Description of Work: We put in 2 offers on a model home that had been used as an office for some time. It was over priced and they had recently sold an identical home for much less. Both of our offers were cash and reasonable, yet they wouldn't come down, not by a penny. We recently found a larger home with more upgrades and paid less. Because they refused to deal with us they lost a sale.

Unfortunately, what the above review failed to disclose was that the home in discussion was already discounted by $23,000. In essence, Bielinski Homes pre-negotiated the price for the customer and provided a superior quality, NEW home at a fair market-value price. The prospect then asked for an additional discount which was countered as a $23,000 discount was already given.

The house, for the most part, was OK. The customer service (our project manager) was horrible. At one point, when we asked if they would complete the house on the PROMISED date, he said "do you you want it fast or want it well built". We could not believe it. Our largest purchase and service at the level of a 7-11. After the first ear, there was not much that was wrong. After this hard winter of 2013-1014, the poor insulation, lack of proper attic venting and lack of ice d*** membrane (can you believe they chinced on this for a near 1/2 mil house?), I had another "run in" with there customer service. Again, pathetic. Slow response, wrong info, no real answers. At the end, do yourself a favor, avoid these knuckleheads. This is your BIGGEST investment, they act as if you just bought a dvd player with a one year warranty. They don't get the idea of repeat business and word of mouth. Maybe they will someday. Or maybe they should go out of business and save us the aggregation.

Response from Bielinski Homes
While our construction manager was not eloquent with his words, his intention was to explain to the customer that increasing speed of construction can lead to sacrificing quality. Since this particular construction manager did not explain his position to the customer properly, he is undergoing additional customer service training. The exterior wall insulation composition of the house was a combination of Tyvek house wrap, R-5 wall sheathing, R-15 Fiberglass Blown-In Blanket insulation which gave a total over R-21 total wall insulation. The 1” foam installed on the outside of the frame wall encapsulates most warm/cold air transfer through the wall cavity framing material. Normal wood framing will allow the warm/cold air to transfer through. This combination of insulations that Bielinski Homes installed met or exceeded all of the state required heat loss calculation requirements. The insulation that was installed in the attic had a total of R-40 loose blown insulation which is higher that the state requirement of R-38. If there was traffic in the attic, it could compress and settle the insulation. Bielinski Homes maintains a Green Built Home and Focus on Energy status by hiring a third party energy auditor (who is also a retired building inspector) to inspect all areas for heat loss, proper ventilation and indoor air quality of our homes. One of the main criteria required by the Green Built Home and Focus on Energy programs is the mandatory use of a power vented water heater (this utilizes a small blower motor on top of the heater to blow the combustion/exhausted air (a.k.a. carbon monoxide) out of the home). The customers elected to omit the power vented water heater for an atmospheric (“B” vented) water heater which automatically disqualified the home from the Focus on Energy and Green Built Home program. By eliminating the power vented water heater, the energy audit to the home was also eliminated. The energy audit may have observed and corrected some of the other issues that the customers are currently dealing with. Upon learning about the customer’s concerns, Bielinski Homes decided to have the third-party energy auditor perform an inspection of the customer’s home at no cost them. During the inspection, it was discovered that there were some areas in the attic where warm air was escaping and entering the attic space. Our energy auditor decided to remedy the area of concern with the use of additional insulation. This should have resolved some of the issues that were discovered during the audit. Another issue that was discovered was the lack of proper attic ventilation. Bielinski Homes was made aware and had scheduled corrective action to take place. Unfortunately, these corrections were not made as of the complaint due to miscommunication between our office and the party that was scheduled to perform the repairs. The repairs are now scheduled and will be rectified. Bielinski Homes does use ice and water shield on roofs in specific/specified areas where we feel ice damming issues could take place (i.e., any roof pitch that is over a climate control area that is less than 6:12 roof pitch). When drawing each home plan, we review potential roofing issues and either revise the shape of the roof area or add ice and water shield as necessary, in order to minimize any ice damming issues. The customers have a small shed roof(s) to the rear of the house that has a roof pitch of less than 6:12 that did receive ice and water shield, and is clearly called out on the construction plan of their home. The area of the customer’s home that may have had ice damming issues is an intersecting area of roof pitches of 8:12 and 12:12. Due to the deepness of this area, it usually has no issue with ice damming. With the amount of snow and extreme cold that we encountered during the winter of 2013-2014, it’s possible that ice damming could take place on steep roof pitches where it normally would not be a concern. Homeowner should take precautionary measures by utilizing means of removing snow that accumulates on the eave ends (i.e. roof raking). Bielinski Homes has been creating quality constructed homes for 54 years. By 2014, Bielinski Homes has constructed more than 11,000 new homes. Bielinski Homes stands behind each home and will continue to do so for years to come.

They were helpful polite and very prompt with follow up and through with follow through. The first person I meet in the process walked me though the home and made a point to contact me for several months to let me know of any promotions. After getting the one I wanted we started the building process.
Description of Work: Construction on a new home. They assisted in the design and color selections inside the home. They were very helpful in giving ideas and drawing up future plans for unused space.

THEY SAT DOWN WITH US AND DESIGNED A HOME WITHIN OUR LIMITED PRICE RANGE THAT MET OUR INTIAL NEEDS. WAS VERY HELPFUL THROUGHOUT THE ENTIRE PROCESS AND MADE THE WHOLE BUILDING EXPERIENCE ONE THAT WE WOULD GO THROUGH AGAIN.

WE HAD OUR HOUSE BUILT OVER THE SUMMER, AND MOST OF THE PROBLEMS WERE AND ARE ABOUT WHAT MIGHT BE EXPECTED AND THEY WERE AND ARE BEING RESOLVED. HOWEVER, A SUB-CONTRACTOR DID A TERRIBLE JOB PLANTING OUR GRASS, RESULTING IN PATCHY GRASS THAT LOOKS AWFUL COMPARED TO OUR NEIGHBORS. WE STARTED COMPLAINING RIGHT AFTER THE SUB-CONTRACTOR FLOODED OUR YARD AND THE GRASS STARTED GROWING IN PATCHES. IF BIELINSKI HAD RESPONDED IMMEDIATELY IT COULD HAVE BEEN REPLANTED. INSTEAD THEY PLACED A PHONE CALL TO THE SUB-CONTRACTOR, AND LEFT IT TO ME TO WORK WITH THEM. I CONTINUED TO COMPLAIN TO BIELINSKI AND AM STILL TRYING TO GET IT RESOLVED. BECAUSE THEY DID NOT RESPOND AS THEY SHOULD HAVE INITIALLY, THE ISSUE IS GOING TO DRAG ON INTO NEXT SUMMER.
