Using Beth Walters as a buyers agent was one of the biggest mistakes I have ever made. We wrote an offer on a house and she failed to give me copies of anything I had signed. When I complained to her in email weeks later she apologized and said she would send me copies right away. She sent me a copy of the offer to purchase but never gave me my copy of the real estate condition report and other important documents until two weeks after closing! Due to my lack of knowledge in real estate transactions I didn't even know what documents I was missing until then, hence the reason I thought I needed a buyers agent. Had I received copies of everything I would have seen it is printed right there in the condition report that if any water problems are disclosed then a mold inspection is recommended. The sellers had disclosed some past water seepage in the finished basement and Beth not only did not recommend a mold or foundation inspection, she gave me a very convincing speech on why not to have them done and I mistakenly trusted her. I ended up with over $27,000 in damages and a serious illness from all the mold (caused by water leaking in) that would have been easily avoided had I hired a buyers agent who actually represented me. After getting seriously ill upon moving in I called the state to see how to have the air tested and the guy recommended a mold inspection. So at that point I had a mold inspection done and discovered that there was so much toxic mold in finished basement walls that almost all of the finished lower level had to be demolished and re-mediated of mold. Beth did recommend a general home inspector look at the house, and I hired the one she recommended (he states in his contract that he is not responsible for finding any mold) and he pointed out all kinds of serious problems with the house-- drainage problems, and a roof, furnace and AC unit that all needed to be replaced immediately. I then asked Beth if we could ask the seller to fix any of these things and she told me no, that I was still committed to buy the house because those things were all "technically" still working. Much later I came to find out that the sellers had gotten a different offer before mine, and the agent representing those buyers got them out of the deal completely based on all those same problems. My opinion in the whole matter is that Beth was supposed to be representing me, but was actually representing the seller and herself and was none too concerned about what happened to me so long as she could get paid. I went back to Beth Walters and Shorewest with all of the issues I have listed here and asked them to at least return to me the commission they received for my having bought the house, to put towards my damages, and they got defensive (Beth denied everything and then got personal and started to attack my character) and both refused to give up a single penny that they had received for the malpractice that occurred here.
Description of Work: After emerging from bankruptcy and finally getting my credit rebuilt to the point where I was able to obtain financing to buy a modest home, I hired Beth Walters at Shorewest to represent me as my BUYERS agent.

Ann Lebiecki was pretty amazing. She worked with us for two years, every Saturday and spent four hours each time. She showed almost 70 houses and then we found the one that we wanted. She never once complained about anything. She did all her stuff at the time of closing in the middle of the night working with the sellers. She even came by after the sale to give us a house warming gift. She seemed extremely professional. We felt like everything that she did, it was really for us though it was for business reason. She seemed to be very exceptional.

I think 6% is high for any realtor, but that's what they all charge. There is no choice, it's not an open market. They were very responsive. The only thing that matters is if the house sold and it did.
