Paperwork ( I later discovered) was incorrectly completed. The lead disclosure report was signed by one of them, dated 3 weeks after closing. Agent did not obtain an updated seller's disclosure form, which was 2 years old. Of greatest importance is that agent had been told by the seller that she had replaced a leaking hot water heater. (Subsequently it was learned that seller had lied about 11 items on the form, which agent made excuses for, denying she had lied). Because the house was on a crawl space, the entire floor had to be ripped out within a month of purchase due to a rotted floor, there had been long term damage to the floor. The owner had put on a new, semi rigid floor to cover up the rotted floor. Again, agent specifically denied this. I was subsequently unable to occupy the house for several months, at considerable expense to me, to rebuild 3 rooms of floors. Agent discouraged me from obtaining a pest inspection. Delayed my request for home inspection. Didn't provide water results until I repeatedly asked several months later. She then referred me to her favorite (which I didn't know) house inspector. Not only did he miss the rotted floor, which he stood on for 5 minutes while moving back and forth, he "missed" things which cost over $15,000 to repair. (separate report will be filed on him when the State review is finished). I complained to the Better Business Bureau (of which Shorewest is not a member). Their manager told BBB that "it was unfortunate" that I had the right to complain about their "excellent company". She then released highly personal information about me (from Agent), completely unrelated to my complaint. This violates their mandatory Standards of practice as well. As I had no place to live, I decided to go ahead with the sale, which ultimately cost me over $35,000 to make habitable. Not only did their manager tell me I could file for bankruptcy, she also told BBB that "most of the repairs were personal preference" and badmouthed me to people in her office. Agent also told me home had appraised for 164K (appraised for 109K b/f all the structural expenses were done), which didn't even add to the house value. If you use this company, my recommendation would be to use a different company than who is selling the house, or at least a different office. Obtain an inspector on your own, preferably an ASHI one. Do NOT use a specific inspector recommended by them. (This same agent and inspector sold a house down the street whose owner found out when they were selling that inspector had "missed" a basement wall which was going to collapse and cost them nearly $6000). WI doesn't require an inspector to carry errors and omissions insurance, nor force them to provide the name of their insurance. Make sure you have name of their insurance company before you go with them. Finally, demand a current conditions report, and go over it thoroughly. If on a crawl space, check floor all around water heater and other water sources for leaks/rot. Homeowners can be sued for lying on report but realtors currently may be off the hook . Have an attorney go over the contract! Realtor's only obligation to disclose past damage (e.g that water heater had leaked) is if pests were found previously. I also inadvertently declined the insurance that may have paid for at least some of the damage. The teeny little numbered lines can all cost you a fortune. Unfortunately I had multiple medical and surgical problems, so "trusted": the agent b/c I had never had any problems previously. Unless you hire an atty it is virtually impossible to sue a realtor, and that likely will only line the pockets of the atty.
Description of Work: I purchased a short sale house through the Delavan Shorewest office, which had been on the market for 2 years. (Please note that the agent listed on Angie's List is not the agent who performed this transaction). Undoubtedly the great majority of Shorewest agents abide by high industry standards.
