I felt that Dan completely took advantage of the situation. I asked for him to come and help figure out where the moldy smell was coming from and he ended up staying for much longer than anticipated, often telling stories and working hard to make sure that the entire inspection took much longer than it needed to. 5 hours later, we still didn't know for sure what was causing the smell, but we did have to pay a $700 fee. I would never use his services again and would recommend that you don't as well. It's now two years later and we just found out there is mold in our living room wall. Dan completely missed it.

We were referred to Residential Services and contacted them to do a home mold inspection. He arrived when he said he would and immediately requested we sign a contract for his services charging $140 per hour and I did. Dan went through our home looking for mold. The work that Dan provided could have easily been accomplished in less than half the time he billed us for. For example he spent over half an hour showing our 9 year old daughter pictures of other houses he had worked on. Another of his stories lasted at least as long as he described working on another house and how using soap and water will paralyze wasps. Stories such as these along with his bad mouthing other contractors and realtors went on and on. When he finally decided he was done he presented me with a bill for $875 demanding payment on the spot. Again well over half the time spent at our house was spent on topics of no relevance. I do not question that Dan is knowledgeable but working with him was not a pleasant experience.

Dan is a little pricey, but thorough and professional. Gave m lots of ideas how to remediate mold that existed before the flood.

Overall, we were quite pleased with the results of the inspection. Dan was very professional, and he provided high-quality advice that has ended up being exactly what we needed to know to get the urine remediation done correctly. Every expert I have spoken to agrees that Dan's assessment of the situation was correct, and after opening up the floors and some walls in the house, we have learned that every "hot spot" he identified was as bad as he stated it would be. We have used most of his recommendations in our remediation efforts, and I am grateful that we had Dan in our court when it came time to challenge the seller and ask for money to help with the problem. My only complaint was that the cost of generating the report was much, much more than I thought it would be and than what Dan indicated it would be. He assured me that he would use as much "boiler plate" language as possible, but it still took him 6 hours to generate the report. At $140 an hour, the cost added up quickly!

Horrible. This was a major rip off. I have subsequently learned that the state of Wiscosnin does not regulate mold inspector, so they are free to do and charge as they please. Home inspectors are regulated and will address mold issues during a regular home inspection. Home inspectors are required to write a report of their work and its cost is included in their fee's. Not so with mold inspectors. Mr. Schilling was not up front about his fee's. They are buried in small print legalese in his forms. Be very careful about using a mold inspector and stay away from the business "Residential Inspection, LLC" of Madison.
