Ken and his team are consummate professionals. They have been working with us on our house for over 5 years. The work quality is always very high and the construction teams are always excellent. They have proven to be capable on anything from very large multifaceted projects to small mundane maintenance issues. The phone calls are always promptly returned and maintenance or repair service is scheduled ASAP. We have never had any problems or issues with Connor Remodeling and we highly recommend them as a comprehensive multi-capability contractor. They are a pleasure to work with.
Description of Work: Connor Remodeling has done a variety of projects on our East Side historic house. The projects have ranged from extensive multi-month projects to small maintenance repairs. Ken and his team have: remodeled our basement; replaced most of the windows in our house; painted the exterior of our house; coordinated extensive cleanup from a major flood; and tediously problem solved to end many years of water leaking into our basement. The projects have ranged from gorgeous high esthetic designs for the basement and 3rd floor, to mundane mechanical repairs and maintenance. The most recent major project was the replacement of our 80 year old chimney and repairs to our roof. This is always difficult due to the size and age of our house. There is always difficulty in locating materials that reflect the historic nature of our house. Connor and team had to build a large scaffold to reach the chimney and roof in order to safely remove and rebuild the chimney. The goal was to build a new chimney that looked exactly like the one that was built in 1929.
I have lived in this large and lovely home for over 26 years now and I am only the second owner. When we first purchased from an estate the bank refused to appraise it three times because they said it was not habitable. So obviously, over the years I have had plenty of experience dealing with contractors and tradesmen. The word that comes immediately to my mind in describing Ken Connors is integrity. He pays meticulous attention to detail and documents everything. He had taken detail pictures of the porch project that were invaluable in dealing with the insurance company. He documented the extent of the water damage much more thoroughly than I. He returns calls promptly, if he says he will be at your home at a certain time he is, if he recommends a sub-contractor you can be assured that they are skilled and professional. He put me in touch with someone who installed a French drain on the south side of my property. The projects were completed on time and it is really wonderful to have people who clean up the work site each day. At one point I wanted to look into enclosing the area beneath the porch into a three season room. Ken helped me investigate and was incredibly kind and patient when I had to put that part of the project off. I would highly recommend him: you get what you pay for.
Description of Work: This summer Connor Remodeling and Design Inc. did extensive repairs to the second story porch of my 80-year-old home. The extent of the work needed was not immediately recognized because the metal deck looked to be in perfect repair and the support columns were covered with aluminum. Only when these were removed did the true extent of the project become visible. The existing metal deck and flashings were removed and replaced with new plywood and a rubber roofing material. This included replacing rotten wood on the deck, rafters, headers, fascia boards and columns and reinstalling the railings, gutters, and downspouts. This is the second time I have worked with Ken Connor. A few years ago after a major rain storm left part of my basement damaged, I had to redo the laundry room. This included repairing plaster walls, replacing woodwork, and repainting floor and walls. Ken Connor completed such repairs in a timely professional manner.

Ken is exceptional at service and this is the reason I always go back to Ken for any construction or remodeling projects. Two of the recent projects involved a rental property I own and Ken had to work with the tenants and schedule the project so that they were not inconvenienced. Ken was on constant communication with the tenants ensuring that all the work was done aligned with their schedules. Plus Ken and his team show up when they say they will and are always finished within the timeframe indicated. Ken does a quality job and personally oversees all the detail to make sure that I, the customer is satisfied. When I work with Ken I know the project with be completed on time, with be completed as I requested and to the highest standards and best of all, it comes in on budget. Ken and his team are exceptional and would highly recommend them for any renovation or construction projects.

