The guys did the basement repairs just fine. The price was the agreed upon price. They lifted the whole house, but that caused cracking as we have plaster and lathe walls. They repaired all of the cracks but did not repaint, which is fine as we're considering repainting the whole downstairs anyway. The young men who came in to do the repairs were a bit messy and they smoked so they were in and out to smoke and left their cigarette butts all over our driveway, tracked in mud, etc.
The remodel on the upstairs bedroom was a disaster in regards to the price and dealing with the owner. The work was done just fine, but I do NOT recommend using this provider if you expect to pay a certain amount or have any issues that need to be dealt with. The men doing the work were polite but messy, leaving soda cans everywhere during the work, they had plaster, putty and such in our tub where they rinsed items off instead of using the utility sink, etc. The owner himself, after I had finally met him ( I worked during the hours he was around) was very unprofessional and shady. He had originally told us this was a "cash job" to keep the costs down so there wouldn't be invoices etc. While that's not normally how I would do things, my husband convinced me that this is acceptable in Wisconsin (I'm from NV and we don't do anything without a contract there). I believe he did this so he could price gouge us when my husband trusted him.
He gave me an estimate of $1500 to remove the old walls and put up drywall. We added on a new door and trim that had to be custom made due to our old house which would be additional $ (he told me somewhere around $300 more) but then we got a final bill for $2700!!! When I questioned him, as there was no break down of materials, no pricing for labor, etc. He said it was because he didn't take into consideration that we had "latting" behind the panelling in the bedroom and that new insulation was something like $500 extra so on and so forth. When I explained that he was NOT upfront with the costs he said that I don't know what I'm talking about and that I was wrong. He claims that he told me he was putting this special insulation in the room (which he did say he was putting a thicker insulation, but never said it would cost about $500 for it!!). He again was very vague and told me to figure it out and add up the numbers he was going to rattle off to me on the phone... I asked for a pricing list of supplies, time charged, etc and he said it was a cash job.
I paid him the extra money as he wouldn't come put on our door that he had ordered until it was paid and because I am an honest person, but when he came to pick up his money he started telling my husband that I am clueless about how things work and going on about how long he's been doing this etc.
so, all in all, if you're VERY experienced in what it takes to remodel a room (the work was done just fine and the guys were polite while in my house even if messy) and know the costs of things, feel free to use them. If you don't know how to remodel or know very little about the price of items such as drywall and dura-bond, I'd use someone else who will be less vague, sneaky and shady
about the costs.
"When I was asked if the center of the home could be raised up I told the husband we could install new jack posts on the main support beam and use hydraulic jacks to lift it up to become more level but that it would probably cause cracks in the plaster walls which it did and we fixed the cracks but I was told not to paint those areas as they were going to be repainting those walls. When we looked at the room upstairs I told the husband the price for removing the old pine boards on the walls and ceiling which he was fine with and I told him there might be extra costs if they wanted to reinsulate the room depending on what was found in that area. He suggested paying cash to keep the price down which I said ok too but I still report every bit of income whether people pay me with cash or check. Once the pine boards were removed we found very old cellulose insulation and old plaster lathing and at that point they decided to install new insulation and I suggested the higher r-value insulation due the limited cavity spaces which the husband agreed upon and at that point he said they were going to be remodeling the other room and bathroom upstairs so they wanted a price on a new prefinished custom sized 6 panel pine door with pine casing and baseboard to match. I discussed the costs of $550.00 for the new insulation and removing the lathing boards and the cost of $550.00 for the new pine door with new casing and baseboard with them both and they agreed upon this price before any further work was done. We also replaced the receptacles and light switch and put a light box in for the ceiling light as the wires were all loose and a fire hazard for a cost of $100.00. Once the work was completed and I gave them an invoice showing all of the costs which were already agreed upon but for some reason the wife couldn't understand that the extras were costs above the original price of $1500.00 not over the cost of what they had paid down to start the project which was $1000.00 and no matter how I tried to explain it wasn't good enough. When we removed the old cellulose insulation it was very messy as it had turned into powder and we did try to keep the area as clean as possible but with most remodeling projects there is a mess which we always try to keep to a minimum. I am a 3rd generation builder in the area and I have been doing this for over 40 years myself and I have never been called shady, I am always up front and I clearly state everything I do before anything is started. All the prices were discussed and agreed upon and all the work that was done was finished very professionally."
