspection before making such a large purchase. Donn's credentials are impressive, and we felt very comfortable with his work. He was very patient with our (what I'm sure were first-time-home-owner-ridiculous!) questions. He also left a Home Ownership For Dummies-esque binder full of maintenance and installation tips. Very appreciated. We did have one hiccup in the whole process. We also asked Donn to perform a radon test, even though the lowest living area is above grade. Donn sent plenty of pre-inspection material, and we thought we had a fairly firm understanding of the process. The house was unoccupied, so we didn't think that the closed house conditions prior or after the inspection would be an issue. The information does say that normal entry and exit from the main door is allowed during the test period. When we received the results, there were three anomalies. Donn suspected some sort of environmental tampering, whether intentional or accidental. The first two were during the home inspection, so they were easy to dismiss (after all, we were moving in and out of the house during the inspection). The third was 2 days after the inspection. We informed the seller that the radon test was taking place, but assumed that him checking in on the house would be fine. The seller insisted that he only entered the house, saw the radon monitor set up in the dining room, and read the card placed next to it (which says READ ME on the front). We ended up having another radon test done, which Donn agreed to do for a discounted rate. I absolutely refuse to blame Donn for the mishap, but I suspect (as a total non-radon expert) two things: 1. The seller (and his 11 y/o son) likely got in close contact with the monitor because it said READ ME instead of STAY AWAY! and 2. Since the monitor was on the first floor rather than a basement, no one should have been allowed to enter the home, period. Donn also places information on the entrance doors (if I remember correctly) but in the future we know not to allow anyone to enter, period. Again, we'd hire Donn to perform a radon test again in a second, but are more prepared now than previously. Donn's report took less than 4 hours to get to our inbox, and was extremely thorough (includes photos, recommendations for further investigation, etc). Overall, we'd definitely recommend Donn's services. We were very well satisfied, and his services made us feel very comfortable with our purchase. Thanks again, Donn!

Hi Member, Thanks so much for taking the time to express your feelings. Often a house is occupied during a Radon test so that's why the EPA protocol allows quick entry and exit. As you know, the monitor was place on the first floor because of the crawl space instead of a basement. The EPA standards require us to place the monitor on the lowest habitable level, in this case, the first floor. One thing we may not have discussed is the sideboard on which I placed the monitor. When I was informed that you may have accidentally bumped it when you went back to retrieve your purse, I checked the stability of the sideboard again. It had a very heavy marble top and when I intentionally bumped it with significant pressure, it did not move. I believe that maybe an inquisitive child could have picked up the READ ME sign and maybe picked up the monitor or tried pushing the buttons to try and turn it on to check the readings. Regardless, I am so pleased that you took the time to comment that I would be happy to refund all or part of your 2nd Radon test fee.
