Description of Work: No work was done. I called this Home Inspector for a simple estimate on a full job and a half job. Price for full job was a little high but okay. The smoke on not getting a quote for the half job was too much to go further. The impression was pay all or possibly pay near to all for half the work. Red light in my book.

Description of Work: James arrived 45 minutes early for a home purchase inspection and had the exterior inspection largely complete. He walked us through the inspection contract and, for the time he spent doing the inspection (almost four hours), charged a very reasonable fee. If he was irritated by my interruptions, he didn't show it and spent time answering my questions and explaining what he found and why certain issued needed to be addressed. He walked through his findings for a half hour when he was done which was consistent with the 32 page report (with loads of pictures included) he e-mailed to us the very next morning. He also spent time researching the bids for siding to help us make our decision on who to hire (definitely above and beyond). We would certainly recommend his services to anyone and use him again.

 + -1 moreMy husband Adam met with James for the home inspection (in the rain, poor guys!). James spent over three hours in attics, crawl spaces, under/in the home, and poking around the outside. He found even the teeniest things (luckily that can be chalked up to the age of the home--phew!) and really allayed our fears of buying a crumbling house. Adam was impressed that James went the extra mile, checking optional things like the heat exchange in the furnace. Found that the heat exchanged was cracked, this check is not industry standard. James really went the extra mile to make sure the house we were purchasing wasn't a disaster. James took in everything to the point of nitpicking (which is a positive thing in this case) and that left a lengthy and somewhat scary looking report. Luckily, many of the repairs were normal repairs for the age of the home and easy fixes we can do ourselves. We were able to get some of the major repairs fixed at the sellers expense and will get them inspected. We will definitely be calling James for a follow up on those repairs! Highly recommended!

Description of Work: I live in Redmond, WA. and had made an offer on a Fairway Village house in Vancouver (175 miles away). I arrived ten minutes before our scheduled appt.. James, the home inspector, arrived 5 minutes before the appt. The realtor arrived five minutes after the appt. James immediately started his inspection by looking over the outside of the house. The house looked great to me, however, James was able to determine that the house had major issues (1.)T-11 Siding Dry Rot, (2.) Beam supporting 2nd floor deck also had dry rot, (3.) Roof had active leaks, (4.) Water pressure to upstairs bathroom was almost non-existent when water was running downstairs, (4.) Issue with the way the furnace flue was installed, (5.) Crawl space issues, etc. James was very professional. He went into the attic in three different entryways, He crawled all over the crawl space under the house, He used his ladder to walk on the roof. He has an inferred camera that shows where the house needs additional insulation. James took pictures to support every issue that he wrote up in a 31 page report. The realtor was always asking James questions about the issues he found. James was not intimidated. He was working for me and it showed. The deal fell through. I will absolutely use James and Associated Inspection Firm when I find another house to buy. He did a great job.

 + -1 moreThey are very courteous and knowledgable. They are very thorough on the inspections as well. Although this is his business, he does treat his customers nicely. He only charged for an hour instead of the full inspection price when he came out the last time. The second and third homes he has looked at for me, he gave me a lower price.

He was very through and took his time going over everything. His report is detailed and and has pictures of everything that was a concern to him. I am still looking for a house and am going to use James again when I find another house.

 + -1 moreJames was a pleasure to deal with. I had scheduled several technicians & contractors to come and inspect & evaluate a home I'm thinking of buying. Due to a minor miscommunication I was not able to accompany James for the entire process, however, he stayed much longer than would normally have been required in order to point out to me and my General Contractor any areas of concern. He has very good people skills and I felt he communicated very effectively with myself, as well as, several of the other Techs I had there that day. I believe this, in turn, elicited a higher level of information from them, both in quantity & quality, for me. The day following the inspection I received his very thorough report. I emailed James with some questions and also asked for his opinion on an estimate I had received for a crawlspace repair. James took the time to call me to discuss the estimate and even forwarded me several additional pictures he had taken of the crawlspace which really helped me decide the best approach to take concerning this issue. I really feel he went the extra mile for me & I would definitely recommend him.