Ken of Connor remodeling is the best: extremely conscientious, realistic about deadlines and a timetable, VERY responsive with the client as the project moves along (always answered email the same day, for example), very fussy about the sub-contractors he hires, respectful of one's property, easy to communicate with, and patient. He is also very clever in finding solutions to client's requests. Besides the built-in table noted above, he went the nine yards to find the kitchen cabinet finish that I was seeking, which was rather unique. I live in a high-rise condo with numerous regulations for remodeling and he was very conscious of this and respectful of requirements.
Description of Work: Connor Remodeling remodeled my kitchen. I live in a condo, so the kitchen is smaller, but it required all the work of a large kitchen--just on a smaller scale. Cabinets were custom-made. Countertops are quartz, Backsplash is glass tile. Flooring is porcelain. Also have undercabinet lighting. Of special note is the kitchen's built-in table. The original table was formica and was supported by a pedestal and additionally attached to the wall. I wanted a glass table that did not have a pedestal because the table is small and the pedestal limited legroom. Ken was very clever in working with an iron monger who fashioned an attractive steel support or bracket that was bolted to the wall and supported the glass top (also using a channel for the glass along the wall).

Description of Work: Ken Connor of Connor Remodeling was incredibly patient with us as we developed plans, specifications, and a general scope of services for our basement finishing project. He was knowledgeable and caring throughout the very long process. His one downfall, is that he did not keep tabs on the project's price as the scope continued to grow in extravagance. When it came time for him to quote the construction phase of the project, he was more than 50% higher than his initial estimate. For this reason, we had to seek quotes from other contractors, even though we loved working with Ken. A disciplined contractor would have kept a close watch on price and scope to see if either were growing beyond the owner's grasp. Ken would be great to work with, from start to finish, if both parties (owner & contractor) can keep an eye on the total project cost.

I have but a few things to share in response to the customer's posting and description of the process that we shared. To begin I thoroughly enjoyed the opportunity while working to help the customers with their lower level project. I would simply like to say that it is impossible for anyone to come up with an exact price for a project until plans are completed, materials are selected and crews have an opportunity to view the site. As mentioned above there are far too many variables to try and come up with an exact cost for a project until all facts are known. I have been in this business since 1984 and I can honestly say we (I) have never done two projects in exactly the same way. Every client has things they like or want vs. the neighbor next store with the same exact home. In closing, my hope is the customers are happy with the contractor they selected.

I have used them extensively. It was a rubber roof. We haven't had a drop of rain. The process went really well. It was on budget. There was no mess. The clean-up was good. Until we have rain I can't tell if it works, but it looks good. I have used them several times over the years. The budgeting is accurate. They bring things in on budget. If there is going to be a change, they let you know up front. My records and their records have balanced almost to the penny. There are never any surprises with the budget. They come when they say they are going to. They are very clean. They don't leave a mess. Roofing is a mess and in this case because of the situation of our driveway and getting our cars in and out, they didn't even use a dumpster. They brought a trailer, put things in the trailer, and took it away every day. It was remarkable. A dumpster would have been fine, but he saw our situation and arranged for the trailer. Their clean-up is fantastic. I did not do any comparison on the price because we have had such good experiences with them. It seemed reasonable to me.

The overall process of the remodel was done efficiently and effectively. Ken did an excellent job of getting us started with our selection process for materials and brought us to the right people to find the elements we were looking for. Since we already had a pretty good idea of what we wanted, Ken knew exactly where to go and who to talk to. They started off with the demo right away. It was crazy at the beginning with everyone doing what they needed to do with the tear-down and prep work. They taped everything up and kept the mess from moving to other areas of the house. Since we were still living in the house, this helped make the work bearable through the rest of the home. The build-up and construction process went right on schedule. We had even made a few changes along the way the Ken adjusted for very well. We were probably pretty particular in some of those areas but Ken was able to fit into our needs and make adjustments. The cabinet work, carpentry, and rough work were done fabulously. The tile work done in the kitchen and in the family room (fireplace) was awesome. We wanted something a bit more unique done with the fireplace stonework. This was done beyond our expectations. The kitchen turned out to be exactly what we were looking for as well. The work done in the kitchen is the best I have seen. I have seen work done in other homes (both new and remodel) and there was always something just a bit out of place. In our kitchen, this is not the case. Everything fit like a glove. The countertops are spot on and the cabinets fit exactly like they are supposed to. To this day, we still have not found any issues or concerns. The plumbing in the kitchen and washroom were done excellently too. The plumbing done under the kitchen sink is great. It was installed to give enough room for storage and accessibility. We can easily get at our water filters and be able to change them out as the technologies may change. The drywall and painting was done excellently as well. The drywall didn't have any bad corners or other anomalies as one may expect. It is smooth and consistent. The paint colors were exactly as we had chosen. We had chosen different colors for different walls. The lines between these colors is exact and sharp. It was also nice to have some leftovers around for any nicks we may have put in the walls when moving larger furniture back in. Overall this was a great experience and we will definitely be using them again as we look to remodel our send floor.

