Kailua Concrete & Construction

I hired Kailua Concrete to demo an old driveway an install new one. The new driveway spalled horribly due to freezing conditions. Kailua offered to redo the driveway with me paying for materials ($3K) which I declined as I hired a professional company to do the work, they made the decision to pour the concrete and to not blanket the driveway to protect it from freezing. A decision was made to overlay the concrete as it appears to be structurally sound. The overlay they used was for indoor use (ARDEX K 520) and with in 6 months started to chip and separate from the base. A lot of promises were made to fix the driveway however after 2 years my driveway has not been fixed and is a safety hazard. The overlay they applied did not get a broom finish in areas and is very slick when wet. I will be hiring an attorney.

I was impressed by the work that Joey and his team did. They were very communicative and responsive throughout the process. They completed the project in the time they expected. I was impressed at how quickly they worked and how professional and respectful they were. The attention to detail to match the existing patio was impeccable. Actually, this part of our patio is way better than our existing patio. Thank you so much for a great experience.

They were great. Showed up quickly; gave an estimate; came in exactly on estimate. Best flat work I've ever seen, it looks wonderful.

The city gave us a notice that a part of our sidewalk is raised more than half an inch and that we would need to fix it since it is in front of our property. A tree root was involved as well. Joel responded and came quickly to give me a bid on the project after an email I sent. They took care of the city permit, arborist inspection, tree root removal, and debris collection. I was updated daily on the progress of the project up until it was completed. They were very prompt and showed up very early to start working with his crew. I would hire them again to do other projects.

The concrete was old, cracking, and was just ugly, so I decided to increase my curb appeal by having it removed and replaced. I entertained 4 bids, 3 from local business and 1 from Portland. The Portland bid was twice that of the others, which told me they didn't want my work. The 3 local bids were all in the same ballpark. I chose Joel because he made the best presentation and offered me the most options, and I'm glad I did. Kailui is a local company (a must for me) and a family company (Joel's son works for him). All of his workers were friendly, conscientious, and did little extras to show they care about what they do. I enjoyed the process and am enjoying the end result. I would hire Joel again and have referred him to several friends.

Joel was quick to respond on all communications. He was basically able to bid the job via email with some pictures and a schematic I sent him. A big help and gave me an early indication of what the project would cost. Kailua has a fast, hardworking crew and the quality of the work is excellent. Received many compliments from neighbors.

Joel is a great guy, picks up the phone (or texts) - and I just liked him right off. He ran optimistic on timing. In the end, for me- I put up with his juggling many things at once, and he put up with my many details. It took longer than planned, but it was excellent work and I felt I got very good value for my money.

The pricing was great, but the work never got done. We were scheduled for a Thursday. No show. He told me his equipment broke down. So rescheduled for Friday, then Saturday, then Sunday. I basically wasted 4 days waiting. Then on Monday, he said he overbooked and told me he would just sell me the sealer and drop it off at my house ( I would do the labor). He didn't show up on Monday, or Tuesday. Finally on Wednesday, I met him at his other job site and picked up the sealer. The lack of communication and adherence to his commitments was very disappointing.

They did a good job. The crew was courteous and industrious.

Work was done well once administrative issues with city of Happy Valley were cleared.

He set up a day to come out and look at project. He took measurements and emailed me a quote and a time frame. He was busy with other projects so it was a week or two out. He did the job as discussed. The job was well done. He sealed it, left us a jug of sealer for touch ups. Gave us good follow up instructions.

We have now hired Joel and his crew three different times over the years. The first time was to extend our dyed and stamped concrete, the second was to also extend it, and the third was to fix a large gap under the slider after we had dry-rot damage. Every time Joel was friendly, easy to work with and very fair. This year he even offered to seal the entire patio and just charged us materials. He's great to work with and I would highly recommend him!

Estimated Length of Project: 1 week Actual Length of Project: 5 weeks Start date: April 13, 2016 End date: May 19, 2016 During the initial site visit and work scope discussion, a conversation was had regarding Kailua's ability to work under an overhead trellis and vine above the path to the job site. On the day work began, Kailua stated the trellis and vine must be moved, which resulted in the vine being damaged. Each time a schedule was submitted, it was not followed. Over the course of the project, work was rescheduled 7 times with widely varying excuses/reasons. Workers frequently stepped on & damaged plants surround the job site, cleaned concrete off tools on the Homeowner's lawn damaging grass, and left paint residue on grass. Kailua came to work unprepared without a pressure washer needed for sand finishing process. Part of the project included replacing a single back door step and removing/reinstalling of it’s handrail. The size of the step was changed, without Homeowner notification, so it’s handrail would no longer fit. Kailua proposed a solution involving handrail cutting and welding a new baseplate. The Homeowner made an unscheduled inspection to find the handrail had been cut to an incorrect dimension. Kailua was preparing to install an un-level handrail. Kailua stated they install “un-level” frequently. The Homeowner rejected un-level install. Kailua absorbed the cost to cut new pieces and rewelded for a correct and level fit. The handrail was painted a different color without consulting the Homeowner. Concrete cracked 24 days after pouring. Project communication was done through unprofessional & vaguely written text messaging.

Joel ended our estimate with a request to let him know what we wanted to do as soon as possible since his schedule is very full. That same day, Joel emailed us again & let us know the bid would be $100 more than he originally told us. The next day, my husband & I discussed it & decided that Joel's bid was still reasonable & he would be easy to work with so my husband emailed him thru the AL App to let him know we'd like to schedule him to do the work, but we never got a response. I later texted his cell phone a few days later both of us left him voicemails. We never got a response! Very disappointing--would not recommend.

They emailed it to us on April 11, 2016. We accept the bid the same day and email it back to the company. We made phones calls, sent emails and texts with no reply. We are very upset. He quoted one price on April 10 however when the proposal was sent it was sent with a different quote.

he was prompt, professional, polite. i have received several compliments from other contractors that i was getting bids from for another type project in the same area.

We had a tight timeline for the project, and they were able to show up the next morning to start work when I contacted them. The slab is exactly what I wanted, very nicely done.

The team of two were worked fast, cleaned up, checked back and were curteous and made helpful suggestions. Paperwork was a little lax but all in all good guys.

He was on time, courteous and professional. The bid came much higher than we would expect and we decided to hire another company we saw their work and the bid was more in our budget.