 + -1 moreI put in an offer on a house in Portland, in the hills near OHSU, contingent on an inspection. We set the appointment for 9 AM on Presidents Day, which really floored me. I was on time, but James had already done a walk-around on the perimeter of the lot to inspect the sidewalks. From there, he systematically walked the yard, then inspected the outside walls, then the roof, gutters and drainage. First thing he did when we entered the house was to turn on the dishwasher and the furnace. He combed through each room, looking through everything. He then went back up to the kitchen to check for leaks in the dishwasher and under the sink, and by then the house was warm enough to do thermal imaging of the walls. Unlike many inspectors, he did not charge extra for this service. Just talking with him as we went through the inspection, James described some of the training classes he took to keep current. He is licensed in both Washington and Oregon, and he explained how he tailors his reports to cover both sets of regulation.
Description of Work: James spent over four hours meticulously inspecting a house for me. He dug around posts, crawled into an air shaft, hung under decks, and even scanned every wall with a thermal camera. He found a couple of significant issues, the worst being the decks and outside stairs (severe structural rotting). He pointed out the woodstove did not have a DEQ sticker, and was not on their approved list. He even opened the gas furnace and found cracks in the heat exchanger - potentially leaking carbon monoxide. His report was extremely thorough, covering both good and bad items. His summary had about 20 recommendations, and noted which repairs were simple, and which needed professional evaluation and advice. The body of the report covered every system in the house, noting what needs extra maintenance and what could use an upgrade. After the inspection, I immediately sent the seller's agent a repair addendum. Whether or not we come to an agreement, I know I saved big bucks and prevented huge headaches through this inspection.

 + -1 moreAwesome. He was very easy to communicate with, provided prompt service and kept all his dates and tasks. Nothing was left undone. As I said, awesome! Just as an FYI, I have hired contractors to take the report and perform various repairs and recommendations. They, as in multiple people, have stated that they have never received nor seen such a complete report. Among them they have built hundreds of houses and repaired hundreds more for over 15 years in the business. They were more thrilled with the results it seems than I was -- and obviously I'm very pleased. As a result, I'm sure James will receive a few phone calls. One last thing, my Realtor that I used to purchase the house also made nearly identical comments as the contractors. This is a tribute to both Angie's List and James of Associated Inspection Firm, Inc.
Description of Work: Performed a complete House Inspection, provided a detailed report with summary. Also provided numerous photos throughout the report as well as a CD with hundreds of photos taken during every portion of the inspection.

Description of Work: Provided a pre-home inspection for house we are trying to sell in Oregon. As per our realtor's recommendation we had a pre-home inspection, something I have never done before. I am glad we did it. It is just like a regular home inspection, just done by the home owner, instead of the buyer. James sent us a +40 page report. Catagorizing items on things to monitor and things to be fixed. Also had ultra violet inspection to look for any behind the wall issues. Punctional. Polite. Informative.

 + -1 morePerfect. James as early, set up and ready to go by the time I arrived (I was 5 minutes before our scheduled meeting time). He was very thorough taking handwritten notes as he inspected and taking photographs of significant findings. Many things were also documented on-site in a portable computer and he went over the most significant findings in person. His report was delivered by email by 8:30 AM the following morning and validated for us that we understood the condition of the home and the items to be addresses. The radon report was sent separately after the testing period was completed. I wouldn't hesitate to use him again or to recommend him; my experience is that he is a man of integrity who reports objectively what he finds.
Description of Work: Full home pre-purchase inspection including a a multi-day check for the presence of radon gas. The inspection also included (at no additional charge) an infra-red scan of the walls and ceilings looking for hidden problems like bad wiring or plumbing. I specifically asked for a separate radon inspection because of the location of the property, The radon testing was $90 (the home pre-sale inspection was $399).

He has fairly new technology which is an infrared camera that can look through walls to see water leakage. He checked the walls and crawled in the crawl space and fortunately didn?t find anything bad.

 + -1 moreJames arrived on time, and was inspecting the outside of the home when I arrived. He thoroughly went over every detail of a long list of checks. He spent 4 hours on a 400 sq ft home, when he was finished he reviewed his findings with me and by the next morning at 9:00am he had email me a complete written assessment including photos and specific problems highlighted in those photos. I was able to purchase the home for less than the listed price due to his diligent work and documentation. Since purchasing the home several workers (electricians, plumbers, etc) have utilized the report to estimate cost for work. The electrician used it as a blueprint for corrections and improvements, he also stated that it was the best inspection he had ever seen (unsolicited)! My thanks and respect for work ethic and excelllence go out to James! He's the best.

I had alot of questions during the home inspection that James patiently answered.  + -1 moreHe arrived early, and was nearly finished when we got to the home. He did the full report on a laptop he carried with him, so he could review the highlights right there, and then email us the report later that day. He was personable, friendly, and made sure we understood what he was saying. He had strong opinions about what things were a "big deal". For example, the central air unit was about 10 degrees off level. He said that needed to get fixed to keep the unit working. Another item he found was the garage door was not properly set to reverse direction when encountering an object. Yikes! Glad that got caught.
