SELLERS BE WARY!. Company agent over promised. The market analysis Indicated sales in our area could yield better price for home than other Big more established full commission local Realtors. While we received an offer in eight days it and every other brought forward by agent required significant seller contributions more than offsetting any potential commission savings. The offer we accepted with agents encouragement- fell though. Every deadline was missed by buyer. There were several errors in contract drafting and no clause for Timing of the essence. Our desire to include listing with Home buyer protection plan was delayed. The listings were not completely included on major web sites like Zillow and Trulia due to a boycott by Realtor and other local companies frustrations with Zillow and Trulia fees and Policies. RESPONSE from Company below untrue! We were listed on Trulia and Zillow initially Zillow was of concern due to fees and Policies Agent touted his high rating and preference for Trulia!! After default on Accepted Buyer offer refused to update listings Photos or provide an action plan to make up for Prime sales time lost and home being Vacated! We relisted with another local company and home was sold for less money in part due to delays and the home being vacated in anticipation of a signed sale agreement being completed. The supposed Discount fees for commission were more than offset with every offer brought forward that required Seller Contributions to Buyers closing costs. Disappointing results and in the end despite reviews by potential buyers indicating home was priced right company agent suggested We were over priced!! Unprofessional, rude, overpromised and disappointed results . We sold our home going to an established LOCAL company. We are further considering action with State of Wisconsin Licensing, BBB, and or Potential Legal action against both the company and agents involved. We are displeased with unprofessional conduct ,errors, omissions, and lack of compliance with representations made at time of listing . Company Commission of 3.99 % plus $695 fee -( some documents suggested this fee was a monthly charge) no bargain when sale includes seller contributions of buyers closing costs ! FURTHER CLARIFICATION AND REPLY TO REDEFINED REALTYRESPONSE:Interesting Reply from ** ********* Broker for REDEFINED REALTY ! Good attempt to redefine the actual facts however-- Agent DID Promise to use Trulia and indicated his stellar performance. Zillow was used initially after we indicated our preference to do so. The first offer we received that "you feel was fair"- included a Seller contribution toward buyers closings costs of $3000 and in addition was was some $6000 less than listing price. And was subject to a VA home inspection as well as other conditions. Buyer could not get loan as was his borrowing capacity was maxed out ! The second offer we received which was countered by your agent required a Seller contribution of $3,780. and also reflected a price reduction from the original listing of approx. $5,000. There were other terms which you too are aware of in the drafted contracts. The transaction was not completed and every deadline was missed by buyers and their agent. No home inspection, no appraisal, no loan application filed so after the closing date came and went we requested to be released from your company. The contract drafted by your agent-- appraisal was not to be completed until after sale!! We noted the error and was told it didn't matter! ...... Really?! About a month and a half of prime selling time was lost as well as home being left vacant. Only days before sale was to close the agent for Redefined realty indicated by email that he had heard a "rumor" buyers were backing out. When pressed for details of the "rumor" the Redefined agent indicated he had been advised that no application for loan had been filed and the buyers were seeking a grant. Our attempts to discuss this failed situation directly with you as Company Broker Sir - also went nowhere.. As a matter of fact and your direction the agent has been told to not discuss the matter with us and you Sir had requested our attorney contact you to be directed to your attorney! It appears both firms may in fact have the same legal representation? We have attempted to avoid litigation and the added expense of such a course but REDEFINED REALTY appears to prefer that approach? The State of WI DLR is likely going to receive a formal complaint as we are aware there was previous action taken by the board a situation that we were not made aware of by your agent even though we had made him aware of information we had found suggesting problems of credibility and conduct found online with a simple search. The lack of fondness you cite is mutual- we are not fond of your responses to date and feel others should not be subjected to the same levels of service and dismissal. We had only a modest home to sell and invested significant $ and time preparing to sell some would just dismiss this mess . There is much more which you are aware of that suggest the actions taken by your agent which could have provided additional protections for us but apparently the lake and country market Property is of much more value in commission and prestige than the homes located in the city? Feel free to contact us directly if you prefer another approach to mitigating / resolution of our concerns with your firms handling /of our contract. In the meantime we will continue to express our free speech and rights to share our dissatisfaction with the over promised, undelivered results of your firm and your agent. We are as well pursuing the agent that already has had some previous action with the State Licensing board- not shared with us by your agent after we made him aware of problems we had learned at the very beginning.
Description of Work: Listed our Modest single family home for sale. Agent provided a very optimistic Market analysis, did home photos and listed home for sale. Drafted a couple counter offers including a sales contract which was not completed. $500 earnest money was refunded after date for closing passed and every contract deadline having been missed by buyers and their agent.

