Our business is a locally owned/operated residential home inspection company; serving property buyers, sellers and owners in the Madison area and Southern Wisconsin since 2002. We offer objective, thorough inspections of homes, condos and multi units and provide same day reports with photos using Home Gauge software. I only do a maximum of two home inspections in one day so I do not have to worry about rushing to get to my next inspection! Jon was early to the home inspection and started right away. He went through every inch of the home and took pictures of absolutely everything. He was very meticulous and pointed everything out to my husband and I as well as took electronic notes. That same evening we received a 28 page electronic pdf of our home inspection complete with detailed text and pictures describing each potential fault with the home. That document was easily handed right over to the sellers when we requested various repairs. The sellers greatly appreciated the document noting it made having the repairs done easy. This way the seller and the (plumber, electrician, roofer, etc..) new exactly what the problem was that needed repair.
john weiss arrived at the appointed time, explaind in detail what he would be doing and why. He encouraged me to ac
company him, with a pad, except to the roof, This I did and he was very helpful in ensurring that I understood all the whys and wherefores of what he observed. his written report was ready and available in very short order,with photos.John delivered on all that he said I would receive for his services, his price was very appropriate, and all was done in a timely manner.
As a new, young homeowner I couldn't recommend this service more. Buying a home is intimidating but Jon made it so much easier and I feel much better about caring for my home in the future. I learned a lot from him and he provided me with resources so I can learn more on my own. Thanks so much!
My Favorite Part: The detailed report was very well organized and contained pictures pointing out specific examples of what we had discussed during the inspection.
My Least Favorite Part: Not being able to follow him through the attic but John made it clear that it was a liability for me to clamber up and down his ladder with him. He took many detailed pictures of the attic and the problem areas he found up there. I am more than satisfied
The "problem" that we had (and I hesitate to label it a problem - more like a misunderstanding of the process, as this was our first time buying a house) was in the terminology Jon uses in his inspection report. According to our realtor, in order for the sellers to address issues in the house, they need to be labeled as "defects" in the inspection report (this is stated specifically in the language of the offer). However, this is not language that Jon uses. We asked Jon about this, and he informed us that he never uses that language and that it's not standard. Our realtor (and other realtors at the company) said this is completely standard and they had never encountered anyone who did not use this language. So, even though there were major issues with the electrical (it wasn't even up to code), it was not labeled as a "defect" in the inspection report; instead, it was just flagged as "repair recommended" (which the sellers are not required to address). We ended up needing to bring in additional specialty inspectors for the a couple issues that were flagged (electrical and chimney), who did use the "defect" terminology. This all cost us additional time and money (especially since we needed to make an additional trip back to Wisconsin from out of state).
All that being said, the actual inspection was excellent. Jon told us he never schedules more than two inspections per day, so he was not rushed at all. We do feel like we have a good idea about what we'll be facing with buying our first house, but the terminology Jon uses in his inspection report complicated the process for us a bit. Because of this, we probably wouldn't use Jon again in the future for a home inspection prior to buying a house. However, if we needed an inspection for some other reason, we wouldn't hesitate to call him.
