When we purchased our home in February 2003 we hired Mr. Chariton to inspect the home prior to purchase. He noted very few issues and we moved forward with the purchase as planned. Within a year we learned that the basement had issues with the foundation that he failed to find which led to water issues costing us over 4k to fix. Fast forward 11 years and we are now selling that home. By chance, the current buyers also hired Mr. Chariton to inspect the home for them. There were several issues he noted on the current inspection report that were missed when he inspected the house before. These were not small items, but rather large and potentially dangerous issues. During the most recent inspection for the new buyers he found knob & tubing wiring in the attic and other areas of the home which is unsafe and potential fire hazard. We learned that, if we had known, we wouldn't have been able to even get home owners insurance on the home. He also found un-grounded outlets through out the home, a cracked vent pipe, and asbestos type insulation around heat ducts in the basement. We are extremely disastisfied with the job that he did for us in 2003 and the issues he missed then. If he had found these issues, which should have been standard things to look for, we would have worked with the sellers to have them corrected then or possibly even walked away from the sale. Now, in order to close the sale of the home that is currently pending, it is costing us 2650 to correct the issues. I feel that he failed at his job and as a result we have been living in an unsafe home for the past 11 years, the last two with a child. I would not recommend anyone to use his services.

May 2014: (Member name removed) ignored my recommendations in 2003 and it became very obvious when they were selling their home in 2014. (No wonder they are frustrated). Consider the following: 1. In 2003 I recommended additional backfill and window wells. (page 5, in their report) “Landscaping Affecting Foundation”. *When I returned in 2014, I again recommended window wells. So, this means the (Member name removed) ignored my recommendation and had no window wells for 11 years (since 2003). 2. In the 2003 report I noted the garage had non-grounded outlets, page #11 *and again in the 2014 report, page #11. Why didn’t they get that fixed 11 years ago? 3. In 2003 (page 21) under, “Basement Drainage”: Indication of Moisture: Yes. Old stains: Yes. At that time I recommended they run a dehumidifier from spring to fall (page #31). Did they follow through with my recommendation? That is unknown. 4. For the Kitchen, page #13, I reported that some outlets were not GFCI protected and recommended GFCI protection at water areas. ( page #13.). In the 2014 report, some outlets were GFCI protected, but some, within 6 feet of water, still have open grounds and reverse polarity. 5. Bathrooms in 2003 - it is noted that outlets were not GFCI protected (page #15) the next line states: Open ground/reverse polarity within 6 feet of water: YES. The next line states, Potential Safety hazards: YES. *So they knew this in 2003. 6. In the 2003 report “open wiring in the attic” was clearly noted as a Potential Safety Hazard (on page #33). *When I returned to do a Home Inspection (for someone buying the (Member name removed) house in 2014 (11 years later) the same open wiring splices, were still not properly repaired with junction boxes (pictures on page 28 of the 2014 report). It’s unfortunate that the (Member name removed) did not read or fully understand the Home Inspections Report in 2003. It would have benefited them greatly to follow through with the recommendations I suggested, as written in the report, and while they accompanied me through the Inspection. In my opinion, anyone buying a home without a Realtor should really know what they are doing. In 2003, did the (Member name removed) ask the previous Home Owner to fix any of the safety issues? Apparently not. As stated, they ignored my recommendations in 2003 and it became very obvious when they were selling their home in 2014.