This project was exceptionally well run and executed from start to finish. This is not the first time that we have worked with Conner Remodeling. Every experience we have had has been positive. We would definitely recommend them to friends and would not hesitate to use them again. From the very beginning I felt that Ken was working with me to get the results that I wanted. He understood completely my desire to repurpose the existing kitchen cabinets. The cabinets were handmade by a previous owner using willow obtained from the Mississippi River Valley. They have a unique and interesting grain similar to some exotic Brazilian woods. I wanted them to be the centerpiece of my new space. Ken understood and was able to provide the craftsman who could achieve the result I wanted. I now have the best of both worlds: my old unique wood as well as many of the features of new cabinetry like a floor to ceiling pantry with pull out drawers and built in waste and recycling cans. Our friends cannot tell what was rebuilt and what is original. Before receiving a proposal for the project, we spent a day with Ken picking out everything - plumbing fixtures, tile, counter top, knobs, cabinet finishes (for bathroom), lighting fixtures, etc. It was an exhausting day but it was the perfect way to do it. We were able to look at everything with a clear picture in our minds of what our previous choices had been. For example, while selecting the bathroom tile we had access to samples of the woodwork finish and the countertop. This made it much easier to select colors. It is important to go into this day with an idea of what you are looking for but if you do the results are amazing! After making all of our selections, Ken arranged for all of the subcontractors who would be involved in our job to meet at our house for a walk through. Before the walk through, he met with them to show them plans and explain the project. With that base understanding of the project, they all came to the house to see what would be involved in making it happen. It was a very productive time for them and for us. The walk through gave everyone an opportunity to talk and discuss the plan for moving forward, it made sure that everyone was on the same page, it gave us a chance to meet the people we would "live with" for the next few months, and it was one more opportunity to review options and make decisions. After we had chosen all of our options and materials and the subcontractors had completed the walk through, Ken was able to provide us with a proposal that included an estimate of the cost and the elapsed time for the project. We were pleased with the proposal, accepted it and we were ready to begin! The entire project was completed in just under the 3 months originally estimated. While it began slightly later than expected, it finished on EXACTLY the originally projected date. The project was managed exceptionally well. There was no dead time. When one subcontractor finished his piece, the next one was in line to begin his. Considering that this is an OLD house with the kinds of surprises that old houses give you -- four layers of flooring in the kitchen, 2 inches of concrete that had to be removed under the bathroom tile, sloping floors, and walls that were never square - this coordination was remarkable. My husband I managed projects professionally before we retired. We were very impressed with the staging, scheduling, and project management of this one. Throughout the entire project we had excellent contact with Ken, our contractor. Whether by phone, email, or text message we always got a quick - often immediate - response to any questions, concerns, or ideas we communicated to him. In fact, I finally told him he did NOT have to respond to emails we sent him on weekends -- that we were just doing it so we wouldn't forget something! Okay – the planning was great, the scheduling was great, and the communication was great. But the question you really have is what about the quality? We could not be more pleased with the quality of the work that was done. We feel like we have a new house. I've gone from working in a dark, inconvenient "farm house" kitchen to one that feels light, bright, and brand new without losing any of its charm. The carpentry and cabinet work are outstanding. The lighting design continues to delight us every day. I custom mixed the subway style tiles that were used on my back splash. I could not be more pleased with the care that the tile installers took to get just the "random" look that I wanted. Installing large format (9 by 18 inch) ceramic tile in an old floor is a challenge but the care that was taken to get