Response from Crawl Pros
I was disappointed to hear about your perception of our company. I was also confused by your comments. You purchased an inspection for your attic and crawlspace which we performed. We provided you with a detailed report which included 33 photos. The report had findings and recommendations for repairs. We also provided an estimate of what the repairs would cost if you chose our company to do the work. The findings and photos clearly showed that you had rodent damage and large amounts of rat excrement in the attic above your master bedroom. We never indicated whether the rodents were active or inactive. If you go to www.cdc.gov/rodents you will see that the center for disease control highly recommends that you remove all insulation soiled by rodents. Rodents carry 35 different diseases and new rodents are attracted to the urine left behind by old rodents. If you have not had this done I sincerely hope you will for the safety of your health. I was concerned about your comments about me being high pressure. All of our correspondence was via email. Please see below all communications between you and I. If this correspondence felt high pressure for you I do apologize. We pride ourselves on giving customers thorough reports and resources to help them with there decision on insulating or repairing insulation damage to there homes. Inspection Date – June 2, 2011 Attic Findings: There are three attics in the home. The attics are insulated with blown in fiberglass insulation. Two of the addicts are in relatively good shape. There is some roofing debris in the insulation from when the roof was replaced. Found an old wasps nest in the first addict. Insulation death is 6 to 7 inches approximately R 15 to R 20. Attic should be at our 49. There is severe rodent damage in the attic above the master bedroom. I found several signs of rodent activity, which appears to be both current and past. Found several rat tunnels (see photo). Found areas where I could see the areas where rats were getting in. Attic Recommendation: Vacuum out and dispose of all old insulation in attic above master bedroom. Fog attic with a deodorizer to kill urine smell to keep from attracting future rats. Screen access points where rats are getting in. Blow in a rodent resistant insulation like 100% Boron Cellulose. Seal all penetration points. In the other two addicts and flow in new cellulose insulation to R-49. Crawlspace Findings: Crawlspace is insulated with a R-19 fiberglass batt and should have been insulated with an R-30 batt. Joist bay should be completely filled to eliminate possible condensation and mold. However I do not recommend doing this because the cost would not outweigh the savings. I did find a few areas with missing insulation, needs to be replaced. Insulation is also held in place with metal tension rods. This is a poor practice and often these fall down in insulation faults with it. Ductwork appears to be leaking. I would recommend sealing your ducts. Vapor barrier is present but ripped in several areas. Water pipes are not wrapped with insulation, and could potentially freeze in winter. Crawlspace Recommendation: Cross-string insulation with nylon string toehold in place. Fix vapor barrier where needed. Wrap water pipes with insulation. Sustainable Building Insulation, Inc. Can you explain what IMG_1535.jpg and IMG_1523.jpg are? One looks like a vent is completely detached. Does your estimate include removing all the debris (not the sawdust) from when the roof was replaced in all attics? You had also mentioned working with Puget Sound Energy to see if they would pay something towards resealing the duct work, is that correct? Thank you for the thoroughness of your inspection and the follow-up report. I look forward to hearing from you.
