This went very poorly. Home inspections are basically worth the paper they are printed on, and I acknowledge this going into a transaction. This was the 3rd home Pillar has inspected for me, and all properties were inspected by Kevin. There have been minor issues in inspection quality in the past, one of which resulted in a $1800 cost to me that should have been corrected when I purchased the home in 2005. This review, however, regards inspection of my home built in 2008 and purchased in 2015. The inspector neglected to review multiple items in the scope of his inspection resulting in a multitude of headaches and tens of thousands of dollars of financial losses. Inspection failures: 1. Did not assess/report on/ inspect condition of master tile shower - had improper use of silicone caulking which was clearly in poor condition. After move in, the area was discovered and significant cost and effort was required to prevent a larger pan failure of the high-end travertine double shower. 2. Did not assess/ report on condition of driveway - I did check and this is in the scope of the work that should have been performed. After move-in, deficiencies of the driveway became apparent and subsequent analysis determined the driveway was in an obvious state of failure. Failure to inspect and report on this issue resulted in my needing to contract out driveway reconstruction services; it Is a large property and the price-tag was $80,000. The state of the driveway failure was evident to multiple people who came to the property with naked eye assessment and it's absence in any regard from the inspection report suggests negligence or intentional omission. 3. Improper assessment of roof integrity - my home experienced a water leak over the winter. The root cause analysis by a structural engineer was attributed to substandard and improper flashing and this was evident with ground level naked eye assessment, which is in the scope of the home inspection. Financial loss was approximately $4500 in repairs.

The inspector arrived early and explained the process to me and my realtor. He was professionally dressed and even wore booties in the house. The inspector was extremely thorough and presented the final report at the END of the inspection in a nice binder. He also emailed it to me right away. WOW, is all I can say. I was fortunate enough to discover that the house had some serious issues going on in the crawlspace which saved me thousands of dollars as I was able to negotiate with the seller and get a price reduction and repairs made to my satisfaction. I hired Pillar To Post to come back out and verify that all the repairs were done professionally.
Description of Work: They answered their phone professionally and promptly scheduled my inspection that fit my schedule perfectly. They offered many services beyond just a basic home inspection, I opted for their middle package and added radon testing. I didn't know radon was an issue in the area until I was informed by my realtor.

This company is exceptional in responsiveness and promptness--beyond accommodating and helpful. We were from out of town, on a limited-time visit, looking for both a home and an investment property with a realtor. Pillar to Post responded immediately to our needs to quickly schedule (as well as re-schedule, as necessary) inspection times to fit our time pressures, as well as the sellers' and tenants' complicated time-slots. Prompt, professional and thorough. Wouldn't go to anyone else in this area if someone asked for a referral for property inspections. In addition, if this company doesn't perform something in their inspections or finds that the particular property needs a more in-depth inspection, they will inform the client quickly, which is invaluable, especially under a "time crunch" due diligence real estate situation, which can save the potential buyer literally thousands of dollars.

Our HOA lined me up with Pillar to Post to come inspect our ceiling and roof for water damage and mold issues. We had water marks show up on our ceiling after the winter so we were concerned with mold and maybe other damage. Kevin from Pillar to Post came out and was very professional and nice. He examined our attic, roof and took pictures of our water damage and submitted a report to our HOA. Everyone I dealt with was very helpful and helped me book and confirm the appointment. I'd recommend these guys to anyone, very professional! **No price was put because our HOA covered this visit and I wasn't made aware of the prices.

Recently, we hired Pillar To Post inspections to inspect a large home I was in the process of purchasing. We are buying this home for my daughter and son-in-law and felt it was important to hire a quality company. I was impressed with their knowledge as they went about the detailed inspection. I followed along with many questions that they answered and the inspector pointed out several things I had not considered. When they were done, we went over all of their findings right there at the home. In many cases, showing me exactly what and where they were. I received a binder with all of this information explained and photographed. I felt very comfortable with the thorough inspection and am now in the process of purchasing. I highly recommend their services and would certainly use them again.

We felt good about the house inspection. Although the realtor's coordinator offered us other inspectors she knew, their names weren't on the Angie's List and this company had the most customer service of the other ones I looked at. We needed a Saturday inspection which they accommodated including working with me on time to meet. I was especially happy to get the notebook all about our inspection and how to keep our new home maintained all in one place.
Description of Work: Brian was our inspector. He was early and very thorough. He answered all our questions. He presented us with a wonderful book of a concise description and then another section with full details. Took pictures of what needed to be taken care, and also a checklist for maintaining our new home. I also called Pillar to Post to ask question about sewer scoping which was honestly answered. The receptionist who scheduled my appointment was excellent customer service. She even gave me a 10.00 senior discount when I asked. I would definitely recommended this company to others looking for a house inspector

After buying several homes in Southwest Washington, I have worked with a couple Home Inspection Services. Having used Pillar to Post twice now, I will not repeat that mistake a third time. In both instances, I used Pillar to Post based on the recommendation by my Real Estate agent. In my opinion, it appears Pillar to Post has built their business through Real Estate agent referrals. The problem with this is Real Estate agents don't want to risk losing a sale so I believe they migrate to Home Inspectors that may not aggressively search for problems. I don't know if that is the case but with both homes inspected by Pillar to Post, I have had surprises months or years later.
Description of Work: Pillar to Post offers three tiers of inspection services. The basic service covers the types of items most home buyers would want to know prior to purchasing a house. The other services add features such as Radon detection and thermal inspections. I went with the thermal inspection upgrade but passed on the Radon detection. If you have time and a willing seller, you can purchase Radon testers locally and place it in the house for 24 hours and then return to a test lab for results. (Might want to add this to as a contingency to your offer.) Unfortunately, the thermal inspection really offers little value. It doesn't show how well insulated your house is as much as if there may be a wiring problem that may cause a fire. Unless your home was wired prior to 1955 I don't see any value with this service. I got a few pictures but nothing that would help me know how well the walls are insulated. The inspector was professional, but in a rush. I was one of five homes on his schedule for the day. He walked through a slick binder with information on my house. Talked about an appliance recall service that was part of the package. Not much value there as far as I can tell at this point.