Dear (Removed members personal information.) Thank you for taking the time to review our company. I wish all of our clients would do the same as the vast majority of them are satisfied with our service. I would like to clarify some of the statements you made for the readers of Angie’s List as this is a website that I personally use and trust to find competent vendors as well. You had mentioned that the “Agent over promised” yet we received a fair offer within the first 2 weeks which you countered, and was ultimately not accepted by the buyer. Another offer was received about a month later which was accepted. Generally speaking, based on the fact that we procured 2 buyers, I would disagree with your statement that we over promised. Granted, the 2nd buyer did not hold up their end of the bargain and could not/did not complete the transaction. That’s unfortunate, but really not our fault. You mention that your listing did not appear on sites like Zillow and Trulia, and also reference the boycott (or lack of contract) between our MLS and those companies. Just to be clear, we never told you that your listing would be on those websites. Toward the end of your comments you reference the idea that the buyers we brought you made offers that included “Seller Contributions to Buyer Closing Costs” and that somehow that offsets any commission savings you would have received with us. While that is true, it is also common in our marketplace for buyers to make offers that include closing cost credits. For all practical purposes, those same buyers would have written their offer exactly the same regardless of what your commission structure was. I guess I don’t understand your point. Shortly after the second offer fell apart, you wanted to cancel your listing contract with us which we agreed to. You state that you moved your listing to an established “LOCAL company” where you did actually sell your home. Congratulations on that and we wish you the best of luck going forward. I wish we would have been the company that completed the final transaction with you as I feel we held up our end of the bargain pretty darn well. Unfortunately in this case, we must not have been a good fit for each other. To be honest, I’m not fond of the idea that you will contact the BBB, State of Wisconsin, and/or file legal action against us. Description of Work: I called Redefined based on a recommendation from a friend who used them. I e-mailed to them that I was interested in receiving more information from them about their services. I received a response within a couple of hours. We signed the contract yesterday to list the house. While we were completing the paperwork, the realtor was taking the pictures for the MLS listing. We didn't end up selling the house. They were pretty honest and friendly. They helped us out, considering how the market was. They did everything they said they were going to do. We've used them a couple of times now and it might be time to try something else.

Colleen thoroughly explained their pricing and philosophy during our initial meeting. They sold two houses for us. The team is great...we opted for the full service option and would chose them again. There were a few times when I pushed for them to follow-up with positive showing feedback. We received several offers, some laughable, but in the end a great experience.

Terrific experience. For a lower-commission service, their service was first-rate--we never missed a thing versus using a full-commission broker in the past.
Description of Work: Badgerland Realtors gave us a very great experience. Our realtor and his staff were very professional, accessible, prompt and helpful. They gave us a realistic view of the housing market. The many pictures taken of our home were exceptional, as was the listing description. The showing scheduling service they used was very professional, prompt, and provided helpful feedback. The contract process was good and the final negotiations were clear and explained to us thoroughly. I have already recommended them to friends.

It's a very flat rate real estate company compared to other real estate companies. They have a spectacular deal because I would have had to pay a standard broker probably close to $10000 as commission towards the house. It would have been much more expensive. They are very responsive. They made a number of suggestions which made a lot of sense which I should have followed initially. I would use them again in the future if need be.
