Donn came to my house and gave me an overview of the inspection process. After answering question I had, he (and another gentleman) got to work on the inspection. They found a number of flaws that I was able to pass along to my builder. Some of the flaws they found (especially on the roof) were not anything I would have found, making this well worth the money. One item they found (a tiny leak in our master bathroom tile shower floor) easily would have cost more to repair after our warranty than the inspection itself.

We contracted Anderson Home Inspection to complete a home inspection on a property we are buying in Burilington, They worked with me find a time that worked for our family and realtor to be available - with limited windows. The work was performed efficiently, so much so that the report was in my inbox within 5 minutes of walking into the property. My only negative was that 2 inspectors came to perform the inspection, which significantly cut the time on the property from the 3 to 4 hours originally told to expect. Because of this, they were substantially finished even prior to our planned arrival time as my husband works 35 minutes away and we are currently living and hour and a half away.

Don showed up right on time. He spent the first few minutes detailing what his services did cover, and what they would not cover. As he will mention in his email once you schedule, the standards of practice for home inspections should be reviewed prior to having him come on site- you should know what you will get and what you won't. Example, he can tell you that you should have the furnace serviced or the air conditioner, but he won't be able to tell you that it's blowing carbon monoxide or that the condenser is faulty. Another example, if he can't see the foundation wall due to it being finished with drywall, short of ripping down the wall, there's no way to be sure. He can look for signs- which he's really good at, but no promises. During his introduction, he likens himself to a general practitioner in that, he can identify broad-spectrum issues, but will refer you to a specialist for treatment and remediation. Some people comment that they don't like this- but I loved it. I knew exactly what I was getting and where I needed to exercise judgment. That said, he was incredibly detailed. My home was just over 2,000 square feet. He spent close to three hours reviewing everything. Some of this was a little longer because I was following him around asking him questions, which likely slowed him down a bit. Despite this, he was very patient with me and answered all my questions to my satisfaction. He has a process he goes through, and I tried to be respectful of that when I was asking him questions. What I really liked about his service is that he is writing everything down in his report as he goes. He's taking pictures as well and specifically pointing them out in the report (with little red arrows). At the end, you get an electronic copy of the report emailed to you and he encourages questions on his findings. Don pointed out a few small issues with my existing home, all of which I was able to fix with ease. He also gave me some good pointers on things to watch for as you continue to live in the home- watch if this leaks, don't forget to have that serviced, etc. I honestly could not have been happier with his service. The only caveat I had really was that the introductory email they send you is very 'busy'. There's a lot of information in it and could probably be organized a little differently. But, opening it on my desktop rather than trying to read it on my phone made it a lot easier to get through. Point being, don't try to read it on your phone. I believe he offers an exceptional service. He is detailed oriented, extremely knowledgeable about the building codes and homes, and really tries to give you a fair and honest assessment of the condition of the property. Not long after, I hired him again to perform a home inspection on a home we were going to buy, knowing full well if there was any sort of issue, he would be able to find it. Thanks Don.