Thank you for your input, let me take a moment to clarify our infrared (thermal) inspection option. With the Premium inspection package we use the infrared camera to help identify moisture intrusion and over-heating of electrical components. The sensitivity of the thermal camera can detect the temperature drop of evaporating moisture and help identify unsafe temperatures in electrical systems such as your main service panel. The recall check service is also included in that package, all of the appliances plus the water heater, furnace and A/C unit were checked for recalls (it looks like your dishwasher is on a recall). It also provides a monthly update email of any additional recalls that might occur, for as long as you own your home. You can also add or remove future appliances to keep your list current. Our company has performed over 20,000 full home inspections in the past 15 years. Our staff of professional inspectors are dedicated to customer satisfaction and will always respond promptly to concerns or questions from our clients.

Pillar to Post is a wonderful company. I called at 5:45 PM on a week night and was able to speak to the owner about possibly hiring them. Kevin was so professional and knowledgeable and spent over 30 minutes on the phone with me before I even hired him! I was so impressed that I requested that he personally perform my inspection. He arrived promptly, did a thorough job and showed us exactly we should be concerned of. Unfortunately, he (or his partner) missed the damage on a screen door but overall this was definitely a professional experience. Kevin takes much pride in his work and I recommend this company.

They refunded the report cost and $500 to help pay for the damage. I would advise people to sign no agreements because you'll have no recourse and you'll have to use their industry arbitrators. Had they handled the problem and fixed it professionally, I would have had a different reaction.
Description of Work: They missed a leaking shower and it cost us $5,000. We contacted an attorney and found that they are not liable due to the wording of their contracts.

The Member’s description of this situation is not complete and inaccurate. The concern involves a leaky shower base. The shower was a 3 foot X 3 foot, 25 year old ceramic style enclosure, that was leaking at the base around the drain connection. Upon visiting the home to follow up with the member, the entire home had been completely gutted (every room including floor coverings and drywall) – except the shower enclosure in question. When I asked the member about this he said that they were doing a total remodel but wanted to leave the old shower enclosure. Upon further inspection, a leak was indeed discovered at the base of the shower. An offer to repair the leaking base or replace the enclosure was extended from the beginning. It was explained that the base would be torn out or repaired whatever it took to correct the leak. Any damaged wood structure / re-tiling, etc. would be addressed as necessary during the repair. When we called to set up an appointment for doing the repair, the member said it was too late, they had torn the enclosure completely out. He said he had changed his mind, stating that they no longer wanted to have the shower repaired, instead they would be going forward with a full remodel of the bathroom. With repairing the shower no longer an option, we agreed to refund his inspection fee and pay additional costs that would have been spent to repair the leak. In total nearly $900.00 was refunded to the member. Through this entire issue, the members were treated with complete fairness, professionalism, and courtesy. Every attempt to please them was rejected. The "thousands" of dollars spent was to do a complete remodel of the bathroom and not for the shower leak repair. Pillar To Post takes great pride in caring for our customers as is evidence by the many referrals from past clients and from the real estate professional community. We were very pleased. Brian was our inspector. We were there for the entire inspection and afterwards he went over everything he had found, good and bad, and presented the entire report (with photos) to us in a binder. There was some major carpenter ant damage on the floor beams in the crawlspace and some moisture problems in the crawlspace as well. Brian was very good about explaining each item to us and we were majorly disappointed with the bad news, this was our dream house. He suggested calling some general contractors and getting some bids for the needed repairs. He said often these repairs aren't as expensive as they seem. So we did and the seller agreed to lower the sales price to cover the repairs. This house had been inspected twice before we made an offer on it. According to the seller's agent, none of the other inspectors had found the carpenter ant damage. When I told Brian this, he said that was possible; he said it was a tight fit with all the venting under the house and other inspectors might not have even tried. So, we feel really lucky that we picked the right inspector! This was the second time we've used Pillar to Post. The first time the sale fell through on the house we were considering buying. So when we tried again there was no question; we would use them again.

I found Pillar to Post on Angie's List. I sent an email that was immediately responded to, as was a phone call. We were able to work with them on a date, we were leaving town and they showed up right on time. There were emails exchanged that showed how important they treat you as a customer. I would absolutely refer everyone to this company. Wonderful presentation of results. Friendly, great follow up. The cost is well worth the knowledge of potential expensive fixes. Happily they are well constructed.

I called Kevin regarding specific questions about what he performs during home inspections. He spent about a half hour of time on the phone, patiently and completely answering questions. He answered all my questions before I disclosed to him that we had an unsatisfactory home inpection performed by a different company.