the floor perfectly level before thinking about laying down even a single tile paid off in an end result that is perfect. The bathroom has gone from being the "door we wanted to keep shut" when doing a home tour to being a show piece. While we had a clear idea from the beginning of what we wanted in the kitchen, the bathroom vision was not so clear. Ken's designer worked with us to come up with a plan that maximized the use of a fairly large footprint - for an old house- but small by today’s standards. The plan she developed got the most out of every square inch of space without resulting in a bathroom that felt crowded or confining. Installing a pocket door to replace a door that had swung into the bathroom created the space needed to put in a much larger shower. A custom counter height, furniture style, double sink vanity along with a custom floor to ceiling linen closet greatly increased the usability and functionality of the room. The stain on the new cabinetry works beautifully with the existing woodwork. We opted for a heated floor which I was a little uncertain about but now I love it. So does my cat! It makes the entire bedroom suite feel warmer. My husband I both think that our new bathroom feels like one in a luxury hotel or spa! Okay again. The planning was great, the scheduling was great, the communication was great, and we got high quality results. So now the bottom line question: What about the price? As I've mentioned several times, this is an old house with old house surprises. In addition, there were numerous "add ons" that my husband and I came up with throughout the project. This could have led to an unpleasant surprise at the end. It did not. Any potential increases in costs were clearly communicated along with options as they occurred. Decisions were made by us and documented by the contractor. In addition, I kept my personal record of the estimates, changes, additions, etc. When the time came to pay the final portion of the bill, my records and the bill that was submitted matched to the penny. This even surprised me! We thought the original estimate was very reasonable for the high quality work we expected to receive. Our final cost - considering our additions, modifications, and surprises - was a very good deal for the results that were achieved. We could not be happier with the entire project - from anticipation through execution and finally to completion! There are two last things that need to be said: The subcontractors that Ken provided on this job were excellent. The quality of their work was superb. In addition, they showed up on time, did their work, and left the place as clean as possible when they left each day. They were all very personable and we enjoyed working with them. Considering that we are both retired and we were home throughout the remodel this was very important. It's not easy to go through a remodel of two key areas of your home at the same time but they made it as comfortable for us as possible. Second, if it hasn't already come through in this review, we want to make it clear that we consider the customer service we received on this project to be outstanding. It met and exceeded our expectations. We can't relate to the stories we hear about the "missing in action or hard to reach contractors". Ken was our full partner throughout this process. We were very pleased to work with him again and would not hesitate to do so in the future!
Description of Work: We did two remodeling projects simultaneously: a kitchen and a master bathroom. These were complicated projects because our house was built in 1927 and has been extensively remodeled over the years. The kitchen project included opening a half wall into a family room, replacing and expanding a window, installing a new counter top and sink, repurposing / rebuilding existing unique willow cabinetry to fit the new layout, removing 4 layers of old flooring to install new tile flooring, putting in new lighting in ceiling and below cabinets, installing all new appliances (some in new locations), repairing and installing new drywall, and all paint, stain, and finish work. The bathroom included removing the old vanity,shower, fixtures, and ceramic tile. The bathroom was redesigned to include an expanded shower with ceramic tile and heavy glass, custom made cabinetry, a heated ceramic tile floor, new lighting, a combination vent/heat/light fixture, all new plumbing. In addition, all the drywall on the ceiling and walls was replace and new insulation was added in the attic. This project included all stain and finish work including painting and repairing the drywall on the adjoining master bedroom.