I put an offer on a home and needed a home inspection and radon test performed. Having used him in the past, I was positive I wanted to use him for the job. He showed up on time, and was already getting to work by the time I got there. He spends the first few minutes making sure I understand what the home inspection will find, versus what it will not find, and spends a little time ensuring that I reviewed the standards of practice, which they give you in the email when you schedule a visit. This home was just under 4,000 square feet. Due to size, the inspection took about 5 hours. Don is incredibly detailed and methodical. Due to the size of the home, he had an assistant come with him. I had a good idea of the things he would find prior to him coming on site. I had contractors on site at the same time as well to give quotes for other changes we wanted to make, so, having used him before, I set him loose on the home. We touched base throughout the inspection, I was able to ask questions and he took the time to stop and answer before continuing. At that point, I had expected an issue with a stoop, a furnace, a rotten board under a window, and one or two other small items. When it was time to go through everything, Don walked me around to each issue he identified, explained why it was wrong, and what should be done about it, and what could potentially happen if it was not corrected. We also had him do a radon test, for which, results were ready on the day of inspection, thanks to them scheduling ahead and getting the testing done prior to inspection day. The most incredible thing happened though- Don was able to spot gaps in the siding on this particular home. This home had a fiber cement exterior. There are installation requirements, which did change over the product life cycle, but Don was aware of all the recommended installation criteria. He was able to spot issues with the installation of the siding all over the home, and knew that the caulking was indicative of an issue; that there were no flashings behind the board gaps, and that there were spots, higher up on the home, where the siding was very loose. He initially found this by spot-checking some of the gaps and noting that they were off by fractions of an inch. FRACATIONS. His recommendation was to get a siding specialist out to determine the extent of the problem. Long story short, we found that the siding used on that home was a recalled product, and the subject of an on-going class action lawsuit. The siding was failing, and would have been falling off the home in another year or two at most. Quotes for that repair alone ranged between $20K-$30K. My point is this- this guy found this defect by noticing that the gaps between the siding boards on the home were off by fractions of an inch. He expanded his testing once he spotted a few separations and noted them everywhere. His detailed report and description, with pictures from all over the home, gave me the ammunition I needed to enter negotiations for repair. This one find saved us tens of thousands of dollars. Don answered all the follow up questions I had, even after he was off site, weeks later. He knew all about the product life cycle and how it should be installed and was able to spot these defects when it mattered. He pointed out the potential for water damage underneath the defective product as well, which was a major cause for concern. I can't praise him enough for this detailed find. He was courteous in describing the issue, and he had the back up info to support his finding on the spot. For me and my family, this was a huge deal. This was going to be our home for the rest of our lives, and while it was very disappointing and incredibly stressful, the inspection, and Don, did exactly what they were supposed to do- bring issues to light that you need to be aware of before you purchase a home. Its a good thing we had an inspection contingency on our purchase. Sure, his price was a little high. But, it was a big home, and it was seriously worth every cent. The level of detail he goes into is remarkable and I was completely satisfied with his service. I've given his info to all my friends. Of course, not many of them are buying a home any time soon. But, in the future, if we ever buy another home, there is no doubt- I will use this guy and no one else. Thank you Don.

Contacted Anderson home inspection for first-time homeowner purchase. I have heard horror stories about picking the wrong home inspector and ending up paying thousands of dollars in repairs that were not disclosed at closing. Did my research on Angie's list and hired Anderson home inspection for the job. I was very impressed with the onwer Don Anderson's expertise and knowledge. Donn was outstanding. Anderson coordinated with the seller's agent; we didn't have to worry about anything. He had took care of the radon testing before out home inspection so we had those results by the time of the inspection. He arrived early. He took the time to explain the process and took care to understand if we had any particular concerns or things we wanted him to look at. He invited us to follow him around and ask any and all questions we might have. We deferred and let him do his work without us looking over his shoulder. I always assume that no one likes being watched like they work. When he was done Donn went through everything he noted in detail, always pausing to see if we had any questions, and explaining little fixes or improvements. We had the full inspection report emailed to us even before he left. We used Anderson on our last home inspection and had a different inspector but had a similarly great experience.

Many issues were missed. I asked about a particular issue during the inspection, which was quickly disregarded as not being an issue. That issue wasn't looked at closer to ensure it wasn't a problem, it wasn't even mentioned in the inspection. I made the mistake of trusting Donn's "expertise" and thought I was overreacting. That same issue ended up costing us money and unnecessary stress. In our situation, Donn did not give the impression that he was there for us, more to get his money and go. Our inspection was very careless, and not detailed. I would strongly suggest finding an inspector, someone who will listen to you and take the time to look deep into your concerns. I wouldn't typically write reviews, but the lack of quality in this inspection was inexcusable.

