We purchased a house in Feb 2010. Being new to the area, we relied on our realator to suggest a home inspector to look over the house we wanted to buy. What a waste of $300. I could have asked my 6 year old nephew to look the house over & get the same information. When we showed up he said everything is in good shape, no real issues beyond a crack in the garage floor. Well I walked him around & pointed out the fogging windows that clearly lost their seals and the wood frames are turning black because it's been wet. "OK, I'll have to add it to the report he says". I took him outside pointed out cracks in the exterior stucco. "You're right, I'll have to add that too". He didn't notice either of these as a "professional" inspector? He said the roof looks 5-10 years old in his report, but I knew it's original & over 20 years old. I had to replace it 6 months after moving in. Apparently one of the sky lights leaked & he didn't notice that while checking from the attic. There were 160 sq ft of rotted decking I had replaced plus framing around sky light. There's a deck off the kitchen that he noted as OK, but I quickly learned the top boards are rotted in several spots. Lots of other little stuff too would have been nice to know about, like shower doors that leak, missing cauling around exterior doors, cabinets than were shaved on the bottoms so a taller fridge could fit, etc. You can't catch all the problems yourself when looking for a new home & an inspector is supposed to help you find these kinds of problem. I would not recommend this company or let your agent suggest one for that matter.
