Thousands of NW homeowners have trusted TerraFirma Foundation Systems to keep their homes safe, dry and stable since 2005. Nearly half of our business comes from referrals or repeat customers. We can help you too! TerraFirma is the NW expert in home foundations, basement and crawl space waterproofing, concrete leveling, and wall stabilization.
"I hired TerraFirma Foundation Systems to level my home, expecting a professional job with clear communication, but the entire experience has been incredibly disappointing and costly. From the start, I hired the company to level the floors in my home, specifically to address a nearly 3-inch dip in my kitchen area, a 13x10 room. Yet after they “completed the job,” I still have a 1.5-inch dip in the center of the kitchen, and a corner of my home/kitchen that sits half an inch higher than it should be (above 0%), creating a full inch rise from the living room to the kitchen. Now they’re saying that leveling the kitchen wasn’t included in the original scope, blaming the remaining dip on my kitchen island and fridge being “too heavy” and lacking proper support—an issue they failed to identify in the initial assessment. To properly address this problem, they’re now asking for an additional $7,500, claiming this work was never part of the original job. This feels like a classic bait-and-switch tactic, and I can’t help but feel taken advantage of. To make matters worse, I discovered that they used an uncalibrated machine during the initial leveling when installing, which raised my house over an inch more than necessary, causing significant damage that wasn’t there before. Partway through the lift, they even asked me to sign a waiver to get my house closer to 0% level, effectively absolving them of any damage caused. The technician stopped mid-lift to show me the damage that was already occurring and warned that more would likely follow if we continued. I agreed to proceed, trusting their assurances and assuming their equipment was properly calibrated. I even pointed out to the technician at the time that it did not look level, and he assured me the machine was correct. Now, they refuse to take any responsibility for the resulting damage, dismissing it as “standard” and providing terms within the contract absolving them—despite them overcorrecting the home. There were also repeated measurement discrepancies, with reports showing one reading and verbal statements/emails suggesting different levels. When I sought clarification, I received vague responses and empty apologies. After all this, and nearly $30,000 invested, my floor remains unleveled. The only resolution TerraFirma Foundation Systems has offered is for me to pay additional money to level the kitchen and to wait for the overcorrected area to “settle naturally”—a process that, according to their technician, could take anywhere from two months to ten years. I hired TerraFirma Foundation Systems to fully level my home, not to leave me with an incomplete job, inconsistent results, and vague promises. If you’re considering foundation work, I strongly recommend looking elsewhere—this company has left me with extensive damage, unexpected costs, and a significant amount of frustration."

"Where do I start? I honestly have never been more happy with a home improvement contractor in my life! I was impressed with the company from the very first phone call with Claudio Rivas. Then after meeting with him for an estimate, I almost hired them on the spot, before I got other bids, because his ethics and enthusiasm for a job well-done was fantastic. Leading up to the job starting, he was always very responsive to my emails and phone calls, even late in the evening, AND while he was out of town. He was in constant contact with me, while out of town, during the time the crew was working. The price was great, lower than I'd expected, and especially considering the great craftsmanship of the crew. After the 2 layers of shingles were removed, unfortunately, it was found that every single piece of plywood would have to be replace, and I agree. They were in horrible condition. Claudio made a nice discount of giving me 5 board for free (a $275 value) and took a 10% discount of the cost of all the rest of the plywood. They felt bad for such a surprise when they tore off the shingles. Who does that? Really! Then, they found that the chimney was falling apart and had to be rebuilt. What next! But, for just $350, they rebuilt it. It only housed the vent pipes for the high efficiency furnace now, no more fireplace, so it was not a difficult rebuild. They even painted it with the trim color I had left from my recent house-painting job. Now, the most amazing part. The crew worked for 13+ hours, and finished the entire job in one day! They were respectful of the surroundings and left the place cleaner then when they found it. I was very impressed that the entire crew of 5 people were all West Coast employees and not subcontractors, and you could certainly tell that they took great pride in their work and work ethics. Unheard of, these days. I was also impressed with the fact that they used 100% local materials. I love spurring on my own community. I've already recommended them to a friend of mine who is looking for a house painter, and if their painting work is anything like their roofing work, I have no doubt they will do a fantastic job. I honestly cannot recommend these guys any higher. There just aren't words for what a great job they did, and what a great company they are to work for. Hire them, NOW!"

The average cost of a paver patio is around $3,800 for a standard, 280-square-foot patio, but prices commonly range from $2,400 up to $7,000, depending on the size, the type of paver you choose, and any add-ons you opt for. The design and shape of your patio can also increase labor costs if your patio installer needs to cut curves in pavers or spend time arranging them in a specific pattern. Some additional costs to consider include site preparation and excavation, as well as additional materials, like concrete, crushed gravel, and drainage equipment.
Concrete repair costs range anywhere from about $0.10 to $0.15 per linear foot to fill minor cracks, to about $6 to $14 per square foot to replace damaged concrete slabs. Repair costs vary widely depending on the size and type of work needed. For example, replacing 100 square feet of driveway will cost between $600 to $1,400, on average.
The average cost of stamped concrete is around $12 per square foot, but you might pay anywhere from $8 to $28 per square foot. The average 12-foot by 12-foot patio costs $1,730 on average. Your exact pricing will depend on the patio’s square footage, the condition of the area where you want to pour the concrete, the desired stamp pattern, concrete coloring, concrete grade, and local labor prices. Don’t forget to budget for extra costs like land preparation and additional concrete fortifications if necessary.
The average cost to enclose a patio to create a sunroom is around $5,000, and prices generally range from $3,000 up to $10,000. The price you pay will depend on the state of your patio and whether it needs repairs or additional structural support, the quality of the materials you choose, the size of your patio, and whether you plan to run utilities into and finish the sunroom. The price for a fully finished patio enclosure could run up to around $20,000, while you might pay just $2,500 for a screened-in porch.
In almost all cases, you will need permits if you plan on building a sunroom over your patio, but regulations and requirements will depend on your municipality. Permits to enclose your patio will usually cost between $300 and $1,000. Since navigating local building codes and zoning requirements is challenging—and the consequences of not following them can be extremely expensive—we strongly recommend hiring a sunroom builder to complete the work and pull the permits for you.