This member's first comment is "Many issues were missed". Actually, no issues were missed within the scope of the WI Standards of Practice for Home Inspections. The first call I received from this home buyer after the inspection was on a Sunday. He said that when he moved in he removed carpeting he noticed staining on the floor below. Something I would not have seen with the carpeting in place. He said he went into the basement and removed insulation from the box sill and found some rot. This I also would not have seen without removing the insulation. (The home inspection Standards of Practice is to report on "observable" conditions. We do not remove insulation. The Standards can be found on my website or through the State) I asked him if he would like for me to come out and look at the area in question. He said no, he had already scheduled a contractor to come out the following day (Monday) and give a bid on repair work. I mentioned that if work was done prior to my documenting existing conditions, he may be destroying evidence and would void the liability of my insurance company. He still declined to allow me to come out and document the condition/s. He said that he felt the paint on the walls in the basement was an indication that the sellers probably knew that there was a problem. New paint may be indicative of a problem or it may be a seller just wanting to make the basement look nicer. I can't speculate that new paint is a bad thing. I followed up with him the following day with an email re-iterating our conversation and a 2nd request to document the condition/s prior to modification. I've had E&O insurance for over 21 years and never use it but it is there just in case. I let him know that I work with multiple law firms as an expert witness and since he acknowledged that he felt the seller's may have intentionally tried to hide the condition, I could be an asset in any legal action against them. He still declined to allow me to come out and document the conditions. He emailed a request for me to come out and evaluate, I replied with an offer to come out that Monday at 7 pm. He did not respond. He responded on Wednesday of that week stating that he'd had several contractors out and an insurance adjuster but only acknowledged my request to come out stating: "I don't know what else you can do". I replied stating that I could document the conditions with the carpeting and box sill insulation removed and start preparing documents for him showing the seller may have intentionally concealed the damage. He replied that the work had already started. I was surprised that he would start the work without letting me document the conditions. If I was culpable, my insurance would take care of the problem. I was also surprised that he would not allow me to document conditions if he felt the seller intentionally concealed a problem. A week later he emailed saying he wanted to contact my insurance company so I gave him the contact info and forwarded his emails to my insurance company. A few months later after numerous communications between this member and my insurance company, the insurance company denied his claim. Surprisingly enough to me, it was not for spoilage of evidence, it was because everything that was documented in the report was documented properly. If you, the reader, have experience with insurance claims, many insurance companies will often pay the claim and drop the insured. Neither was the case. I feel anxiety when a client calls saying they aren't happy. Some anxiety comes from thoughts that I may have missed something and some from wondering if my client/s failed to read their Home Inspection Report or the Standards of Practice. Regardless of the reason, my clients are not happy and neither am I. Prior to the inspection, we email a confirmation to our clients with a link to the State Standards of Practice advising our clients to read it prior to the home inspection. When we email the reports, the very first sentences read: "It is IMPORTANT that you read ALL of the following information, especially the Summary/s at the end of this report. If any item or comment is unclear, you should ask the inspector to clarify the findings". No matter which home inspector you hire, and I hope it's us, my best advice to everyone reading this is: 1 - be sure to choose your home inspector based on experience, 2 - make sure your home inspector has Errors and Omissions insurance, 3 - be sure to read the Standards of Practice prior to your Home Inspection so you know what you are buying and finally, 4- make absolutely sure you read your home inspection report.

Don is a knowledgeable and patient home inspector. He sat down with us for about half an hour explaining what he was going to insect and what would be included in the report. He then completed a very thorough inspection telling us what problems to expect and how to properly maintain the house. He sent us a very detailed inspection report that night. A couple of nights after the inspection my husband had some additional questions and Don spoke with him on the phone for like 45 minutes. Donn arrived promptly for the 10 am appointment and spent a few minutes with us to explain his process and asked if we had any specific concerns with the property. One of our concerns was with a musty smell in the front entryway. He didn't try to upsell us on mold testing but said he would recommend one if he found any evidence of mold during his inspection. He didn't so we did not choose to add the mold test. He performed a thorough inspection taking pictures along the way and encouraged me to follow along with him and take my own notes. Although he had another inspection in the afternoon and we were heading into the labor day weekend he emailed me the detailed inspection report that night. In the inspection report Donn recommended a Level II chimney inspection and further evaluation of the HVAC systems prior to the end of the inspection contingency. I spent another $400 to have both completed and found that the chimney needed $6,000-$10,000 in repairs. We went back to the sellers with the findings and they agreed to make the necessary repairs prior to closing. All-in-all we were happy with Donn's services. He was thorough, knowledgeable and communicated well--all the qualities I look for in a good home inspector. In the end he gave us peace of mind in our investment choice and his advice saved us from having to cover some very expensive chimney repairs.

Donn was a little late to the appointment but adjusted the fee accordingly. He spent the first 15-20 minutes going over the process and setting expectations. The inspection was thorough and professional, yet personable. He answered all of our questions, giving recommendations and insight on everything he was seeing, as well as renovations we were planning. The report was timely and delivered the same day as the inspection via email. He followed up with the radon test results, which had to be repeated through no fault of his. We ended up getting the drain tiles inspected as a result of the report, which turned out negative but nonetheless worth it. Overall, a very good experience and we would hire him again.
